So what's really put it at the top of people's minds especially I guess in the US is film out Crazy Rich Asian Plus filled with an Asian costs and it sentencing a ball it's really about spying author who who live here is a great book to read as well logging maybe watching the film, but it's GonNa. Love people interested about the architecture. It's a Super Morton city I fell in love with a couple of times after I visited people think of Marina Bay Sands, which is the the futuristic hotel within a became. The tau is like a Super Modin accessible way to enjoy Asia. Excellent. And what would you recommend? We do when we come to Singapore. Burst important thing to think about when he come to. Singapore, is the climate. So if I can share with you the first time I came I was visiting because my sister married a Singaporean and I wanted to come and check out the place in. The family but I think I have my expectations about how hot and sticky was GONNA be. Status because I couldn't stand it first time offense even Singapore I'm like I'm so please beginning I WANNA go back somewhat cool because it just wasn't ready for it but. Time after time I sent back Bethel work and the the place grew on me so my recommendation would be. Be A wet. It's GONNA be hot and sticky at pack accordingly, pack light clothes and try and real your day. So the schedule so I'm GONNA give you. With that in mind that we're GONNA try and keep you indoors during the midday sun and then enjoying these nice evening shorts and tee shirt whether evening. I've is arriving during the week because the the attractions will be quieter. So if you're coming in from the US most US flights coming in the morning, some European direct flights arrive in the morning as well. Some Poli time ones come in the afternoon. So settling, arrive, get your bearings adjusting the trying walk around a little bit to walk off the Jet Lag I. Think a a great way once you've done that it's the head of. So it's just nice to walk around there and adjust, but the real killer, the the thing that I absolutely love about Singapore it's my favorite is the cloud forest dime. super interesting. They've simulated under get picky about this I'm a joker for by training. They seem the cloud for th. So sort of what you've seen as like Costa Rica, they increase the temperature, increase the humidity, but kept relatively cool. So you get this two layers to it and you've got one layer, which is I think stimulating like a thousand foot and then the next up another five hundred feet. So you see in this one attraction to different attitudes of short. and. It's amazing. They've got waterfalls. It's misty. You get amazing views of the city because it's. Greenhouse. You can see the downtown from that and yes just a really interesting exhibit. One reason you can see the downtown from there is that it's multi level. So it's not it's not a flat dome you're climbing up into this I. thought it was great to I. Completely Agree With Your assessment that I've only been in the cloud dome I haven't been in the Flower Dome Safe. You'll shorten time just do the. For they do a combined ticket so you can get a ticket to both, and then if you get that, you also have access to something cool to tree books, which is why I'd recommend doing straight ASTA. So anybody who's familiar with David ATTENBOROUGH BBC a series will know that I mean it's it's a pretty gloomy story about the environment but I found it really interesting how he ended one of the series by saying he held up Singapore's the example, the shots of of these magic trees and that's without artificial. Singapore's created this this area on reclaimed land within the last ten years, which is why is expected to come on the show and talk about it is the last episode was about ten years ago said anyone hasn't been recently does lose more stuff to do and they've created this brand new downtown area and they've given it over completely to this garden because the advantage of being in the tropics is. I'm Kim K hope and we're excited about this episode. We have real and McKenzie O'Connell here in the studio to talk about their businesses or their empire. Marina bay management. Is that correct? Well, that's correct company corporate name that's the company that we like to try to have everything run through what makes up marina bay management. It's a it's a management company that is filled with great people. Yeah. Counts and secretaries and consultants are expertise that was started by our two uncles longtime ago really known for the commercial and residential real estate real estate right now. Peter O'Connell is your uncle correct and MacKenzie. Our grandfather, correct, then they started a real estate business started with some small commercial buildings grew. It grew it and built eventually built marina bay, which is known in Quincy as the hot spot in the place to be which is hundreds and hundreds of condos new apartments, but a lot of. Food is. Well, right. Absolutely. And his food sort of your specialty or your focus in in the business third. Second generation for me. It was weird path. I think it's rough with trying to become a real estate attorney you help me get into law school, by the way, he forgot that. But obviously, did you go to college went to stone haulage, okay and school and school law. Okay. Well, my MBA at northeastern masters in management