Thanks for having The host feels flipping. Podcasts started my real estate investing career in January. Two Thousand Nineteen a started. This podcast thinking that I was really just going to be talking about like my journey and getting started as a new real estate investor which was a success in the first year. Know we did three flips one birr one wholesale so that was a great first year really excited at wholesale was a piece of land that you guys help me out with a shot. You guys thank you so much and then it was funny right around like you know the second or third month that I start doing this podcast. They started talking about how some of my business that I was building was through Airbnb and people started asking me tons of questions and I was like man. I thought I was the crazy one. I thought it was the weird one that was doing airbnb but it sounds like everyone wants to do this. So you know feels Flynn is the name and we really talk about real estate but we really really talk about AIRBNB. Because that's what my audience than asking for so it's been exciting. It's been a crazy journey and I really like going through college and thinking I was going to be the next. Espn sportscenter guy. A then being here. It's like okay. I'm in a much different position than I ever thought I'd be but I love love. Love where I'm at right now awesome. So what do you think the allure to becoming an AIRBNB? What would you call it an AIRBNB investor or somebody that I would airbnb business? It's it's really cash flow you know. That's what it is. I wouldn't I mean yester- investing You're either investing in yourself through education investing in furniture to furnish a place. Or if you're GONNA be like the typical real estate investor buying a piece of land or buying a piece of land or buying a house and turn it into an AIRBNB But Yeah I guess it depends on what you wanna be called there. Yeah Awesome I think. One of the alerts. At least that what I see is that you can do Rental arbitrage is that something you focus on or 'cause I kinda feel like that's the new popular thing because not very many people can go out easily by ten twenty thirty houses leasing. So what's your thoughts on that? Well that's why started building this into a business so I was really kind of like you know the the iceberg. You see only ten percent on the top. Ninety percent is down below the surface. That was me in Airbnb for the first four years I had bought a house and was just renting out a room house hacking and when I finally like listen to a podcast and heard about this rental arbitrage and doing an entire house I was like why I didn't even I thought AIRBNB was going to ask me like for the deed to the House to know that I owned it and so I'm like what do you mean like I can do this so I got really serious about educating myself and I think for me the light bulb went off and I think what I'm seeing now. That really is the light bulbs going off for. People is holy cow. You know I thought that only these really luxurious and nice places that you have to own which can be out of a lot of people's budgets as really the only way to get an airbnb but now that you're seeing. Hey I can go rent a house and be landlords best tenant because I'm paying rent on time. I'm taking care of repairs if they need to happen They're barely hearing from me because I want them. I literally WANNA be their best tenant. And that's what I teach my students to is if you can convey that to the landlord. Then you're going to be in that relationship year and year in year again and that's a beautiful thing to just have to worry about. You know initial expenses of as low as five thousand dollars as much as ten to twelve thousand dollars. If you're doing a big place and getting those returns back the goal is always within the first four to six or seven months which is a a nice return. How do you? How do you approach the landlord about that? Because I'm thinking myself if I'm the landlord. Why no I do the AIRBNB thing? You know what's walks through the yeah. You know it's funny. Someone reach out to me the other day and I just made a video about this and it was on the podcast to was basically saying Rental arbitrage is a landlords best option for attendant and the reasons why and the way that I really convey to the landlord his first of all you know I don't I don't pitch landlords over the phone. I don't try to like be all suit and tie about them. I just kind of walk in and say hey you know I just WanNa see your place I'm interested in renting and after making a friend for like ten minutes complimenting their house it you know passes all mice backs I just share with them. Hey listen you know. This is not really going to be if you choose me. This is not really going to be a landlord tenant relationship this is more of a business to business relationship. You can kind of look at me as more like a manager than attendant. Because what I'm GonNa do if you give me permission is GonNa be your best tenant. You're not going to hear from me very much. I'm going to repair the place. We'RE GONNA clean five seven times a week if you know. We have tenants and guests coming through that much But the only thing that you just really need to be okay with is that I rent this out as a short term rental through AIRBNB and then I list off all the reasons why I choose airbnb because landlords are very skeptical. They only hear the articles. You know a friend of mine just sent me an article this morning and it said something like oh a homeowner fines drugs knives and SP blurts of blood over the walls from an airbnb guest and and I said to my friend was like yeah. You see these articles but you don't hear about the articles that say landlord who rents out long-term House finds out that their house has been used as a whore house for the last year. You know you don't hear those things you only hear about it on airbnb because it's a new hot topic right. But so these landlords. They're very guarded when it comes AIRBNB. 