"In Los Angeles, I'm car with all these Monday today the 15th of August scooter's always to have you along, everybody. From the national association of home builders this morning came their regular housing market index. Which for the 8th straight month showed a decline in home builders confidence, which stands to reason. All right, rising interest rates and hens higher mortgage rates and higher construction costs as well, all of which we have talked about. But hold on, just a second year because single-family is but a part of the housing market, you know, and apartment building is kind of booming. More than 800,000 apartment units are figured to be under construction this year, which is a 40 year high, by the way. And that has got to mean the rent won't be too damn high forever, right? Marketplace is Matt Levin has this one. Part of the reason developers are still building apartments? Well, there's a glut of renters who would be homeowners if a down payment in 2022 didn't require a winning Powerball ticket. Rob deeds his chief economist with the national association of home builders. And so there's a large number of households who need a place to live who are remaining longer or seeking out the rental housing market. That renter backlog means higher demand, higher rents, and higher returns on investment in new apartment projects. And those projects are mostly located in the places everyone seemed to move to at the peak of the pandemic, says Caitlyn she grew Walter with the national multi-family housing council. So Texas has a lot of new construction, other areas of the southeast as well. I think the suburbs of Dallas and Atlanta and less so downtown San Francisco. But getting those apartments on the market isn't so easy, it's taking forever to find the labor and materials to finish them. Emily Hamilton researches housing at the Mercedes center at George Mason university. Supply chain issues, as well as the rising costs of inputs to multi-family housing, are causing multi-family buildings to be under construction for a longer time period. And the longer and more expensive it is to build new apartments, the higher the monthly rent will go, nationally rents are up 12% from 2021, according to apartment list. According to a detailed analysis of CPI by the Atlanta fed, there are two broad kinds of prices, flexible and sticky. Flexible prices go up and down a lot pretty fast. Think gasoline or fresh produce, which can be impacted week to week by the cost and availability of raw materials, or weather. Sticky prices change infrequently, but once they go up, they tend to stay up. Think home insurance. The phone bill or rent says Michael pierce said capital economics. A lot of these prices tend to be set perhaps once a year. This inflation is coming through a lot more slowly and therefore will kind of persist for longer over the next year or so. "Do you believe in some of the receiving weapons? I mean, I know you talked about some of the injuries, the offensive line concerns and all of that. Obviously Rashad Bateman, a true number one and Mark Andrews, a number one tight end, but as far as depth, that seems to be the overarching sentiment around this ravens team. Yes, they're run first, but they can't afford any injury specifically at the receiver group. Yeah, that's the area of concern. And that's why hopefully they're going to add somebody before the 21st. There's a couple of guys that are still out there. I don't know if they're going to pull the trigger. That's something we're certainly monitoring. But the receiver core is what it is. No one's saying it's a late. No one's saying it's average. It's a blow average receiver corp. This is primarily a run first team. But if you can get Rashad Bateman to play like a bona FIDE number one and you have a tight end like Mark Andrews, all you need is a crochet or duvernay to kind of take that next step and be that ancillary third weapon. If you get some healthy running back play and that'll be the interesting thing to monitor JK dobbins. He came back this week. He looked terrific. And that shocks me for a young guy that's been out an entire year. Maybe it's a confidence thing. Let's see what he looks like in two weeks from now. But he didn't look great, but if he's healthy, that offense changes completely. It's a fun team. Could you figure, I mean, we talk about injury lock and the ravens are a team that hasn't exactly been like the jets where it's injuries every single season, which leads you to point fingers more to strength and conditioning approach and everything else. So for all the bad luck the ravens got out of their system last year, you figure they'll be healthier going forward this year. And if health is going to be there on the offensive side, you'd also hope that it was their defensively. And the one word being thrown around as far as the Baltimore facility has been redemption defensively. Incomes Mike McDonald after a short stint at Michigan, you look at some of the additions on the defensive side, Kyle fuller, Justin Houston, Kyle Hamilton, through the draft, Marcus Wilson, Williams, excuse me, David, a jobo comes in, who obviously won't be good to go from week one and Michael pierce to fortify that defensive line. The biggest weakness for the ravens last year was giving up the big play. When you have a secondary that's absolutely decimated, you can understand why. They gave up 81 plays of 20 plus yards, only the jets were worse than that department in 89. 