The busiest time when it comes down to real estate here in Phoenix is obviously during the summertime. That is when there is the most activity and that's where school or, you know everyone's just kind of There's really no constraints, so All the time and and that's where we find a lot. The majority of the less things going on the market doesn't necessarily make it. The best time to buy is a matter of fact, Summertime could be one of the roughest times to be a home buyer here. And so then the next question that I get Ryan is then wins the next time to buy. Well, we are in it. You know, the fourth quarter of every year for me on the closer. That you get to the holidays. So, like you said, Summertime is extremely active, just kind of just given everyone an overview of what the market is here down the valley what it usually looks like It's extremely heavy with buyers in the summertime. And then it starts to level off Generally, in the winter time Now this past year, we haven't really seen much of a fluctuation on heading into this winter. Now we don't have a crystal ball or anything. But we aren't seeing very many indicators saying that we're going to slow down necessarily. But already we've seen some appraisers that are appraisals that are being a little bit more flexible to three months ago, it was like pulling teeth to get an appraisal to come in at value. And this isn't us trouble trying to do any manipulation. It's just simply a lot of appraisers were really reluctant to give true values the homes because I feel like covet, played a part of it, and I feel like just the fact that there was so much volume. That they're having a hard time wrapping their head around it and saying And, you know, not listening to our show that hey, that the sky is not falling. It has to do with the fact that we have great infrastructure for commerce. We have great infrastructure for For between being that the rates are so good and the actual financial system that we're working with right now. And so that really helped a lot of things that I say all this because when you get to the book It's going to spur some really big questions as far as what it takes to be a good competitive buyer, And that's why it's so important to reach out. It has been an absolutely crazy summer comes down a real estate and there's a lot of people didn't listen to us back. In March and April, when we said get in now, because inventory is going to be a challenge, and a lot of people out there just you know, didn't have the opportunity to find something specific and find what they need Just because of inventory issues so well we've decided to do was today we're going to highlight three properties right now that very few people know about one of the properties. I can tell you and nobody knows about so let us Let us take you to the White Mountains. If you are been looking for are wanting that getaway. I know most people say summer getaway. My kids like to ski so year round Get away. We have a property that nobody knows about two bedrooms, two bathrooms between 11 1200 square feet. Somewhere around 2 70 to 75. That's how new it is. We don't even have specifics right now on this, But nobody knows about in the beautiful town of Heaver, which I know you have a place in Hebrew. I'm telling you, this is and on a nice, beautiful piece of property, looking at trees and enjoy the cool weather. That's usually the biggest indicator up. There is whether or not we have trees so If you're familiar with the White Mountains, Hebrew Overgaard area, it's all about whether or not you have trees, and this one has a MME and spades. The home Is only a few years old. It's in pristine condition. It looks like a model, so I know that it's been lightly used The owners it's their second property years old, is three years old. They just treat it like a piece of gold. And I have just taken immaculate care of. It has plenty of space for parking plenty of room for a boat. It's ah, over half of an acre. It is 100%. The hottest ticket style property up in Heber Overgaard area and for those people that have thought about and even tried over the summer. I'm telling you right now it's not on the market and nobody knows about it. And if you are interested in learning more about this property wants you to text award White 2411 92 3. Ah, ready to make it somebody else's home so they don't have as much property to take care of your looking at over two acres over there. And everybody that has been dreaming about having acreage having that and no neighbors, no neighbors right and just kind of being off on their own. Right now is the time you are. Most people are able to work from home. They they've conformed, Teo. You know more of a covert atmosphere where we're no no one's going into the office and so If that checks your boxes than this home is something you need to take a look at it. that people just naturally they need some type of human contact in order to feel comfortable with other people and I think that now I'm no psychologist but I just I feel like that you need one but I I do feel like there's going to be that that something like that is is is needed and so a handshake is probably the most in a passive way of having that human interaction contact I don't know how I got The, the burning question on my mind is what the heck his happened to sixteenth street this week, of course, the hottest day of the year is when our air conditioner decides to go out and actually wasn't the air conditioner, it was one of those nest thermostats. I the only one that it seems to have problems with it. We've actually had have to necessarily stats replaced, but that's not really part of the story, the part of the story that I find interesting is the fact that we spent two nights at Airbnb right down here on sixteenth street and Bethany home a couple of miles south of ninety two three KTAR. And so since I moved to the north valley, I'm always coming south to get to the station. So I haven't been down there in a while. But holy schmolly is that place. Grownup breweries everywhere. Nice little apartments going up. Everywhere us schools going up. The building baseball fields. It's fantastic. So for those of you that are one living down here, kudos to you, too. If you're looking for a place to possibly set up shop what a great area. Yeah, the thing with restaurants that I want to talk about am I the only one that has noticed that is costing a fortune to go out and have a meal. I don't think I could go out and get a chicken sandwich or a burger. And, and, you know, in a side and a soda for under fifteen sixteen bucks. I remember when you could go, and you can get it all done for nine or ten dollars and I feel like and go and text into four one one nine two three. Let me know your thoughts on this. If you're seeing the same thing, but I feel like the, the price to go. Eat his joked exponentially in the last six seven months. I mean, even even to go out to like a like a jersey Mike's or a place like that it's getting to be expensive. I took I took my wife out to go get one of my favorites among Golian barbecue. It really twenty nine dollars for some frozen meat and some vegetables, seems a little out of control, but then my wife reminded me, and this is the point of the story, then my wife reminded me, she goes, didn't we little while back raise, everybody's minimum wage, and I'm telling you, we were telling you, if we, if we spike up minimum wage, and we increase people's minimum wage. By that much that quickly, and that was only part of the increases