"Never mind. It's locked. Okay. I have to find somewhere before I get back to the beach because not being able to enjoy the beach. Okay. And that's the one downside to where I am is it's a bit of a faff to get in. There's a pet law and you have to clean off your feet and it's multiple steps. Anyway, okay. Yesterday. So I knew it was a scary. And I knew I wanted to find some way to greet the morning. I shared most of this on my Instagram of this morning section. So if you haven't read that on Facebook or Instagram, encourage you to go do so. But it had an incredible moment at the top of polyakov. Crater, which is a Vulcan Maui is a volcano, but this is the Kratos volcano and national park. One of the. 11th best national park or something. And in the U.S. and let's get up at I go to one 50 because I hear there's 1.3 miles from the pickup point. So I walked down there talking to my parents for one advantage of being a million hours behind everyone else. Got on this bus, it was darkness for hours. And went up this mountain. We went up to 10,000 feet, we're almost 10,000 feet. And tour guides said something like, so we are told to tell the people on our tours that they're not allowed to trail. If you build the car, you can go this trail. And so I stood where he said, you know, being the rule follower ram. And. Just I didn't feel right. And I just had a feeling of something more. So I went up the trail. In the dark, using my phone is a torch. I went up the multiple stairs, sorry. The multiple. Yeah, I guess it was kind of steps. I hope to the top. And halfway up over here. Like some kind of prayer chant in an nearby little peak. And it was beautiful to listen to. And then I kept on going and I could hear the same child be coming from a woman. Native American women and I just had an urge to be near her, so I sat near her eventually also if I could. Sit with her and she immediately gave me her blanket. It wasn't actually that cold, so part of the echo gets really hot. I mean, cold and up there, like, can be below freezing or around freezing. It's usually 40 to 50. Fahrenheit. But again, spot they've got felt right, and they didn't wear them. And so we'll shoot. And honestly, that was primarily because I knew it would have a wolf back in every too hot. But anyway, so it wasn't that cold. It was like 55°. Up there. So I wasn't really that cold. But I ended up showed me her phone which had the lyrics. She was singing in English. And in her native tongue. And I did the prayer with her. And I just did it as best they could, and it was a beautiful moment watching the sun come up. And that was happening. And looking down at this one of, if not the most beautiful sight I've ever seen in my life. Always in front of me. And it was just, yeah. Spiritual. I felt like the mountains wanted me to be there. I felt so connected to mother earth to our land. It was just amazing. So we came down, we stopped by a botanical garden on the way back. We had breakfast and I had like pancakes with macadamia nuts, fresh macadamia nuts, and coconut syrup. Just delicious. And I was gonna say the woman I met, her name was gentle thunder. Also known as Anna. Anna. And we always gonna go to she invited me to come to an event she was posting meditative sound event. Which I felt really healthy that I wanted to go. However, it was an hour away. I don't have an hour away from around. Don't have a car. And I got a bit confused in what she was. Offering us inviting me to and so I said no. I have to talking to a good friend. You have already mentioned in this run so far. But who basically set out an iPhone? Going so close to the marathon. I didn't. Part of me regrets not going. But also again. Okay, so we're going to come back. And later on, I went to go snorkelling again. And I've been told by the people who live at the house I'm out, where are we going to try to be? Okay, we're just going to do a few in a minute. We're going to do it on those. Busy bit of road, so I get over it quicker..

"You move such as. Okay. Thank you for sharing with me. You wouldn't have shared in person that's okay. But I love the idea of you. You know, just putting it out even if it's just in your own mind of what you have been experiencing. Okay. There's a lot of room that's along here. This is testing myself conscious. Okay. So. What can I start with? I mean, there is I could spend an hour right now telling you about all the things that have happened, all the just. It is. There's so much I could share. But I'm going to maybe work backwards now. I'm going to tell you about Boston. So let's begin there. The whole weekend was just. I didn't make such a fantastic year that there was so much love so much joy. So much appreciation to be back amongst one another. And I just had a lot of very powerful moments. And some of them weren't actually most of them. They did the one. She helped run a truck there. And yes, that was I mean, you got to hear about that, so I'm not going to go on that. It most everything else. With small stuff. So we've paddled. It was one on one, a one on few. Time with people. Like, for example, one thing that stands out with. On my final day, I went to visit Sid baptista, you remember from the podcast. He's going to come on for a full show as that was the one I messed up. Lost his file, said that tester had a store open his pioneer store. I went to hang out with him. I tried to get him twice, missed him. Third time I went by. I got in there. He was there. And I got to meet the cofounders of we run, we run three one three in Detroit. Joe and Lance. We got to talk to them. And I got to talk to these two other women from their group Audrey and shimmying. And it was just, I'd seen Audrey and shaman earlier in the day what she did is a funny story in itself that I was standing waiting to meet Jared. For lunch and I learned that day not to point Jared water towards street because we had, I mean, he had multiple multiple people coming up. Oh my God, Jerry wood. Great talking to him. But even I have people coming up to me. And I was facing the other direction. But yeah, we've sat right near the street. Anyway, I was waiting for Jeremy. And they came over and they talked to me. You know, they were friends with Tommy, Tommy. And we were talking and then Jared comes up and we bring him into the conversation and later on when I was with them again, just happened to see them. What happens to see them in the pioneer store? They, well, I can start guy and I was like, oh, he's a 2016 Olympian, and they were like, what? So it was quite funny. But anyway, I had like a really meaningful, powerful, just genuine conversation with them, and it wasn't recorded, but it didn't matter. So powerful. So that jumps out to mind. It's so many nice moments with people I care about. I had an out with Jeremy, what I said was so special. And then the race itself was, I mean, Kyle texted me yesterday and said, did you see all these cameras like you're smiling in every photo? And I was like, no. I just was smiling the whole way. I'm going to turn around. I just was smiling the whole way. And that really is the reality of it. It was just such a joy. And I was so appreciative of it, especially because of the last time I remember. I didn't enjoy it. It just meant more. So, that race was just gift. Keep saying that right now, but it really does. Feel. That way. And so yeah, you know, that was special. I mean, I went to the black unicorn marathoners. Celebration before the race. Just to celebrate all the not all but many of the black athletes who were running my friend Alexandria will, another podcast guest, invited me as a guest to come. And I went and it was just so inspiring. There was a guy there who was like 73 and he was saying that he started running in 60s and all kinds of really inspiring people to me and I had a really just a chair of funny moment. I was sitting in the other side and then and a few rows back, but at one point it looked like we locked eyes and we did that really awkward you know that wave where you kind of quickly put your hand up and down and you know.

