"We got married in august of twenty nineteen and we had a budget of ten thousand dollars for a wedding for everything combined I tried to talk my husband into just getting married in the woods. And he wasn't having it so so we had to compromise somewhere he wanted the actual wedding. He wanted to celebrate us. And so like okay. Well we. if we're going to do this we need to do this. Cheaply the is inexpensive is we can and So we sent the two thousand dollar budget and the total was just a hair over two thousand dollars at the end of it. So i was pretty proud that we didn't we didn't completely blow through that all right and so so you're you're you're married and you're working on the flip had things progress into twenty twenty and twenty twenty one so twenty twenty was finally win my net worth went to brookhaven. We finally dug herself out of a negative net worth and that was a huge goal of mine was just to get just to get to a break even point and So so was so proud of ourselves for doing that. We're still doing that point. The very frugal medalists life style. You know we're going to goodwill for you know for buying clothes second hand tino. I'm a. Were you know buying things off of facebook marketplace. So we didn't go by brand furniture. We went to facebook marketplace in bought a dining table for four hundred dollars and you know new couch for five hundred dollars off marketplace. It was used so all during that time. We're trying to still spend less as we could and putting that money back into the house so any money that we saved was going back into the house to to get this living flip done and this is work. You're doing or hiring out so we actually did ninety percent of the worker selves so we spent countless hours on youtube watching how to do things we we did. All the demo ourselves tweeted the tiling ourselves. Did the drywall. Muddying paint Flooring all of the things we did ourselves in the context of twenty nine thousand nine hundred twenty twenty twenty one. This is really high dollar per hour activity that you're describing here. You realized it mendis realized it with that but like that stuff that you're probably making a killing on doing it yourself rather than hiring it out giving your household income and all that kind of stuff so i think that's a that's how much more effective is this as a wealth generator than driving. Lift guys over that. Same period right so huge. And that's a secondary benefits got. The primary benefit is not having to try and find a contractor and deal with the headache and hassle of come over and then they never do or they don't even answer their phone or i mean that's the number one reason why carlin i started doing all the work ourselves is because we couldn't get anybody to answer the flip flap and phone you a contractor. You wanna make a killing as a contractor answer your phone number one thing that sets you apart. You don't even have to be good. They don't have to answer their phone and make a killing. So but so what are the. What are the numbers. I'm this on this once. The project completed. How much do you put. How much do you buy..

Pandemic pushing millions back into poverty

"Saw storage if you Morgan says it might take ten years to get back to the employment rate we had before the start worldwide we're gonna have millions and millions of people back into poverty had just clawed their way out of it and poverty kills poverty leads to death especially around the world and third world nations the story in the Wall Street journal Kevin Sheth talking about medical research is being locked down during this important face to face medical research trials clinical trials the life blood of new treatments shut down big time stroke brain hemorrhages I said two hundred thousand clinical trials around the world may be affected he said he L. where I run a research program in brain injury some five hundred research protocols have been placed on hold the cute and chronic conditions kill Americans in enormous numbers inflect from Mendis suffering there are also obligations to participants who enrolled in these clinical trials and and he said look we're we're talking about conditions like strokes heart attacks we're talking about cancer Alzheimer's treatment heart disease on and on and on and all these are shut down yes there are unintended consequences that it seems like half the country doesn't even want to talk about all they want to do is say you don't believe in science even when you're explaining science

