"It's up to you brought to you by the Ad Council. Come on news time. 1 54 traffic every 10 minutes on the force from the Dubin Law Group Traffic Center. A couple of issues have been dogging us today. One of them being some construction on Montlake Boulevard Southbound Montlake Bridge here in Seattle. You're still able to get through the area, but the left lane is closed, so expect a slowdown from about Pacific Street or so. There's also an accident on Denny Way at Broadway in the Capitol Hill area. Unclear just how much of the road is blocked at this point, but we'll keep an eye out. Other than that. The interstates are a little heavy Colbun as we would expect to see right about now. South bound by five as you exit federal way and move toward Fife. That's slow going westbound. Uh, no. Excuse me, eastbound Highway 18 Getting into Auburn is very slow. And it's also quite slow going southbound on four or five through Bellevue. No obvious reason as to why necessarily, um, but there had been a collision a little bit earlier in the afternoon. We'll see if maybe something has been moved. Or they're trying to clean up something on against south on four or five south of 5 20 in Bellevue. Traffic. "Points marked like Bridge is gonna be closed down for a month. We're giving you yet another warning because this is a big deal, and Chris is also going to report on some of the other projects that will happen during that closure. Montlake Bridge will be closed from just after See Fair to Labor Day nearly the entire month of August and change. The state is replacing all 84 metal grid deck panels on the 96 year old bridge. Well, that work is going on. The state will take advantage of the lane restrictions enclosures to get some other much needed work done, which would have required another syriza of closures. The contractor will use this time to dig under the old gas station that was next to the Montlake market. Washington Department of Transportation's Steve Pierre says the four underground tanks leaked during their 70 years and operations over the years. There were some spills. There's some underground gas tanks that leaked on when we explored. We realized we've got to remove some soil here to make sure that it's Presentable for the next owner. The state plans to sell the land after the Montlake Lid project has done, Pierre says. The contaminated soil leeched all the way under Montlake Boulevard. We've gotta remove somewhere between 10 and 15. Tons of soil is contaminated, and some of that leaked under Montlake Boulevard and some of that leaked north under the westbound on Rick. So will be will be digging soil chasing the oil. Make sure that we get it cleaned up, and that's a perfect time to do it. The cleanup will cost between 3.5 and $5 million, which the state plans to recoup from the original owners. The contractor will also use the August closure to make significant gains on the Montlake lid project itself. It's about 60% paved right now, after workers installed 114 girders over the freeway earlier this year by the end of August or close to Labor Day, Montlake Boulevard will move east onto that new lid. Will give contractors space to demolish the old Montlake Boulevard overpass of 5 20, which will then be rebuilt as part of the new lid. The entire Montlake project is scheduled to be complete in 2023, as all that work is going on. The state is about to begin construction on a new reversible H O V lane between 5 20 the eye five express lanes. Just awarded the contract last week that reversible H O V. Lane will work in concert with the eye Five express lines, So that means that in the morning traffic coming from the East side will and that's bus is only right now we'll be able to use utilize that to get down to the Lake Union neighborhood quicker. The state's Pierce says the reversible lane will only be open to Busses until the Portage Bay piece of the 5 20 expansion is complete. And that's not for about another nine years after that, all H O V uses will be able to use those reversible lanes and you heard me, right? Another nine years before the 5 20 project will officially be complete. But at least that would get rid of that. At least part of that, Mercer. We've right for exactly you would be able to get some of those Busses off the main line there down at Mercer and getting so that Lane's gonna actually dive underneath the North bound lanes, then, sir, Correct. And then Yeah, I put I put I put the link up at my northwest dot com at the bottom of the article there to see how it kind of snakes its way down towards the West side of the eye, five express lanes to get into that Mercer Lane. So, yeah, it's it's a It's one of those again. We've talked about this before, especially with the high five Seneca Project to where the states trying to find Even the limited amount of space without super widening stuff to use what they have to get a little bit more capacity, and that would work in both directions, so that if you were in a car pool eventually you wouldn't have to do the we've across I five to get from the Mercer for Mercy Street to 5 20. That is correct. But again, this is not going to be open to cars until that Porter's Bay expansion is done. Because they just don't have the volume there. They don't have the capacity to handle that. Just wanted to give us some dreams. Some dreams we can dream I know, and that that reversible lane should be open to bus is around 2023 at the same time that the lid is done there in Montlake. It's 8 40. What's your traffic headline Traffic headline continues to be the North bound for all five. Dr. Getting out of Renton. I'll tell you about it Next. This is Cairo Radio, the G and Ercel issue. Federal way. Piles of use drug needles are scattered throughout the city, and any plans to clean that up cannot keep up with the sheer volume as citizens group that's been working on this problem, says King County's Needle Exchange program is the reason behind.