"Survey and then they send you a bar code sexually a qr code qr code that you have ready on your phone when you are at the airport. Now i was lucky. I'm flying alaska airlines. So we were able to get our wristbands. He needed a wristband in this case to bypass All the Survey stuff at the airport We were able to get a wristband before we got on the plane Some airlines don't have that service and after you get off you get in line. You show them. You're qr code. You get your span and then you can proceed but there is no proceeding until you have gone through the steps now if you don't do that ahead of time and that's the point of this second topic if don't do that ahead of time then you have to take care of all of that at the airport and you can imagine how long that can take. That can really hang you up so here you are. You've just landed. You're all excited. You're ready to get to your final destination your room. Whatever it happens to be and then you have to spend two hours at the airport dealing with this stuff. That's not fun and You can't get to your baggage by the way you cannot get your baggage into you. Clear this until you clear the health information so that means your bag is either spin around on the carousel or they pulled it off and then you have to fetch that as well so make sure wherever you're going that you know the rules of the road. I suggest starting with an official site. I think each state each country has an official travel site. Start there. see what you need to do and take care of it. Take care of it before you leave for the airport. You'll be so happy that you did We did in we breezed through but we saw some very long lines of people who weren't prepared and They're probably still there right. They're probably still there. Okay so that's the number to learn the rules of the road for where you're going number three. Bring lots of masks. And i strongly recommend bringing a variety of mass and at this point it's interesting how for me. I have different masks for different situations. I have masks that. Go with say when i'm going out to eat and i have massa when i have to have a mask on for a long period of time this more breathable and i have A mass i can carry my board shorts. That's made of materials. Wanna go swimming all. Does this get wet. But it doesn't hurt it. So i can pull it out of my board shorts when i wanted to go get Smoothie or something afterwards. So i have all these different maso. Have the masks that you need and have backups. Because everywhere here requires a mess. And i'm not talking about just you know inside in an elevator but i'm talking about everywhere everywhere inside in the many of the locations outside our require mask and you just have to be ready. Have a couple. I broke One mask When i was going through. Tsa at the airport because he wanted to see my face and You know you so you're in this line trying to move fast. So i just pull my mass out and went to pull it down so he could see my face and i snapped one of the straps. Now if i only had one mass that's the beginning of the trip and i'm in for a bit of a hassle after that right so in other words they have to go somewhere by mask. Yada yada yada so have plenty of mask have mass that you like massive fit in have mass for those situations when you have to have one on for a long time so you can be comfortable. It's just the way that it is. Everyone's wearing them here. And i think it makes everyone feel better about being in indoor spaces especially the fourth thing get in a patient frame of mind and i cannot emphasize this enough now. It's a bit easier when you're on vacation then when it's a business trip right and you have to be somewhere sometime and you have clients and you have all that kind of stuff But i've noticed that people even on vacation sometimes lose their patient frame of mind and the reason being is things. Just move slower. They move slower in maui. Things move slow already so now. There's even more slowness and a lot of it is because the services that we depend on Regardless of their transportation food accommodations. Whatever they happen to be the services have fewer people. There are just fewer people. They're understaffed the rent. Skeleton crews goes on and on and the folks that are working are doing the best they can. And i have seen that here. It has been very impressive. How the folks that are helping us get through each day. Have such a great attitude and i feel like you know at least on our side of things. We can reciprocate by having a honorable and friendly attitude back in respect them respect them right respect the work that they're doing One of the cool signs. That i saw and i like the sign a lot said. Please be kind to the employees who showed up to work to help you. And that's it. You know the folks that are there are the folks that showed up the folks that came to work. They're the folks that you know are doing the things that we need. So if they're showing up then we need to be respectful of them in. Give them a chance to do their job. Because they're probably doing their job under constrained resources and is probably not the best situation for them either so you just need patience all the way around now. Here's the thing that i noticed. If you get in a patient frame of mind things suddenly go a lot smoother. It really did. They go a lot smoother and it just works again. This is easier when you're on vacation then when you're on a business trip so if you're on a business trip i think you really need to figure out your strategy for maintaining your patients because there will be things that go wrong or be too slow or whatever it happens to be. I have seen quite a few here. Things that were unexpected and so far advantage to roll through them. Knock on wood that i will be able to continue to do that. And finally number five get creative and this has been very interesting for me so it's not business as usual not vacation as usual travel as usual A lot of things are different. As i've been talking about. And so for instance. If i'm used to going to say on vacation to a restaurant every night or go out to lunch every day. Whatever happens to be. Then that's not a feasible route.

