Right now the S&P 500 is up 17 points, the Dow Jones Industrial Average up 94, the NASDAQ 100 is higher by 82 points. Live coverage of the Senate banking committee and chairman Jerome Powell's testimony on Bloomberg radio. To the average home buyer, but it's not just a city problem. It's urban, it's rural, harrelson county, a county with a population of less than 30,000 is also rated as unaffordable. In the midst of this housing crisis, the Federal Reserve bank, which has a tough mandate in the tough time of managing inflation has raised the federal funds rate by 0.75%. This means mortgages are about to get a lot more expensive and families. Chairman Powell is the fed raises its interest rates, what is the fed doing to prevent this rate increase from further exacerbating the housing crisis? Well, so by raising rates, we're clearly what you're seeing is a slowing housing market now. You're seeing because of because of higher interest rates, mortgage rates have gone up pretty substantially, and you're seeing a slowing in the housing market. And that should mean one of the things that should mean is that housing prices should stop going up at such remarkably rapid rates. Since the beginning of the pandemic, we've had a very, very hot labor market, sorry, housing market all around the country. And what should take place is as demand moderates in demand for housing moderates for new and existing homes, you should see prices stop going up quite so fast. You're also going to see fewer home sales and just generally a lower rate of activity in the housing market. So really what needs to happen is housing supply and demand need to get back into better alignment. And the part of that that we can control is really is really by moderating demand so that prices stop going up quite so much and that we can get back to a housing market where supply and demand are now we don't control supply. And there are issues in this country around housing supply. It's harder to get land and lots and things like that. It's harder to get people to work. So there are supply side constraints if you meet with builders from around the country. They will tell you that we have a longer term issue as a country around creating enough housing supply. That is not something that the Federal Reserve can do anything about. But it is an important issue. Right. Now we're standing at mortgages are clearly at least in the short term about to get more expensive. And it seems to me that what would be helpful is if the Congress would pass my down payment toward equity act. To help first generation home buyers afford their first home, what effects do you expect of fez interest rate increases will have on the, let me put this another way. The Federal Reserve helps enforce the fair housing act. And the equal credit opportunity act, what plans do you have to ensure that is interest rates increase everyone still has access to a fair, reasonable price, mortgage. So the higher interest rates don't change our very important obligations under fair the fair credit laws that we enforce. And so we'll continue to enforce those transparently and aggressively. It is true though that mortgage rates have gone up and that will slow down demand. And that will be that there's some pain involved in that. For people paying higher mortgage rates and also some people will be priced out of the mortgage market, but that is ultimately what needs to happen if we are to get back to price stability to a place where people's wages aren't being eaten up by inflation. So the greatest pain would be if we allow this high inflation to just continue. Right, and I guess my point is in the meantime, the folks who are on the margins of the marketplace in the first place. The issue is how do we protect them as much as possible? Related to that, when secretary Yellen was here, she stated that the Federal Reserve needed to not only be skillful, but she said, quote, lucky. Lucky to ensure quote a soft landing. I don't like counting on the economic safety of Georgians, particularly those at the margins, is at risk, which is why I'm doing what I can here in the Senate. I've introduced a couple of bills to lower the price of gas to lower the cost of groceries and other everyday goods, the cost of insulin and other medication. And I've held The White House accountable to pursue investigation of price gouging of ocean carriers. And I've supported bipartisan legislation addressing the same issue that just became law. How can Congress lower costs for Georgia families? And what steps can Congress take to support the fed and ensure a soft landing? So I guess I'd be reluctant to give you advice while we're trying so hard to do the job that you've actually assigned us, which is to get inflation back down. But. Yeah, I mean, I think those are authorities that those of you who run for elected office have. And we don't have, as Meera pointees. So that's really up to you. You would agree that the folks at the margins of the economy are feeling the most pressure and pain. And that has to be addressed. I think that's always the case. And in the case of inflation, it does, it's really that if you're spending every dollar that you're intaking on the bare essentials of life and the cost of them goes up 10%, you're in trouble right away. Whereas middle class people and people better off than that, they've got some resources some ability to deal with it. So that's why it's such a priority for us to get on top of inflation before it does become entrenched. Inflation is only now been around for, you know, we've been it really didn't start until March of last year. So it's not at all too late for us to get this job done and get back onto the kind of path we all want to be on. Thank you so much. I'm concerned about this and it's why in the meantime I've introduced several bills to lower the cost for a central items like gas and groceries and medication. Thank you for your testimony. You know, John, I didn't know there was suppressing votes in America. I didn't know I always felt as a person who just showed up and voted my fault was being suppressed. My vote wasn't counted because I wasn't one illegal. Number two, I wasn't dead yet. Despite what you might hear right here. Explain, explain to me, what is going on with this voting rights like they double that and they go to Georgia where they might very well have been shenanigans down there and I'm being kind in the 2020 election, but they doubled down. Could you break down what they want to vote for? And what they will end up with down in D.C., please. Yeah. Well, first off, the bill is in some dire trouble because there are at least four Democrats that are holding the line on it. Joe Manchin, Kirsten sinema, Mark Kelly and I'm thinking that the fourth one now just gave my mind. But they've got a little bit of opposition in their own party, particularly in these Democrats that are in the swing states. And so the bill may not happen. It may go the road of the BBB and some of the other Biden democratic plans. But the big thing that Joe Biden talks about being Jim Crow two is the idea that it is inherently racist. It is voter disenfranchising to ask someone to show their ID before they vote or descend in an absentee ballot. And this is an interesting thing because every poll that I've seen in the last year, including one, we did it just to know news says 70 80% of Americans support this. But there's a fascinating new poll out in Michigan. It surveyed Michigan voters who voted in the last election. And here is the ticker. African American voters, the very voters that Joe Biden says are disenfranchised by a voter ID. They support voter ID by Uranus, 79%. In fact, black voters were more strongly supporting of voter ID than all other voters

