"Credit score. Go up over time now. Again these companies they found tried and true methods per se. Whether it's the amount that you're spending and when you're paying back and how many you can open up. At one time. They found they have found tried and true methods to help you. Increase that score faster so i don't want to steal mike spill and anybody else who may come on here and talk about credit but i just want to give you a foundation to understand where you're working with so that's this week's tip of the week. Let's go ahead and get to the show with mr mike banks. Okay real quick. I'm sorry. I shut down are went away but i was like. Let me come. Because i wanted to say one thing but i'm really not going to talk about it now. Want to talk about it in the in another episode but one of the really cool things for me about business. Credit is credit card reward points. I mean talk about life. Stout designed talk about travel. We'll talk about how you can get free flights and how to do it in legit way month after month. Just based on the money that you're already spending in your business when you apply for the right credit cards and you start using some of the right credit cards you get some of these really cool perks that have to travel and lifestyle and dinners and hotel accommodations and rental cars so these are the things that you have to look forward to with credit in general but for business credit from money that you're already spent it's a no brainer for you to get free trips out of them. Okay now for real. Let's get to the show. We'll have a whole episode on this later. But let's talk to michael banks and now your feature presentation. When i started here we didn't have many. So piece entered operating procedures. Things weren't as streamline there wasn't enough systems in place so clients falls through the cracks. You know we'd have more issues because of how we were operating the business now. We've completely changed. That we have quality control checks. So peas in every department and We don't have that type of issue anymore. where you know. Clients are falling behind or they're falling out of contact or anything like that. I'm so we've created a lot of systems and really improve the business and the way we deliver the service One thing. I'd say that was always a big hangup was being able to use the credit in real estate. In on at one point we were able to balance transfers really easily and then it got more difficult at one point we were able to buy gold and then have clients sell it and that was their way of getting cash off so that it was never really that solid but over the last few years. We've we've found this partner who will basically send a wire transfer. They'll charge the business credit card and then they'll send a wire transfer to the title company so that our clients can close as a cash buyer and i've interviewed dozens of our clients. That have done this. I got one client. Maurici bought is i six investment properties with the credit that we got for them and they're buying holds so he that he then did a cash out refinance and You know he's now has six investment properties. Another guy bought three deals with their credit form. So i think that right there being able to use a credit in real estate in a really helpful way instead of just getting credit and then using it as a credit card we were always trying to find new ways to actually be able to use a credit by deals and now we have that that method in place in the partner's name that we work with his plastic dot com q. And what they do is they'll literally charge card and then send a wire transfer to title company and now the title company has that money in escrow. So now you're a cash buyer. So a lot of wholesalers like it a lot of investors in general like it. The guy was telling me about the ball three properties. He owns forty five rental properties. And he told me that he's going to be able to add a lot. More deals a lot more rentals to his portfolio every year because he's got access to this funding instead of just coming out of pocket or using our money. So i think that was one of the hangups being able to use a credit and actually buy deals with it. But we've had that figured out now for like maybe three or four years Because the other methods that we had they just weren't as solid as as it is. Now tell me and this is this is really fascinating. So tell me before you told me. Let me kind of explain in my own words to the listeners. What i just heard right. It sounds like you know whenever you get these zero interest credit lines. It's very hard to pull that money out. And if you do if you are able to pull that money out there's a large associated with that so you guys did back in the day is you guys would buy gold on credit cards and then in a few days you would sell off that gold. What were some issues with that right. Yeah and that was the way that they could get the cash. The off of the accounts basically run it was more costly and You're using like a a website that's usually overseas gold money and There was another Issue that they would have to file a some type of Tax document. I forget the actual document that it was but there was just more hoops to jump through with that. Also getting verified for the website was another big issue. It would take sometimes a couple of weeks just to get verified so it wasn't the right process but that was probably the biggest up that we've had we've never had a problem getting credit for clients because we're on the phone with the underwriters every day. Making sure that we get them approved at the maximum limit possible because a lot of times they don't approve you with a high limit especially for business credit.

