Landslide leaves up to a dozen missing on Italian island
"Heavy rainfall has triggered landslides on the southern Italian island of ischia, the powerful landslides collapsed buildings and left many people missing. Videos showed red cars wedged in mud as heavy rain poured down. The coast guard posted a video of buses and other debris floating in the sea on land, rescue workers trudged through the thick mud as Italy's interior minister insisted no deaths had been confirmed, despite earlier conflicting reports, the cleanup continued as residents shoveled away mud from their doorsteps, the news agency and Sara reported that at least ten buildings had collapsed, reinforcements were being sent from nearby Naples, but were encountering difficulties in reaching the island, either by motorboat or helicopter due to the weather. "Efforts. On the tarmac of a small airport south of Fort Myers, Sarah bachler and a team from the humane society Naples, wait for a twin engine turboprop to taxi up to several waiting SUVs. They are about to do a swap. Dozens of empty dog crates will be taken off, and 40 cats and kittens loaded on, bound for a shelter in Tennessee. After we get the crates off, we'll put the cats on and they'll be on their way. It's the first of two such airlifts on this day. The second plan will fly both cats and dogs. It's not cheap, but the flights are necessary. Some roads are impassable due to flooding. The humane society also needs to clear shelter space for an expected wave of new arrivals. And then the next phase that we're going to get ready for as soon as we get done with these couple days is there will be an influx of surrendered animals from people who have other things they have to deal with post hurricane. At the shelter, that influx has already begun. A distraught Theresa bartow had to leave her storm damaged house. It could be months before she's able to move back. Meanwhile, she can't find a hotel that will take her 6 year old pit bull wine rider mix Dolly until things get sorted out. You're just surrendered. I know. Bartow has every intention of being reunited with Dolly. But shelter staff say for many others in natural disasters
The Democrats Have Never Been SO Excited About a Hurricane
"Now want to talk about a hurricane politics. I've never seen the Democrats so excited about a hurricane and they're excited because they have been unable to land any blows on Ron DeSantis. And so they think, well, at least the hurricane will do our work. And so, you know, just this morning that you have, you have CNN and they're literally interviewing people to try to find inconveniences like, oh, at my apartment complex, the pool was closed. There's a really long line to get food. Yeah, but to be fair, this is a catastrophic hurricane. It's a catastrophic. No, no. And we were just we were there. We were just in Naples this past weekend and I had an event there on Saturday and it was a really good event and the funny thing was Debbie heard about the hurricane even before the event. On the flight two Florida, I go, oh my gosh, there's a hurricane headed to Florida. There's a hurricane headed to Naples because at the first, that's where the trajectory looked like it was headed to Naples. Now, I have been around hurricanes since I was ten years old. I've lived on the Gulf Coast of Texas almost all my life. And so I have lived through many, many hurricanes, including some here in the Houston area, and I know that they're nothing to laugh at because they are very catastrophic and especially if you live near the coast. There's a storm surge which could be ten, 20 feet high, sometimes depending on the size of the storm. On the category of the storm. So it's very detrimental. The winds are horrific and if it sits over the area for a long period of time like Harvey did back in 2017, it creates catastrophic flooding for the area. So I know the funny thing is we did the event on Saturday, no problems. In fact, beautiful in Naples and then we got out on Sunday to come back to the podcast and in fact when we left the hurricane up here to be missing the Naples area.
Who REALLY Benefits From a $12.3 Billion Aid Package for Ukraine?
"Defense news dot com, Congress to vote on $12.3 billion aid package for Ukraine. Another one, which would bring the total well over 70 to 80 $1 billion with us as colonel Douglas macgregor, colonel. Where is all this money going? Well, most of it does not leave the United States, Charlie, most of it is transferred to DoD. Which is compensated for the equipment and we pull out of stocks and ship overseas to Ukraine. And that cash in turn then finds its way back into the defense industries. And significant cuts, obviously, go to their representatives on the hill. People in Congress in the Senate and so forth, who are enabling this enormous cash transfer. I mean, and so yet the uni party in Washington D.C. continues to approve it and never received a full audit of where all this money goes, only further escalating the conflict, and so I guess the question we asked yesterday is who stands to benefit from bombing this pipeline. The best answer I have is the military industrial complex, isn't that right? The further escalation of this conflict. Well, I suppose so. I mean, it's hard for me to believe that escalating this conflict to the strategic level with Russia is somehow another going to benefit the United States or Europe. In fact, I'm concerned at about a direct confrontation with the Russians. And the Russians are very different from Americans. Most Americans right now are not paying any attention to what's happening in Eastern Europe. They're paying attention to the hurricane and the damage inflicted on Naples and Tampa and other towns and Florida. As a result, nobody's asking any hard questions and the people on the hill are just sort of bloviating and repeating and AD nauseam, things that aren't true, which they're being told by their handlers. This is what you need to say.

