"Is more than three months into a monkeypox outbreak, but health officials he signs, the spread of the virus may be slowing down, at least in some parts of the country, and that mirrors of already begun to happen in some European countries and pure health reporter ping Wong, joins us now ping thanks for being with us. Thanks for having me. You are still has more cases than any other country in the world, or things actually improving. That's definitely still true. In fact, the U.S. has detected more than 17,000 cases since the outbreak began, but the good news is that the rate at which new people are getting infected does seem to be slowing down. In fact, NPR analyzed the national data from the CDC and there's been a 25% drop in the average number of new daily cases over the past two weeks. Now the phrase of the day is cautious optimism. We heard it just yesterday from CDC director Rochelle Walensky. We have started to see globally that we may be turning a corner. We in the United States, there are certain jurisdictions New York Chicago, San Francisco that are starting to report that they're starting to see a downward trend. Now, these are all places where monkeypox showed up early on and spread quickly. My colleague will still and I spoke with health officials and these and other cities this week and they were saying that they're hopeful that this is a real sign that they're getting a handle on the outbreak. Why the cautious optimism? Well, it's still an early trends in New York City, the slowdown is very clear, but in a lot of other places, whether that's Washington, D.C., or Houston, health officials say that they want to wait a few more weeks to make sure that they're really seeing a sustained decline in cases. They just don't want to get ahead of themselves. And the U.S. is a big diverse country, so it's also taking some time to understand whether this is really happening across the board. And paying, why might cases be slowing down? Well, there's a couple of reasons. It's mainly vaccines and behavioral changes. The government's plan to end the outbreak really relies on vaccinations, but the country is still short in doses, only a few 100,000 people have gotten a vaccine so far. And most of those people have only gotten one dose. According to the government's figures, it's going to take two doses, administered to around a million and a half people to get the people at highest risk was protected. So at the very least, that's going to take a couple more months and even then it's not completely clear how well the vaccines will work. So in the meantime, officials are saying that people at high risk have changed their behavior and that's been a big factor in slowing the outbreak. Let's not be obscure. What kind of behavioral changes are they talking about? Well, so far in the U.S. and globally cases are mostly concentrated in gay and queer communities, primarily men who have sex with men and especially people who have multiple partners. So doctor Dmitry desk a latkes, the deputy White House monkeypox coordinator says recent survey shows that around 50% of gay or bisexual men report having less casual sex and one off sexual encounters. What this means is that the LGBTQ AI plus people are doing things that are actually reducing their risk and it's working. This is strong progress and shows that the work we're doing to engage the community is having results and that the community has mobilized to protect itself. One model released this week from Georgia state university shows that cases are likely to keep declining over the next four weeks. But a big question that a lot of epidemiologists I spoke with have is whether we can sustain this decline in cases in the long term and whether vaccines will be enough to do it. Do you expect that the push of buyer demand will continue unabated for at least another year. I do think that we're going to see a pusher buyer demand and part of that is interest rate driven. Another part of that is that I didn't millennials are now at the point where they're gonna be purchased and those that have skipped The first step of purchasing entry level condo, and they're buying a midsized, larger pond or internal single family home. I think that's happening now. And I think Millennials are not going back the very small micro units and small apartments and they're moving towards homeownership. I see. You know, we've heard a lot of economists tell us that they've seen a big migration happening from the city cores out to the suburbs and beyond all the way out to the rural areas way out in the country. Do you think that will continue? And if so, What happens to the center of the cities in America? Yeah, I don't think I will continue. I think for the next couple years you're going to see people that Can work from anywhere, move out to the suburbs and people that appreciate the space. But I do think that the vaccine was distributed. I think we'll see the reemergence of the city this summer. And I also think that businesses will move back to Sydney and culture is in need of people collaborating with one another. So I think the cities will come back. Very, very seriously. Both New York Chicago are gonna come back quickly. There's nothing like the city. You know when he's sporting events are closed, and the theater's closed in the restaurants are closed and you have to social distance. You know, a lot of things in this city become less valuable. But you know, once they're open up in there, back alive, If you're on the suburbs, you don't have access to them as quickly it becomes a lonely, boring place. Unless that's what you really