DNC right here in Quincy great. But obviously the management company the residential commercial real estate side of things always. Because of the first generation Ren Ren really tight ran really well. So my opportunity was the food and beverage side of things there was some restaurants at the time that might not have been managed as well. As the family would've liked law school wasn't for me. I was a people person. I was a numbers guy. That's why I fell in love with the rest of the restaurant business. Yeah. Dealing with people all the time. It's really difficult business. I know I know I have history there. So, you know, hospitality businesses. We like to call it. It's nonstop twice. Eighty four seven. Yeah. Thankfully, I'm sure we'll talk about that later. But one of the best hires. I've ever made a little over year goes my town apart my little mini MacKenzie here because you need to have is everywhere. Right. All you have to yet so MacKenzie was this something you were thinking about your you graduated recently from I just graduated from university of Colorado boulder. So I moved away from Boston. And then realized how much I loved it. So I came back usually people who move out to Colorado, Denver right back. They don't they love the rocky mountains that they do they do. But when you have when you live on the towards the water, and you know, you grow up around these places you have to come back to your roots. I think the poll. Yeah. So I kind of naturally fell in with will all throughout college. I'd worked for him waitressing and bartending. So it was a pretty natural progression. I think to fall in with him. It's funny. You say that because he's been a lot of stories lately. In the Wall Street Journal, the newspapers about some are the world of summer jobs changing for young people. They don't get that experience. They go on safaris and do cool stuff that we couldn't do we were growing up because we were more on the lawns and working in restaurants and stuff doing the grunt work and the work that needs to be done. It so trains you for anything in life. I mean, it so happens that you're in the business that you trained, and you did it as well. When you go to college, I always look at people when I'm hiring them. And look and see if they have food background. Did you work in a restaurant? Did you work behind the counter because then you understand how to deal with people absolutely to keep people happy because otherwise the, you know, the restaurant goes down and the frontline people are so important because those are the folks that we interact when we're using granite links. So we're going to the tavern or any of the other restaurants. Absolutely. You know, you're only as good as your worth dishwasher and the food and beverage side of things that's important. That's important. One of the things I hear a lot about now at the air or now, which is full employment is getting help how difficult it is to get help a difficult. It is to keep your help. So. Kind of culture you guys create in the company in the food empire there to keep people didn't make it a career for people as opposed to a summer job led by Tom O'Connell? He has a business philosophy one company one mission. Okay, and Israeli powerful. And we try to talk about it in every manager's meeting every senior managers meeting through all the restaurants that we have in operate. It is so so important to remind each other that you're only as good as the person next to you. Right. So the culture is really important to us. We like to lead, by example, simple things like walking through your parking lot and us, you know, general managers and senior managers and owners picking up the trash, right right and same please. And thank you. And to answer your question directly. We love to promote within we try to find people in high school and college, and at least what I've been doing the last ten fifteen years, and I know I I hold on on that with MacKenzie. We like to start them off at a level have them perfect it and then avoid the Peter principle. And promote at that point. When they're ready to take it on with very upfront with manages, our employees. We tried to tell them directly. This is what you need to do to succeed. And when you take that on, and you do it very, well, we'll give you more responsibility. And then we do it again over and over again and in season throat, all the restaurants. We we have up to six hundred eight hundred employees, and John July. It's a lot of people. It's not boring. So so tell me about the restaurant the different varieties restaurants name them. Marina bay management runs this shanty bay, which is an institution long time. It has such raw. It's well, arguably some people think it is the best food in the marina. Yeah. I've heard that the value is incredible in the staff over there has that cheers mentality. You know, every boater, you know, every resident so we're really proud of the Shanti of what we've been able to do with it the water club right here on the boardwalk as well. It's a great place for events my first ever job. Yeah. Side as a. Bottle kid. They called me. What is the bottle was hired at sixteen. I was told to go at every single table and not stop and pick up every beer bottle. That was sitting on every day every drink railing, and I worked on our shifts. Obviously, I'm pre-. I'm super proud of that