74 of those 81 plays were 21 plus yard completions, the most allowed in the NFL. Worst past defense in franchise history by a country mile. And this from a group that hadn't ranked lower than 9th over the last 5 years, suddenly finishes dead last in the league, dead last in yards per attempt allowed. I can go on and on here, but obviously optimism around this defensive backfield, improving its health, Marlon Humphrey coming along slowly, Marcus Peters probably won't be good to go from game one, but at the same time, this is a ravens defense that may look different from a DNA standpoint with the change at D.C.. I like Mike McDonald. He's a young guy. He's got familiarity with the ravens players. He's obviously spent time in the organization. I think he's going to try to be a little bit more fluid and adaptable. But the ravens are still going to be an aggressive defense. The interior of the D line looks out. You mentioned Michael pierce coming back. He's grown a little bit as a pass rusher. Clay is Campbell returns. That guy apparently doesn't age. He had another fantastic season last year. There's lots of positives surrounding Travis Jones. The Rookie third rounder from Yukon and then Justin mata buche growth has been chronicled throughout camp. The edge needs to find contributors passed away Bowser in Houston. If OA can make that year to leap, that'd be huge, but as a rookie, 12% pressure rate on pass rush snaps. Tyus Bowser got paid Justin Houston. We're both solid guys generating pressure, but they were poor tacklers. Let's see if they can improve their Vince beagle's very underrated player that unfortunately suffered another injury out for the year. But that's a guy where no one really thinks about him, but metrically plays above his contract, but the injury bugs bit him. Rumor has it. JPP is a real possibility to be added to the ravens roster. Baltimore and Pierre Paul had a June meeting that went extremely well. I was told, let's see what happens there over the coming weeks. Linebacker group still has some questions for me. They got solid play from Josh Bynes. He just fits that ravens organization system so well. The problem is Patrick Queen is an absolute zero. And he looks like a bust at this point, right? I mean, nearly 1800 snaps in two seasons. He's a poor tackler. He doesn't like contact. You can confuse him, so he's horrific in coverage. The only way Baltimore has gotten queen to provide quality snaps is when they say, hey, just go blitz the quarterback. Maybe Mike McDonald can change that trajectory for Patrick queen, but he is a liability on the football field. Secondary you mentioned should be healthier and the talent is better. Marcus Peters didn't play single snap last season. Marlon Humphrey played less than 70% of snaps, but those snaps were at less than a 100%. Kyle fuller's coming off his worst season as a pro. And I think we talk about corner deals like this virtually every preview season. When you have a pedigree guy like fuller at a premium position that costs two and a half million, it's a fantastic lottery ticket. And if fuller recaptures a piece of his 2018 form, you're going to walk up and cash that lottery ticket. Baltimore spent on Marcus Williams. He's an elite safety that hasn't turned 26 yet. I think Williams may be solves some of the linebacker issues because with him there you can now move chuck Clark into the box. Raven's also drafted Kyle Hamilton in round one. Tony Jefferson was brought back in apparently. He's been rejuvenated and had a fantastic camp. Overall, the ravens defense is a massive buy for me. I like Mike McDonald, the schedule gets substantially easier. Baltimore faced a top ten schedule of overall offense and passing offense last year while being the second most injured defense. Now they project to face a bottom 5 schedule of both overall offense and passing offenses again, just stock arrow up here for Baltimore's defense dog. I think what was so interesting when you read some of McDonald's quotes this off season and leading up through camp, he highlighted obviously the depth that they had in the defensive backfield and saying, you know what, I'm not here to build a system and plug those pieces into the system. I'm going to build a system around the talent and personnel I have. And you like that flexibility and the need, the desire, the want to be able to adjust.