like. So Tuesday, dwellers there live off of the action and loved the diversity and love the energy of the city. Once it comes back, they're going to come back. They also young think, do believe the younger people want to live in the city and the big believer that those people are thinking they can work anywhere in the In the country or the world. I think that we have in abundance of square footage of office space, but I do you think it will get filled back up? It might take a few years. Mta I started on December sixteenth was pretty intense first one hundred days. Oh my gosh you just started yes. I'm sorry that's A. That's a lot really fast. So Jeffrey. What steps did you take? The pandemic started Soon as the emergency order was issued a cut of military style strategic war room council gets formed and we formed that quickly knowing that the issues around the virus. We're going to hit our department. I so we put all that together at the end of February and then in a worm style. Like like in the movies really. Yeah I mean you know you're spaced out in a big conference room with whiteboards trying to figure out what on three going to so from what I understand. There are some cities that have opened up. And you've been kind of taking some inspiration from from cities like Taipei that have gotten their public transportation system up in running And I think I read that you had like a zoom call with the transit director in. Taipei's that right that's right in fact the mayor of Taipei Join US Which was a special treat Not only as a city are they reducing dramatically but they are having a very very low transmission rate on their public transit and they're public transit ridership is nearly back to a pre covet level. Oh so what are they doing? They have rigidly enforced Wearing a face coverings. They put up temperature checking stations at the fare gates before you get on the subway. Little infrared pens that like basically it goes near your forehead and it's an infrared reader off of your forehead so mask requirements temperature checks. What else are they doing? Contact tracing is a really really big deal and this is another area where we're going to struggle in the United States the the intensity of the contact tracing that they do in part because of the public surveillance cameras. How do you feel about the prospect of getting San Francisco Public Transit? Like ready for you know to have like it's normal. Seven hundred thousand people writing it. We know more now about how to protect our workers and so more workers are coming back to work on. That is the first step and then the second step is having that uncomfortable conversation with our city leaders. About how much are we prepared to enforce the rules so Jeffrey? A lot of the changes you're talking about would be quite expensive What is the San Francisco? Mta's budget situation so back in January separate Cisco's at the peak of a boom economy wealthier than it has ever been one of the wealthiest cities in the world and the Transportation Agency had a sixty million dollar structural deficit meaning. Our expenses were rising significantly faster than our revenue and we were going to have to cut something or find new revenue just in order to be able to keep swimming in place by the time shelter in place was ordered in mid March. Our primary revenue streams were down eighty to one hundred percent so the city is devastated economically and the transportation department more so at the moment than most other agencies because we are so dependent upon transit fares and parking fees and fines and all of those went zero. So that's the other thing that keeps me awake at night. How on Earth do I deliver service to the public in this time of intense need at the same time our revenue has completely collapsed and the absolute last thing that I want to do is to lay off a single worker in a time of economic crisis unprecedented since the Great Depression? We have to figure out what what gets cut a Ford to deliver the service that we had been delivering back in January and it will be a while before the city's economy comes back

This is fun episode. Because you're GONNA do most of the heavy lifting so what exactly happened here because he actually wrote something about this a while back as a blog post so tell us what happened so years ago when I was less known house out there hustling much more. I need to go back to doing that. I decided to try to run an experiment. Where if I dress nicer would I be able to charge people more money and make more money so I decided to spend a ton of money on clothes? I probably spend too much and when I would go to business meetings. I'll make shows super nice. You know and see if it would help me. Close more deals in generate more income. Got IT and so. Tell us the process here. I mean the the one hundred sixty two thousand. Did you pick out the clothes? Like what did you do exactly? What kind of clothes were you wearing at in? Pick why she closed or anything like that. I picked me these suits briefcases nice shoes. Think of business attire. But extremely nice business attire things like dull Jacobina Tom for burberry Tana Kashmir little beyond stuff like that Yup. Did you pick up the stuff yourself? I had other people helped me pick out the clothes so what I quickly learned is mainly did this when I was in Las Vegas and I was living there and I lived literally right on the strips. Also close to a lot of the shopping. What I learned is if you spend enough they actually come to your house with racks of Clothes Anna Taylor you. They don't charge you extra for that. They just bring