And that's important because Canada does not produce any pharmaceuticals. And if you listen to some of the politicians even the statute that's before the Florida legislature. Now, you have this headline of Canadian suppliers. Well, the reality is these are fabricators who live in other countries who put together medicines that are counterfeit or sometimes laced with Fenton all and there transshipped through Canada. The Canadian government has been very clear that it never inspects audits reviews for safety any of these products. And then we have people here telling them as Canadian drugs people thinking, well, if they're from Canada, they must be equally safe. So you know, it's a it's a very dangerous situation. We haven't met the threat we haven't given our warrant forcement sufficient resources aurthorities, the penalties for smuggling or importing counterfeit medicines into the United States or very insufficient which is not an incentive for prosecutors and border patrol says they need four thousand more agents immediately. If they were even to start trying to identify illegal medicines and drugs, and that's just separate from the, you know, the epidemic of opioid depths and sentinel debts that we're seeing I just left a panel here with free moms describing the horrific stories of their children the dying from. Which has issued at home price index and the forecast, we're expecting a home price growth slow in the coming year because of affordability challenges that we're seeing in so many markets around the US with the rise in mortgage rates that we've seen over the last year and the higher home prices that's translated into a significant increase in the monthly principal and interest payment for mortgage homebuyer would face, and that's really cool also the level of fire activity, and that's what's leading to some some slowdown in home price growth. How much did the Fed's action over the past six months or so affect what you're seeing? Now. Big affect because over the last six months, they've increased the short term interest rates twice, and that's been pushed up short-term interest rates by half a percentage point now. Now, the fed says they're going to take a pause there will be more patient. So well, I do expect the fed to increase interest rates during twenty nineteen. It won't be quite as rapid. It'd be much more moderate I noticed to in the report that out of the top fifty markets when you look on the housing stock. What was it like forty percent of them were overvalued? Where was Dallas in that mix? Dallas was also I'm just at the margin just a little bit overvalued by the analysis. We were doing and with that analysis. What we do is we compare the level of home prices today with the income of local residents in the Dallas metro, and we compare that with what it has historically been what the average relation. Shift between price and income had been and in the Dallas market break now because of the run-up in in home prices over the last few years prices do look a little bit high relative to the income of local residents. All right. So we have some moderation in the growth of the home prices. And we have the fed chairman basically saying there's probably not going to be anything happening on interest rates for a while. Does that does that bode well for renters who want to buy or for first time home buyers? Yes, it improves the outlook for Ford ability because with interest rates rising, much more. Slowly, in fact, probably staying where they are in the next couple of months and with home price growth monitoring significantly that should actually make the transition of homeownership. Much more attainable for renters what we're seeing with the strong labor markets, and as you know in Dallas. The unemployment rates down around three percent. So it's a very strong labor market, it's translating into wage and income growth. "Campaign Carolis Mitch car spoke to Cyrus Reed with the Lone Star chapter of the Sierra Club may be the first to say, we're a long way off from you know, completely running are either our state or the whole United States on renewable energy in Texas right now in the top system, which is our electric grid. Feeds most of the state at the end of two thousand eighteen about twenty percent of our electricity came from wind and solar. So that's not one hundred percent. That's only twenty percent, but it's moving in the right direction. If you look at the kind of the ERC or to what's what's coming up were seeing that solar right now is about seventeen hundred megawatts number of big plants, but it's expected to go to about six thousand in two years. And wind is a little over twenty thousand megawatts annex is expected to get up to about thirty thousand megawatts within two years. So we think twenty percent today in Texas. We think and a couple of years we'll be edging towards thirty percents. So it's moving in the right direction as more and more cities and corporation sign onto contracts with renewable resources in the US is a whole it really varies. There are some regions where there's very little renewables like in the south east, and I would say there are other states, California, New York that have much bigger percentages of renewables. It is moving the right direction. And I'd say in terms of price we've seen in recent years cities like Austin like San Antonio, like Denton signed contracts that are actually cheaper than gas or coal resources. So we're already seeing the prices be cheaper than the traditional fossil fuel prices for the homeowners. Wherever they are in the state of Texas. What's being done to what's the word? Incentivize homeowners to go more renewable. Whether it's putting a solar panel on her house, or whatever it might be. So as you know here in Texas is a little bit of a complicated situation. We have some areas like Georgetown Austin where you're served by medicinal utility. We have other areas like in in the Dallas area or Houston area where we have a competitive model where you choose your electric provider. And there are many electric providers today. Most of the major ones that do offer a one hundred percent renewable option in in general. It's a slight price increase over the, you know, they're their base cost. But it's it's a relatively small increase. If you're in those competitive area areas in our homeowner you can sign onto an two hundred percent renewable contract. Now, what that means is they then go out and contract with wind and solar providers to you know, to make to cover that energy use. It's it's important though to be to look carefully at those provisions in terms of actually putting.