Whether we are at or past or still waiting for beak inflation, consumers have been spending up a storm 9 tenth percent more than in April than they did in March. It's a sign that however consumers are feeling about inflation and thus the economy, they're feeling pretty flush right now, at least when it comes to pulling out their credit cards or dipping into their bank accounts to get what they want. Marketplace is Mitchell Hartman, has that one. Americans incomes went up four tenths percent in April. But here's the thing, personal spending went up 7 tenths percent, and that's after accounting for inflation. Dan hadn't seen an economist at nationwide. Things are looking pretty bright as far as the consumer is concerned. What this is saying is that despite the higher prices that consumers have to pay, they're still willing to go out and spend more. More than they've got coming in every month. So how are they doing it? Ross Mayfield is at Baird. What you're starting to see is people draw down some of the savings that they've accumulated over the past couple of years from pandemic era stimulus programs, significant wage gains or really just not being able to have an outlet to spend your money. Mayfield says consumers now have about $2 trillion in savings, but as they draw it down, they're getting stressed. You're starting to see the pressure on the consumer and the consumer hasn't cracked yet. But he says there are signs of wear and tear. For one thing, continued high inflation has driven consumer sentiment down to rock bottom. Inflation in and of itself is one of the least popular phenomenons out there. It pulls terribly. But given the position of the consumer, they're willing to survey that they hate inflation and then still go out and spend anyway. But will people be able to keep up the spending from their savings? Michael pierce said capital economics says not likely. I mean, the saving rates fallen from above 8% at the beginning of this year to four and a half percent now. And that's just unsustainable. Pierce predicts in coming months, consumers will start pulling back to protect what's left of their savings. University of Michigan economist Betsy Stevenson thought that would already be happening, with high inflation and rising interest rates and talk of recession. If, you know, the threat of a recession is looming the smart thing to do is build your savings on. But she says so far, Americans seem confident that they'll keep their jobs and their pay will keep rising. I'm Mitchell Hartman for marketplace. I don't know if you saw this the other day, but the first tropical disturbance of the year hit this past weekend moved inland from the Gulf of Mexico over central Alabama and then kind of faded away as those storms do once they hit land. I mentioned it because hurricane season hasn't even started yet, the officially recognized date is June 1st next Wednesday. And this year for the 7th year in a row forecasters are guessing it's going to be more active than normal, whatever normal means as this planet gets hotter. But while these storms do get more frequent and more destructive their economic toll is grown as well, marketplaces of NMR explains. It's not exactly clear why the number of storms per season is on the rise, says Ben Strauss with the nonprofit climate central. But what we do know is that climate change is making the storms stronger. Those stronger storms bring more destruction. They dump more water, they intensify more rapidly. So there's less time to prepare as it's approaching. And all the stuff that's in these storms paths is getting more valuable, says Jamie Cruz, a Professor of economics at east Carolina university. Just look at the rising value of real estate over the last two years. Even exactly the same house is worth more now. And it may be underinsured. And rebuilding after a disaster is getting more expensive. Mike Walden is an economist at North Carolina state university. Construction costs are higher. It's more difficult to get construction materials. I mean, everyone knows about that and the supply chain problems. That means mitigation measures like making homes and infrastructure more storm resilient and strengthening building codes also come with higher costs. Costs that are still well worth it, according to David Merrick, director of the emergency management program at Florida state university. The more money that we spend in mitigation, that will actually save us money in response. But someone homeowners or businesses or local governments has to pick up the tab. And they're paying that against something that they may not be able to see and understand on a nice day like today. Especially in places that haven't been in a major storm's path before. But as the Atlantic Ocean warms and storms get more severe, mirick.

"Does well against i don't know that's just me. I don't want to get off on a on a tangent and once we get to the week four match ups. I'll talk about that once. We get to that point but yeah. That's my thoughts on the vikings defense. I think they're going to be an improved unit. They got a bunch of guys coming back from kovin injuries. They are going to be a better defense. Because of that. And i think that they can be a top twelve top fifteen defense so then. Finally you got the kicker for the vikings you got greg. joseph didn't have any stats from last year. And he's going to be their starting kicker so obviously if he's starting kicker he's going to get over zero points so those are the players for the minnesota vikings and you know. This is a team that i do expect to make the playoffs. I really do. And you know when i talk about it on my other. Show my radio show which you definitely would should listen to post it on my youtube channel that i have. It's basically just my name. If you go to youtube be typing. Kenneth grew and felder. You'll see my youtube account. And i'll have all my radio shows from school up there so you know that when we talk about. Who's gonna make the playoffs looking at the