stuff you try it on you get fitted and then once it's done they bring it back to your house and by the way I mean some of that's you still have that look like whenever people see you. It's not like you're wearing suits all the time. It's your worrying. You have a casual look but it's nice clothes correct correct yes well technically now just like a bum. There's nothing wrong with being Bomba. I dress really poorly at this point. I thought you're still wearing nice. You just like a bomb. But you're still wearing nice stuff. Probably might t shirts four hundred dollars so my point is when you look at Neil. He dresses fairly casually. But you can tell. It's still nice stuff. I think that's the point. I'm trying to get people to visualize it a little bit. So maybe let's talk about the before and after results before maybe you weren't wearing as nice stuff and then you started wearing nice stuff like what exactly happened. Can you share any case studies? Yeah so when I go to in person meetings to try to close deals Mike. Closing ratio went up from twenty five percent to forty percent which was huge and innocence brought me over six hundred ninety two thousand dollars in revenue now. That doesn't mean prophecy. That doesn't necessarily mean it pays for the close. It just means I brought in extra revenue and keep them on pitching enterprise big corporations and I think why it worked really well was is because people like all right this guy successful portraying a bigger company and yet. Maybe he's worth the price that he's quoting. I also do believe that its regional base. You know places like Los Angeles Seattle New York Chicago. I think it matters a bit more places like San Francisco. I don't think it matters as much. Yup that's completely true and I mean I mean the typical look as you're wearing like Patagonia vast or something like that and then you're wearing all birds and you're good to go exactly and I also think it depends what phase you are in life because depending on what phase you are in life in business Helps as much in Class A fear. You'll get one chance to make it right so you know. Even let's say you still want to continue to dress casually that's fine. Maybe you look at the other stuff. Maybe the briefcase right or maybe look at the backpack because you do typically get a couple of nice comments about like Neil the briefcase you have generally. It's always something people talk about right not anymore because I have a child and she plays with the zippers breaks. It and all that kind of stuff in the east you. Yeah makes sense so yeah guys. I don't think you necessarily need to spend one hundred sixty two thousand dollars on clothes. I think we're just saying Zara or any place has affordable clothing. Alex Niccolo unique goes good. I don't know where you go for female codes. Nic Business Attire. It's not necessarily the price it's more so the fit. Yep exactly I that's a really good point you don't necessarily is spent thousands of thousands of dollars if you get a good Taylor. That's probably a little more important on to make sure things look fit. They look a million bucks.

People between the ages of thirty five and thirty nine have left cities with half a million people or more Charlie Turner has been finding out why from Janet Adamy me Janet in recent months the Wall Street Journal has reported on various migration trends such as young people moving out of New York City and millennials moving to the suburbs. The Journal has analyzed data on young people leaving the city's this from the census. What do the numbers show for the fourth year in a row tens of thousands thousands of young adults. This is millennials and the youngest members of Generation X. have moved out of the nation's biggest cities this was happening in New York Chicago Houston based in San Francisco Las Vegas Washington and Portland. There was of course pretty big influx of young people into cities after the recession and what this latest data data shows is that you know for a couple of years. We've had these disdain declines. There were questions about whether maybe it was just an anomaly of a couple of years or or if this millennial generation was finally starting to move into that next stage of life where they were getting married and buying houses and the big question was are living in a stay and be different than previous generations or are they going to uproot and move to suburbs for more affordable housing more space better schools and what we're seeing in this pattern suggests that as they do get older yes they are starting to act more like previous generations and lust like the kind of anomaly of urban dwellers they have been for for the much of this past decade and we're talking about numbers in the tens of thousands cities with more than half million people put together lost almost twenty seven thousand residents among the ages of twenty five to thirty nine this was last year and although this was. I guess half of the drop in two thousand seventeen and that's still a sizeable decline fine. I think the bigger story here is the pattern so a large batch of cities. Losing tens of thousands of people in the whole scheme of things is not that significant but we had in the middle of the decade. Was You know a pretty steady inflex for a couple of years and I think developers other real estate professionals schools employers to a certain extent have kind of been paying close attention to whether this remains a net inflow or a an outflow and the fact that it's four years of outflow starts to tell us that there's some different behavior going on even if the