I'm doing great, man. Another day in the life. Let's get it. Drew, how are you doing? Oh, just great. You know, can't complain. Well, you can. You can. You complain when you get home. You'd like, you know, just really vent to your two -year -old. Yeah, that's where I do it. Deezy, did you see the tweet that went out yesterday about the show I'm doing with from George from Cryptos R Us? What? Yeah, yeah. Yeah, he's with Blockchain Boy and Neutron. Joshua Jay. Yeah, yeah, yeah. Yeah. So we're all like, it's for crew, like, plus, you know, and basically we're all doing something different. I believe, like, Josh is doing like a news kind of show and Blockchain Boys. I'm not really sure what Blockchain Boys doing, but I know the videos are going to start coming out here pretty soon. We're still like brainstorming my concept, but I have a really good, like, rough idea of what I'm doing. But it's going to be really interesting to see how, like, where this goes. And I'm just fun to excited to do something different, you know? And I'm excited. We got Frankie Candles doing the charts today. I see Frankie getting ready in his neon square. He's in his, like, little neon area. I don't know if, oh, he can hear me. He's showing some recognition and anticipation of what Deezy is going to say next. Yeah, we saw the Donald Trump Jr. tweets. It looks like he got hacked. Also, Rob, you're popping it. Hey, we're going to see you back. Can't wait till you come back. All right, let's just get right into crypto. Marc Kepson's Drew is done. I'm like 6 '11", and I take the shoes off. Then I drop back down to 6 '3". I got the Tom Cruise lifts. All right, Bitcoin is falling a little bit, folks. We were in the green this morning when I first woke up. Now we are down 0 .6%, and Ethereum is down 1 .3%. But XRP looks pretty good. XRP is up. It is up 0 .8 % on the day so far. Meanwhile, Cardano, I woke up this morning. It was up, but now it's down. It is down 0 .7%. Dogecoin down 1 .3%. TonCoin finally cooling off a little bit for the week here. It is down 1 .2%. Litecoin has taken a little bit of a beating, folks. Litecoin is down 5%. We talked about Litecoin a little bit yesterday on ATB. I highly recommend you check that out after this stream. All right, let's look at the top gainers. Then we're going to look at the top losers. You know, I have a streak of keeping my coins in the losers, but not today, folks. I'm feeling good. In fact, maybe I'll have a coin in the top 10. Who knows? All right, here we have Caspa leading the way. Caspa is just on fire, folks. The people who bought Caspa at $0 .01, $0 .02, looking good. Just put in a higher high too. You got past that last one, yep. All right, we are now above a nickel, and it looks like maybe price discovery mode for a Caspa. XDC is up 4 .3%. Maker is up. Radix is up. Aave is up. I have a coin in the ties. A little Solana. I think maybe I have some Arbitrum. Maybe. I'm not even sure I have to check. Then we have, you know, XRP is up 0 .8%. We got gold. Gold's moving to the upside. The graph moving to the upside, even though Bitcoin and ETH are down. Okay, so it's not all blood in the streets, but hopefully, it's not going to be blood in Deasy's wallet, guys. And again, I promise you, I do not check this ahead of time. I kind of like being surprised. I like discovering it with you. So let's discover cryptos, Deasy's coins in here. I'm looking good today. All right, I don't know how long the streak has been continuing. I don't know when's the last. I think I last held Litecoin in 2021. Never had Thor, Phrax, eCash, or I know Frankie likes to trade Adam. I like to trade Eve. So maybe we'll talk to him about the Adam is falling 4 % here. Litecoin down 5%. Thor chained down 5%. Any of these coins, you know, peak it. Well, if you go at it, I do have two in the top 10. I got two in the top 10. Just, you know, just to make it feel good. But any of these screaming at you here? Yeah, Thor, Litecoin, Phrax. Not surprised really to see. I mean, everything kind of came up yesterday. I'm still kind of sticking to the theory that the pump we're seeing could possibly be a bull trap. I think, you know, when we get into the FOMC news, the pauses that is likely coming is going to be bullish for the sentiment. I'm just still like kind of macro worried based off of the stock market sharks. Actually, the Algorand, you know, down 2 .8%. That one's kind of obviously yelling at me a little bit. I have a theory coming up, but I'm not going to say it right now. But