Well, I had been writing. I actually started at age 11 keeping a diary on January 1st 1965. I was in the fifth grade, and I started keeping a diary. And I have kept a diary ever since. I thought I was approaching a world record. But I looked up on the Internet and found out that the actual world's record is like 90 years of keeping unpublished, unpublished. I'm assuming, Yeah, the diary in many ways, and I don't want to. You have written about it Later. In your later in your career, you end up you had what you would consider a kind of Tough, dark childhood captured, Uh, remarkably, in a book called Whiskey Breakfast, But it was writing an escape for you. Richard Lindberg. Gosh, absolutely, you know, I I, uh It's a familiar story that people who know me I always relate. I read the diary being Frank and I was in fifth grade, and, uh, sex or whatever it may have been 5th 1960 even 70. I don't know, but I'll never forget my teacher. Uh, name was Mrs Golden and she comes up to me done a book report on it, and it handed it to her. She read it and she scribbled down there you for unsatisfactory and said young man, you were not capable of writing like this. She says. You copy this off of the dust jacket, and I said, No, I didn't. She says. Oh, don't tell me because there's there's 15 editions of this book out there. He could have had any kind of dust check. I said, it's an original composition. And that was the first inkling I had that. Maybe, you know, maybe I have something that I could I could actually publish down the road. You know it was Um, that was kind of a negative inspiration. When I went to high school. I had a junior year, uh, English teacher and she came up to me and she says Rich, she says, you know. Are you going to college? And I said, Well, I don't know. I don't think I can afford it. I don't have any scholarship prospects, etcetera, etcetera, And she said, You know, you can have to go to college. You would just have to go, she says, because you write well, she says. You have a gift for it. And that was the very first time that I had positive feedback that I thought I could do this, So I thought to myself somehow, some way. I'm going to become a writer, and I got to tell you that first, that first teacher that is an unbelievably cruel thing to say to some young person. Unbelievably cool thing. Uh, thank God, you got the second one to give you some inspiration. Well, you know, it was kind of at the Kinsey and childhood. Yeah, I mean, I had a crazy family and father married four times and I had He was a I guess. Point. We put a conscientious objectives of Sweden. He came in illegally into the United States in 19 twenties. Um, uh and avowed socialist all his life but yet lived the life of an arch capitalist and had his own business. And I think that journaling is so important for anybody who aspires to right because it's a training ground, you know, more importantly, think them taking writing classes or we're going to workshops. So I mean, I never I never found a workshop to be productive enough to actually inspire. Book. Um, well, it's also you know, it's also and I've seen this in youth poetry organizations. It's also a way to express yourself at a time when When a teenager's expressing themselves are not met with, uh, you know, standing ovations. What I mean they're met with your crazy And why are you Why? Why do you think this way? Uh, what was when did you buckle down? When I my first writing job was like many aspiring Chicago journalists and reporters, the older newspaper chain, which spawned the like, so and Go brush work. Yeah, yeah, many others. And I was covering Northwest side general news stories, school board meetings. Uh, I was worth doing that around the full time job with Sears, Roebuck. But many people over 90% of the consumers are saying they have to make a fiscal visit before signing the contract, so we need to make sure the virus is contained so that economy stays open. How do you counsel those cellars on which offer is the best offer with the first step is having a conversation. Boys, agents and sellers ahead of time. What is our goal? What is our ideal outcome and what's our planet? We're goingto have multiple offers. Now, Maybe you're already down the road. You haven't had that discussion. Looking at multiple offers. There's a few strategies you can employ. The first is kind of like a reject everybody and asked for highest and best So, yes, you've gotten everybody's offers. You know who the interested parties are, and you come back to everyone and you say by 5 p.m. on Tuesday evening We ask that you admit your highest and best offer. Now, wait a minute. Rebecca, you're telling them do better, right? Do better feel better, But here is the key. Even a lot of a lot of sellers Mrs Golden opportunity because they're so focused on the price. So what does that mean for the rest of this very challenging and very different year? For that. Let's continue our conversation with Lawrence, June the chief