The Truth About Britney Spears' Missing Dog Situation

The Truth About Britney Spears' Missing Dog Situation

"Let's get back to Britney Spears who I think has a pair of big balls because she's going through hell and she's winning. She also has some lawyers with big bulls. She also has people around who were sources of mine who give me the best information that no one else has. So look, my analysis of this whole thing is simple. Britney has no control over the conduct of the staff in her home. Her dogs were taken out of the home, taken to the vet without her knowledge or even her approval. Why is that? Well, because Britney is still under conservatorship and her father is still the conservator. That asshole, Jamie spears is still the guy. And all the people employed by Britney's estate were hired by her dad and are paid by him. He cuts the checks, not Brittany. My question is, somebody must have given the housekeeper or the dogs that are permission to remove the dogs from Britney's home and take them to the vet. The only people who have this authority are Jodie Montgomery, who's the conservator and Jamie spears, who's the conservator of the estate. Jody is the conservative of Brittany and Jamie is the conservator of the estate. And just so you understand. I've seen the house. Britney's mansion is like Fort Knox. Nothing comes in or out of that house without Jamie's knowledge. So when TMZ says, Jamie's in the dark, they're full of shit. In fact, I've given my patrons solid proof of how much money Jamie spears has paid TMZ to run stories that are negative about his daughter. I'm talking money to the tune of $325,000. Under his media matters banner and Brittany's lack of authority over her staff is seen again when Brittany returns from her vacation in Maui. When she gets home, she sees that her dogs are missing. When she questions the staff about the dogs, they couldn't really sufficiently explain to her what happened. And as a result, Brittany called the police and reported a

"You could pay for it and it's fun thing to do and you're like i'm official will counter so so you get paid. You sit on the beach in y. You can't wait. You don't even have to be correct. I think that's my retirement job right. They're sign me up. Yeah i wanna talk about resorts for a minute What are some good family. Friendly places that you would recommend. I think the thing is on both sides here. I have to be careful on this. Because we represent all the resorts in in how i absolutely and we only have one adults only resort in in that hotel lap. So in the other a the others are pretty much welcoming some your larger ones. You have the the western western maui And we have The white layer beach while a beach resort. Which is a a marriott. And then you have the highest. These all have incredible slides for the kids. And you know and you just put a kid on slide can go. Go go go shopping. Yeah go play you and you'll come back and building. You know you It's a fabulous if you met my aunt myself but into thing is is that you know. It's great entertainment for them. And you still go. So most of the resorts are a family friendly. Would you also want to look at is when you're looking at two resorts look at the activities. They offer on on resort led to Kind polly beach. Hotel is one of my favorites in independent hotel. They just completed a beautiful renovation but one of the things they do is they have The almost all the activities. They have has to do with hawaiian culture. And it's not just is not. We're going to jaw how to play the ukulele. Not that you know. They're actually well thought out. And you learn how to weave a hat in stuff like this or basket or something like that and these are things that you could take with you if you want to. But it's all the more important it's all about the experience you know and a in there and so in there actually called one of the The most most hawaiian of all the hotels The other independent one. That we had that. I i need. I need to mentioned as the royal haina. Royal highness also has these fabulous of activities for the kids for the family To to all partake to participate in and and the ones that this is the memory that you create. This is what you take home awesome. Well it wouldn't be a family vacation episode if we didn't talk about food you've already ringing our bill a little bit with the banana bread and the coconut ice cream and stuff. But can you recommend some places that that families just shouldn't miss like from the conic restaurants all the way down to the out of the way places. Well i'm certainly going to be the first one. I'm actually going to bring up in a nice I can look at you guys. And i can see that. You're you're rockin rollers of And this is restaurant has absolutely nothing to do with. "It's coin to be the best banana bread you've ever had in your life. Adult eat the bottom. They burn it every time. This is good at this. This is an amazing thing. You're gonna stop at a place called glenn's coconut ice cream. No idea what flavors they are for thrall coconut ice cream and he changes his flavors however he wakes up that these are the kind of things that you're gonna run into and that's why this is this trip of sixty miles. It's going to take you three hours. You know because we're going do you're gonna enjoy. It's not so much about the destination it's getting known german. Do you can't beat that local stuff like that. Like banana bread. You can't beat local screams awesome. That's good stuff. Yeah just get out it. Just you know it's one thing to to to witness at all but it's it's another thing is to get out of the car and experience it you know it. Yeah put your phone amazing. You know you'll find you know it's funny but Maui is also known for our hospitality and Of all the islands grieve regret the strongest numbers in that. But it because our people they they want to know about you right. They want down. There is a restaurant in There's a thai restaurant in Hana that you're sit down you're beating and the person who cooked your dinner is probably going to come out and sit with you at some point and just to find out how you doing. You're going to feel like you're eating in somebody's garage and you're pretty much all but it's not about that. It's about the hospitality. It's about place it's a it's it's about the sense of being and it's about experience awesome. A love grow in research and doing research for the show. I kind of went down a rabbit hole here about whale. Watching i was reading. Carino this fascinating stuff about well watching so he talked a little bit about what that experience is like. I know during the wintertime Is when you wanna it in that correct when you want. It's the wintertime where you want to get the best. Viewing yep yeah. We have no whales here now. They get here. They start coming in right around thanksgiving. Maybe a little earlier than was thanksgiving week in november third of the strongest. there here is the most are here. Yeah so let's talk a little bit about the districts in maui can talk a little bit about each of those. You're sure there's actually five districts in maui But the the main focus for visitors are going to be either the west side which is a color. will pop up now. Not cholera papa. Sir sorry about that Lohyna in that area or the south side. Which is why laying quixote. And you know in the people always ask. They'll say what's the difference. If you know between these two districts and the funny thing is is if you ask somebody from the south side the say it always rains in on the west side and then if somebody on the west side they'll say it always rains on so so you've got your you're going back and forth in a circle and the thing that's funny is that it rains all over. Yeah right. we're an island in the middle of the ocean. We need rain but however but the funny thing is when it does rain. It's at the most times it lasts ten minutes and people don't even get off the beach you know. The difference is between the two sides. The west side is where we got into the business and we got into the business fifty or sixty years ago. Okay the the side we got into that about twenty five years ago so it's not maybe a longer but it it's so is one is just not as old as established as the other. That's it you know. I still think you know. I still think they're great experiences. You had the town of the high. No which is absolutely a lot of fun you can go into this town. You hitters art galleries. "I'm rob and i'm danny and this is episode. Forty eight of the family. Vacationer a was a favor and hit the subscribe button. So you're with us for every episode and you can also follow the show on instagram facebook and on youtube. Today we are looking at the valley. I'll the island of maui. No fritz beautiful beaches the sacred lia valley views of the migrating humpback whales retaking sunrises and sunsets from ocala national park and joining us today to talk more about maui as randy. Parker randy is a thirty one year veteran of the hospitality industry and has had leadership roles in sales and marketing at fairmont orchid. Pacific college rainy. Thanks for joining us and welcome to the show. Thank you for having me. Thanks for being here randy. So on our overview show of hawaii we talked about how each of the islands has its own personality. So how would you characterize the personality of maui. Well we actually have done a little bit of work about this and have come up with a series of phrases that kind of described Each one of the islands and for maui. The first one that came to in these redone through focus groups. The first one came in was it's laid back. It's leisurely it's friendly. It's not considered contrived it's about discovery and it's about small towns meeting natural wonders. If you're a family you're planning your first trip to maui. What are some of the must see places that you would recommend families put on their. I tin okay. That's actually that's actually a fun. A fun question. Because a very i think i think the very first thing you have to do is you have to understand that Molly has my way as full of great beaches and we have beaches of almost every different color. We have white sand beaches. We have we. We have green beaches. We have black sand. we have black and white sand. We have read sand beaches. Yeah wow yeah. So i mean if you if you here for five days you go to a different color beach every day and that's certainly one of the biggest things for more than most most families and of course you know that leads right into some of the ocean things that they can. Do you know sunset scale sales snorkel trips and and those are fun for for all the ages. You know a thing or you. Can you can go up in the in the air. Take a helicopter ride and see the whole island. I think what you're going to be very surprised with is when you when you talk about maui and you have this vision of an island in your hand but you don't realize how big that island is. We're we're seven hundred twenty nine square miles which is which is quite large. And so you get up there. You can see you can see that..