I'm making a video about it, about Algorand. So stay tuned for that. OK, so you're going to create more? I'm going to create more. I create more crypto content every day and some of it's about Algorand. But I like how it's a period. Create more. No exclamation point. Just create. I don't know if we've ever had an article from this news organization. ABC. Shout out to Mickey Mouse and the Disney crew here. Fed to decide on a rate hike. Testing optimism about a soft landing as inflation rises again. Upon announcing the Fed Reserve's latest rate hike decision in July, Jerome Powell spoke out a lectern in Washington, DC for a half hour before he dropped a bombshell. The Central Bank staff has abandoned its forecast of a recession. Staff at the Fed, in other words, now expect the Central Bank to achieve a soft landing, an outcome in which the US brings down inflation while avoiding a downturn. Inflation has ticked up for two consecutive months, reversing some of the progress made in the effort to bring price increases down to normal levels. Meanwhile, oil prices have soared, threatening to push inflation even higher. Well, they got like moving ads. Whoa, whoa, what's going on here? Calm down, ABC. Economists surveyed by Bloomberg expect the Fed to leave its benchmark interest rate unchanged, affording policymakers time to weigh their next move as a rapid series of previous rate hikes take full effect. I was looking at Caleb Franzen's tweets. We're at 99 % on the prediction market unchanged today, right? Have you been looking at the, when is the next one? Is it November? I can pull the calendar. I'm pretty sure it's the end of October. I think it's like maybe on Halloween. Let me double check. Oh, on Halloween is going to be spooky. Okay, Drew, are you going to give out candy this Halloween? Absolutely. You know, but actually I'll be doing candied apples. Okay, I'm going to be giving out pamphlets on inflation to children. Yeah, you know, you could have got Reese's pieces, but blame Jerome Powell. You can take advantage of the time and the season to teach your children about tax. Tax them. Like attacking kids for their pillowcases of candy? Taxing them heavily. Yeah, take 33 % of every Snickers bar they get. That's right. Yeah, that's just the way it is. Why wait? Welcome to America, you know? And yeah, the next FOMC is October 31st, November 1st, so. Okay, okay. October 31st. All right, all right. Halloween, what's Jerome Powell going to dress up as? Alex from A Clockwork Orange. Pat, do you want us to dress up on the channel? I might be willing to dress up in a costume. I might be willing. You know, every - I could break out the green spandex, go old school. You know, every Halloween, AJ disappears and a Mr. Meeseeks just shows up. Okay, I heard existence is pain though. Existence is pain. We're not fumbling around for meaning here, Deezy. All right. Well, I'm fumbling around for this rate of inflation. It eases slightly 6 .7 % despite the oil prices surging. You know, like we said, I think the oil is going to be a leading indicator, so inflation will trickle down from the oil prices. If you want to think about it, it's going to cost more money to get those bananas to drive from point A to point B because they're going to have to spend more in the gas tank. This is going to be - It's just give it a while, let it roll out to the rest of the economy. Namely, food. Oil prices really, really like to impact food prices a couple months down the line. Well, we're looking at the ONS as the Office for National Statistics, and they said the consumer price index measure slowed in the 12 months to August from the 6 .8 figure reported the previous month thanks to food rising at a weaker pace during the month compared to August 22. During the X minute, I have a tweet about Canadian food prices, and I just kind of look at where they've gone over the past 20 years. It is shocking. It is shocking. I used Bard. I was like, this doesn't feel right for the price. I went to a Canadian grocery store, and I went low. I went low. There's expensive eggs and cheap eggs. I typed in the cheap egg price. It was still very scary. All right, well, we have predictions. Jerome Powell's got his ideas. You notice I was thinking about this BlackRock. What is BlackRock thinking about all this? BlackRock and others predict the Fed's next move. What does it mean for Bitcoin though? According to Marilyn Watson, is a BlackRock's head of global fundamental income strategy. The central bank's federal funds