You're probably not going to get into multiple, multiple bit situation and you know compass in the neighborhood. You know, Sales cars are going to be very important. And it will be important for you as a seller to understand, Uh, your pricing strategy. And what? What? What's a realistic ask for your house? Now, do you see that sellers are are trying to get you to move that price up a little bit Mark because they say the market's hot I can make a lot of money now, all the time. But they haven't been in other houses like you have so they don't know what they're always what their competition looks like. Well, you know, it's only because I was with a seller in the cellar. Said to me, Look, I've sold six houses. And and I wanted to tell them Well, I've been in over 400 transactions, right? Right. So you're six houses is nothing for me, right? I'm just trying to help them, you know, And you know the market's always going to decide the markets. Always going to decide that you're trying to do is if you have a fellow that really needs to sell their house to go buy another one. I mean, speed is important. And you know, you have to be able to help them reach their objective and it's you know, speed is very associated with price. So if you're going to price of house way higher than market, you know it's going to take awhile. More than likely it will take a while unless the product is just exceptional. And then then you know it's you could probably make it all happen Well, even when you know they want more money you have to go through. And one of the things we've talked about before on the show is telling them how to get their house in order. What is some comments or what some things people can do before they even have you out mark to look at their house to know that their houses in show ready shape because I think people think it's It's kind of messy, but it'll be fine because everybody's just paying over over. Ask it doesn't matter. But it does matter. Yeah, so when I'm sitting in my house right now, and I'm looking around and You know, you know, my my wife and family. You know, we're pretty tidy. But you know, if we're putting our house on the market, we'd have to declutter. You know, we'd have to get rid of a lot of stuff because we've been here for several years. And you just accumulate things, you know? And you like your things where they are, But, you know, people, you know, buyers need single purpose rooms. You can't bring a buyer into an office that has a desk. Your laptop, You know your treadmill. You know, and then you know a bunch of books. Is it a library? That an officer? Will that John, right? Yeah. You know, you don't want to confuse people because they're going to look at multiple homes. Yeah, and they're going to forget. You know? Oh, you know, I really need an office because when they walked in, they saw the problem. We focused on the treadmill. And so we were thinking that that's a workout work. You know, they never saw the office component of it. So single purpose rooms decluttering everything being fresh. So, so, so important, You know, um, you know the buyers buyers today, you know, are going to see multiple homes, and sometimes they get confused on what town there in You know? Yeah. Yeah, of course. And you need to be able to cut through a lot of that. You know if I'm making the experience very memorable, right? So you know when they walk in there in your house, are they going to remember it? And they're going to remember it because it's tidy fresh and looks amazing. What do we do when we have a.

Mark Jackson, at some point has to figure out how to be a more traditional quarterback, because whether or not he believes they figured him out and whether it I mean whether or not people actually have figured him out. At some point, he can't run the ball 200. How many times did he wanted? Last year? 210 Times. I believe it was That he that he ran the ball. He can't do that. For the entirety of his of his career. He has to become more dynamic. He has to become that guy who is dual threat. Uh, two opposing defenses and And and I think at least I hope that that has been the priority for this Ravens team this offseason because Lamar Jackson on any day can outmaneuver outrun out juke out anything almost any defense in the National Football League. But if you're asking him to do that, essentially be a running back for the next three or four seasons, especially When he's looking to get paid. It's not a big time contract, and some people have estimated that it could be around $45 million a year. Then he's got to continue to develop. He's got to take that step that Josh Allen has taken now. I'm not saying he needs to throw for 4800 yards or in 37 touchdowns like Josh Allen does. But he does need to be much more accurate as a as a as a as a as a as a as a passer, make better decisions and not just have to worry about scrambling on his own and creating with his legs. I mean, that's exciting, actually loved that he does that. But at the end of the day if teams really want to stop the Baltimore Ravens They can put extra guys down in the box and keep them in the box. Currently, there there the yo yo guys down in the box, and they're trying to confuse Lamar Jackson. Which is why sometimes where it looks like he has a throw that he that he should or could make. He doesn't and pulls it down because he's confused by it. Teams will keep doing that to him, and even if they haven't quite figured him out They're gonna keep him guessing more so