I guess we kind of wanted to talk about in this segment a little bit about actually qualifying for a house as a musician, because That's not your everyday 9 to 5 job. Most people as a musician don't get, you know, steady paycheck or, you know, every Friday, they get this. You know, it's It's kind of all over the place. What? What are you talking about? Just briefly for people who might not know how to musicians get paid. And how all the different ways that money might become An Adam. How do musicians is not very not very well, I would say especially right now, with everything closed. No cash. 10 99 w two? Yeah. And it's the cash thing that becomes an issue when you're trying to get a mortgage. Yeah, I mean, how do you you know, do tune core through downloads. Ifyou're songwriter few compositions out there through Ask Apt to be in my through the See after sank Special fund through the musician Special Fund. You know when they come in and all of a sudden you realize you got you know 28 29. 10, 90 nines and Toby twos, you know, And that's for the first half of the year. So so good. Look as a broker. You get mortgage broker you gotto put all those down and explain to the underwriter that you know it's Self employed musician, but they've worked contract labour for all these different people, even though they got w two and 10 99. There's still contracting later, right? Right, So and lately we've been seeing a lot of it's a fairly new thing that people are getting paid a lot through Venmo. And so then they have to provide their Venmo statements to show that I haven't been doing it last few years. So I haven't had that yet. Okay? Yeah. Eso skipping the cash Go right to the Venmo Me just, you know, let me beam you them the money. Yeah, that that has been an interesting thing that we've had to work through. And thankfully I think now it's always whenever the underwriters get it for the first time, everybody freaks out, but like now that it's happened a few times, and I think the secondary markets kind of caught up to some of these different things like Venmo and Zell and some other things. They kind of figure out howto work around it so We'll see what we talk a little bit about what kind of documentation you're going tohave to provide. If you're self employed as a musician, or really anybody who's self employed, you kind of all fall into the same category. What you're going to need to show to prove that you've got income. Okay. That's a great question, Heino. So things have changed a little bit recently due to Cove it I know nobody wants to hear that. What are the odds? What are the odds? Yeah, So anybody who's done a mortgage that's been self employed. You know, if you've done a mortgage even as early as last year, it's going to be a little bit different than it was back then. So some of the conversations we've been having which are fairly common. For people are self employed. You're going tohave show two years of tax returns. Unless you've been in business for a long time. And then you may be able to get by with just one on depends on how your business is set up. So we may need business tax returns on top of your personal tax returns. You're also gonna have to do like a profit and loss and a balance sheet. These are all things that have been going on for years and years and years in the mortgage business for people are self employed, right so A zoo musician. Let's say you're going to file you know if you've got a bunch of different 10 90 nines, you're going to file a schedule C on your taxes on your personal tax return. That's probably the most common thing that we see for musicians. Unless you've got someone who let's say they own a production company, or they're set up is a production company. Maybe they've got other artists that work under them. Then you may see, you know, business tax returns in that same point, But most of the musicians that we do loans for a lot of people that we see you know if they're doing the music thing is either a full time gig, just them or maybe a couple members in a band. They're most likely going to be doing schedule C. Now since Cove Inn has come around. Obviously, that's caused a lot of turmoil and just the general economy. I mean, not even specific to mortgage is just the economy in general, so we went through the period of dealing with the PPP loan. So the Paycheck protection program S o. That if you've taken one of those is someone who's self employed. Not a problem. Okay, so you don't have anything that you have to worry about. Their however do, Teo. Some of these shutdowns. Unfortunately, that we've experienced regulators have required that you get additional documentation to show that your business is still that it's still there. Yeah. Because if you filed tax returns for let's say 2018, 2019 and business was great. It may look like you're making all this money when in reality, you haven't made anything in 2020. So what you're having to get now can be a lot of different things. So I guess I'm going to keep it kind of generic. And if you have questions, call us. Obviously, That's what we're here for. Will help you out. But You're gonna have to provide recent bank statements for your business and you show that money still coming in to show that money is still coming in and that is really the biggest new requirement is having to show that the business is still open and active. We can't just call and say Hey, You know where you guys still doing business yet, Okay? No, We can't do that. So there is some additional steps that are going to be required for people who are self employed, right? Right. So what kind of loan programs? There's a few different loan programs that might be available for people who have jobs like musicians. That might be easier to qualify like F H a loans. For example, they have, you know, slightly more lenient qualification standards. Higher debt to income. Although lately credit score minimums have been a little bit higher for loans because again because of Cove it thank you Go, 20. What is the minimum for? Well, they were for a long time. They were like 5, 80 or 600. Now they're hovering around depending on the company. 6 42 6 80 just to kind of depends on On the company that you're dealing with, but it's definitely higher and we're all waiting for the moment when they go back down to where they were, because there was a whole lot of people that we were working with that qualified one day. And then the next day, they didn't because they changed the guidelines overnight. Well, yeah, You know, it's funny. You say that. So how you know back to our original point. How does this apply to musicians? Right? So if you are a musician who's got good credit You're probably gonna want to go conventional. And the reason for that is because with conventional the documentation requirements are going to be less right. You know, You've got a good credit score. You're still gonna have to, you know, do a couple things get yourself employed right now. So we have to show money coming in money going out that sort of thing. But those documentation requirements are a little bit less on conventional and they are on F. J. FAA. If you don't have his good of a credit score, and yourself employed his musician, that's definitely gonna be the way to go. You are always going to require two years of tax returns. If you do enough a J long, so if you're a new musician, and that's all you do, and your credits on that great It's going to be a little bit more of a struggle, it still can be done. It's just gonna require some additional effort on your part or there might be some preparing. You need to do that might take you a little bit of time to get to the point where you can buy house like Michael, you were saying you work with people to say. Here's what you need to do so that six months from now we could do something right? I mean, what are the kind of things that you would counsel musician X to do to get ready to buy a house next year?.