The last time they were in the tournament so people forget sleeve on chaminade. A at your own peril. Yes that but also you can make the number. One picks highlight film for the nba. Also at the same time. I think oregon as i look at the field. Org will probably be the favorite to win the stinks. So that's a tough first-round draw for shopping. That's usually what a special tournament. They always get the best so that would leave us with the final game the first round of opening day. A tip off at eleven thirty. Pm eastern member twenty-second this is. This is happening. Yeah six thirty. Pm hawaiian time. The saint mary's versus notre dame. Eight a mike bray. I bray after dark. Uganda's jacques glendale effect because this is what it feels like gel of patty mills s. I feel like if australia metals. That's good momentum for saint. Mary's as a program and That's something to keep an eye on. But at the same time notre dame valley who wants to bet against that also today make a run if they really make a run. It's great for gonzaga. At the end of the day gonzaga needs a counterpart in their. Alfred's it might be. Lmu sleeping giant but yeah saint. Mary's is right there so there you have it. There's the bracket We we are excited to to check this out a loaded field as always a lot of characters that we love our universe so it's gonna be a good time Mike bray again is going to be the mascot. He's going to be our guiding bill. Bill walton is going to be their big wave. Billy up the last time we were there in maui was twenty nineteen. He blessed us with some great wisdom some great advice. Some great coverage from the sideline. And we get to be with him again to the maui invitational always. It always serves as a the the the opening ceremonies if you will basketball. I think the champions classic come along and said we will be the premier opening event. Good good good. Try you tried. You tried we appreciate your effort. Get out of here. You're not do it. Actually leads us astray. Yes times out of ten. It still feels like a preseason deal like it. No one can remember who won the champions It it doesn't matter james. Classic does not matter. It's a made for tv event just for those four programs. We don't care what we care about maui. Which happens a couple of weeks later. That is official tip off of the college basketball season. And say i gotta say this year more than any other. I think maui serves a very important role in college basketball and announcement that we are back. Not just you. And i back on the island but college basketball's the line civic center full got sick wave billy there. The whole scene is going to be awesome. Might break we'll take shirt off at some point. Four last year This is a big opportunity for bother because lavar jordan lavalle jordan. He is in a position where he i. It's kind of a cross. Rodri- i think bothered wasn't very good. Lastra two years ago Butler would have made the ncaa tournament but the tournaments cancelled so coming into this season. We're all our eyes bowler can. Can they figure it out. Kim butler turnaround. Can we get back to the brad. Stevens brother dad motto great moment for buzzer to get an upset over a final fourteen killing back without their best player. Quicken grimes of course going to the nba and we went to hinchelfield house when we were at the final four so we saw the magic up close and in person and i bought back in. The shop passed on a new york times article about looking for climate solutions and this article was written by catrine einhorn. Essentially she reported that ocean bottom trawling for shrimp whiting. Cod and other fish emits as much carbon dioxide into the air as the entire globalization industry. Now this was based on a study published in the journal. Nature and it was pretty enlightening. About how trawling releases. Immense amounts of carbon from the ocean floor and that leads to more acidification of the water and that reduces the oceans capacity to absorb atmospheric carbon dioxide. You can check out the entire article on the new york times website look for climate solutions by katrina einhorn. There's another piece of good news. Out of molly s this month. The honolulu star advertiser reported that a trained response team was able to free young. Humpback whale from gear entangling. It's left pictorial flipper. They were able to free about fifty to one hundred feet of line from the flipper but not we're able to get the Entangled line out of its mouth. They are hoping that that will ultimately free itself. They haven't seen the whale since it was freed. Apparently it wasn't in great shape but at least now it has a chance. They recovered gears being analyzed to see if they can determine the origin now. The efforts were led by the hawaiian humpback whale national marine sanctuary in partnership with cardinal point captains k key koala project and ultimate whale-watch. Now i've had the opportunity to go out with ultimate whale-watch from lana. A couple of times was very happy to hear of their support. We carry a lot of aqualung equipment in our shop and like most businesses twenty twenty taught many of us a lot of lessons. Well i recently sent out a message that they are introducing. A new aqualung is a bit of a rebranding. They're using a new tagline beyond the expected in the message. They said the twenty twenty taught them to expect the unexpected time to seek out the unexpected. If you check out the aqua lung website they further state that they are for the ocean exploration for ocean understanding and for ocean conservation. The aqua lung site also has a really inspiring short two minute video to get you inspired. Stay tuned for more from akwa. Long as they go beyond the expected earlier in the week. I got an email from nicole. Russell dima vice president of operations and i e mail had a lot of different information but one of the items that stood out said las vegas is open for business that means they are in fact planning to hold the demon. And it's just one month before dima for all you dive pros out there. Mark your calendar for demon show two thousand twenty one november sixteenth to nineteenth in las vegas. Nevada can't wait to get back to dima and finally earth day two thousand twenty one is less than a month away earth day is actually april twenty second however it looks like this year. They are promoting three days of climate action. It starts on april twentieth. There are three lead organizations working on this educational international or education international the hip hop caucus and earth uprising will will be organizing three separate parallel climate action summits on april twentieth and twenty first ahead of president biden's global leaders climate summit on april twenty. How Your First Time Home Buying Decision Affects Long-Term Wealth With Scott And Mindy