that are expected to come K business owners and restaurants and stores. They can't absorb those costs. So they have to pass it along to somebody and congratulations. That's somebody is you. And that somebody is me, and then I'm wondering, okay when we do continue to increase minimum wage, I it's almost at what point does going out taking your family of four taking them out. When when does that become just unaffordable to the point where you just can't go anymore and right now and I don't think anyone's worried right now because you can't get into a restaurant on Friday Saturday nights Konami is doing and no matter what you naysayers have to say the economies are doing really, well, I really, honestly I don't I don't need to listen to talk radio read the news to determine if the economy's. Good, I go by two things. Number one, can I get into a restaurant on Friday or Saturday night? Or is there a weight and number two I go by road construction everywhere I go in Phoenix. They're shutting down lanes into doing construction, which means that the local state, government are doing pretty well. Which means the economy's doing pretty good. But that is a but these restaurants it is absolutely slammed all the time and new restaurants, every time I turn around are going up. They're building new restaurants chains are bringing coming out here to Phoenix, and we act like every time a new place, pops up. We act like we haven't eaten in about six months. But that is the side of a healthy economy to me. But again, at what point though, does the price of, of a dinner of an ice, tea and a soda at what point does that start pricing people out? And now I'm at the point as a father of two, young boys is my wife and I, we have to do a lot more or less just, you know, get them some fast food or cook them a pizza or something like that. And so my wife. And I can go out because we'd rather I'm not gonna lie. We would rather go out more frequently than go out with, you know, frequently on our own than than take our kids, does that make me a bad parent, text that to four one one ninety two three wanna bring to your attention. First segment to all of you parents out there that either have a child that is in college or your thinking about or in the process of getting your child into a college. So I had the I had the most interesting and enjoyable conversation the other night, so there I am at happy hour. To my left is my beautiful bride, whom is one of the nation's thought leaders what it comes down to digital marketing and SEO, and she speaks at all the digital summits or not all of them. But she travels the country and speaks at the digital summit. So if you attended the digital summit and set in the four hour workshop. Yes, that was my wife, and she's also a fulltime G C you professor. So she trains all of our young college students in the ways of marketing on my right as one of my dearest, friends, gentleman who's responsible or partially responsible for getting me into radio. He is one of the partners of one of the largest ad agency companies in the state of Arizona. I don't wanna call him out of my name because I don't want to embarrass them. But I do remember conversation. I had with him when I told him I wanted to get into talk radio. And he told me that that was the stupidest idea. He ever heard. And I was crazy. But here I am. So the conversation goes down like this because I know I know my friends angle perspective on fulltime marketing students is feeling is he'll never hire another fulltime marketing student ever again. That he thinks that the four Ps of marketing is the stupidest thing that he's ever heard in his life. And that if a college student ever comes to him and mentions the four Ps of marketing, he's basically going to throw them out of the office. My wife's a fulltime you marketing student who teaches her students the four Ps of marketing, and I just I invoked the conversation. And I let them go on for those of you don't know what the four piece of marketing is basically price product promotion and place and I- invoked the conversation because I know how they both feel about the subject, and I just sat back and just let the fireworks fly, and it was again one of the most enjoyable conversations that I've had, but it wasn't inciteful conversation. My friend had definitely had arguments in his argument is you can't walk into a job interview at of out of college and say, I've got a degree in marketing, and I wanna be fulltime in marketing because marketing has so many verdict. Goals, and so many silos, and so many different aspects to marketing and that and this is where now the lesson comes for us that have kids going into college kids that are in college that the best thing that we can do. And I still maintain the best thing that I can do for my children is to ensure that they get their degree in business of some sort my dad jackass God Russell love him. He let me major in PE. Yes, I majored in physical education. Do you know how hard that was making the adjustment? When I went to grad school coming with a degree. So I want my kids to get a business degree. And so his feeling is is that you you have to pick a specialty. If you're going to go and apply for a job, especially in marketing. You gotta have a specialty. And so on my way home. I was talking with my wife, and I'm like that was fun. Wasn't it? She didn't think it was so much fun. And I said, so what are we doing? Do we recommend that our students and that our own children if they're going to get a degree in? Marketing also, get a minor and and do a minor in emphasizing something. And she goes, no, she goes, she goes, I don't necessarily need to do that. But what they need to do. And I think this is great advice for all of us with parents is is when they take advantage of doing internships and getting jobs that they need to pick a specialty something that are going to specialize in whether it is in social media, whether it isn't creative whether it is in finances and understand the marketing numbers, and that's what our students should focus on. So that when our child goes into an interview for a job, they can have the marketing degree, or are they gonna have the general business degree? But they've also spent some time in an area that they specialize in. And I think that that's what my friend was alluding to is when they come in for a job. They they need to have shown that they have specialized in something because I don't think it's our companies job. I don't think the employers job to help their employees figure out what they're passionate. Help them figure out what their specialty as they need to have some experience in that some that was my conversation that I had on Wednesday night again with my wife who's on the national stage when it comes down to digital marketing as well, as my friend who is one of the owners as his name on one of those big high rise buildings of one of the biggest ad agencies here in the state of Arizona. So good lessons for us for those of us. And I think it is an awesome responsibility. That we have as parents too to ensure I have, you know, I don't want to insult people. But I want to ensure that my kids are going to be picking a major they're going to be studying something that is going to be able to help them down the road to be able to get a really really good job. I always joke that instead of my kids learning Spanish their second language should be code. If my kids come out of college learning how to code. I think they're going to make some money..