You know, you can practically bump into one. Any direction you go. You're gonna bump into three or four musicians that the cop who pulls you over to give you a speeding ticket. Probably has a song on hold, You know, so you know, so it's It's pretty. You know, there's a lot to it. They're so joining us in the studio is Michel Bon Agora. He's a realtor at ReMax Homes and Estates. And he's as you might have guessed. A working musician has in music has been for a long, long time. Hey, and his wife had a slew of hits. As Bailey and the boys back in the eighties and nineties, and they're still putting out great music today. And he's here today to help us talk about what musicians might consider when you're looking to buy a house in the different areas of town. They might want to look at. So Mike PanAgora. Welcome to high nose home. Thank you so much great to be here and boy. You're so right. We had We had a furniture delivery. And the the one of the guys that was bringing in the couch saw the guitar because you know those guitars all over the house everywhere. Yeah, And he said, Well, that's really nice. Can I play and he picked it up and He started playing something, and I said, What's that? Because it's something I wrote it. I mean, a lot of people write songs, but to hear someone just randomly place something that you sit there and go. Wow, That was awesome. That was awesome. Yeah, it was awesome. Well, don't don't give that up. Yeah, He's like, Wow, my guitar never sounded better. You know your guitars cursing at you now, I was like, Wait, wait. How come you don't play me like that? That's Nashville. You know it really just so many thousands of people that moved here with dreams, music and and as you go through different stages of life, you go up and down and right now and You. Ah, you make money sometimes, and you don't make money sometimes. And yeah, it's like my dad said he told me to learn to play harmonica because I need something to fall back on. I took that advice, but I chose accordion so You know, that hasn't really worked out that great. So it's coming back. It's coming back any minute now. Yeah, it's going to make a cut. It's great. It's great to be here. This is a really good show. You got. Well, Thank you for inviting me. Appreciate that. So so obviously you've done music for a long time. But when did you make the transition? How did you make the transition into real estate? Well, jeez, probably 25 years ago, I got into the mortgage world. Really? Okay. So we're on our side of the tape on your side of the table while which is, you know, a whole different animal altogether. Yeah, but we were we were playing a charity football event. And we hadn't We hadn't toured for a little while and we had a 25 35 City tour in the northwest Part, America and Canada all set up. We had a little private planes for some of them because they were in some of the islands around Alaska, and we had never played up there and we were so excited to go. In two days before the first gig. When we were doing this charity football event, Mark Wills stepped on my Achilles tendon and ruptured it right. They're all feel so I was. I was told I wasn't going anywhere for 10 days till the swelling went down, and they had They didn't operation because I actually said I wanted to be able to walk on living in and we had a fish. I know way we cancelled the whole tour and I was so upset over when I was sort of sitting around with a cast on my Leg and understanding what handicapped people go through because I never really been in that situation before, and it's not fun, you know? And I said, You know what? I'm not going to rely on the phone to ring. That's going to be months before we do another tour. I'm just gonna just see what's out there that took an interview at Chase Mortgage right close to where we are right now, and my wife dropped me off cause I couldn't drive Santa cast all way up to my hip on my right leg. And she dropped me off and I went inside and I saw the the manager of Chase and he got some yesterday. Don't you have a resume? And I said, Actually, I don't have a resume. And I'm thinking, okay, coming out of this genius here to forgot to bring a rim resume because I never worked anywhere else but music. And I looked at him and I said, Well, I didn't bring a resume. But I know everyone there is to know in this town and I'm a really hard worker, and I said, if that's not enough of a resume, I said, I'm probably in the wrong place. And he looked at me and he was silent and I started to walk out on his wait a minute. He goes. Can you start tomorrow training myself? All right, so that's always got into the mortgage world and One thing led to another to another. And I owned a mortgage company about maybe 15 years ago, Okay, called first Choice Mortgage solutions, and we were in Franklin. And after 2010 11 and 12, a sort of Said. You know what? There's an awful lot of compliance. There's an awful lot administration of spending an awful lot of hours away from home. There's a rule or two. I think we have to follow. Yeah, I think I think I'll sell