I take fat over shoveling snow anytime but we are busy. Busy busy busy busy busy. Matter of fact we are way too busy. I would say that is true but every once in a while you gotta make a push and we've got lots of exciting things to talk about today and Starting up some news whole bunch of stuff going on in the news and then we've got a best practice you for you and then Lots going on with blueberry here so lots to talk about and blueberry. We've got a blueberry pro tip. We've got an interview today. With steve webb on of the g. pod yasser's and then of course the question of the week so Mike looks like that podcast. Companies and producers are not real happy with apple premium podcasts at this point or even the podcast standard subscriptions. This apple stool seems to be having issues but What they're talking about here and the article from the verge is a lot of You know bigger you know that are more into big staffs and all that stuff is the workload doubles or triples now. Because you know. Apple's subscription service isn't that reliable and they also want to do it on other platforms so now instead of uploading into one place with rss upload it to five places and it doubles triples. Fog rupel's the workload on the production staff or whoever publishes it. Well there's a lot of Podcasters today that used a competitor podcasting hosts that. Do the same thing you know. Here we go over to their podcast host. And they they write their show notes upload their show and then they go to their dot com and they write their show notes and they're put the player in bed and you know we have some customers that are doing that too. But it's because they're not on wordpress there on another wicks or squarespace or something like that were. There's really no podcasting support per se. And you know so you know. This is where those of you that are listening. They're using the word press. Power press combination is understand the value of being able to you know create upload and publish on your own website now premium content. That's the other thing you can all you can do that with. Wordpress knits right. You can do a premium show with wordpress either member plug in if you want to get more sophisticated then you come over and use our private podcasting product but then that does require you to well. You know at least you only post in one place right. That's the whole thing with this you know. They're saying small teams. You know the verge article was talking about a lot of small teams you know. They're they've don't have enough people to manage all these different various platforms. You know getting it right right. File goes to the right system. Right does the right system and not only that then you have the situation with You know not only apple podcast. Maybe publishing the premium on spotify in you know so it's multiple multiple platforms so it. It is a bit of a challenge for these folks but this is what they signed up for. Some people may be having some success with it but you know in particular apples has been for better word. 'wonky right so hopefully they'll they'll get it ironed out but anyway our best practice talks about that today too as a reminder you can go ahead and do this right now through blueberry without having to go over to apple and publish over there you can have a premium podcast today number one. If you're using our press he can use a member pro- Membership plug in or you can use our private podcasting solution again. We don't collect no money though. That's up to you to collect the money but at least one place to manage it. You have an app. You've got a public gotta. Pwa private web app. You know plenty of places to keep the media be set up to her. It'll work and most podcast apps. You know real podcast app right. It depends on how below security ago. So so there's there's ways to do this Without having to you know post five different places. I still believe podcasters. If they're going to do premium and they have that big an audience support premium content. What why bill that on someone else's property you know giving in your given thirty percent to apple why would you. Why would you do eventually. You'll be given how much whatever percentage spotify if you go at two years are going to start buck the money but you still have to deal for their launch partners stopped. Pay them so again. Build building building on your and your brand you know. Let's talk about media monitors. Yeah built a new podcast monitoring service and see you forget what. It monitors analyzes analyzes all your episodes of thousands of the most popular national podcast download across multiple platforms. So it's some sort of Service that is supposedly a ranks. Things i don't know. I haven't really read through the article. Didn't make a lot of sense to me. But i thought it was worth talking about all right. Well i i have no clue on that one. So when they say they'll launch a podcast monitoring service dinner. They're monitoring my podcasts. Or if they're only monitoring the top one thousand pretty useless for most people. Yes is currently includes national and local radio television cable newspaper digital display advertising and podcasts also is it per advertising advertising monitor no i'm okay that makes sense. Yeah so i thought it was generate that up over the podcast news. So it's it is a monitoring of who's to add you're running wear all right. Good all right cool they. Podcasts are supposed to break a billion dollars this year in advertising. You know we'll see. But when they say podcast monitoring service that sounds like it's something we can all use. But maybe it should. They should have said media monitor lunches podcast advertising monitoring service. Yeah for sure so out liar. Outline podcast festival's been postponed because of the delta variant. They're worried about that so they cancelled until next year. This is really designed to give you professional level racecar performance in something that you can buy. You can go play with yourself. You can buy for how much i believe. The pricing of these is rounded. We're still talking about the three million mark there you go nothing. Were expecting it to be that as well. It could be a big issue. So i think was really bad decision on multiple fronts and i was really sad. See the national action and he said No they won't be around. But that's really what they are isn't it. Yeah that's really where we're seeing a lot of money from these ultra exotic car companies creating these very very limited edition. I think is five million dollars so we're getting even more expensive evidence that there's too many rich people in the world and they're all here in this weekend all badly but these companies are learning that they can create these ultra limited edition versions of. They're already extremely expensive cars and make them even more expensive which then gives them the money that they can then into next generation cars so that's a huge trend we're seeing this series is very limited action teens. Or maybe a hundred of these cars sewing for millions of dollars each and they're being bought up instantly before they even are publicly available with that. Small number of units is is it profitable or is it just more a showcase for the company because these cars are typically based on earlier production versions of the consummate.