They're going to create a lane that dives down there kind of right above the station where they're right above the station by Roanoke unwanted and dives down and connects on. What would be the Lake Union side of the express lanes and then that will take you directly to the Mercer off ramp to get you down there, and it's going to be reversible, so you'll be able to get on at Mercer. And then take that to 5 20 eventually because when the express lanes are open in the north bound direction on again, it's bus is only to start because they don't have the capacity between Montlake and pour across Portage Bay to I five to give this to cars. "Day every day. This is Seattle's morning news with Dave Ross. Chokepoints your options to cross Lake Washington. They're going to be limited this weekend. As in 5 20 is not going to be opened The state's closing the bridge for another step in the construction project, and Chris is here with the update. We haven't done an update on the 5 20 bridge since the start of the pandemic when eastbound drivers were pushed over into the westbound lanes from Montlake over to the floating bridge. Well, It's time now for another slight jog this week that were completely closing down 5 20 between Montlake in Seattle and all the way over 92nd Avenue northeast on the East Side, ST. Steve Pearce says the closure will begin at 11 o'clock Friday night end at 5 A.m. Monday unless they wrap up early Contractors now building the supports for the concrete lid that will eventually go over 5 20. It will extend from Montlake Boulevard east to 24th Avenue. The center pier has been built. Now it's time to expand. We've built the centre appear, and now we're shifting lanes close to it so that we could begin to build the outer piers appears our support if you will. I did not like. Eventually, the lid will serve as a green space and a transit hub. So Pierre says that drivers need to be paired prepared for a slight lane shift. Come Monday. As drivers are going to be forced a little bit more to their left. Drivers will notice that they're closer Together East and West bound. Near Montlake so that we can create works only on the outside of the road. So the best thing to do is slow down the fall that the car in front of you and to be aware of your surroundings. And even in these covert times with the travel times in the you know the travel number of cars out there is down anytime you close a major bridge like this across the lake, you're going to see big impacts on 9 95 to 2 over the top of the lake. 160,000 cars drive across 5 20 on a typical weekend. That's a pre covert number right now. It's actually about 105,000. But that's still a significant amount of people that we're gonna have to go somewhere else. People will probably take 90 other drivers might delay their trips are trying trying to travel during the non peak period. It will be a pretty good closure for this region. Now, Pierce says The state actually plans for another full closure of the highway early this September. And he says, Well, we never want to say there's anything really good coming out of the pandemic. The fact that the Huskies are not playing football in the fall means that they'll.

"Of interstate ninety. It's that system that eventually it's going to warm up and bring us some of the rain this afternoon. It's thirty five degrees in Seattle right now. Come on news time, seven thirty six sub state lawmakers wanna make sure drivers learn how to merge the right way the wrong way. A wall of cars blocks you from coming over even if you have your blinker on and then you end up at the end of the ramp with other drivers stacking up behind you waiting for someone to make room for you, all of this creates a choke point traffic messing up the drive for everyone. One house Bill sixteen fourteen would add language about how to zipper merge to drivers Ed manual statewide. And then require new drivers to be tested on the technique. Now wash dot says, this is one of the most talked about traffic issues. They deal with is being reviewed by the transportation committee today. "Nothing quite as beautiful. Welcome back to montlake. We'll money. I'm Chris L. Joining me in studio. It's the one and only Morgan Hausa good to see you. Good to see you me. You've been traveling. We're going to get to your travels, but let's let's start with this the last time you and I were talking in the studio it was last June. Yeah, sounds right. And I checked and the s&p five hundred today is just about where it was when you and I were talking back in June. Although it's visited a lot of different places in between those two times. And I'm curious studying the market the way you do. What do you make of the volatility that we've seen over the last six months in particular? Someone asked me a couple of weeks ago a similar question. But they said the market has been so calm for the past two years. And now the last three or four months it's been up and down all over the place. What do you make of the ups and downs? And I said, well, no, it's the calm. That was the outlier that was the abnormal part. Letting the volatility that we've experienced in the last, you know, three or four months is what is more closer to historical normal than what we experienced in two thousand seventeen and most of the two thousand eighteen where the market just went up consistently one percent per month. Very little volatility. That's the outlier, but it happens for so long. It was only twelve or sixteen months. I think people got accustomed to, you know, even if you're a long term investor you've been doing this for a long time. If you go through a period of twelve or eighteen months where things are calm. It's really easy to extrapolate into -ssume that that's kind of how the market works because it feels so good. It's so calm. Everyone's having a good time. And then when you get into a more volatile periods. Harter remember and remind yourself. That that's that's what markets are supposed to do. And that's why you're gonna earn a higher return than other assets. Because you're putting up with all those ups and downs. So we've talked before for years on this show about as great as the bull market run has been for roughly the last decade, one of the potential ripple effects is we're going to have a lot of new investors who win the volatility hits when the market drops. Suddenly that's going to be really their first time encountering it. We've focused. I think more on the returns and sort of gearing are stealing ourselves for people not being ready for the market drops. But is it the volatility that really is as important if not more important in terms of investor psychology? I always think you can break it up into two groups in terms of there's a group of investors who started after two thousand eight and have never experienced downturn. And then there's the people who were investing in two thousand eight and they have all the scar tissue from two thousand eight and both of those groups I think can be equally dangerous. You have the new investors who might not understand what it's like to watch your net worth go down by twenty five percent. And what that's going to do to your psyche. And how that's going to affect your outlook on your retirement your kid's education. And then there's another group like you. And I who did live through two thousand eight invested through two thousand eight who are probably a little bit overly paranoid that. That's what's going to happen next. And we keep anchoring to two thousand eight and assuming that the next big downturn is going to be like that next big one. It's like if you lived through the nineteen o six San Francisco earthquake you probably assume that every earthquake after that was gonna devastate the city that realize like no that was a big outlier, you probably wouldn't expect that to keep happening. So I think in terms of the psychology about it. Those are kind of the two camps out there today, you have the complacence and the paranoids, and I don't think one is better than another. But I think both groups kind of set themselves up they both both groups can anchor on scenarios that are statistically by unlikely to occur. Again. Do you think we can get like team jackets made with? You know, paranoids written on the back. That would be good. I would do it. I'd wear it..