schedule and stuff. I you know. It's kind of tough because you know the nfc is loaded. And i've said the cardinals. I think can make the playoffs. The forty niners the seahawks. The rams the vikings but there's only three wildcard spot. So i really got to think about who i one actually put in the playoffs and i definitely think the vikings probably make it over the cardinals just because they got a better defense. They have a better offense. In my opinion. I think tyler is better than kirk. Cousins but i just think that overall the vikings are a better team than the cardinals and the vikings have a lot of players that you wanna get. You wanna get justin. Jefferson wanna get adam appeal and you wanna get and cook. Those are the three main guys. Kirk cousins is a solid fantasy quarterback. He does put up solid fantasy numbers. And you know. I'm not the biggest kirk cousins supporter because well mainly because he you know. I don't like him for what happened. Twenty fifteen for me and my fancy championship. So i talked about this a long time ago. I one of the first shows that i did. But i had kirk cousins on my team and not think he was playing because washington already clinched the division so i sacked cousins. I started brock osweiler and what ended up happening was brock. Osweiler got bench for peyton manning. Because i was the final game of the regular season and then kirk cousins ended up playing had like three touchdowns over three hundred yards and he had like thirty four thirty some points and if i would have played him i probably would've won and i would have repeated in the league so yeah that was very frustrating and also another thing is kirk cousins in big games does not have a good track record and i would always say he does good when it's not you know crunch time it's not a big situation when it is a big situation. That's when he falters. And we've definitely seen that but you know what the guy went out and you wanna play off game so i can't really complain about dad. He finally won a monday night football. So got those things off of his back. Which is good. But i still don't trust him in big situations however i do when it comes to fantasy. He'll put up solid numbers for you. The vikings have a good enough team as long as alvin. Cook is healthy. Because he's also another guy. Like when i was talking about deck and baker feel like without dalvin cook. Kirk cousins is a different player. And i saw that a couple of times back in twenty nineteen when the packers won the division. The vikings were playing them. It was like week sixteen. I believe and they didn't have alvin cook that you had. Actually they had mike. Boone was playing running back. So i think madison got her to and the vikings offense just did not look good at all. So that's something to keep an eye on and fantasy of dalvand cook gets hurt. You definitely gotta think about it a little bit on whether or not you wanna start kirk cousins. Because he is definitely a different quarterback when his running game is not productive. But i just think you know kirk. Cousins is a guy solid fantasy quarterback the receivers the onen jefferson dalvin. Cook those are like the shore. You know guys that you want to draft the defense. I think you could also throw them in that category as well because all the stuff that i talked about. They're getting guys back from injuries. Michael pierce a guy that they got from the ravens. He opted out because the covert last year. Now he's coming back and you bring in sheldon richardson as well. The defense overall is going to be better defense. That i do have one of my teams and i expect them to do well. They're gonna give teams problems and now the crowds are back. That defense is gonna feed off the crowd. And it's i think minnesota's one of the toughest places to play in. And you know they definitely missed having fans last year. I mean watching that week. One game packers vikings. That was such a weird game to watch when no crowd and the packers you know. They won that game. I feel like with the crowd. It might have been a little bit different. But we're gonna see what happens in when the vikings have home games because there's gonna be capacity across the board when when talking about the nfl having their attendance being back to how it should be fans in the stands and field advantage plays a role it really does. Homefield advantage is huge in the playoffs. When it comes to the nfl and you know. The vikings definitely missed having their fans but overall the vikings you know we talked about all their players whether or not they will be around the same or be below their fantasy totals. I'm mostly said they'd be below but that doesn't necessarily mean that's a bad thing. I think it's just because everybody really had good seasons. I think their those players are going to probably see a little bit of a dip from their fantasy totals from a year ago and again. It's not a bad thing. it's just. That's just how i see it. And i think all those guys the main guys you know the two receivers coke in kirk cousins. Those are the main guys. you're gonna wanna draft. I don't necessarily think that going after herndon or conkland tight ends is a bad thing. I think that those guys can may be provide death for your teams depending on. How big your league is. How big your benches because i think they will see some target specifically in the red zone. I think that's where they're going to be most valuables in the red zone because obviously you got. Jackson jefferson cooking theline. Who are going to be moving the chains and doing all that guys like herndon and konkan. I think will be used more in the red zone. But that's just me. I think really what's going to drive. This team is of course. Jefferson thelander dalvand cook. That's really what is going to drive this offense and with that that concludes another installment of the over under segment with the players from the minnesota. "And hopefully smith junior comes back and he's healthy for next year so let's talk