'cause they're seen all these articles and so. I just need to kind of talk them off the Ledge and tell them hey listen. I hosted over a thousand guests and in my time of those thousand guests. I've had two parties thrown in those two parties. Basically were something that were my fault because I didn't really look at my tenants the or I didn't prescreen tense the way I should have. I've learned from those mistakes and now I'm proud to say that we hardly ever have any issues and so that's really you know the pitch that I'm giving to them to help them feel comfortable about this relationship. I mean think about it. From the landlord's perspective he has a third party rating. You every time. So you're getting rated by the guest on his property and then you're the one taking the brunt of that so you're the one that's really putting your reputation on the line for that for that property and so those are going to repair it. You're going to be best in because somebody else's judging you on it not him exactly well and to go back to your question to Adam. I think what you just said there Jessica leads into this dislike ongoing relationship that happens with the landlord so I the first landlord. I started doing rental arbitrage with you know she was very I mean she was a lawyer died in the is crossing the TS. How am I going to be insured asking all these questions and for her? It was very scary so what I did is I told her. Hey listen I can see that. You're really worried about this. You're asking for twelve hundred dollars a month for rent. What if I gave you thirteen hundred dollars a month for rent and she was like yes that that would definitely put my fears to rest so you know. I saw the opportunity making close with thousands dollars a month here so an extra hundred bucks. I was willing to do that well. What happened in the next three months was that I built up this relationship with her where she was asking for rent on the I I was painting on the twenty eight. Th The twenty ninth thirtieth a few days before She would text me and ask me how things are going. I'd give her great updates if you needed pictures of the place. I'd send her pictures of the place. I just created this relationship with her. That really was built around trust and communication. And so what happened was she calls me up and she says hey. I've talked to another landlord. They want you to manage my another place. And then she starts hearing positive things from his standpoint now. She says hey. I've got a three bedroom three bath. That's opening up. How you manage it. I furnish it and you know we split the profits and so all these opportunities start to come up because you know I I create trust and create a relationship. That's based on exactly the things that you just mentioned Justin which is being a landlord tenant. That's awesome I love that it's layered on there for you. We see a lot of talk about the Shiny Object Syndrome where you go chasing this other. Rabbit and years later on. Am managed airbnb properties got this arbitrage and she keeps growing your business and that's amazing to me. How Time Consuming? Something like that. I mean other ways to outsource things as I got us at this point. You're not going and cleaning houses. You're not doing all this stuff right so I like. I really really have found a formula that I think works. Good for any business. I called the mass formula master automate and then simply scale. And so. That's how I treat this business. That's how I treat any part of business from flipping to Airbnb and now you know doing this education business. That's all I'm starting to do it. So you know anyone that starting AIRBNB can get to that point of scaling but they have to automate it. I put in one hour week for all of my entire AIRBNB business and the reason for that is because I have a great manager who is kind of like the wall between me and everything else like if it has to touch her before it comes to me so she takes on scheduling. She takes on communication with guests. She takes on You know basically getting the repairmen out there. The cleaners out there She does inventory check. She does all those things I was doing in the beginning and so I was able to hire someone that doesn't amazing job and then the rest of it from communication with guests to scheduling. A lot of that is actually automated through some great softwares. That AIRBNB has our third party AIRBNB platforms have like smart be beyond pricing things like that. They're really make my life a lot easier to what's also one hour we get you kind of perked up over there. I love systems and setting things up and scale and stepping back. Let let it become a business right. Because that's the only way to grows. If you treat it like a business and not creating jobs for yourself would try not to be. I don't