because the first couple of years, I was working there. No one even I was family that is my baby been there. That's that's where I always like to find myself on Friday, Saturday nights and summer. Yeah. Obviously, our our main flagship is grand links. Okay. Corey hills an amazing opportunity that I was given that was put on the board of directors seven years ago. I was named the senior vice president there in the opportunity the vision that was created by the first generation is truly incredible Tom myself, our CFO Mary Landau, gentlemen. Walter Hanan MacKenzie. We talked every day that we just have to run it. Well, yes there it's built for us. We just have to run it. Well, everything that goes on up there from the events in you're not to find a better wedding. Then you then what we have the tab. Ever n- award winning the crossing nines has been so so incredible. It's an outside patio menu right on top of the twenty-seven hole championship golf course that we have there is something for anyone of all ages that granted links golf, but events food and beverage truly its flagship, and you family had a great vision because that MacKenzie in you might not even remember that used to be a dump. As we mystically call the back in the day place, where people would send their trash it was a bunch of old quarries, and it was damaged lead years ago. And nobody knew what was going to happen to it. Your family had the vision to say, we're going to take the dirt from the big that was being sold and hopefully sold at the cheapest price possible because taxpayers were we're footing that Bill, and it came up with an ingenious way to get debt. Duret that was being dug out from underneath Boston and delivered to the golf course to cap it. So make it environmentally safe. And then you guys decide to put off Kenzi. I think Tim has a pitch. We potential member story with us. I was on city council when it was being devised. It's funny. We've talking earlier about the vision that entrepreneurs have they see things that other people don't necessarily see. And that's why it's hard to pitch because you're gonna take a dump and turn it into a golf course. I mean, come on. It's not gonna be stuck going to work. It's going to sink. It's gonna be safe. No one's ever going to go there. And it has done all these things. I mean, it's safe. It's world renowned one of the top golf courses in the country. It really is in to. I don't know if it's a good point to jump onto one of our other businesses that we're gonna be management runs is the rangebound grill down hang them. I'd like to say that I had the vision to create that to be brutally honest. I had to step away from my family on that project. With permission. Of course, anything without permission. But it was an opportunity for Monday management to take on another account and that story walked in with the Bristol family. They asked us to come in and come up with a business plan on what they would do with this existing shop, again, being brutally honest. It wasn't my vision. It was this is what has worked for us up at grand. Aches, and this prochet up that you have that is underutilized should be built into a restaurant. And it's a tash drive range like we have great length outside competition level. So we're not going to be competing with each other. And that is another restaurant that a lot of people give me my idea the respect that it might deserve. But I truly believe it was the opportunity from the Bristol family. And it was also the vision from the first generational connel's that created grand links people enjoy golf average activity. Yeah, they want to be entertained, and that's what it really is about. But concessions is the key to entertainment, even in the movie business so MacKenzie. You not been on the glide path since you left college you jumped right into the business. And is there anything downside to the show, you friends and the folk she went to school with just first jobs and not to say, it's easy. But you work in ten twelve hours a day. This vacations are hard to find busy seasons. Now when people take summers off you guys working in it. Do you love it or you feel I? Definitely love. There's something new every single day. And will is extremely motivating to be around. I think he was a little bit humble earlier when he said, you know, how do you keep your people? I think will has a cool aid concept that everyone is drinking. It wants to be behind him. That's just to be around. So we also get along very well, just not even being family, but on a personal level. So it definitely makes work not work. What I I met you when I reconnected with will you guys training for a marathon America. I won't ask will how he did not ask. Ask but MacKenzie you did pretty well that merit. That's First Boston marathon. Yes, it was. And it was a horrible horrible day. Because my sister is well, I mean, I don't wanna sound hokey here, but running a business especially in the food businesses run in a marathon. There's a start in it's painful it hurts. A lot of times. You question yourself at mile twenty whether it's worth it. Then you finish. And then you say that was worth it. Tell me about that experience. Well, I think we have a lot of long term goals. So it's not even just how can we be good this season? It's how do we plan for the next ten seasons of all the restaurants? And I think that's