"Naples. Which seems like, you know, I've spent a lot of time in Naples. That would be over my head and most of the places I go. Well, that's why they, you know, when they photos evacuation notices out there they are fooling around. I mean, there's no place to go. I talked to a couple in New Orleans after Katrina happened and they described how they basically had to stand on their toes in their living room for two days to keep their heads above the water. And that's the kind of thing that you're faced with if you don't leave. Is this been a talk to us about this season so far? It seemed like the hurricane season had been relatively quiet until just recently. Is that accurate? No, that's totally accurate. I mean, I would describe this season as being a bit quirky to be honest with you. We went through August without a name storm, which was the first time in decades that happened and usually the Atlantic Ocean is full of storms around September 10th that really didn't happen. And then in the last week, we've had Fiona, which wrecked Puerto Rico last week and Atlantic Canada on Sunday and then now we're dealing with Ian. It seems like we're packing it all into a short period of time. And when does the season quote unquote officially end? Yeah, the official end is November 30th. But usually you don't you start to not see a lot of storms after November, early November. All right, good stuff. I really appreciate it, Brian Sullivan, a Bloomberg weather reporter giving us the latest on what's going on down in Florida and it's been the video footage that we've all seen has just been just I've been following it through Friends of mine that are down there sitting through it and it just makes me question the intelligence of my social circle. When someone says there's this hurricane headed right for you and we're going to see storm surges of ten or 20 feet, I would be on the first plane out of there like a week ahead of time, but I know so many people who for some reason just ride it out. Maybe some of these folks that have been there before just feel like they can in fact ride it out. We've been there. We've done that. But yeah, I don't think I'd be one of them. "Governor desantis at a press conference today cut one go There will be catastrophic flooding and life threatening storm surge And so if you're on Florida's Gulf Coast from Naples all the way through the Tampa Bay Area and some of the counties north of that that could be something that happens If you're under an evacuation order is evacuate to higher ground that is going to be safe from the type of surge and flooding And now it appears it's going to hit a little more south and a little bit more east Cut two go And our recommendation is to heed those evacuation orders What those evacuation orders are doing is identifying people that live in areas that are vulnerable to major storm surge And that storm surge can be life threatening There's certain things we can protect against in terms of the wind and the structures and we've got great building codes But when you have 5 to ten feet of storm surge that is not something that you want to be a part of And mother nature is a very fearsome adversary So please heed those warnings You do not need to evacuate to another state You don't need to go hundreds of miles away Their shelters that are open and all of these counties at this point the important part of if you're under an evacuation order is evacuate to higher ground that is going to be safe from the type of surge and flooding that we're fearing with this storm

"Getting better and better and better. And as impressive as his hat trick was, one of the best places to live on dusk in the game wasn't actually a goal. And in a role that we see him play with Bayern Munich and where he starts in a wider position, but then just drift to the inside and now becomes a player that is sort of playing underneath side of your mind. And they understanding of his movement away from the ball in the first goal I thought was critically important for the success of Bayern Munich today because we saw that movement time and time again. They laid run the running behind utilizing his speed, a speed that entered the struggle with throughout the course of the game. I think teen speed overall is an issue for enter. But he certainly had the opportunity to go and talk to Brighton Brighton are going to want him to pay, you know, I think it's 60 million pounds round about $18 million in a release clause if they're going to lose him during the season. But yeah, he's got, he's got people advising him, but he doesn't have specialists. People with actual club club roles, you know, he hasn't hired those guys yet. He tried to get Michael Edwards in the summer, didn't happen. So that's something else he has to work on. And I think you should prioritize that. As much as the new coach. Who can? So if greenport can't do it, the picture you've just painted gob, so who can do it then without all these people? Nobody. Well, I don't see. But as more important when you're recruiting at a smaller club, when