target rate will remain roughly the same until the end of the year going through its September, November, and December meetings. For the record, I think the economic data has consistently surprised to the upside, she said. That includes GDP, the unemployment rate, and the labor market. Beware, beware of recession. The analyst has previously argued that Bitcoin's price is macroeconomic determined by conditions, including its four -year cycles, which I am still a firm believer in for this cycle. Might be less of an effect of the previous one, but I'm still a believer in the four -year cycle, going to push Bitcoin to the new high. I do think we'll set in a new all -time high. I don't think we're going to hit a quarter million dollars in two years, but I think we're going to flirt with $100K, which they do not believe are related to the Bitcoin halving. So they're saying the four -year cycle is not related. I don't know what they're saying here. Risk assets go lower in recessions. So I'd expect Bitcoin would not perform well in that environment. It has not seen a real recession in its existence. It was birthed out of a recession, but yeah, hasn't really gone through one from the beginning stages to the end there. Yeah, there's never been a Bitcoin bull run during a phase of quantitative tightening. We've always been quantitatively easing the money supply anytime Bitcoin goes up into the right. And that obviously is what it takes. I think they're kind of leaning into if we're in a recession, and that lines up with the four -year cycle. But just so far, we're three for three with the having idea playing out. And the trend hasn't broken yet, so that's why I always say sticking to November 25 as a benchmark, but that's just a benchmark. It could be behind that. It could be in front of that. We don't have a crystal ball, but we can go off the pattern that we've seen before. All right. Well, speaking of quantitative tightening, we also have calfskin tightening, the tightest calfskin in the entire world. I don't care if you have a baby cow jacket for an extra small on an 800 -pound man, there is no tighter calfskin than the man I'm looking at right now. That is Frankie Candles. Frankie Candles, welcome back. How's it doing? Does it feel good? It feels good. The calfskin is tight, and so is Bitcoin's price action. But yeah, I don't want to waste time here. Let's go ahead and jump right into the charts here. Now, here we are. Now, obviously, I talk about this all the time. I don't typically trade on newsdays like this. It is usually a complete washing machine. Usually the shorts get wrecked, then the longs get wrecked, or the longs get wrecked, and then the shorts get wrecked. So I don't typically trade. Now, I am in a few trades right now. I am in this Bitcoin long right now. I have profits locked in on this trade and my stop loss is at my entry. So kind of how I am playing this today is I'm going to be holding my long. I am long from about $25 ,000 to $50 ,000 just below this range. And again, I have taken profits on that stop loss at break even. And then I am also in a short position from somewhere up here. I am slightly in profit on the short position. So I am long up and now I am in this small short position that is in slight profit. However, this is kind of how I'm playing this today, DZ. Because basically, like I said, I never recommend people trade on these newsdays just because of the complete unpredictable volatility that you're likely to see. Now, the last FOMC meeting, I believe, was on the 25th, 26th of July. I believe someone could correct me if I'm wrong on that. But we actually have seen a few FOMC meetings where we didn't really have too much happen. And I've been telling people that we are likely in that kind of boring accumulation phase of the bear market. A lot of times, if you go back to at least the 2017 or 2018, 2019 bear market, we had that bear market rally. And once we topped off at that point, we kind of just bled out. And for the most part, if you kind of just ignore this panic wick from March of 2020, which was obviously a Black Swan event, we kind of just wiggled sideways. We got that big bear market rally, we topped off, bled out a little bit, and then we just kind of went sideways again with the exception of that panic wick. And I do think we are in somewhat of a similar situation here where the rest of this bear market may not be the most exciting thing ever. But for today, basically how I'm handling this, DZ, is I'm going to be kind of...