definitely comparable with the marathon. And that every mile is not easy, and it gets harder. And sometimes it's easier. But there is an end goal. And I think I see wills vision with an end goal. And that's something that I wanna stick by him with south crossing the line. I mean, there's no way to describe that feeling I think I'm just looking forward to it. Businesses tend not to survive first of all strong entrepreneurs as as your parents were grandparents and parents were in our strong willed entrepreneurs. And then just the next generation doesn't have the passion for it or or they have a different passion. Or? No, that's not the case in this family. The family doesn't get along. You guys have seemed to have as you talked about the next ten years the next sort of overcome that real problem. It doesn't always work. I mean, how Johnson who's one of the topics of the book turnover huge business to sun and within a decade or two the business was gone. And within one generation is no more Howard Johnson's what do you think about that? Because you want to set your own goals and make your own Mark at the same time. You've got this family enterprise thing. Let you Boston. It's nothing let you father down grandfather down or something like that especially where they built it. And it's their baby. What do you think about that role? Because I think it's equally difficult as difficult to. Business scratches. It is to inherit a business, and then try to take it to the next level MacKenzie night talk about this probably every day. It is really difficult in the family business to agree to agree. One of the things that I've seen from the first generation was agree to disagree and do it openly. Do not be afraid to put it on the table in hash it out face to face. And we have a very large large family, the family does get along and cooperates with one another because we know how hard how hard it was for the first generation is Akra vices that they made in thankfully, the second. And third generations are reminded of that ego doesn't exist in our family. There's opportunity for everybody. There's a lot of family that has on the on the bus with McKenzie. And I and then there's some family that are doing their other things family really promotes that right? I don't know if MacKenzie wants to touch upon that. But I like to take the work hat and put it on when this time to do work in take it off when you're at a family dinner or a family gathering. Talk shot knocked talk show. Right. Hard to do though. Right. Definitely hard to do. I mean, I think the agree to disagree is something that we do every day, but it's challenging and it's rewarding in the end. And there's no way to push not only yourself but each other without doing south. That's one thing that I think makes us stronger, and we wanted to him we want it really badly, and we want for our self. But we're also trying to find a way. So that all of us can partake in it. Right. Our newest venture last year down in hall. It was a field business for close to ten years in the food and beverage world. And a lot of people told us not to do it which the name of this local o two four five eight has one of the most breathtaking sunsets. But we jumped on it because we wanted to challenge. And if nothing else, it's it's not just the bay management's running it or more opportunity for great people in the restaurant company that we have it's just a challenge. Right. And to see that you can go to work every day and not be bored into face challenges head on that's the part. That is most rewarding because the money will follow. Right. You know? That's you can't be afraid to make mistake. And if we can turn this one around because he talks about the long-term goals that we have we want to be the largest restaurant group on the social people in Boston. They can have that as the people above the over the bridge and the no show they can have but where Quincy family and there's a mazing opportunity right here in Quincy. But we also believe outside that on the social you running a golf course a big what and that industry has been challenged over the last years at one point they will building more golf courses than there were golfers. It's a kind of an expensive hobby. I have a son in law that loves to off all the time, you know, and it's time consuming hobby. I just read something the other day about these sort of mini golf courses opening up where people par threes, and the real golf courses, but they're smaller and therefore people who maybe are intimidated by playing golf. I don't have four or five hours to play. What do you think about the industry itself with golf new generation? Golfers coming. Which is great. You know, the young guys Tigers sort of one of the old guys now. But how do you look out and Sarah, right, this golf industry needs to survive. How's it going to continue to grow? And how we gonna bring the next generation of people to golf given both the challenges in the great parts of it where head of it because we are super focused on the twenty one to twenty nine demographic. And we're doing that because even though Greenwich links is difficult to play somewhat you expensive worth every dollar. We have a great twilight rate for people that can't afford or don't have the time to play as much as like to. We like to make all fun if we can stick to that that fine line