"Scott trag- mini jensen. Welcome back to the bigger pockets. Podcast each of you former guest house here on the show. Now your Your guest which is pretty exciting. What's up guys. How's it going. Thanks for having us. I'm super excited to be back. I haven't seen you in one hundred years so i know it actually has been a while Kobe put a delay to my regular trips to denver but didn't stop. David greene hair from travel in the world and hanging out in mexico. What's up david. What's going on guys. Yeah i'm in kabul san lucas. It's my first time here. It's pretty awesome. Yeah sometimes you gotta take a vacation from maui. I guess right. I don't like to myself on the back. It's been very hard. I think. I just realized for the first half my life that when people say they're going to kabo and kabul san lucas set the same thing. Is that true. I think i've never realized that was the same thing to different cities. But i just put that two and two together that that was the same thing. I'm going to new york versus. New york. city apparently shortened nickname. Anyway rather than talking about my intelligence or lack thereof. Let's get into the scott mindy you guys last few years so for those who do not know you. I want to start with this one. Scott obviously you know everyone knows scott tranche. Everyone knows me jensen but for those who don't who are you. What's your real estate strategy. Ben and then. I wanna move into talking about the market a little bit. But let's start with that. We'll start with mindy ladies first. Mindy who are you and What what are you doing. My name's mindy jonathan. I do a lot in real estate. I am primarily a flipper. Which means i buy a house that is very unattractive. I move into it. I live in it as my primary residence fixing it up. So i live in a construction zone for two years and then sell it and make massive tax free cash when i sell it. I'm also a real estate agent in colorado. And i am the community manager for big pockets and the co host of the bigger pockets. Money podcast with me as always is my illustrious co host scott trench. Thanks wendy for the eliminating ensure there. I'm scott trench from the ceo of bigger pockets. I'm an investor here in denver colorado. I've got Eight units about one point six one point seven million in assets within that portfolio and the last couple of years have been a little quiet for me on the acquisition front and my personal portfolio. I have been spending more of that time. Investing in syndications and last year. I really set up property. Management rehabbed and Tackled a bit of maintenance that i had been deferring guests on this show. And i've been differing on a couple of my properties and took care that this year. And so i was able to reset them. Do a big refinance take a lot of cash out nine back into acquisition mode looking for that next deal. Awesome guys well speaking of next deal. It's been a crazy last year. Obviously with the real estate market covid doing some crazy things and things that i don't think any of us really necessarily expected i shouldn't i. Was you know worry that we're going to see a crash or something happened and all of a sudden instead it's just like somebody shot him on steroids into the real estate market the last six months. Why do you think real estate has gotten so competitive. And i don't even call hot as the best word i can use for it. Real real. The real markets gotten hot almost everywhere in the country. Why is that. And then i'll ask. Where do you think it's headed but let's start with that one mindy. Why do you think it's gotten so crazy lately. I think there are a bunch of actors of course cove it. I think a lot of people who were considering selling but maybe didn't have to sell has decided that i'm not gonna have random people traipsing through my house bringing their covid into my house and then i catch it and maybe die so i think there's a shortage of sales just based on the market are the pandemic itself. I think there are ridiculously low. Interest rate why. No they're low interest rates that are fueling people. Ooh i can upgrade to a better house and we didn't have anybody building houses from two thousand eight to two thousand and twelve thirteen fourteen. I mean in my area. They're just starting to do these massive builds again and it takes time and there's people that are still moving here but there's nothing to buy so prices just keep going up. I just sold a house on friday for more money than i thought was ever possible here in the story over and over. Scott what do you think. Yeah i would agree. I think the the first biggest lever is going to be interest rates. The payment matters more than the price to most homebuyers and frankly most landlords like all that fifty percent rule your expenses are not magically changing. You know in those two in those types of things based on interest rates so if your interest rate if your your payment goes down you can afford to buy. You can pay more for the same property and get achieve the same or greater cash flow so i think that interest rates are the number one biggest lever and then the second one is going to be the stimulus and just the in injection of cash and liquid into the economy. In general. I think that last year a lot of people weren't spending as much money as they nip term typically what at least those who would be potential competitors of yours when buying homes and rental properties and so people are now in a position to buy with liquidity and low interest rates. I think fundamentally the that's what's driving it. And then i also think diminish point the other factors are all many of them are also fueling this. There's been an exodus from apartments to single family homes red single-family rents have gone up apartment. Rents have fallen over the last year. Single family housing prices have exploded by more. I think it was like single family. Rents went up by three four percent and prices went up eight nine percent over the year. I think that's that's showing a fuel in demand from apartments to single family homes as rentals but an even greater preference to buy. I think fueled by that interest rate shift so other things. Lack of housing starts continued population. Growth and then Inflation in expectation of inflation. In general are all you know fuelling real estate right now. Who knows how long that will continue but hasn't been a bad year for those who held real estate going into twenty twenty.

