"She's on the path to financial independence, but looking for a little bit of guidance. Louise, welcome to the bigger pockets of money podcast. Thank you very much. I'm excited. I am excited too, 'cause I think you are sitting in a fairly good position, but let's look at exactly how good that position is. Where is your money coming in and where's it going? So I recently switched jobs, I took advantage of this labor market and sold my skills to get a big pay increase. So I'm kind of looking at a lot more cash each month than I had been, which I think will be helpful to get your input on how I should prioritize using that cash. So annually, my primary income comes from my 9 to 5 job. I bring in a 120,000 annually, which breaks down to about after everything's taken out 4500 take them for me to play with, and that's including maxing out my Roth and everything. And then I have a bonus that's up to 20%. I haven't gotten a clear sense on how sure thing that is. So I'm just kind of thinking on that being a nice surprise and utilize that for anything at the end of the year. When that comes in. So yeah, looking at a $120,000 annually to play around with, which is a lot more than I had been. So your help will be greatly appreciated. Well, so the extra to me. That's awesome. What was it? No such thing as extra money. Before it was around 75. That's a huge increase. Okay, so you've got a $50,000 raise. Especially jobs. Let's just pause for a moment and say, congratulations to Louise. That was an awesome move. Is it in the same field? Yep, same field, just sort of working in a so I went from public to private, so doing the same thing, but just for a different company. And it's been working out really well so far. There was no change to the skills I needed, and I was able to start right away. So I've been enjoying it so far. Good for you. Congratulations that's awesome. Congrats, that's awesome. And I like the way that you're thinking about the bonus. I'm not quite sure what the bonus is going to be, so I'm just going to consider it as extra. Great. First of all, it's not extra, it will always have a job. But don't count on it and don't make your budget based on a bonus that may or may not happen. I love that. Okay, is there any additional income besides the salary and this ethereal bonus? So I do have two rental properties, they are, I don't necessarily consider that income because anything that I'm getting just kind of stays within the rental property at the moment. I bought both of them within the last year or two, which is also why I have no cash at the moment. And need to save up more. But so they're kind of busy working to stabilize themselves at the moment. So I don't necessarily consider that income personally. What are these? Can you describe these assets? So they're both single-family homes. I'm from the Midwest, and so it was kind of an nice way to get in. I knew I wanted to get into rentals, but my family is all in a semi up and coming Midwest City..

"The building. But also i believe in super tight editing. Don't repeat yourself if you make a point. Visually move on. Trust your reader to get it and don't but even in the even in the capture process when you're out there you're making these decisions it sounds like to so you're was. That's a result of a lot of preparation and it wasn't like i did so much preparation that when i arrived at a place it was bam bam bam thank you. I'm out of town because you want to be open to like. Oh i didn't know that. So so there's there's some of that going on too so it's like it's like that old thing in military school it's like you know. Have a battle plan but as soon as the first shot is fired. Be ready to change everything so so you also have a lot of hurry up and wait. You're doing architecture because set up the shot but it's waiting for the light to fall into position so that you can capture the shot you're seeing in your mind's eye. Yes in fact to that point. I made multiple trips to some cities. Because the weather wasn't what i wanted when i was there. So i got my interior shots. And i could get some exterior shots but cincinnati city hall is a good example of that you know the mid west it. The weather there is very unpredictable. I mean i think the one of the toughest jobs is being a weatherman in cincinnati is like what do you do you know but but i made a couple of chips at cincinnati because the weather wasn't good the first time i was there to get the kind of exterior shot i wanted and so i went back in the second time i did. And it's a difficult building to photograph because it's a square building with a corner tower. So you have to your the photograph at dagley or from another angle so that you don't have that awkward negative space so if you look at my establishing shot of cincinnati city hall. I did it from kind of a back side angle. And i used a tree branch to kind of break up the sky so that you wouldn't have that ugly naked negative space formed by the tower and then the flat top of the rest of the building so it took me a couple of trips to figure that out and have to get the weather and to get the angle. I'm looking at that sean. I see what too young the same thing. With milwaukee city hall which i think appears just before cincinnati You know the weather there. It's a midwest city and the weather there was a little funky. I made a couple of trips there and getting the right angle on that again. You have that tall tower and the rest of the building is below it so i photographed it from behind. So you get that kind of nice curve to the building and you get you get the sense of the tower but it doesn't dominate so much that it it.

His district i think. Is you know kind of close to the liberal core of glaucoma city You know Dunnington district k. floyd senate district those areas. Make a lot of sense but i mean chelsea brenham. I mean she. She's pretty much nichols hill proper. You know as well as kelly bray in midwest city You know like we talked about earlier. Scott we grew up in that. That's where we grew up. So you know is raquel kelly seat house just ninety five has been one. That's been on my radar for years because that part of midwest city which just about sooner road just right next to mile district Which the sooner owners. The dividing line between ninety four ninety five when i was in ninety four and basically tinker just north of tinker. A little bit of south of tinker. But that district is is is right for a democrat. And i knew it was coming our way it was on. It was on the list. Matter of fact the top two seeds in oklahoma county that i had targeted for years was house Ninety five our. Kelly finally wanted then colin walkies district and houses eighty seven. Which used to be jason. Nelson's old seat. Those are the ones that i thought are most likely to come our way than chelsea random just sort of surprised everybody to a certain extent nickelsville certainly is is more conservative than say heritage hills. That's that's not news to anyone else. I mean you've got more more old money there. In the politics there tend to be more conservative however the social politics don't play. They're any better than they do with the with the well-to-do folks inherited chills and messed park. And so so. I'm not. I wasn't completely shocked that she wanted nichols hills. I think nichols can come back around. You get to a point where folks are comfortable enough and make enough money that Yeah taxes are a thing but they view. Those is sort of a federal issue and locally. They just want somebody who won't support. Sally kerns agenda for example or that kind of stuff and so so ending. Is you give it time. Come back on. They don't gerrymander at too badly. Give it timing comeback. I think there's an opportunity to win that seat back. But certainly i think ninety five should come back to us within the next several years as long as they don't you know. Draw it all.