balance of difficult and challenging golf with for the real hardcore players who want that with that amazing, Boston skyline view. And then also give them that dining experience for their friends and families with with cold beer, and really really fresh great food. That's where I think they were having us. Sessa credit links. They're not just coming up in worried about the four or five hours takes the play. Right. They're actually making it into seven eight hours because the entire experience the Kremlin Lincoln there too. So you don't leaving your wife and kids at home you bringing their and his other things for them to do their waiting hitting a bucket of balls. You know, the walk on the property beautiful sunny day, there's besides marina bay. There's no better place certainly in Quincy. I think in the social thing, but in Quincy a lot longer than than either you too in terms of being alive, and I remember Rudy drive. The dump is we call it ran through marina bay when it was still abandoned, boo. The airfields I remember clearly it was with this guy who was a real runner. So I was chasing him the whole way like an eight mile run which goes those as a really in the past. But I feel really special and honored to be able to said, Iran. I remember marine Abedin go down there a lot. But I remember running that was part of the path. There's another place out in crown colony big office park that used to be crushed stone facility that we used to go up and. Drink were teenagers and hang out all kinds of Trump. And it just so mazing for people who didn't grow up in Quincy. I remember running down Burgin Parkway before it was built it was sort of dirt in. It was planned to be built. They said I'm going to run down this road when I can cause the year from now it's going to be a highway, and I'm not gonna run anymore. It's changed so much. I think you can agree to disagree that so much changes been for the better. You've taken derelict properties underutilized properties and made them valuable giving people a place to live and recreate as well that speaks a lot to the city that we call home, and and to the vision of folks like Peter and Bill Walter Hanan Jim McIntyre back in the day brought the red line here and all the leaders right up to our current mayor Tom coke who see the vision of what Quincy can be says what it was. That's got to be inspiring guys as well MacKenzie. We cannot wait to see what happens in Quincy center. The mayor has a vision a lot. The people behind him and to Tim's point. It's to see what way Quincy has become where very excited in Quincy center for obviously our own advantage. You completely agree McKenzie. Right. When he sent has a bright future. Yes. Be big building Quincy center Romer by Mr Peter O'Connell has he has not stopped one of the things. I really thought was a key part of the book profiles new American dream was was not so much the success that these men accomplished, but the struggles they went through to get there for every entrepreneur successful entrepreneur there's fifteen that didn't make it because they couldn't overcome the challenges. What do you see is the biggest challenge you say over the next ten fifteen years? And where do you think you're going to be stressed to keep it going specifically MacKenzie ni-, marina bay management? The challenges are going to be MacKenzie. Not to grow too quickly. Okay. We have to run everything tight to budget. Now. Before anyone gives us an opportunity, including ourselves to take on the next. Big thing. We want the next thing right in the next thing and the next thing, but we need to do everything. Well before we do that. Yes. That's going to be challenged. Because you grow you die. But if you grow too fast, you a young age the other thing, and I wanna get to this. We're coming to the end of the show social media's such a big part of life in business life in general. How do you guys use social media? What do you think it's going to mean for the future of marina bay management, and all these different businesses that you have cans gonna to I don't have any of those pages and never will. I think it's extremely important for creating a brand in also connecting all the properties that we have just showing where our goals are in the future. It's something that I think we haven't really dedicated a lot of time to, but it's on the agenda for sure it's a great ways we found out with our just last night to to really bring people together from different parts of the area in different parts of the world. I mean, we had a nice event last night with four hundred people three hundred and fifty which I didn't know they weren't part of the chamber, and it was all done to social media the whole build up with who social media. It's not the only thing you can do because you have to do the old fashioned hospitality pieces to face to face. But there's no question that if you if you can master social media and make it part of your business, you know, sort of strategy and stay ahead of the different Bill. Belsey Snapface, all those different kinds of social media channels. You. Can rule. You can definitely will get ahead of your competition. And it's interesting to think about that. Because that's the other thing will end on this note. And it's one thing you folks, body single you really can't ever rest on your laurels in this business or any business.