than being confident and knowing where the ball is supposed to go and again, I think part of the reason this was truncated or or short circuited a little bit last year was because of the pandemic. He didn't have a quarterback coach, and he had to rely on interactions with his offensive coordinator. But he couldn't because everything was virtual. So he's trying to learn how to be a pocket passer by by virtue of a screen. It's almost impossible to do those things without doing them in real time and having you know, interaction with wide receivers while being coached on these types of scenarios. Yes, sampler. Obviously, we don't know until we know but how difficult is it for a guy like Lamar, who has relied on his legs to be able to sit back there and not not Not not run just to become more accurate to say, become more traditional. But Steve Young, I think, naturally, um, developed that in an error when you know, throwing the football, whatever it may be. 40 times a game wasn't prevalent. He played in an era. You know, in the eighties, when teams had very simple philosophies. It was played great defense and run the ball. You know if we got if we got to turn around and hand it off to our running back, 35 times a game and control field position and the time possession and and and and win 10 to 3 That's what we'll do. But over the last decade, the NFL has changed significantly. And if you can't score upwards of 30 points a game, it's hard to win on any given Sunday. It really is, and you've got to be able to score points and in Labarre Jackson's defense, he's been able to do that because they run the ball for 2500. I mean, sometimes close to 3000 yards a season with him and the in the in the complement of running back city has, and so they are able to put points on The board. I'm not knocking his ability to to score points because over the years he has scored points, but at some point either the offensive line deteriorates or you get, you know a batch of running backs. It just aren't as effective or explosive or teams or defensive ends. Finally figure out How to read the zone read and how to how to how to short circuit. Some of those big plays that Lamar Jackson and the and the Ravens rely upon. Just if any of those things happen. Then all of a sudden their ability to score points gets thrown out the window and he has to do it with his arm. He has to be able to manufacture plays down field and so I think I agree with him that teams haven't quite figured him out. And the reason they haven't is because he's too athletics Still, But he still has that. Whatever that turbo button. If you're playing video games, he still has that It is full disposal, and when he hits it, it's you're still lost. But he's 27 years, almost 27 years old. In a few years. He's not going to be able to rely upon that. And if he ultimately wants to get paid, all he's gotta do is true. I mean, and paid like Pat Mahomes being paid with huge money, a the average year yearly value even more guarantees than Pat Mahomes. Um, what he's got to do is just show some development. His ability to throw the ball consistently and accurately down the field. And if he does that, and he stays a modicum of the of the athlete that he's been I mean, this the sky is the limit for Lamar Jackson. I know people are often, um, hesitant because he feels like he's just a running quarterback. But Lamar Jackson's got to take that next step he has to and when he does, he might be unstoppable. And he might win another M v. P, uh, simply because he has a throwing ability of some of these other guys combine it with this running ability that is second to none, and it literally in the history of the league at the quarterback position. Lamar Jackson is going to be a force to be reckoned with. I hope it happens because I like him. He's nontraditional. He's not your He's not your, um I don't know. Cookie cutters, CEO of the quarterback position in the NFL. He's just real. He just He wants to play ball. That's it. And I love that about him. Alright, it's official. Watch anime and eat that don't cost a lot of money. The things I really want in life. I want to be an elite player. There's no amount of money that you can give me. I want to get that myself. So what I want to ask is this when you talk about I normally get paid. Is it the respect that comes along with the money? How concerned were you about that? Or maybe not worried at all, because you want to keep things simple. I wasn't really worried at all, because, fortunately, I play a position that the premium so even the guys who aren't like I'm like, I think People who are rotational guys, that position make millions and millions of dollars. So it was never people ask me all the time, like Oh, you're going to contract you. Are you stress and I'm like No. Why would I? You know, I'm saying it's not like I'm playing, You know, a non premium position, so I never had any stress of it. I just want to be able enough to to provide for my family. So, but the only thing I stress about Like I said, in the quote is just being able to be and the lead player and get to that point because I just because I love the game, you know. So um yeah. That's another good answer. I like that, too. So if being in elite players the thing obviously you want to be in the right organization in the right scheme. The right fit the right coach to write all of that. What did you like about the Jets? What made you feel like that was the right place for you to accomplish all those goals?