the company and just sort of I think I'm gonna get my real estate license, so I actually took a little while to commit to it and I took the test passed it. Wound up at ReMax Homes and states on Larry Lipman and Chris Medina and Chris Crimes took me in over there and they've been awesome. I love it. I love real estate. Awesome. Well, that's good. It's good to the level that you do because you're spending a lot of hours doing it. I am You know what? I'm actually I'm actually waking up before my dog in the morning, which is really rare and and I just really enjoy it. That's kind of my favorite time of days because I wake up before everybody else to and it's quiet. This. You know you have a cup of coffee. You know what is bothering you Realism. The dog's jumping on your well, there's that, but my daughter's on the £8. So you know, mine is eight months old, and he's £90.0 go. He's actually not supposed to be that large trying to figure out what with what's going on. You may got into the miracle grow in the garage or something. Something so that have you been able to capitalize on your own that music, business connections and people that you know in the real estate? Is, is that kind of make up of people that you work with? You know, it really does. I think one thing that the music business teaches you is sort of how to market yourself kind of, and whatever level you're at you are you're always marketing yourself, right? Right. And you know the friends in the contacts that I have established over the years here in Nashville? The rial. You know, they're not just superficial are really friends or people that I really care about. And I think really care about me and And when I told them what I was doing, everyone said, you know, you should call someone, someone or I'm going to do this, or can you find me that and it just sort of took off. Wow. You know, and I've been doing great and loving with him doing so What are some of the challenges that folks in the entertainment business have when they're when they're looking for a house? Well, you know, we're creatives. Right? So you know, it's not. Ah, Some some folks need an area to do little home studio or have a rehearsal space or Maybe I want to be a little bit more off the beaten.

The president is in the more vulnerable group, though, because he's 74 years of age. So anybody over 70 certainly has a less You know, exemplary chance of recovering from it, so he doesn't have that going. And he is also over 70 and doesn't have a co morbidity, at least one co morbidity dealing with his weight. I was listening to Dr Oz this morning, and Dr Oz pointed out that he's 6 ft three is President Trump just like I am. He's £245.44 pounds, I think. And according to the B M i, the body mass index that makes him classified as obese. Now, I don't think anybody looks at Donald Trump and things, man. That guy's a whale. He just looked. No, no, no. But according to be M I a He's obese, so he does have co morbidity and age as a as an opponent if you will in this fight. But Donald Trump's stamina and physical well being. He looks and acts and carries on and and meets a schedule that I cannot.

those cuts because we believe that our school districts cannot reopen safely if they have to implement these kinds of cuts it's simply just the fact that we need to help maintain all that we have in our educational sector and we're gonna need to be able to do more we're gonna have unavoidable expenses that schools will need to be able to account for in order to ensure that our schools open safely for our students and for our staff Simon says the Thursday virtual meeting with school districts will be part of an ongoing conversation about what school districts need and what steps they should be So right now, no state of the union, but the shutdown continues to go on yet seems like a literal Mexican stand-off essentially between Nancy Pelosi and the. The US president. Does there appear to be any poff opening to end this shutdown? We're going to see two different votes. I believe right in the US Senate a little bit later. That's right. President Trump and congressional Democrats remain far apart. There's not an immediate path to ending the shutdown. The Senate is going to vote on these two plans. One would want us. The president's proposal to fund the wall for five point seven billion dollars and also to give a limited reprieve to so-called dreamers. These are young people brought to the US illegally as children a three year reprieve the Senate in the other proposed on the Senate the democratic proposal would just be to fund government agencies temporarily till February eighth to give some time to negotiate. It does not contain wall money. Both of those proposals are need sixty votes in the Senate, and neither appears to have that. So the only hope at this point is that once these words are passed, and they're kind. Cleared and it's clear that neither can get. You know, what it needs to pass that they can then start negotiating some solution. And while the polls are showing President Trump is taking most of the blame.