Well, Cryptoys, a Web3 startup backed by A16Z, is expanding its Disney -themed crypto collectibles after launching Star Wars characters as NFTs. We will scale back on the number of big projects that were funded from the content side, and we will reduce how much we spend on each project. But this is the thing, he owned best. Disney Plus at $6 .99 as an introductory price was his call. And he stands by that call because at that time, you know, the world has changed in the last year, you lived or died by your subscriber count. And Disney knew that going into it and they reached 100 million really quick. But we've moved we on. don't really care as much now about the subscriber count. And so he was honest, yes, we're going to review pricing. 40 % of the people that are signing on to Disney Plus now, Tom, are paying for the ad one, the ad supported here. And it's evidence that the majority of people, you know, are happy to pay a premium version with no ads rather than ads. So that gives, I guess, some thinking to do how pricing, much you really care about the volume of idols. So, Ed, aside from good our friends at Mickey Mouse, what else is kind of of topic out there in Sun Valley? But, you know, Paramount's another name, Sherry Redstone. What do you do there? It's deeply concerning to a lot of people, because it's not just the right to strike now, right? We're worried about an actor's strike. There's two competing forces. I just told you that Bob Iger wants to spend less money on content. But there is a continuity issue. And, you know, I jokingly talked about the bear on Hulu. Lots of people are using that as an example. We don't know about an upcoming season. Why? Because the writers are on strike. And if the actors follow suit, can how you plan a timeline to contemplate? "Dude, because I would imagine you can't have a Mickey Mouse chat bot or Super Mario Brothers, right? So, as far as I know, they're not currently being sued. I think what has happened is they've gotten just a handful of messages asking them to take down some copyrighted photos that people put as an avatar for these characters. And that's something that is a little harder for them to control because when users create a chat bot, they can choose a photo for the avatar. So they've taken down a few photos in response to those kinds of complaints. But so far, as far as I know, they haven't been sued. And an expert that I spoke to said that legally, there are a lot of issues that this brings up, but there are also really strong protections in the US for things like parody. And it also can look really bad if a company is going after its fan base, essentially. But even worse if you have, say, Mickey Mouse, just to use the example, and it spitting starts out off -color answers, or even worse, racist or answers, sexist which chatbots have been known to do, Rachel. Yes. but No, that's a really good point. I think I suspect what's happening is a lot of brands are probably kind of looking, watching, watching, waiting, trying to get a sense of, is this something we should do something about, or should we leave it alone? I mean, there's fan fiction, for instance, which this, to one of those people that I spoke to about this story, this seems a like new fan fiction almost, at least for the chatbots that are based on fictional characters and TV characters, book characters, that kind of thing. And that is something that people have been really into for a long time. So perhaps in some ways, this is just the next level of that. Well, and I was thinking, what about Mickey giving out therapy advice or a psychologist chatbot giving out therapy advice? I mean, that's when it starts to get like problematic and worrisome. No more problematic than a licensed advice. I had a string of pretty bad ones. All right. To be fair. But that's for another day. But let's just stay in the chatbot space. I mean, that's got to be worrisome. I mean, I think that can be concerning if you have a that chatbot says, hello, I'm a psychologist. How can I help you? Trying to draw you in. One of the experts that I spoke to for this story was concerned in particular because a sociologist is the kind of title that you get with a specific kind of degree. I mean, you have qualifications to attain the name psychologist. It's not just something that anybody can go around calling themselves. So yeah, that's where it gets a little tricky. And well, TBD on what's going to happen. I mean, people are already using these things in like a therapeutic fashions on their own. But this to me did feel a little different. Hey, Rachel. Secretly, I think I think Matt uses chat GPT for therapy. I mean, not to ask him, but I think he just has fun with it and I think it's soothing if they can't write prescriptions. They're not real doctors. You know, this is true. This is true. Hey, just got about 30 seconds. The two dudes behind this, though, they're the real deal. And I'm sorry, we don't have much time on it, but they're the real deal. Yeah, the two of them worked on some really interesting stuff at Google that sort of pushed them in this direction. Shazir, one of the co -founders, he is a co -author of a really important AI paper called Attention Is All You Need. That sort of brought in a new era of natural language processing that we are seeing a lot of the results of. And Daniel Defreitas, he created a chatbot named Mina when he was at Google, which was renamed and publicized as Lambda, which a lot of people have been hearing about in recent months. "Ron DeSantis just had a press conference in which he talked about new measures that he is taking or considering taking to bring Mickey Mouse to heal to bring Disney to a recognition that it is the Florida legislature and the governor and not the Disney corporation that runs the state of Florida. Disney has been sort of thumbing its nose that Ron DeSantis not only did they claim victory, our lawyers were so clever. We made a secret deal with the old oversight board. We've got this contract that now gives us autonomy over the Disney properties, but Disney is also having for the first time ever, a kind of official pride week event, which they're now publicizing. So clearly Disney is on a path where they're basically saying, okay, we're gonna take on the governor and we're going to prevail and Ron DeSantis is like, that's actually not going to happen. And in the press conference, there's actually something to watch. Very different from the Trump press conferences, which are more whimsical. Trump is more of an attack dog in his rhetoric, and in some ways more of a comedian. Desantis is very measured. He's very methodical, but he outlines here. Step one, you're step two. We might even do step three. And so let's look at these steps because they're actually fantastic. First he goes, we're considering the state of Florida. Maybe building a competing theme park. And that would be, of course, a very interesting challenge to Disney. Number two, we could increase taxes on the Disney on Disney World. Number three, and this I think he meant a little bit tongue in cheek, but maybe not. He's like, we could, we could maybe think of locating a state prison right next to the Disney properties.

