So now, Mary let's talk a little bit about the down payment assistant programs that you do with a lot of the first time homebuyers in the bay area. Can you tell us a little bit about it? I guess I should give give you the definition of a first time home buyer, right? Doesn't mean that you technically never owned a home? The legal term for first time home buyer is not owning a home for three of the last five years. So even home five years ago, you're still a first time home buyer. Obviously you are being in the bay area with housing being so expensive. The biggest obstacle is having the money to get into you know, to buy a house with this particular program, we help with not only the down payment, but with the closing costs. And you know, obviously, it's you know, there is some out of pocket. But what I tell the buyers is that expect to come in with like, what would be the equivalent of a first and last month month for rent like, it's like what is it been averaging about five to seven thousand dollars out of pocket. Yeah house. Yep. Yeah. That's a great amount out of pocket to get a house. You know, some some depending on the price of the home. It's only four so. Yeah. That's so tell us more about it. Well, like you said the the program itself is really easy to do. The hardest part is actually what I tell buyers is finding a house. I mean Kaz just so expensive. And we also have limits by county you with when it comes to sales prices. We're lucky here that in the bay area that we have a more generous sales limits or are low loan amounts. Whereas if you go out to Solano county in the central valley gets more restrictive, and unfortunately, those prices are a till? So it just like you say just depends. It depends from buyer by with their credit is what flexibility we could have with them. But again, every every situation is a case by case thing. So how does someone qualify for program like this? Well, the minimum credit score is not really high. It's only a six forty like I said the program itself is really easy. The income. Limits are pretty generous from county to county is is just it just depends on where you want to be. Yeah. I can tell you this. It doesn't work really well in San Francisco. No, it doesn't it's kind of the outskirts of the bay area in general like you said, well, you know, I I use it quite a bit in Alameda County Kosta like Solano right now. Those those seem to be the more popular areas right now to for people to be able to afford a home using this program. And so how other than that? Is there anything else that people need to do to qualify is there? A limit of how much the house price needs to be for the whole state of California..