"Edward kalani maxwell one and his brother gregory ca kina maxwell. One are part of the hawaiian band. Naveh the four piece band is made up of two sets of brothers. Nava asia's now. Grammy nominated album. Lovely sunrise was inspired by the music of billions alvez and his paradise. Sarah nader's i've reached out to edward and gregory at their home. And why lukoil maui. Welcome to the show. Thank you very much is our honor. So did you grow up playing music together. We are all surrounded by hawaiian culture wind music or we were even brought into the world. You consider ios bound to happy oil inevitable for us to either become hula dancers so to say now musicians and how were you around music before you were even brought into the world. Our grandmother and our mother were are the are practitioners are grandparents is wealth. They've been in the lion. Culture and hawaiian seen four before we even brought into this world. And what about you edward. What are your first or earliest memories of music. So yeah before we were bored of. My mother was a hula student for my to my grandmother for her hull flooding hula. Holly and my grandfather. He was actually a line coach specialists at also called who the hawaiian priest and he used to do. Many things he also. I guess what you could call if you were poorly Activists are so. He did many things for the hawaiian community. And so yeah. We definitely grew up around the hawaiian music and where it stems from the culture in our family being very active before we were and did the two of you play music together when you were little. Yes we actually laid with the help. All our grandfather. Charles coody saw as soon as we were able to take a gorilla being around blind culture and my grandmother have hula. Were will class or group. We would always go off on stage at like we were performing with them and end gregory. You're one half of the band nova and your other two bandmates. They're also brothers. And you're all from maui. So did you. Did you grow up knowing each other and seen each other the first occurrence or where we first met each other was passing. My grandfather at his funeral and their family came over to our art grandfather's house and we met them there. We didn't know much of all we knew. Disorder played music. They doubt salon suffolk dot but that was our first meet up them and most crazy to find out when we made three or so years ago was a their mom had done to love with alongside with my mom under i went to to are my grandmother docking day before we were even board. That almost feels like a very serendipitous family connection. How did you find that out our mother. She collected thoughts when she found out that we were deciding to make this battle or or join become about and so she gave us the history of how their families actually closer than we thought it was really meant to be for us to cross paths and form this type of bond with two sets of brothers in our make the group not bite ya and we always talk about how it was kind of almost destined to be back in the day before we have a board. And it's crazy how we can say. We were given that gift to be able to sing an all the whole year speaking hawaiian language to. That's pretty amazing. So you're both in your twenties and and so are other bandmates. You're all in your twenties but your latest album is inspired by hawaiian music from the nineteen sixties. How did you get interested in playing this kind of music. Being surrounded by point culture add aligned language. We kind of have some old souls to us. What we we all up to another idol or i would say a mentor in hawaii uncle. Samuel colonia cole. And he was asked to be part of the paradise serenaders and that was the whole reason why we did this project. A quick little travel back to the beginning of started was approached by a guy named zachary love. He is from all. He's an awesome musician. He approached with this idea to begin this project because of saab is going through dementia and we wanted to capture their style of music theirselves before it was too late. And so we're we're fortunate. We're blessed enough to learn from him before he forgot and we wanted to take their style. Also make it our own but also not let that stuff die

"I listen to several podcasts. Every week and it is especially a thrill. When i can bring onto host of one of the podcasts that i listen to on a regular basis because i feel like i know this person already but we've never had a conversation in this case. It's actor bradley. She he's the associate professor of religion at skidmore college. Which i look where that was bred as like you must be snowed in spirit man. I'm here in southern california for california boy whose deaths from maui. This is not my native environment so well a little bit of your background. You actually went to zoos. The pacific university. Which is right down the road from where i live where you got your be in philosophy and always wonder you know when a undergraduate majors flossy where they planning to end up. You ended up getting a master's in philosophical theology at oxford. And then you did. Some time in france doing postgraduate work in philosophy. And then finally you finish up at the university of california. Santa barbara doing your piece de and religious studies. I just want. It's tell my listeners. If you ever enjoy some of the conversations i get into on this podcast. With my guest that crosses over into this post evangelical political sort of realm. The person feeding me. Most of my information is now my guest on the show. That's kind now thank you. That's flattering thank you can. Let's start with your story. Because i think what set you up. Not just as an academic to have such a substantive take on what's been going on during the trump years before trump years where we're going to go after the trump years is also not just rooted in your research but it's it's based in your own life so tell us a little bit about that. Yeah i let me just say thank you for that flattering introduction and just. It's it's an honor to be here. So i've been looking forward to this for a long time and i'm really grateful so you know for me i. I grew up in north orange county. My father's japanese-american my mother's white woman from tennessee. And they met in the middle He's from hawaii and we grew up. Your belinda placentia fullerton area. I did not grow up religious. My dad was was culturally. Buddhist is what i would say he. He mowed the lawn. At the buddhist temple on maui in inkatha louis he. He went to japanese school there. But when i was thirteen and ask them about what it meant to be a buddhist to give me a book and i read it and i thought after i read it he would discuss it and i realized later. He gave it to me because he didn't know anything that was in it. He just didn't want to have me ask questions about what it meant to be a buddhist at fourteen. I had a very extreme conversion at a evangelical mega church and a conversion meant that i went from the kid who was hanging out with other teenagers behind the movie theater. Smoking and drinking and doing that kind of stuff to within months standing in front of the movie theater asking people if they knew my savior the lord. Jesus christ and if they knew where their so would be return ity. Tell us a little bit about how that dramatic conversion took place. I was invited to wednesday night. Bible study at rose drive friends church. rose drive is part of that network of quaker churches that richard nixon grew up in so i i was invited to that church by a girlfriend and i thought you know i'm fourteen. There's not a lot of ways to see your girlfriend on a with night off to pragmatist and there's no way mom can say no to this. If i want to go to church she's gonna say yes. So let's do it. This is a great plan She dumped me very quickly but that youth group became my second home. I found there what you would find in the ninety s at youth groups all over the place. Young cool hip leaders. They had tattoos. They played the guitar. We have a lot of fun games. The bible messages weren't boring and all of a sudden the existential angst. I had about the meaning of life and the depression that i faced throughout my entire childhood. I found answers found solutions to my condition. In jesus in god and so a very quickly i went from a kid probably hanging around folks who are going down the wrong direction drugs and alcohol and other stuff too when my mom asked me what i wanted for christmas on my When i was sixteen. I asked her how much she was gonna spend. She told me i said mom. I want you to give me that money. And i'm going to buy as many pamphlets and tracts and bibles as i can for people in nepal and i'm going to send them there because that's what's important and that's why how we should be using our money. Now i gotta ask you bread. Did your parents on the one hand. I'm sure they're going well. This is nice. He's not hanging around with those bad people anymore. The water bozos right. Okay right these these these yoga right but but at the same time is dislike. Did our son just joined a cult. So it's exactly what you said. For mom. there was times. I think she was relieved. But you know when your son is saying. Hey i don't buy me letterman's jacket for the basketball team. Send the money to nepal for bibles. I think she kinda wish. I was back to the guy getting caught with the kid. Smoking pot again. I mean she was kind of like. This is a little extreme. It was a lot harder for my dad. My dad's japanese-american guy. He grew up in the cradle of asian american. You know Communities on maui. His life was in the buddhist temple even though he he really didn't wasn't a practicing buddhist so for me to join a mega church especially church. That was ninety percent. White was really hard for him and it took a lot of convincing to let me go to the wednesday night. Bible study or the retreat or the youth group party or whatever.