I can tell you every single day that when you wake up using our system, you're going to wake up to fresh expired or for sale by owners or all these other different lead sources we suggest you guys chase. Every single day, you're going to have a fresh list of people. Can you do that with social? Can you do that? No, no. And again, remember, if you get a list of, say, for example, notice default leads. Or if you get a list, for example, of probate leads or expired leads or for sale by owner leaves, whatever it is. And again, 20 different sources, those are actually people that have pre qualified themselves. They have already said I want you to sell a house, not Mickey Mouse there. They've already pre qualified themselves. Now you qualify them again for their motivation and time frame and whether they have realistic expectations we teach you how to do that. And then you just follow the process. Why would that not be more appealing than, say, for example, deciding you're going to be a YouTube star? You don't even have a response for that anymore. I know, I don't either. But we have to keep saying it, Julie. We need to keep telling them because we are one voice a storm of other voices. That's true. We are going to live with inflation and given the inflation fighting mandate of central banks were probably also going to leave with recession because of the over tightening that we expect from central banks. And in the S&P 500 right now, you have four of the 11 major industry groups they are lower. One of the biggest drags coming from the consumer discretionary section, that's where we find shares of Tesla, they are down today. Overall, S&P 500 up just four points right now, a tenth of a percent, the down June's industrial average of 158 points that's a rise about half a percent. The NASDAQ 112 points lower. That is down a tenth of a percent, among the most actively traded Apple shears they're falling after down reported they expect to produce at least 3 million fewer iPhone 14 handsets than originally thought this year. We check the markets for you every 15 minutes during the trade today right here on Bloomberg radio. I'm John Tucker, and that's your Bloomberg business flash getting pulled. Lots of cross currents there. Let's check in with the professional who does this stuff for a living Hugh Roberts head of analytics at quant insights before that he did stints at Merrill Lynch. My former firm Credit Suisse, my former firm, you get a sense of what's going on here. Hugh, thanks so much for joining us here. Again, lots of cross currents out there, tons of underperformance, no matter where you look, ask a classes so far in 2022, what are you telling clients these days? Yeah, I agree. Hopefully, with the loss of cross currents, I think what's jumping out of our models at the moment is that we've been pretty bearish on equities for most of 2022. The message from the power fed about tightening financial conditions to fight inflation has been very evident on our models and we've seen a substantial move in that direction. But even though we kind of got Jackson hole tuna or whatever you want to label the tone to last week's fed meeting as we haven't seen the same move in terms of tightening financial conditions. If you look at credit spreads tighter, real yields have stopped legging higher, the dollars come back a bit. Now, there are idiosyncratic stories at play even there that the dollar move might be as much about China reopening as it is about the domestic U.S. driven. But the bottom line on our modeling is that the tightening of financial conditions has been a huge headwind and the major driver of the equity market in the last few months. They've stopped tightening. And that opens up a little bit of a valuation gap on our models where you're starting to see U.S. equity indices. Now they are all cheap to macro on the modeling that we've done. So that's probably the most interesting thing that we're watching at the moment. So talk to me about what cheap to macro means. Is that a buy signal in your models? It is. Yes, sorry, so it could be clear what we do is we take a huge number of macro factors, but they fall into three broad buckets. So it's economic fundamentals. That's the levels of growth, tracking GDP numbers. Expectations around inflation. They fall into a bucket that is kind of overall financial conditions at the level of real yield, the slope of the yield curve, how strong the dollar is. What the fed might be doing in terms of tightening or easing, both in terms of rates and the balance sheet. And then the last big bucket would be measures of risk appetite and stuff like vix and then more traditional measures like the whole silver. But it's all those economic fundamentals, financial conditions, risk appetite, all