numbers aren't huge the drop laughter was driven by decline in urban residents. I guess older millennials thirty five to thirty nine. That's right among the youngest millennials in that that very oldest cohort of the Gen Z. That follows them. They are so moving into cities their numbers in the largest it just cities are are marginally positive but where the losses are really happiness. Urban residents aged thirty five to thirty nine again. That's the age at which you no. The people are oftentimes making the decision about where they're going to settle down. They are either you know well into or staring down decisions about schools and what we're finding. Is that that age. Group is a point at which people decide that they don't want to stay anymore and you mentioned schools aren't those basically the primary the reasons they don't like the schools in the big cities and also the cost of housing for the space that they're getting that's right housing costs in general appear to be the biggest factor her and that's in cities that are relatively affluent as well as ones that are struggling more interestingly the there were some research out of Boston. "You're in a city that people often travel to and the most obvious examples in the US would be New York, Chicago, Los Angeles, Las Vegas, Orlando places like that then you have a unique opportunity to keep an eye out for people who are going to be visiting an offering to create unique experiences for them for me. This has happening more and more often here in Austin the week after next the serious decisions conferences here and the number of my clients will be coming to town as well. As people that I've gotten to know over the years, I've spent in the marketing technology space. There's also a little podcasters conference coming up in a few weeks as well. What prompted this tip is that I just sent a note to somebody who I know will be speaking at one of those conferences, we traded. Emails a couple of times, but we've never spoken and never met. And this is somebody that I'd really like to meet. So I simply mentioned that I knew they were coming to town and often to be their personal Uber driver and pick them up from the airport and offered to recommend some great places to eat or things to do since. I don't think they've been here before for serious decisions. I'm thinking about driving table at a fun restaurant or bar within walking distance of the conference for a few hours and just suggesting that people stopped by to say, hi, meet some of my other clients and friends. None of this has to take a ton of effort. It's just taking advantage of a situation. Right. When people are traveling to a new city they're excited and they're looking forward to that experience. So even if you don't get a chance to connect with them. You made a meaningful connection, you showed them that you're human, and they'll probably think of you a little bit more highly at least, I hope so and you can insert a w-. A lot of your own personality as well. And this is where all my head scratching starts because if you ditch the cable part of your bundle with your cable provider, your monthly internet service is definitely going to go up not really saving money here. But again, this is an alternative. So you get all the channels as you want. You get a giant DVR which has space for four hundred hours of HD programming. Plus, it's all personalized when you first turn on your TV. There's this nice big screen with at least five channels playing. And the biggest channel is the one that the personalization engine thinks you wanna watch at that moment in time. Then there's a whole bunch of stuff from your DVR, again, all personalized the stuff that thinks you wanna watch and then on demand shows as well. So I give them credit for all the personalization. That's something. We haven't really seen in a big way on typical cable or satellite. Then you've got apps, but the apps are lacking right now at launched there's YouTube. Job. There's Pandora there's I heart radio. But after that, it kind of falls off pretty fast, they are promising Amazon and Netflix by the end of the year. But again, if you want those right now you have to switch to a different input. There's also Alexa and Google functionality as well if you have one of those devices, but you kind of have to ask everything in very unnatural ways. Like, you know, say the word S T vision to search for game of thrones or ask TV kitchen to tune into a particular channel. It's probably just easier to do those things on your remote, with the exception of searching, there's Facebook and Twitter support, but not good enough to replace what you can do on your phone a much, faster and better way. And again, I'm kind of scratching my head with this one. Because if I want to save money, I'm going to cut the cord, and I'm going to get access to all the apps I could want by purchasing something like Roku and apple TV or chrome cast or a fire TV if a want cable, I'm going to get a bundle. And I'm going to save money on cable, and I'm also going to get some of those sports channels that you can only get. Cable like sports net. L A, for instance, in Los Angeles that carries the dodgers and Also Sunday ticket if I'm on direct TV, this leaves TV in a tricky place at least for now, I think that it is a nice alternative to cable in the future. But right now the service is just not there. But again, everything talk about could be remedied with software updates. And I think the real vision of TV kitchen might be realized in the future when team oh will deliver all of this over its own five G wireless network.