So incredibly rewarding. So I'm grateful for you so I'm happy to have you here to talk with us today about phobias. There are lots of questions. Typically in the community about all of the different ways that anxiety presents and we have not touched on phobias specifically some really happy to have you here to talk more about that is. This is what your specialty areas. Can you start by just telling us? What a phobia is and how it might be different than are like everyday worries and fears. Yeah this really happy to talk about this topic. Because actually before asset down to this interview one of the receptionist in my workspace she was talking about her phobia of dogs and how it has impacted her career so just to talk about phobias. It's a bag. Notable middle disorder is a type of anxiety disorder that causes an individual to experience extreme irrational fear about a situation living creature place or object. The person will experience intense distress. When they're faced with the source of their fall via is so funny that you mention the receptionist with the dog will be. I A pretty intense dog phobia. When I was younger. It could not be around and had never had a bad experience or anything with dogs until one of my friends during first jobs together. She had two dogs that I fell in love with and so that kind of cured. Me Of a phobia and now I have two dogs of my own. I'm glad you brought that up because I had that on my list of chat with you about because I think that that is one of the ones that we often see and that feels like people are very dismissive of it right like it's like. Oh this is just a dog. It's not GONNA do anything. Dog is not GONNA DO ANYTHING. You're right. People are very dismissive but it. This is a diagnosed mental disorder for people who have phobias it really impacts their lives. I have a phobia as well. So I say is four legged animals but particularly cats wear. I Will Avoi- places where I believe that there is a cat or see a cat in this very very common in the Black Community. Specifically related to animals. You mean just obvious. In general got it though they. They say they don't know exactly. How obvious are 'cause I mean. Sometimes we do have experiences where we are. You know maybe attacked by animal had a traumatic experience. I can water or something like that but a Lotta Times. The phobia is genetic in pass through Okay so it makes sense that if we've seen like parents or loved ones can be struggling with will be is that is something that we might struggle with as will buy because our parents sometimes will reinforce that phobia so if you have a parrot. That's afraid of dogs. For whatever reason you might hear or witness your your parent afraid and therefore you take on that. Fear Yourself Got It okay. So are there things that you feel like are commonly misunderstood about phobia? So we've already touched a little bit about how people will sometimes we'll minimize like. Oh that's not a big deal but are there other things that are commonly misunderstood understanding the difference between a normal fear and phobia? We all have ears in some anxieties. What a phobia is when we actually rearrange our lives to avoid that phobia so for example you know we all may feel a little nervous anxious overflying especially if the weather is bad at their term limits you know our stomachs may drop in. May Be uncomfortable but a phobia person who fear flying phobia. Flying wouldn't go to their best friends wedding on an island because they're afraid to fly there so that is the difference in that people. I think you know having a phobia myself people not understanding that we don't WanNa be afraid and we don't own avoid these situations but the fear in our minds out ways the benefit of going to the wedding or going to someone's house with a cat or swimming in the ocean right And I think that that's a great example. Ray because I think if you don't show go with a phobia or you know if you're not really kind of up on like what it means to have a phobia you don't understand how this can impact someone's life so a decision about whether. I'm going to travel to a friend's wedding but I would imagine that even more everyday occurrences may be impacted because of phobias. Can you talk more about? Maybe some of those things that people might not even recognize that they're doing because a phobia is well. One thing is job opportunity so does using a dog example. We've had gift my husband with the Palatine by for Christmas. And they come in and they set that up one of the women who said enough the bike before she entered the home as if they were any pet and of course. We don't have any s a socio constable and I thought about her later. What does she do you know she? She described her dogs. And all of that and I thought about what? What does she do what she goes to? Someone's home and that have. Some people are very protective of their pets. Feel their pets are part of the household and do not want to put them up and so what happens to her in her job. Opportunity you know. Does she quit does she? Avoid one work day or if you you know keep an on employment You know what if you have a fear of elevators height and your offer the opportunity in a building you know in the offices on the floor and sometimes people will avoid not take the job so it really impacts people every day on big decisions such as their jobs. Then you know I think about myself you know the fear. My daughter's school. There was a a cat little neighborhood. Cats that the kids were feeding an address Taking her to school because the cat in everyone will say that You know the castlerock on by the in I really had to. I had to stand across the street and ask someone else Walker in the building because I was terrified. Yes even everyday things like that like you mentioned that you just might not even think about but that takes so much of your like emotional energy and really I would imagine it also impact your mood for the rest of the right. Yes and just the thought of having to face this you know once I realized with the cat that okay. This cat is going to be around. And they're feeding the cat. Every morning I woke up with this dread of taking my daughter to school. Because I'm thinking about this cat you know Thing ABOUT PHOBIAS. That it overtakes our thoughts and we're constantly thinking about it and worrying about it and like you said you know expanding that emotional energy on something that really when we think about it is anything that we really shouldn't be afraid of I mean but of course that's the way that anxiety works right. Is that even though if you are not struggling with anxiety the threat me look like it's not an actual threat but in your mind he's very much like a real threat exactly. Yeah Yeah. And that's the part. I think that is often misunderstood. If you're somebody who has struggled with anxiety in one way or another it may feel like oh just go bring your daughter to school right like the kid is not going to bother you but in your mind it feels like a very real kind of a risk in a threat situation. Yes that's from. Our flight and fight response is that we feel. We'RE IN DANGER. And we will have physical symptoms when we are experiencing or exposed to that threat of the phone via you know we may feel our heart rate elevated may sweat we may you know. Have all types of physical symptoms because of it.