rolled up to say right. Given where all these macro variables are right here right now, fair value on spoons is X on the net deck is why, et cetera. And because mainly because the financial condition side of that three legged kind of input. Because they've not actually tightened and actually come back a bit. Our model values actually tipped a little bit higher for U.S. equity indices while you've had this sell off the last couple of weeks. So that's opened up a cheap valuation in our language. So I guess what is your recession call here? I mean, I guess, you know, there's definitely an over in Europe. You guys have some real real economic challenges. What's your recession call for the U.S.? So we're not actually a traditional kind of a macro forecasting shot. We don't have a call to say the Eurozone is going to contract by this much whereas the U.S. might just engineer a softer landing. There's plenty of very clever economists out there and Talking Heads who do that. What QIs value added is we can tell you the markets reaction function to those economic fundamentals. So if you were, for example, a massive growth there and you said Eurozone is going to bear the brunt of it because of geographical proximity to Russia and the energy crisis and everything else, we can tell you had a long duration trench. Should I be long buns? Should I be short? The Euro FX is at a short Euro stock 50 play or which sector within Euros is it. So that's really more our value added is measuring the relationship between any financial security bond currency equity, whatever it may be. And the macro environment. But we're not a shop that's going to turn around and say, 2024, 2023 U.S. GDP is going to be this year of its own GDP is going to be that. All right, well, you're based on looking at the Bloomberg terminal 50 Liverpool street. Is that right? Yes, we're London based. Yeah. So what's it like in the City of London these days? Three 38 p.m. there. You went after lunch, presumably. How are the streets of London? The manager's, for example. There's a very rude acronym that I can't repeat live on air. But most people have turned into Tuesday Wednesday Thursday working from the office and Monday and Friday from home. So Monday is probably not a fair representation. The middle of the week, I would say London is back to kind of like 90% volume on foot traffic or what you used to see. I think in terms of the mood, yes, people are very aware, especially near the whole economic saga. I think brought so much of what we do, which is normally quite niche and in the middle of the newspaper, very much onto the front pages. I think mortgage rates is probably where what do meets Main Street first and foremost. And that story has been splashed everywhere in the UK media. So the mood is pretty down, but I think people are expecting now. A housing market correction and tough times ahead. So maybe there's not greater than the UK. All right, well, hang in there. "To consumer products, people can just decide not to buy those products. Look at restaurants, everyone likes to pick on restaurants after COVID, but it's a great example. That is a luxury expense for most humans. And as restaurants cost of everything goes up, the rent, their electric, their labor costs, their to buy tuna, to buy milk to buy new dishes, all that stuff. As those things increase, at what point do consumers just say, I'm not going to pay that because it's too much money. I can't afford to go out to restaurants at all because my own gas bill has gone up. Or my own expenses and other regards are going up. Everything is going to increase. When we told you guys this yesterday, it's really important to understand this. Don't believe for a second that the inflation is being caused by the producers. In other words, it's not been caused by people making things like gas stations. Remember that Mickey Mouse two weeks ago, gas stations need to lower their prices. The average gas station makes something like two or three cents per gallon on gas. And there are some political agenda behind trying to blame the rising gas prices on these greedy bastards around these gas stations are cleaning up, making like one or two cents per gallon. Are you kidding me? So you guys have to be really careful that you realize what you're being influenced by and make wise decisions. There are going to be tremendous opportunities because of this market. The number one thing all of you have to do is you have to be putting yourself in a position so that people will choose you to be of service to them. And if you lose in any situation, it's a little, it should be a warning bell, and you lose getting a buyer, you lose getting a contract, you lose taking and listing. You lose in any way. Don't look for excuses why you lost.

