Good afternoon, sandy, the severe thunderstorm watch has been cut back only covers and arundel Calvert and saint Mary's counties goes until 6 o'clock, but I think we'll see that canceled here by around 4 o'clock as this weather does move out into the Chesapeake Bay. Do you watch out along the bay bridge though heavy rain and gusty winds are affecting the traffic there right now that will be an issue for the next 30 to 45 minutes. Still some showers as far west as the Shenandoah valley that's associated with an approaching front. So we'll keep showers and I say thunderstorm in the forecast into the evening hours of the risk for severe weather that's just about done for us and get ready for some cool weather and maybe some frost Monday night and Tuesday night and I'll be back in just a couple of minutes with your complete forecast. Hey, Mike, a question. A cool things down here and I know we needed some rain was that enough to help out the drought and have we had any reports of damage from these storms. There was some damage around the culpeper area earlier today where we did have that tornado warning and some gusty winds and I haven't seen a lot of wind damage. We didn't get enough to get us out of the moderate drought but anything that we could get was helpful today and we had some nice moderate to light rain behind the initial squall line which helped us sink in and at least ease the drought. That was a tree down in the roadway along the right side. 27 ridge road after route 80. That was a serious crash. We may have the roadway blocked in both directions expect to be under, police direction, in Virginia, and updating purcellville route 9 at stony point road they cleared the tree out of the roadway all the travel lanes have been reopened. Now here's what we're learning tomorrow, a winter weather advisory has been issued for Frederick county, Maryland, and western loudon and foggier counties in Virginia. The bitter, the coldest air is expected to arrive Friday afternoon heading into Christmas weekend for the entire region. Storm team four's Mike stenner says it will all start as a steady rain tomorrow afternoon with those temperatures plummeting on Friday afternoon. With the winds, we can see a windshield temperature is in the single digits, also some temperatures below zero in the windshield category across the northern and western suburbs. The D.C. metro and the I 95 corridor will drop below freezing between one and 2 o'clock on Friday, which means wet roads will freeze quickly, likely causing conditions to deteriorate. There could be a brief period of snow, but accumulations of more than an inch or unlikely. Due to the because of the heavy rains tomorrow, road crews will not be able to pretreat roads. So it's best to stay home next to the fireplace by the time Friday evening rolls around. Now, airlines are bracing for the weather to affect holiday travel, and they are giving out a flight waivers in anticipation of canceled flights so that folks will be able to rebook. Can we report some slick roadways? Two 70 and I 70 temperatures here have fallen to freezing rope temperatures are also dear phrases to do watch out for slick spots here. And we've had some reports of some sleep. South the beltway along I 95. So a mix of freezing rain and rain for the next several hours. I'll turn it over to all rain from east to west by mid to late morning. This is going to be mainly a rain event east of I 95, but slick spots could be a problem for the next several hours. Later today, rain with pockets of some freezing rain near the Pennsylvania border. Rain heavy at times, highs up authorities to mid 40s, regular taper off and end tonight lows mid 30s 1140 so we'll stay above freezing, not a rephrase and tomorrow turning partly sunny and breezy with highs in the mid to upper 40s. Eventually we'll see the precipitation becoming all rain from east to west as the morning goes on, look for highs later today in the upper 30s to mid 40s, rain could be heavy at times. Dale City and woodbridge, then again, moving through newington towards Springfield, three 95 is good to go still quiet. She make the trip out of the beltway, north up toward the 14th street bridge. No early troubles on the bellway yet between Alexandria and mcclain. "Good afternoon, I'm Ann Kramer, the top local stories we're following this hour, the weather we are starting off with severe weather in our area, storm team fours, Mike stenner joins us live with an update, Mike, what's happening and how bad could things get this afternoon? A powerful, dangerous, thunderstorm moving into loudoun county, Virginia, is stretches from Brunswick to hillsborough to percival moving off to the east at 60 miles an hour, watch out for wind gusts of up to 70 miles an hour along with quarter size hell. Northern Porsche of this storm is rotating. There was a tornado warning associated with it earlier, and we're going to watch this supercell as it rotates. We could get more tornado warnings across much of the area, including portions of Montgomery county and Frederick county in Maryland as the storms continue to race off and approach the two 70 corridor in between Frederick and Germantown. Other storms are now racing just north of interstate 70 to the Pennsylvania border. So the entire region is under a severe thunderstorm watch until 7 o'clock this evening and wind damage is the main thread over the next several hours along with large hail and a few isolated tornadoes. All right, in Virginia, run in 95 going in the southbound direction we'd add heavy traffic getting out of lord and cross in the academy, then delays out of woodbridge as you ride down toward Dale City. Now a camera showing, at least one vehicle facing the right direction, three of them are involved, one sideways, one's face in the wrong direction, one right shoulder is getting by. There's a big bumper in the far right lane and the other vehicles are kind of strewn across the left side of the roadway so far, no police, no fire, no ambulance, so just be aware watch mirrors going south on 95, headed toward exit one 56. Northbound travelers, really not too bad. We've been looking pretty decent at a triangle, headed up towards Springfield. We