Will 2021 Deliver the NCAA Basketball Match-Ups We Missed in 2020?

"Haven't really seen a ton of showcase matchups yet where we've gotten great prospect against prospect or when we have it's been situations like duke michigan state where both of those teams look like. They're kind of a mess right now. If we're going to be honest about it We've gotten a lot of showcase games with kentucky and kentucky is kind of a mess right now so it's hard to evaluate a lot of these players within the construct of where they are right now. So i'm excited to jump back in here starting on january fourth. I think it is as my first day back new january third and like just see what what's out there like what i can even find because it just feels like there hasn't been a lot of even really great evaluation settings since you know tournaments like maui and These little showcase games that happened throughout the course of the season. The schedule things. Because when you talk to college coaches so many of 'em treat it like an art form under normal circumstances and who can we play and where and what the. Rpi what will this now. It's it's become to steal the term. That's overused now speed dating. You can play the state good. We're doing whatever teams you. I'm casey played two games on the same day against the same team. Like teams picking up stuff to play an a. m. a. guys like kind of on the fly. So you're gonna conference planner. You're still now. You're seeing a little bit and stuff come out today. There's a couple programs coming back for the holidays. That are now shutting down for a week or two because of covid which adds to kind of what you're saying there hasn't been these elite match and it seems like a game going to happen and it gets postponed. I'm already looking ahead a little bit too far to saturday. You have texas kansas. You have our records. Even though ron harper junior may be hurt lsu florida so like the games are coming. I think they'll come more so in conference play. But every time you have something circled on your calendar like the big evaluation game there's a wrench thrown into

"Hello everybody welcome to another episode of when i'm hi this is the podcast. That's all about You know what it's like to be high and you know we get into some other topics as well sometimes so if you listen to the last couple of episodes you heard becca dystech. She is the nymph of nymph and woodsmen a company out in oregon and we are very happy to have the woodsmen part of that. We've got seth moody here Seth say hello. Tell us a little bit more about you and you know any anything else that the people need to know thanks for inviting me to your podcast spencer. Yeah i'm the woodsmen of nippon. Woodsmen and becca. And i live on a beautiful farm in southern oregon in the middle the system mountains. And it's fall and it's beautiful just snowed and we finally got some rain and it feels really good right now. So that's awesome. I'm very jealous about the area that you live in. That sounds absolutely gorgeous. I hope to possibly even live out in an area like that. Someday my wife. And i both would love to do that as our A retire retiring area. I don't know what i'm trying to say. But you get the picture. So so you're here to talk about cannabis what it feels like to be high. And obviously you have a very special relationship with Cannabis specifically the cd side of things Can you give us give us some history. While i'm when was the first time you tried cannabis You know wha what's what's your history like there. Yeah that's a good one. My history pretty extensive. I started smoking cannabis when i was sixteen and and on probably while until now i smoke pretty consistently now But through my twenties it was off my late teens. it was off. I was in the army. So i didn't. I didn't smoke at all. Actually when i got out and smoke for a while. But then i moved to alaska. And i got in with bluegrass crowd and started doing joy relaxing music and art and creativity. And so i really started to smoke a little bit more than but it was mixed with alcohol and so it was always strange A lot of times it was strange for me then. So i quit then after moving to hawaii Oddly enough living in hawaii i didn't smoke at all was too expensive. It was too difficult to get and it just actually wasn't conducive to the to. The work i was doing i was i was diving. I was underwater a lot. And i honestly didn't feel like i needed to be high. I was so much going on in my environment So it was really nice but then you know fast forward to now and fifty one. I've had medical conditions now. Chronic medical conditions that only cannabis actually works for me and allows me to function. The pharmaceutical solutions arm suitable treatments. They create actually more confusion in issues than thc cannabis use see quite heavily us around three hundred milligrams a day. Cbd right around there. I use a lousy and it feels good and it works. Good for me. That's my history in a nutshell. Yeah that's awesome. I feel like. I have so many things to respond to. And of course the as i described to you at the beginning of this and then you know. The listeners may not fully understand the logistics of doing these remote interviews are difficult and so i tried to not interrupt my guests because it just makes the communication really difficult when we have like a one to two second delay. So i i you know you've you you're living in oregon. You lived in alaska. You lived in hawaii. These are these amazing places. And i love that you said that in in hawaii you didn't even really feel like you needed it I was lucky enough to be in hawaii for a short amount of time. It was like two weeks back in the early two thousands. But i mean i. I know exactly what you're saying it. It's this absolutely gorgeous place. And i mean i can't even imagine what it would what it was like to be diving there and and doing all that fun stuff and i think. Hawaii is pretty known for cannabis isn't it. Oh definitely definitely. But i was. On and kuwaiti is a notorious family island. It's it's oriented for families and as far as tourism goes Maui famous for cannabis and big island is more famous for cannabis and even a walking Quite has some but it's so small that it's really More treats for locals that are shared. And when i got there but after the first six months and i was there for five years. I didn't really smoke anymore at all. I didn't actually yeah. It was just so beautiful relaxing.