"Realize that as we promised, DXP royalty is perhaps the only brokerage that we've ever come across that is truly in the agent business. You know, the old question as we started out with is what are you paying your broker? This is evidence that EXP is focused on, frankly, what are they paying you? Now you cap, you pay your $16,000, the XP royalty. That is equivalent. So when you earn, you guys think follow me on the math here, right? I'm going to make this as clear as possible using the fewest number of words. So when you earn $80,000, well, let me start a different way. You're on an 80 20 split EXP royalty. You pay 20% of the commission you're earning to EXP until you paid in a maximum of $16,000. Once you paid in $16,000, then you are a 100% commission no additional commission split. That's the equivalent of having a total gross commission income of about $80,000. And the many of your markets, that's a handful of transactions. And most of your markets, it's no more than like 5 or 6 deals. So you do your transactions, you have a total gross GCI. Now this is not a this is a growth. So you earn the closing pays, the brokerage $10,000. It pays EXP $10,000. The commission split is based on that. There's no deductions or any of this other Mickey Mouse and a lot of brokerages do. By the way, yes, EXP is licensed in all 50 states. Yes, there are humans that are brokers and all 50 states and many states have more than one broker. So we should have said that earlier. Now, after you cap and you pay in your $16,000, here's where something magical happens. I don't even know who started this program in the XP, but it's amazing. So after you pay in your 16 grand, if you sell an additional 20 homes or you have a total GCI gross commission income of $500,000, then you qualify to be part of the icon program..

"So Ron DeSantis, as if he doesn't have enough on his plate, is now announced that the state legislature will consider a proposal to eliminate Disney's special tax and governing jurisdiction in desantis fight against the mega corporation's woke politics, quote I'm announcing today that we are expanding the call of what they are going to be considering this week. And so yes, they will be considering termination of all special districts that were enacted in Florida prior to 1968. And that includes the reedy creek improvement district. I knew nothing about real estate or investing at all ten years later owned about three hundred units and have rv parks mobile home parks and section. Eight multifamily okay. That is insane so you didn't have any real estate background at all and you just jump for it and buyer campground. Yes they might be mildly. Impulsive okay. i want to start with that. So how did you even analyze the deal. How did you find it. What did that look like before we answer that question. I guess had you had any real estate investing experience before that i was at the very first for rain real estate. Investing you'd ever done literally there. I didn't even know an rv. Park was real estate or didn't know what the word analyzed meant. It just seemed like a good idea. Okay so yeah. It's tell us from the beginning. So you decide you want to do this. How did you find the power. Cobb did you finance it. What did that. I deal look like yet so i started google searching. Rv parks for sale campgrounds for sale in my area and i found this property that was next to dollywood which is our version at disneyworld. Only we have dolly parton instead of mickey mouse in tennessee which was an hour from where i lived in our tourist towns. I thought how could it go wrong. I mean how could something next to the number one attraction in the area not dwell call the bank and they want three point two million dollars in they. They're like how much money do you have. A twenty six years old Have any money. This was a different time in the market it was after the market had collapsed so it was two thousand eleven so they still had banks that still had properties on their books. Were willing to get rid of them. In a different way than you can buy properties now. So they gave me a non recourse loan in for anybody. That doesn't know what that means would be similar if you bought a house and you didn't pay your mortgage in the bank was going to take that back you file bankruptcy or whatever the repercussions were non-recourse. Means you're going to have any of those repercussions and no money down which you don't hear of now. It was nothing but a huge blessing. Then there's urban legend about elvis presley giving a harley davidson motorcycle to actor james dean. Well sorry. none of these happened before. I reveal my favorite urban legends. I need to explain how i separate real and true from something invented by a person with an ulterior motive or an urban legend occasionally. I do find a witness or participant to an event that can't be explained away and are willing to talk about it but that's the exception not the rule. Most people are reluctant. Admit that they saw ghost or heard strange laughter when they were home alone for fear of being ridiculed. When event is brought to my attention or intrigued by a story on the internet my search for sources begins. I'll start with the photograph of a pterodactyl that appeared on the internet that allegedly dates back to the american civil war in eighteen. Sixty four courting to the story behind the mystery. Image giant flying creature was shot down by soldiers around eighteen sixty four. near the city of vicksburg. The story says it's soldier said the creature was like some kind of unknown bird monster in a surprising. Twist of the story. A second photograph appeared on the internet. That showed a similar scene. A pterodactyl surrounded by men in front of a barn. Now the people. I talked to when i contacted. "Framing britney. This documentary had everyone above this weekend. I watched it last night. Kind of inbetween. Basically i'll be honest. I started watching it after the halftime show During the superbowl. 