about the other tight ends for the vikings. So you got tyler. Conklin had thirty four point nine fantasy points last year. Nineteen receptions twenty-six targets one hundred. Sorry hundred ninety four receiving yards and a touchdown. I definitely think he's gonna get above that. He's going to see increased playing time. Kyle rudolph is not there anymore. And our smith junior is not there anymore that opens the door for more targets for him. They also the vikings traded for chris herndon last year had fifty eight point. Two fantasy points and last two games actually was productive but that also has to do with the fact that he did score touchdowns in both of those games he had four receptions. Thirty four yards and a touchdown for eleven point. Four points against the browns in week sixteen then in week. Seventeen against new england seven receptions sixty three yards and a touchdown and finished with fifteen point eight fantasy point so yeah it was kind of inflated because the touchdowns but so that is productive and i do think that with the vikings he could be productive. This team. the problem with him is he's got to stay on the field and he's dealt with injuries a lot over the course of his young career and i feel like if he ends up in the right situation is able to stay healthy he could definitely be. You know a guy that you might want to have is like your tight end too. Depending on how the vikings use them because in this offense i think he could definitely help them. Out and kirk. Cousins is a solid fantasy quarterback and is a solid quarterback. I think he'll definitely get him the ball. And maybe he kinda takes over for smith and is the because i personally think of hurting is healthy conklin. But he's going to have to go out there and show it so yeah fifty eight point two fantasy points last year i think if he plays a big role on this team i think he gets above that if if If conklin ends of you know taking over as the number one tight end. I probably say he's around that same total or maybe a little bit below that. Espn has projected at forty four point one so they think that conklin is going to be the guy number one tight end for this team. So we'll see what happens. But that's my thoughts on. Chris herndon so now moving on to the vikings defense so last year. Their defense only got twenty seven. Fantasy points talked about the vikings defense. A lot and i really liked what they did in the off season so they did bring michael pierce and he opted out last year. Because a d- they brought in dalvin tomlinson over from the giants who was a good run stuff for the giants and they also brought back sheldon richardson. So you got those guys coming back to. Neil hunter is supposed to come back after. I think there was like a contract dispute and his injuries. So he's coming back eric. Hendrickson anthony barr. Suppose the comeback. They're two linebackers. They were dealing with injuries. Last year. harrison smith signed an extension for the vikings. And you bring patrick to help out in the secondary. So i like the vikings defense a lot this year. I think they're going to be definitely better than what they were last year and overall they are going to be a better football team because of that so i definitely could see this team making the playoffs this year as long as their defense is back to. What was you know from a couple of years ago. Obviously i don't expect them to be what they were back in twenty eighteen twenty seventeen those years but i do expect them to be better especially after the kind of season they had last year. So i'm gonna say they get way over that total. Espn projected on one hundred. Three point three. I think that's pretty accurate. Vikings team is going to be so much better. They're going to have pass rush. They're going to be able to secondary is going to be better. Obviously they were dealing with some. You know growing pains with some of the young guys in the secondary because they do have they do have a young secondary. And obviously patrick. Peterson is not the same. Patrick peterson that he was. You know four or five years ago. But i definitely do think he could provide some at the cornerback position and you still harrison smith back there so this defense is going to be pretty good this year. I don't want to say it's going to be top ten but definitely could be a top twelve top fifteen defense and they're definitely defense. You can have as a backup defense to i. Guess your main defense. Of course you know. They got matchups early on in the season they're playing the bengals. They're playing the cardinals. The seahawks they usually play tough. The browns the lions the panthers dallas those match ups. I think are kind of favorable for them. You also got the lions again. You have the bears twice. I mean against you. Know the ravens. Against the i mean i guess the steelers would be kinda favorable depending on how the show is offenses playing. But they do have the rams they got the packers twice the forty niners. I think those will be tough. The browns. I think they could do well. Against 'cause it's a home game and i think that they could stop the run and contain it and i think if they stop the run against the browns. That's going to be a problem for baker. Because i feel like baker is kind of like back in the sense that like dak has to have a really good running game and be protected in order to be successful and when he doesn't have that he's going to be ineffective at quarterback and i hate to say that because i actually do like baker and not to say that i don't like back it's just you know he plays for the cowboys and i. I don't like the cowboys. I'm sorry but yeah but i want to do well especially after what happened last year and i don't know i'm just a baker fan and i think bakers gonna do well but i feel like that could be.

So i don't really expect anybody to go off in this game in obviously again. You're gonna start keenan allen and And herbert but this is going to be a tough match for them so week seven.
