"Hi, kate. So you have a plan about where to send people it seems that New York New jersey. Doesn't they don't have a plan about marijuana? What is going on? That's an excellent question. I've got to reporters trying to figure it out right now. Marijuana seems to be bumping up against what has been bumping up against for some time. Now, which is how far do you go with things like expunge -ment, and how do you ensure that the people who have been historically victimized by marijuana laws are now able to take part in other the marijuana business or any other aspect of life that they can't because they have marijuana convictions on their records. So it's really been contentious. And in New York, it's also tax revenue who gets the tax revenue. How do we collect the tax revenue? So it's really about money and expunge -ment. I've heard varying reports over the past few days about what's happening ranging from. It's going to be it's the one thing I should say that this teaches us this really hard to legislate. It's much easier to do it on the ballot. So will it come to that? I don't know. Like does it just go to voter referendum at some? Point, you know, maybe legislators will throw their hands up in the state has to be done that way 'cause we can't come to an agreement. But so far both states are plowing ahead with legislation. New York's legislation is supposed to be marked up sometime this week that they're supposed to be amendments happening now Fred moguls in Albany, trying to figure that out in New Jersey tomorrow, there's going to be a meeting of top leadership Steve Sweeney, who's the Senate, president governor Murphy, and speaker Coughlan these are all Democrats who have to get on the same page about it. And it has been really difficult to do that say everything I've heard is that everybody's got a different POV on this. Everyone's got a different POV, and what is a widely reported contra top between Sweeney and Murphy, and like flares up and down as time goes on is currently in flare mode because Sweeney is one of the authors of New Jersey's tax break legislation which has come under such scrutiny by no less than our own Nancy Solomon, recently, and Phil Murphy has vowed to do away with so. So they're not it's not a good time for them to be in a room together. Trying to make nice all right efforts by state legislatures in New Jersey and Connecticut to end religious exemptions for vaccine and New York and New York, and I can't really tell you where the legislation is in any of those states because it again is a really controversial issue that legislators are kind of loath to take on. But as you know, we're in the middle of a big measles outbreak. New York is responsible for something. Like three quarters of all measles cases, nationwide. Right now, New Jersey has had some cases, Connecticut, even less, so but the point remains the people are making use of a religious exemption to get out of having vaccinate their children and legislators are trying you're saying, you know, we got to put an end to that. But that is like the third rail of politics, it's really difficult. You get a lot of blowback from the anti vaccine community, which is small, but very vocal Connecticut yesterday, actually got a ruling. From their state attorney, general Democrats in Connecticut who wanna pass this law sort of proactively went to the state attorney, general and said, we want you to just explain to us is this legal. Can we do this? And he issued a ruling yesterday saying we you have the there's nothing in the state constitution that says you must retain the religious exemption. So Connecticut's legislation's being drafted right now is there, and you may not answer. This. Maybe this is something to get the reporters to figure out is there are there calendar dates are there any sort of benchmarks can this just kind of keep floating on like decision easy made by X day because the calendar or I'm just curious in terms of school, registration probably not until the school year starts, but in New York, it's done by the legislative session, which ends in June. And if the if the legislation does not get voted on or passed, a kind of dies on the vine has to be reintroduced in January. So that is a deadline. There's a deadline in New York. Okay. Now that doesn't mean that you can't pass legislation when there's no legislative session. Just means you have to call a special session. Nobody wants to do that. No legislator, and all that he wants to drag themselves back in the off session because they're trying to campaign for the November elections. So this is something that people really want to get done before the end of the session in June. And where's the pressure to get this done coming from mostly from Democrats from state and city health officials from the medical community who are saying you've got to do this. You've got to end the religious exception. I think Democrats really have the will to do it. But they're, you know, they're confronting vocal opposition Kate. What are you planning about rent regulations? I see here. This is another really interesting issue. Let me I gotta turn the page over because it's so complicated notes. There are laws that govern rent regulations in New York all the state, not just the city, and there's about one million rent stabilized units mostly Newark, they expire June fifteenth so legislators or kind of have, you know, hashing through a lot of bills that would do some which would kind of keep things in place in some that. Would radically change things that landlords currently can do because there is a more liberal progressive feeling in the legislature right now, they're really pushing some things that landlords have historically been against. So the real estate community is pushing back hard. They want redemptive. Kratz want to eliminate vacancy decontrol, which means that once you're in if you're in a rent stabilized apartment and once the rent reaches like twenty seven hundred dollars a month, and you move out it can go to free market. That's how a lot of apartment sort of get get removed from the rent control. What does the word ledgers? Thank you. Yes. Then there's something else that would really rain in the cope with major capital improvements, which allow landlords to increase your rent by a percentage of what you spent on what you call major capital improvement, maybe repairing the roof or something, but ten and activists will say they inflate the cost and be no one's minding the store like you as a landlord can say, I spent two million dollars on a new roof. But nobody really fact checks so those are the kinds of laws that they're trying to push through. I just actually asked our editor Matthew Sherman who has previous life is a real estate reporter, Matthew what happens if they don't get a deal by June fifteenth, and he's probably going to be an extender in place. And then they'll come up with some sort of emergency stopgap measure, but you will still be governed by the lease that you have signed. It's not like unless you're lease expires June fifteenth. You know, if your lease expires, whatever July August, you're okay, but they'll come up with some stopgap measure, but we're watching this really closely. My guess is Kate hind. She's WNYC's planning editor police watch. God this is like a tennis match. I feel sort of indicated by not by refusing to report on air blind sources that said the mayor was going to announce this week good for you. Because I feel like we've just heard so much about this. Is it a good idea? Is it not a good idea? I sort of had a theory that he was going to announce tomorrow because it's his birthday, but I can see now that that's not going to happen. You know, we're one of the watching we're watching and we're counting. And I think one of the things we're watching and one of the things the mayor's counting on sort of like the backlash to the backlash like there's such a vocal opposition to the mayor in New York City for running for president people like how could he do it? And now you hear people say, well, wait a minute. Tell me get the mayor of south bend, Indiana, which has less people than my zipcode gets a lot of attention. So maybe like some New York people get their New York up. I I see now this last story, it's I'm happy that this is on your radar because it came up on my my Instagram feet, and I actually was gonna pitch this afternoon meeting. So I'm glad you guys are on this week's they'll heritage center is in financial trouble. Right. I have a reporter make I'm sitting next to the reporter who's making phone calls on this right now.