'cause i didn't really care at us home with my family and i wasn't like at a party or betting or anything but i'll get super bowl too but first of all Of course we've all heard about free brittany. Which has been this movement that her fans kinda started. There's been you know articles podcast and everybody talking about it. Of course. I follow her along with twenty seven other million people on instagram. And it's been weird. It's been weird watching her this last year. You gotta watch it. It's on lure fx. But it's just really they kind of just go through her whole career with in two hours which could have been. You know an eight part series. I think and we all remember when she came up. It was the mickey mouse club. And then all of a sudden she was really sexy. I remember when Shawn and marlon wayans were hosting the mtv awards and she came out and she did her sexy that goes with the snake and their joke which they came off came up with on the spot which is a great story is from minnie mouse club to the strip club and it was one of the funniest lines ever but now in watching that you're like wow you know this. This girl was suffering We made her suffer because we did jokes like this. We are obsessed with her sexuality. Diane sawyer was you look back at that interview which they featured and really putting her in the hot seat you know. Jay leno Doing jokes about her. We did jokes better. When chelsea lately started we. It was a great time for late night. Television also. Because right around that time the writers guild strike happened and we weren't writers guild so we were the only Late night show that got to stay on air. Every day was britney spears story. And it i. It just seemed like she was going. You know kinda fun crazy like she disliked to gas stations a lot and walk around barefoot and the paparazzi. Were there at the time. We'll her kids taken away. And i remember sitting there going. There's no way she's going to lose custody of her kids. Come on i mean very few mothers do and she's she's going through a little struggling time but it's mostly because these paparazzi's are falling everywhere. Well you guys probably know this then. The dad got a conservative ship. And a lot of people after watching this special. This documentary said where was the mom. Why wouldn't the mom because parents divorced at that time. Try to get the conservative ship. Jamie her father was in and out of jobs Former drug addict. I believe maybe not drug out excessively alchoholic and So why would he be the person in charge. The thing is is. I think he was the first one to go to lawyers and try to get this into the works. And she was in a fifty one fifty at a mental institution when all this paperwork was done and the judge signed it. And now it's been you know fifteen years or something that this has been going on for and right away after this was done she started doing sitcoms again. Of course shortly after that she got her residency and she was making three hundred and fifty thousand dollars a night doing that show and then she left planet hollywood. And she now she's gonna do another huge residency at this new stage that they built her at the mgm and they do this big livestream thing and she comes up and then she just like and walks off talking to talk to reporters. She's not going to say anything. She's not going to do a song and shortly after that. She did it announcement saying my father is sick. And i'm not going to be performing. I'm going to put this residency off and that was really bizarre. People like is he sick. And i really don't know what the now looking back. I'm like i really don't know if he was sick of that was just her way out because now it looks like she in fact knew that the only way to get out of this conservatorship get her freedom back from her father was to stop working and stop making money and i. I would love to see what happened the day she was like you know what what the hell am i doing. Aren't going to sign up for another two or three year contract with them performing every night making all this money which. I don't get to choose how i want to spend the money. I don't get to get in the car and drive. I don't get to make a reservation and stay in hawaii on a whim without checking with twelve other people. Screw this you know. And she goes to her place in malibu during covert or wherever she is. Jesus been doing these weird instagram posts. Where her voice has changed. It's not the same voice. You're seeing these interviews on the documentary. And she's like ok guys. I've heard that a lot of been wondering what i'm going to do for the new year one. I'm gonna try to finish a pilates class to. I'm gonna try to meditate three. I'm going to try to eat better. And for i'm going to try that ice cream diet. And when she's doing it she's like it. Looks like she's definitely reading it whether it's a cue card but somebody else's there and the fact that she said i heard you guys not having reading your comments and one thing in the new year you guys asked me was Of course photos are weird. The makeup soy's like various mudgee. She's always wearing these crop tops. Sometimes she's dancing and you know i just really hope that I hope the mother gets involved. I hope that that the judge is able to watch this. Because i think when the judge granted this he was watching all the crazy news everyday. Let's just like the rest of us and this weird sam.