come across a Dickey or anything but if your manager left what would you do? Which bill to replace her or that instead of just being you. You just replaced you as somebody else. Yeah so that. That's one thing that we're working on right now is as we're looking to double our business and the next month here. I think I think I always gravitated towards non-americans for some reason I always loved traveling always like learning different languages different cultures and with dentistry. I think that Americans have a lot to learn from the international community. You know when you go to some of these international all meetings you see some of the most amazing surgery the most amazing aesthetics the most amazing research and I thank like you said Americans need to realize that there's other things out there and we do some things very well and there's something that that we do better than other countries and there's some things other countries do better not send just to get out there to learn from international community as well and I'll just end on this one thing thing but to keep it a real. I mean we call dense strand center. I love dentists but some are more challenging than others and they know at the end of World War. Two on about twenty countries started a national health insurance still and that was way back before nineteen fifty and this is twenty twenty so that about a decade ago a couple of countries new the new kids on the block Taiwan Hong Kong Singapore they said well. We're GONNA it do some type of national so the so they had twenty they had over fifty years of data to study of all the countries healthcare systems and every one of those countries Singapore Taiwan and Hong Kong when asked well. What did you learn from the Americans they said Oh the Americans only teach you what not to do and you tell that to an American and they're just like some anti-american. I have to tell you that that my four boys they're all raised now and they've made my floorboards of turned into five grandkids. They say that the greatest gift bad I gave them is dragging them along to fifty different countries. When I was lecturing I mean they've been to Brazil Cambodia and the and they just look back and they you say you know what in in fact to my patients. I'm in way I have some patients that started this really big company in Phoenix Arizona. They're Zillionaires and I said why why you how did you think about that and they said well we were. We were military brats so two years we were in a different morale's and we so we would lay in bed thinking what's different not good or bad right or wrong what's different between this country and the last one and the nights that's what they said. You know what before we were eighteen we had doctorates and economics and history and didn't even know it and after they had lived in four or five different different countries. They said you know okay and it's so funny because lecturing ask fifty different countries. I've been saying fifty for ten years and I we know how many news now but it may be more night because I've done fifty yeah and you get to see when you get to see dentistry played out fifty different from ways and you're not doing it for three decades is kind of all comes together all sorts making sense making sense but I'll tell you say that because I a I dragged my kid along everywhere you know he's doing. He's been on twenty seven flights yeah so I don't tell me to and how old is. He is two and a half okay. Here's the trick this I'll make this whole podcast weren't ago when you're taking on all these places and they're being what a two year old should do all you don't play their mind and you say. Is anybody else doing this. Yeah no one else is standing on the table and they look around me and so they always compared aired themselves to everybody in the room little did they. Everybody in the room was a dentist and a doctor an older and mature and they just always start comparing themselves. How's everyone in the room not that I know your other parents. I seem all time. Why no you're tired. I know you didn't have an APP. I know you grab your bad's here. Here's five reasons to keep doing what you're doing and I say well. No one else is doing this. That's hey but hey I'm gosh darn congratulations on on throwing your surfboard into the next big wave of not just dentistry but for the fortune five hundred last thing apart on is when I was born the in sixty two the average S. and P. Five hundred company was over sixty years old. Now when I'm almost sixty years old the the average age of a fortune five hundred company is under twenty and right now artificial intelligence in ten to twenty intended and ten to twenty years the average the S. and P. Five hundred ten years because these companies who get religious just like the companies you've got religious is on digital implant folk. I mean on Internet Strategies Liming. Look at Fang facebook apple Netflix Google Microsoft. What are they all have in common. They got the digital revolution and those things socks are about half the market cap and everybody knows that now but they didn't know twenty years ago. Well everybody who gets prioritize on a I big data Internet of things elastic cloud computing. They're going to drive the average verge age of the S. and P. Five hundred to under ten years old because the people that have that competitive advantage are gonNA destroy.