were a little heavy and newington. Three 95 also a little delay north of duke toward king and across the 14th. Still pretty slow on the beltway though, inner loop your jammed in a Braddock road, headed up to Arlington boulevard the crash remains along the far right, side of the roadway. We had an earlier issue on the beltway in prince George's county, outer loop, was a wreck, it was a vehicle fire, it was before branch avenue. I think everything was off the shoulder right. So at least your lanes are open, but still slow approaching saint Barnabas road. Not too bad now, topside outer loop, looking a little better, we're still having New Hampshire to Georgia, two 70s, fine, Frederick south to the lane divide. The trouble inside the beltway is going to be south on the Baltimore Washington Parkway. It is described as a crash and nail debris. Apparently we've got some nails down in the roadway, south on the bottom of Washington Parkway after four 95, the delay seems to be at this point from powder mill to NASA Goddard. Closer you get to green belt road though, the delay begins to ease back somewhat. You're still fine as you ride between the beltways, both 95 and the BW Parkway, except for that delay going toward green belt, 95 south, was just a little bit heavy, approaching and passing one 75. And he is telling me that there are numerous trees down along I 66. The tractor trailer blow over potential was very high with this storm. We haven't heard any reports of trucks overturned. But that was a north south wind across an east west facing interstate. I am hearing there are reports of treason to houses out in this part of the area too. So as far as 66 goes, we're going to try to get some more information on if the road is passable. Lots of trees reported down, but that's all cursory information. Closer to the metro area, it is almost rush hour as usual. Volume delays in the beltway, three 95 and 95, a tree came down on route one between Stafford courthouse and falmouth, but route one is passable to some extent near lay hill road where the tree snagged a wire. Very heavy concert traffic between The Pentagon and south capital street to and from that exit on and off the southeast Southwest freeway in Maryland, there was a fire department response in Montgomery county blocking a portion of muncaster mill wrote north and west of route 28 norbeck road, the crash outside of Frederick on three 40 near Jefferson technology Parkway has cleared and all the lanes are open. "On Saturday look for a high in the mid upper 70s The first sunshine on Sunday and Monday with highs in the upper 70s I'm storm team four meteorologist Mike stenner Mostly in the 80s now it's 83 at Rockville Ashburn at 84 and 81 outside the TOP studios 8 41 mortgage rates surged by more than half a percentage point this week It's the largest one week increase since 1987 a 30 year fixed rate mortgage is now averaging 5.78% Joining us live now for more on Skype is CNBC real estate reporter Diana oleck Nice to talk to you again Diana these higher interest rates are really putting the squeeze on first time homebuyers people looking to move up as well What is the effect for them What are home buyers to do right now Well the effect has been really fast something I've really never seen before in covering housing for a couple of decades now We've seen a huge slowdown in demand In fact I'm talking to real estate agents who are canceling open houses because they say nobody's showing up right now And they do expect that to ease up as we get further into summer because rates have just been so volatile You talked about this big one week jump that we saw but we've actually seen rates have been climbing since the beginning of this year We started right above 3% of the first of this year and now you have the 5.78 but actually from this week more recent we've seen rates climb over 6% So for first time buyers they are definitely being sidelined at the affordability has weakened dramatically And so we just have to see if rates level off a little bit so people can regroup in the market can get a handle on it Yeah so what's the best advice Diana for homeowners who want to get their house on the market Should they just expect that they're not going to get as much these days Yes the sky is no longer the limit for homeowners And that's what real estate agents are having to tell them having some tough conversations as they say you know there is still demand out there and there is still very low supply but there is more supply coming on the market and houses are sitting longer That means if you're desperate to sell don't put that high sky high price on the house Price a little lower perhaps you're not going to get bidding wars The problem right now is for a lot of sellers who might want to move they don't know what to move to because prices are just so high Also if they are going to move they're going to be trading likely a very low mortgage rate for one that's double that rate in this new market So it's a tough one on affordability for both buyers and sellers So do rising mortgage rates necessarily mean that home prices will level off or even maybe go down a little bit Well that's the big question And the expectation is that they will ease up We have seen just record high home price appreciation up over 20% from a year ago That's not normal And that's what I keep telling people So if we expect those gains to shrink even flatten even if they were around 2% remember historically home prices generally year over year appreciate about four to 6% That's a healthy market We need to get back to that to make affordability better But if they do I don't think they're going to go lower That is nationally Like we saw during the Great Recession It's just not that kind of market especially because of the supply and demand situation Again they could flatten and in some overheated markets which is not D.C. but markets like in Arizona and California Miami specifically you could see home prices weaken much further there Yeah Certainly it's uncertain times Diana always appreciate having you that CNBC real estate reporter Diana oleck coming into us this morning on Skype 8 44 If you're working in the Washington D.C..
