We were talking Penelas real estate and I was saying that Asking, Cindy, You know, I know she checks in all the counties force. But every single offer that I'm seeing the agents are telling me they're in. They're in multiple offers. Situations are asking for highest invested. I assume this is because of a low inventory. Is that accurate? Yeah, definitely. Definitely seeing that. You know anything that's priced Uh, with you know, and then things that are in good condition or being priced at the top into the market. But again, we're still seeing appraisals. You know, up there working and, you know people people are. We're seeing 10 offers on a single family home. So I think the biggest thing for people that are looking is ah, I've experienced other people Tell me they're not working with a lender like yourself, Frank and the agent won't even take their offer. Right there like now, I'm not gonna risk when I get 10 choices. Why would I deal with someone that you know, we don't even know if you talk to someone. Some computer somewhere, So that's been that's been interesting and then also buyers kind of having to know that you really want to put in your best offer, right? If you if you're not, you know if you're not serious, there's other people that have lost down and there was putting in the rest offers because you might not get a second chance. You know people, people all the time said Well, you didn't give me a second chance for highest, the best bit I see cellars picking offers based on terms and price, and they don't really they don't really even maybe go back. I mean, in the last several life, they didn't even go for that, Even though they had multiple offers. They picked the one they liked. And Linda was a piece of it. I have a huge piece of it if it's financed Now you always say it's you know, it's an agent. It's important for them to work with a local lender because they need to know the rules and the regulations and have the connections right. So it's not just even the big box lenders like the quickens and things like that which nobody wants to work with. But you don't even want him working with, you know. Ah ah Bank of America in Colorado if they're buying in Florida, right? Well, First of all, it's a condo. I e. I mean, that's never ends well, so I mean, that's been, you know, a challenge because we have such such unique, more restrictive condo laws and kind of questionnaire stuff here. You know what banks and play ball because what happens is another places there really tell him their buyer that their credit worthy I get that I get the person can qualify for the loan. The problem is, it doesn't ever get over the finish line, so Why would a cell or take a risk when they got other choices on DH? Yeah, in the single family home. It's the same thing. You know, The deal is they're still like 30% of loans that don't close. So why if I'm representing a cellar do I want to take an offer from someone that I know that and go take the house off the market? Because the house that comes back is the lender didn't qualify is damaged Goods right? The market looks at it goes away to come back. Why didn't itself they don't really get credit if the lender just didn't do his job and really didn't pre qualify. You know. So when you represent the cellar, you really want to avoid every aspect of that. Not basically, you know, damaged the value of your cellars home. So it's important. Wait. We actually call And so if we can't get a live body that goes in to calculate the cellar, like realize if we get you know this I mean in this world, there's bumps in the road. You need a team to pick up the phone. Go. Hey, what's going on? What do you need? Where we If you don't you can't even get a live body. That's not a good sign. Yeah, absolutely. We'll pick up the phone. It's It's such a novel things these days because everybody is going digital s O much in So much of the world. You know, I think you have to conform and you have to do both. You know, you definitely need to pick up the phone. Hi and talk to people. It's like we're talking about. Lastly, customer service is huge. Customer service is number one matter fact. I'm gonna mention something out here because, you know, I've been really pushing for the best customer service in the industry with our new software that we have and some new technology, which is wonderful and help your customer service, But I'm gonna mention of anybody..

I've literally been talking to people about death and disability in all these terrible things that can happen I know that they can happen. And I just WANNA get Really mind having those conversations in fact I really love it yes. I that's what I've been doing for fifteen years. Mostly employed by a particular business now excited and self employed and enjoying very much metastasized specialists risk mostly to sort of professionals and heads Medicare Medicare's of the big segment within the professional group. That I've looked after over. These seem to have caught an affinity with that group and I have dealt with and also just people in business scenarios which is pretty rare still even even though a specialist of the Bison came in sort of coveted. And dads with people who have higher incomes and upton high aloft styles the new MOMS and dads and that brings with it some challenges and opportunities as ten testing so most people away well.