The Snubs and Surprises of the 92nd Academy Award Nominations

"I'm Shawn Fantasy and and this is the big picture. A conversation show about the Academy Awards. They're here. Amanda the Ninety Second Oscar. Nominations have arrived. How are you feeling bright and early on this Monday morning he I do love it? I don't I don't love being here this early. I was saying to you before before we started recording and it just felt like a disclosure before we get into this podcast. My outlook at this hour of the morning is never the best. WE'RE ARE GONNA be flying fast and loose. That's what happens when you record it seven thirty in the morning. We're going to do our best to not make any mistakes. Some mistakes were made by the academy however will be talking about some of them the snubs the surprises houses. Some of the Nice things that happened with the nominations this morning. It's it'll be a robust conversation about what will be happening on February ninth the Academy Awards. Yeah there are some good do things absolutely absolutely some baffling things. Where do you WANNA start? We start with the big picture. Big Picture let's do it okay. Problem in the big picture do you. Yeah I mean maybe we'll start with the most honored movies that seems like the safest place to start first and foremost first and foremost the joker comes to us with eleven nominations now. Were you surprised now. I wasn't either. Let me tell you something about joker people in the academy love. I love that movie actors. They love it directors. We learned clearly. They love it craftspeople. They love it. Composers there in up and down the board and you've only got one acting nomination for this for walking Phoenix. So you can see how it's it's diversely. Spread across the entire voting body any significant takeaways from joker being the leading vote getter so to speak in this in this race. I didn't expect it to be the leading nomination. I think I expected that to go in nineteen seventeen which is a little bit recency bias and also just because I expected nineteen seventeen to grab every single technical nomination because that's it is Zayd technically accomplished movie so joker winning denominations thing is not what you want it is. It certainly changes the narrative. Maybe I mean it'll change what we talk about this morning. I don't know how much it changes the results on the on Oscar night. It's interesting. How as you prepared to speak about joker you pulled your hair back to a pony tail resignedly? I people know what I think about best and I want to stay right here and right now. It ain't going to change. I think that this is an intellectually bankrupt movie. I think it is the emperor's new clothes. I think that anyone and who thinks that this movie is better than parasite or once upon a time in Hollywood or little women are uncut gems has bad taste and doesn't know things about movies straight up and we can do that for for five weeks or we cannot. I'm at I don't really have the energy to do it for that long. Yeah I don't think that that's I don't think we'll be negotiating that until the movie potentially wins Best Picture which you know not always as the most nominated film the likely best picture winner but sometimes it does happen. Tends to happen with noisy movies. Like Lord of the Rings the return it at King Joker ochre is kind of a noisy movie. This is a billion dollar movie and having this many nominations having this kind of box office having this kind of awareness and having this kind of admiration from from the screen actors is. That's a pretty significant thing. So if we saw a joke best picture win on February ninth. I wouldn't be shocked. I don't know if that's what I'm ready ready to predict at this point but I wouldn't be shocked. I neither and in a lot of ways. It makes a huge amount of sense in terms of the academy has refused to WHO ACKNOWLEDGE COMIC book movies or Superhero Movies for years the academy has been trying to update itself to chew reward new types of movies too like to be current to be younger and that the end of the day the score says he caused play. Look it's tiny. Batman man movie winning Best Picture would be academy esque thing to do. It's true and it would be one year after Black Panther which sort of ushered in a lot of these conversations. What else has been honored here once upon a time in Hollywood and parasite the Irishman? You've mentioned those ten nominations for each movie. I don't think a huge surprise there for once upon a time in the Irish Ryan parasite is excuse me once upon a time in the Irishman ten as nineteen seventeen. Let's just talk about those first four gets parasite and I think that is. This is kind of standard operating procedure seizure. What we've got here is three people who made films who have been hugely recognized in the past Quentin Tarantino? Martin Scorsese Mendis as you said the reasons he buys of nineteen seventeen creeping innocent all weekend thinking nineteen seventeen the presumptive frontrunner for best picture. I don't know if I still feel that way right now. A couple of little chinks in the armor that will take a look at identify whether or not that's still the case any big time takeaways from the ten NAM's for all three of those movies are taking things for granted I am. I know that I'm taking granted. It's fantastic once upon a time in Hollywood got ten nominations. It's fantastic. They got ten movies. Nineteen seventeen very impressive movie. We're GONNA talk more about it later this week. It is less surprising that got ten nominations. You know I I saw someone on twitter describing this as a real like wars and cars years which every year at the academy is that you know the nineteen seventeen is the war part of that but very well made movie I it. So that's good. We shouldn't immediately jumped to all of the griping even though I certainly have and the reason I did that is because Joe got eleven nominations and I really don't WanNa talk about it this early in the morning but there are a great films that are being recognized there are among them is also parasite and little women both of which pulled in six nominations. Yes which is interesting. I am not surprised by either of those things but it is. It is a credible accomplishment. And I think a Lotta people on any kind of film. Twitter sense are frustrated by some of the joker recognition ignition but parasite getting six Oscar. Nominations is insane it is. There is no precedent in ninety one consecutive Oscar categories or excuse me ninety one consecutive Oscars for something like this happening so I take some solace in parasites success. So far I live is my favorite film of the year or was it. Yeah I think I put it at number one very early. It's definitely up there and put it on my decade. Let's no this is an amazing film and like and Bongino hoping direct nominated for best director. That's very exciting. And you are completely right that it was it has become such a quote lock or we we we were so sure of it that we are not like Kinda rejoicing especially in the parasite of it. All little women is the same way. There are a a couple notable omissions in the little women. Nominations that maybe put a sleigh damper on it which we will talk more about but you know it did get nominated for best picture. Sure thank the Lord. I thought that was the one where I was. Just GonNa not show up this morning.