economist at the National Association of Realtors, Lawrence, Thanks for coming back on realestate today. How happy to be back. Thank you so much. So, Lawrence, a record breaking month for existing home sales. Tell me, how did the various parts of America do in your latest report, all four major regions of New England region's south? Midwest West Coast all saw an increase in sales. But relatively speaking, we are finding consistency that Southern states all the way from Texas, Florida Carolina's doing much better than the rest of the country. We know that this is from opening the economy provided more flexibility. We don't want to have a brief introduction of a second locked out. That would be quite a tough situation for home sales because 34 tours we have the technology. But many people over 90% of the consumers are saying they have to make a fiscal visit before signing the contract, so we need to make sure the virus is contained so that economy stays open. And, of course, as we all know Lawrence. The virus is flaring up again in many of the southern states in many other parts of America as well. If there is a second round of shutdowns. Will these numbers grind to a halt? Well, first less assure that the real estate activity is safe because you know people are going to the grocery store and anyone who is trying to buy a home where clearly recognized Final home is far safer activity than going to the grocery store. You're so excited, but As a professional realestate agent. How do you counsel those cellars on which offer is the best offer for the third step is having a conversation. Boys, agents and sellers ahead of time. What is our goal? What is our ideal outcome? And what's our plan? If we're goingto have multiple offers? Now, maybe you're already down the road, and you haven't had that discussion looking at multiple offers. There's a few strategies you can employ. So the first is kind of like a reject everybody and asked for highest and best So, yes, you've gotten everybody's offers. You know, the interested parties are and you come back to everyone and you say bye. 5 p.m. On Tuesday evening, we ask that you admit your highest and best offer. Now, wait a minute. Rebecca, you're telling them do better, right? Do better feel better. But here's the key. Even a lot of a lot of sellers Mrs Golden opportunity because they're so focused on the price. They don't realize that when it's time for highest and best The seller can also start you. They dictate some of the terms they want. Now whether or not a buyer meet them. Maybe they don't want to close for 45 days, or maybe they want to wait till the end of the school year. No, ideally. Their realtor will tell the buyers Realtor. We'd like to close at the end of the four year we'd like to see 5% earnest money, 10% earnest money. Whatever son of those other ideal terms, maybe. You may even have cellars that are asking someone to wave something like a home inspection contingency or agree to an as is sales. So those are all different pieces. I'll call them tools that Cellars had in their arsenal that many are not using, but their realtor can and should be. Counseling them on what options are available, and the key is Shelter needs to know and think about what is most important to me in the sale. That's great information. Rebecca know another question. How do you evaluate? In all those offers, which buyer has the best chance of going all the way to settlement. The key is first looking at the contingency. So who has a home sale? Contingency looking at financing contingencies? Somebody a cash offer. Is somebody using a mortgage contingency. Do they have a pre approval? They're pre approval comes into play here because is it Lender that their realtor has worked with before. So you know, I I have to believe the talk of you know, it's a seven game series. You gotta beat them four times. It's looking more like there's a chance to do that then that still their favorite and they should be favorites off. I'm not getting carried away just yet. But you can't say there's not a crack in the door. Well, the reason that we give this more credence because the rockets did it in that seven game series or came as close as we've seen anyone they missed seven straight threes. Right. Otherwise, they're in the final exactly in that seven game series. Because with anyone else Golden State's lethargy and apathy in the regular season. That's become par for the course in the last few years, you expect that and so I don't worry as much about them. You know, how difficult it is playing with a lead at certain times. Manufacturer that same energy. But is the fact that like Golden State when you look at the stat line in the numbers these guys put up their top four guys all had games. Very emblematic of who they are twenty six points from Durant thirty-five from curry twenty-six from Klay Thompson, Draymond green stuff stat sheet nine points, ten rebounds or eleven rebounds, eight assists, two steals, two blocks. Like this