"Speculate. You get paid to speculate. I don't I will tell you this much. I got off the phone with one of our state lawmakers just a few moments ago. I had got this story last night and I just looked at it. I was I was getting believe the newsroom and it Someone e mailed it to me. I looked at them and went what? I didn't think it was happening as we were speaking there in the middle of a four day conference is, Shannon said in Maui right now, one of the Fairmont Hotels. Um But apparently this has been going on for quite some time. There's a nonprofit down and that's based in San Diego. And they wait till after the election. They always wait till post election, so it's like kind of quiet. And they take off now, This is not something that's necessarily taxpayer driven. The nonprofit pays for the airfare and then each Persons campaign pays There were they pay for the airfare rather, but the nonprofit pays For the expenses and the hotel and Here's the thing. It's always been very quiet and very secret. As to who goes. In fact, it's sort of one of these what I'm told One of the most well kept secrets in California. And That's because for this very reason, it's an optics issue and We're not going to know who these people are, unless they unless their offices leak or somebody leaks, we're not going to know who they are, until they file their their political paperwork after the fact which we won't know for about another month or so. Yeah, the group. Apparently my understanding hasn't released any of the names. I mentioned Jim Cooper, the assemblyman.

"This sort of landed in the middle on on the one hand the ninth circuit which is where this case came from. Court of Appeals. Etcetera permit was required And use what they call the fairly traceable test To to determine whether the connection between the discharge and surface water was a direct enough And accorded determined under that test. The permit was required of Maui county on the other hand. Epa in the case urged in the in the county itself urge the different tasks and said. Look there's no jurisdiction over groundwater or discharges to groundwater in the clean water act and therefore no terminators acquire core district with both arts it rejected the ninth circuit position which they felt really opened the door to A lot of more permits being required if there was some kind of connection between a discharge and the surface lar- But it also rejected the position that there's no jurisdiction period instead the court said well if there's a direct discharge or the functional equivalent of a direct is charged to surface water. Then there is jurisdiction in a permit will be required so the acid test the court say whether Maui county needed a permit said since the lower coordinated apply the wrong legal test. It's the case back or the ninth circuit to determine whether in fact the permit was required. What implications do you think this this may have? You said it's going to go back to the ninth circuit for that piece You have this kind of middle middle ground ruling different opinions and a lot of different stakeholders of people involved in all this and and so. What implications do you think this will have? What do you think we're going to see happen next and especially What do you think the implications are four? You know the Water Utility sector in the wastewater sector while I think that there's potential for a lot of confusion in litigation in rulemaking in the court recognized that They were enunciating fairly big test and a test that people might not know exactly how to apply. At least I nevertheless this test they thought made sense and they basically left it to the courts and to PA to define it further so the the concern for municipal utilities. Is that right now? It's not clear if you have say according to cater well if you had a discharge to groundwater and it didn't get the surface water for fifty miles and there's a lot of other stuff in between that's probably not required to get a permit but if you had planned to was next to a river and the went into groundwater for like three feet and then into the surface water from the groundwater that probably does require a permit well there's a lot of situations in between those two and therefore we're gonNA leave it to the courts in EPA. Hammer that out. So what I expect is we're probably going to get a lot of lawsuits from when Ronald Groups. Contending that somebody is you discharging for example you could have a plant next to a river and often Municipal Treatment Plans are next to rivers. And maybe you have a basin aunt that might leak into the soil and that into the aquifer underneath and then into the river does that constitute a discharge that you have to get a permit for that. You've never gotten a permanent floor before and there's a good question. Well how would you even permit that you? It's not like a pipe. It's might be leaks. Go into the groundwater surface water. How do you apply permit to that? How do you look for the forty standards to that? We don't know that's the potential is that cases could be brought alleging that those kinds of facilities or septic tanks for example That definitely you know. Stuff goes from septic tanks into the ground and into ground water and then into surface water will win is close enough to the surface. Water that you're going to have to get a permit what other cases aren't though makes environments will bring cases on that issue now do claim. That permits are required. That aren't currently required and courts will have to work that out now. Epa could clarify things by issuing regulation may setting up some More Bright Line tests there. But you know that usually takes a while that could take a few years to would have ruled together. That rule could be challenged. I in terms of whether it meets the tests in the court in Maui decision and even then you know during that time period you have a lot of cases brought so. I expect a lot of uncertainty in confusions. People are always saying that could be the next waters of us an issue or EPA acts on a regulation. But there's aunt aunt. Duda Supreme Court decisions and then there's a lot of confusion litigation and uncertainty for a number of years. That's the sern- is that that may be where we're heading now with. This issue is a prolonged period of uncertainty while these issues get hammered out. We've figured out where the where the dividing lines are to the common person they. They think they often think the supreme court rulings are kind of the end of the line. And then you've got a direction but a an attorney such as yourself knows. This is in many ways. Almost another beginning to this This chapter involving federal agencies more lawsuits than in all kinds of angles. Right yes Sometimes they do resolve things if they had decided with EPA they had agreed with EPA that there's no jurisdiction over groundwater or discharges to groundwater than That would've resolved things that would have put an end to it and They're really would not have been much further litigation. Didn't see it that way And I think they your were fully aware that they may be opening the door for off further litigation but they felt that the the the two positions on either side just in fit their view of the Statute of Water Act so they couldn't adopt those. Are they also saw practical problems? with with those positions and One one brought into much in the other brought him to little so they were trying to sort of do the goldilocks thing and figure out what was just right. Ethnic think they even just right but recognized that it's not the sort of bright line tested people look for well. We will all have to stay tuned in. See what the next dominoes are here in this situation. But Fred I appreciate you coming on and little light on what has happened with the Supreme Court ruling. So thank you so much. You're welcome to help.