"I'm gonna update the firmware on it. I'm gonna install all my games. I'm gonna download all my cloud. Save put it in the dock yet. Then I'm never gonna play it. Awesome. But if you feel really good hell, yeah. I'm with you day one. I'm in police, which sometimes. Yeah. We'll see. I it is it is a weird situation because selling t shirts that say I played the switch sometimes. We face sometimes the switch plays me one of those because it's true. Yeah. They got a pretty exceptionally. Poor track record of carrying out this exact process. The yes to the and then the three s to the new three D S in both cases. Like, better hardware. They did nothing with. Right. So who knows what this actually like Minecraft only run on a new three D S? There were there were examples, but it was just not now they have the two in between consuls at Sony. Guiding light. So maybe the maybe those consoles have changed expectations people around what these things on intendo. So who could have really Nintendo did get better at it a little bit. This is great. Yeah. But also like the games that would take advantage of that support. If you had a new three D S. Yeah. There was some stuff. Like, Mario maker. I wanna say even more you make a three D S which was not a good game. I or what? You were playing it only on the on the the the new original three. It was like worse. Four was like that. When it was first before it came out on. Okay. Tyrod warriors. But that was a case of like, okay. This clearly built this for the new one and that the the expense of the old. Yeah. I have. I have no doubt. They will execute this cheap like budget model perfectly. Well, totally it's because sell into new audience. So that's fine. Yeah. It's more than kind of proposition that they're trying to get people to upgrade from switch. They already Baden. They only have internal memory, man. It's so I feel like even you know as always had external on on the budget one. Yeah. They you always have to let people expand their storage because that's how you sell the more games. Right. Like, that's that's required. At this point. Speaking of the switch Nintendo had a livestream last week. That was totally not a direct. I guess g like Indies Lindy's showcase. That's what they call. It did not use the word direct anyway. Or even though it's kind of basically direct for Indies excuse me, Mendis Indies where they out some stuff. I'm just gonna skip right to the end we start can we just like go to Indies on the XBox? And Cindy's for PlayStation, or has in these are, what do you want Cindy's in these? It'd be Cindy's because it's Mindy. It's not sin swind ease. But then they'd be Mundy's trying to swindle you into buying these Indies. Okay. I'm in on these Mendis, Mendis and Cindy's. You know what I'm saying? I think all the Mideast out. There would Mendis also also Hello. Speaking of dumb names thing for things and people hacking switches, you see that new ES emulator that came out at a not for the switch is called..

"By successor owner, you never wanna name. The kid is a successor owner, you always want someone your spouse or another adult to be the successor owner because if the kids ever own it, it becomes custodial it becomes a an irrevocable gift, and it creates tax issues for them. So you never want the kids zone their own plans. Even when they're a majority age if they're twenty five and you have a plan for them. It's still not their money. It's never their money until unless you die and want them to have it, and you can change the beneficiary once a year, so you can name your grandkids. And then leave it to your kids for their kids and type of thing. So that's got the level of the Roth IRA's can be inherited. And the next generation that receives them won't have to pay income taxes on the withdrawals. See if you leave your kids in IRA, the whole darn thing is still subject to income taxes. And if your kids are in a higher tax bracket than you, are you just cost your family money. If you've got a kid who's a plastic surgeon don't leave him or her an IRA. Because they're going to be taxed at fifty percent. Leave him a Roth Roth or don't leave anything those rotten kids now. So so so you have that and the same things trauma life insurance side, which we haven't gotten to but Mendis very curious, and we're gonna have some fun with that one too. But there are ways to perpetuate wealth and not to perpetuate tax bills for sure. Now, what about what about real estate and all this real estate's interesting hot potato, and I know you do a lot of real estate investing on your show and have a lot of guests who are fond of real estate to me real estate is something that you either decide you're doing or you decide you're not doing you should never dabble to me. Having to rental properties is like owning to stocks you're under diversified. And you're subject to one really bad tenant. So either decide you're going to be in the real estate business. Whether it's commercial residential properties every year and leverage them appropriately. Make that part of what you do for a living or don't don't dabble don't have one random real estate property in Virginia somewhere, and it's for the same diversification reasons that we would talk about with any other asset class. Okay. That said because real estate qualifies like other assets where you get a step up in basis upon death. If you leave the real estate to the next generation, they no longer are subject to capital gains. If they have to sell something. So it actually creates a very nice gift if it's appreciated which we all know. Prior to two thousand seven always goes up. It can only go up once. Oh, eight hit. We learned that. That's not always true, but real estate can be a very helpful thing..