was who they are. And they still lost. And that was the point about Houston last year. They were beating them on their best day. And that's not something most teams in the NBA get to say, that's what I think feels different about this year to what you what you just said there star showed up last night, and they still couldn't get it done. And we've seen these anomalies this year. Right. We just pointed out. That's the only the second time in one hundred fifty eight games where they've had a twenty point lead. And they've lost. They've also had three twenty point losses at home this year, the previous four seasons they had one. It's beginning to feel different this year goal. What did Steve Kerr say? A month ago? We've been on this unbelievable run. We're in the real NBA. Now, I do feel like the whatever aura they had at oracle and other places. I think there's the shine off that is gone right now. I agree. I agree as I said, I think they're favored. But I think they're favored less. Yes. It wouldn't be as shocking as the last couple of years if they weren't to win the championship or even get out of the west, even though we saw Houston get as close as you can and really blow it to knock it out of the west this year. I don't think we'd be shock if they don't get out of the west. I think I use this reference last year during the playoffs, but it's very much emblematic the movie three hundred at the very end where they throw the spear from distance and a hit circle as the big mouth, and they say bleed the God king bleed that was what we got in the Western Conference final yet. We had seen them lose to Cleveland. But we understood all the circumstances around that one in what got them there, and it being just a special situation with Brian James it felt different last year in the Western Conference. Finals where the team that after they added. Kevin durant? It looked as dominant as any we'd ever seen again. And it took them to miss twenty-seven straight threes, as we said, really know, Chris Chris Paul put for them to survive and get on and and to to the point we're discussing Steph curry was asked after the game. If this one should have been in the bag this a game, you felt like you guys gave away for sure. Oh. That you don't lose it home. To obviously James made a bunch of tough shots. They got the bottom of hit a bunch of threes and third quarter. They gave us some life on a slow rotations are. Just a little laziness would that leave? But again, you have a lead like this. Stuff way to go out for one of the best teams. We've seen in a while over a stretch of years. Right. That's the thing. I I think we can all buy in. There's a little monotony Malays with the with the warriors. This time you brought it up right before Christmas junior. But at some point snap out of it. Right. That'd be the plan. Yeah. That point that point is the playoffs. I I worry less about that. But it's more a testament to I think Houston gaining momentum MAC after an early season slow start for them. And and let's also remember with Golden State Nogi cousin jet. That's going to happen at some point. Going to work in the rotations. And we have that. But also really quickly. I know we have other games talking about you'll see one one of the worst calls of all time last night. I mean of all time twenty two seconds ago. Steph curry hit too shy to put them up the twenty two seconds left in overtime before harden does what he does. But the only reason he gets at shot off the ball is bouncing out of balance. Kevin Durant, basically takes two steps out of bounds and dives to save it. He is three feet out of bounds with his foot on the ground with his foot out of bounds on the ground and saves the ball to Steph curry who then hits the two to take the lead if heart and MRs Golden State wins. What would have been the worst officiating? Call blatantly missed that. I've seen in a long time the best part about this. You look at it. It's just like how how is that even remotely allowed? But the best part of that old thing is Durant afterwards. I could believe it because the refs were missing a lot tonight. So clearly he knew what he knew was out of bounds. Are we four steps? I mean, you watch it like how how is that? Even it was it wasn't even on the line. He was so far from the line. You couldn't see the line from where he was with all due respect. Trae. I'll tell you the real best part about that play going on last night is when I went over to Twitter, our buddy, ESPN NFL and college football analyst, Dan Orlovsky, quote tweets that play where were these officials in two thousand eight question for me, Dan Orlovsky famous for stepping out of the zone for a safety during the two thousand eight game against the Vikings. When he was the quarterback for the Detroit Lions so in sixteen season, Dan, looking to borrow Ronda Rousey time machine to try and go back and see if he can borrow these officials for a day if you up the line there is a referee standing right there.