you can't go and match the bigger guys, late bright, and then you've got to go and find some little gems here, the cheaper, and you sell them on and you do blah blah blah cooker, and one or two others, it brought lamp ten from chill. So to me, this is such a nonsensical move that I either say, these one of the most boneheaded moves that Chelsea has made. I guess since buying Lukaku for a €150 million and then loaning him back to enter, it's either that, or there is some hidden piece of information that we don't know. We haven't been told yet. But you have to understand how did Graham Potter succeed. He had a real club around him. He had a director of football around him, like Dan ashworth who's now a Newcastle. He had proper recruitment consultants. He had an owner who understands the game and who's willing to listen to other people who know more about the game than he does. And they make decisions together. If you think for one moment that you bring in Graham Potter, and you don't surround him with the people that have helped grandpa be a successful people like them, then you'll be back to square one. You need these figures at a club. This is why Chelsea were successful while sacking manager, all those years, because in fact, with Marina granite sky, Peter check, Michael M andala before them, they had continuity. But what you can not forgive is a midfield and a back lane that is absolutely all over the place. That is basics. To win games, you can give goals away and Liverpool right now. Not only are giving goals away, but teams are playing through them. So easily, it's absolutely scary. Yes, Napoli today on the break in particular were fantastic. And it would have been difficult regardless of who was defending against them. But Liverpool make it so easy for teams. And it's not just Napoli. You know, other than Bournemouth this season, Liverpool have been out. Not oak played, but teams, whether it's an open play or whether it's been on the break, have cut Liverpool apart. Everybody, palace did it, filmed it. Napoli has done it today, as I said, born was only saved because the so bad that haven't done it. Liverpool reynaud are in disarray. Why Real Estate Is a Good Investment in Times of Serious Inflation
"You know, one of the biggest challenges right now is trying to figure out how to safeguard your money. In other words, what do you do given inflation is so rampant? The world is clearly a much crazier, dangerous place, and one of the things that people keep coming back to and that you hear over and over and over again from some of the brightest minds in investing is real estate. Which is great, so long as you have the time to write like manage your real estate. Well, what if you could actually do this through an investing vehicle? Through a private equity investing vehicle. How does that work? What might the returns look like? We're going to get into all of that today with my friend Charlie dombeck, who's joining us again from key city capital, but before we do, I got to just say, you know, Charlie, welcome. I'm looking at some of this data that's come in, and there's been some serious rent increases, which makes total sense to me, right? Total sense, given the inflation that we've seen in our economy, and also total sense, given the sort of exodus out of some of these very high tax states, but walk us through what's going on because that actually as I look at this a lot of these are markets that you guys are invested in. Yeah, it's been inflation, inflation inflation, and inflation has not escaped the multi-family residential rental market. And the statistics for 2021 came out last week. And they're actually quite surprising the rate of inflation in rental real estate is higher than the actual CPI, which is pushing 8% right now. And what's interesting is, overall, rental rate increases approach 13 and a half percent annually last year across the nation. But like any measure there are market set performed rather poorly and there are some markets and some areas that performed exceptionally. Well, and guess which ones performed very poorly. Everything in a blue state, right? High tax states, states that defunded the police. Your upper northeast, Boston, Washington, D.C., New York City, Chicago, many markets in California, where upwards of 70% of every dollar you make goes to some sort of social program, including taxation. So we see population shifts out of there. Where did the markets perform best? Well, everything south of the mason Dixon line those sun belt states performed exceptionally well. And in the markets that we serve, which are primarily Texas, Tennessee, and Florida, we saw massive rent increases. In the corridor between Naples and Tampa, it was 35% overall last year. In Memphis, Tennessee, where we have 1264 units, it was 29% in Dallas, Texas, 23%. So if you think about rate of return on an investment, certainly you're not going to get an 18 to 20% rate of return this year like we did the last three or four years. And the S&P 500, but you can find that in multi-family residential real estate.