tend to be very thematic at Blackstone So a lot of research comes into play up front We figure out where we have the most conviction and then we're not afraid to go all in And importantly if you think about investing as pattern recognition and you think about everything we own real estate companies all different types all over the world It's just a lot of information flow that comes into play So today areas off of themes like the digitization of everything So if you think about our investment in bumble or ancestry was on that In ecommerce This has been a long running theme through the firm over the last ten years So that informs not just what you invest in but what you avoid So we have not been investing in closed malls But we have been buying up warehouse assets especially first mile those that are closest to clients again everywhere around the world housing There's a housing shortage really in a lot of different regions and just meaning that there hasn't been enough supply And when you think about all of the delays caused by shutdowns due to COVID it's just exasperated those are exaggerated those trends even more so And when you have supply demand imbalances that's usually pretty good for appreciation We coming through the financial crisis had created the largest single-family housing owned to rent company and we're continuing to invest in those types of assets We really like life sciences You mentioned uncorrelated That's an area that is uncorrelated And we partner with major pharmaceutical companies We invest in their phase three trials which have very good high percentage chance of success Cloud computing And there's a lot of different neighborhoods that we like And then I would say also we like the industries that serve those So once we find a theme something like live sciences were also then interested in owning the real estate that's catering to life sciences companies So the intellectual capital really moves through the firm and we're able to weather its growth equity private equity real estate life sciences credit run that all the way through And so you would find over the firm's history and continuing today our various businesses may invest in a different part of the capital structure They may invest in different companies But they're all focused on this idea of good neighborhoods I always have a hard time drawing a bright line between what sounds a lot like private equity but looks a little bit like late stage venture capital I hear cloud and life sciences and bumble and ancestry dot com Does that distinction make any.

By the way, good to be back here with you in studio and I come back to well more lies. More lies from Joe Biden and team. They want you to think right now. The Joe Manchin is about to go along with this $1.7 trillion spending plan, build back better. Only. You know, the problem with spinning that narrative and telling everybody that, oh, Joe Manchin is now on board and he's now discussing this blah blah blah is that you've got Joe Manchin himself. Who knows whether or not he's in talks with the Democrats about more spending and guess what? He told reporters, he told reporters on Tuesday, that's not the case. You know what? I'm not in discussions. There are no discussions going on. So why is it that the administration is trying to tell us that they're there talking to Joe? Manchin that is, and then, you know, it's all gonna work out. I mean, this is almost half a logical. How much they've been lying to us about Joe Manchin, by the way, all along. They said he was going to vote for it that it was basically a done deal. It was happening. And yet it turns out that wasn't the case at all. Joe Manchin did write an op-ed in The Wall Street Journal. He did tweet out that it wasn't happening, and then finally it wasn't until the 11th hour, he goes on a TV show on Sunday and says, no, I'm not going for this. Not now, not ever. And yet what do they do? The following week, they're back at it. They're back at it spinning the exact same narrative. It's like they think if they just repeat this repeat this enough to themselves, that somehow it'll make it all happen. It'll make it all better. They'll get that build back better. You know what? I predict they're not gonna get this. They're not gonna get this because at least someone in Washington D.C. two of them actually I give Kirsten sinema a lot of credit for this as well. Have some backbone. And that's what's needed right now. Actual backbone, the ability to say, you know what guys, this

"There is in the House version of the build back better Bill, a $170 billion for affordable housing and homo SAP. I've spent much of the show today replaying my interview from Friday's podcast with Michael shellenberger, the author of San Francisco, why progressives run cities a man of the left, he studied homelessness in Seattle, Portland, San Francisco and LA, it would be a disaster. The problem will only get worse if that money is passed by the Senate, where is the build back better version of the bill right now in the Senate, Jake Sherman? Well, a few things to note, I have to imagine that housing money will be in there that's very important to progressives and very little as we've discussed very little going to change in the Senate. But here's what I would say. Kirsten sinema and Joe Manchin are both saying both of them that they don't believe this bill is going to pass until 2022 and that's probably 22 and that's all you need to know because they are the key here. And if whatever they say goes, I would say that is as simple as it is. So at some point pretty soon, Chuck Schumer is going to have to contend with that reality and kind of get wrapped his head around what's next. Now, on the other hand, there's a lot of uncertainty about what will end up in this bill. Number one, the immigration provisions, you are just all are just very uncertain at this point. And I have to imagine that in the next couple of days, maybe a week we will hear from the parliamentarian nonpartisan kind of balls and strikes arbiter of what can be in a reconciliation bill about what could go in. So that is kind of what we're looking at this week when it comes to BBB.

I knew the other candidate was not right. I knew we couldn't deal with four more years of the other candidate and so for me. It was an easy decision. Because i knew what was right and i was in my mind and in my heart i felt like i was doing what was right for the country and i still believe that today as far as taking heat of course i knew i was going to take that was that there was no doubt that was going to happen so and know i pushed back pretty good on him but i i'm just proud to be to have been some assistance to a man that i believe is is a good president and is leading this country in the right direction and practices civility and an honor and decency as he governs. And that's to me is most important. Well mom i'm so proud of you. Because at president biden has announced that he will nominate. You was the us ambassador to the united nations agencies for food and agriculture mom. How does it feel for you. I know how passionate you are about this space. Philanthropies always been a big part of your life. What are you looking forward to the most. And are you going to learn italian because you have to. I think what i'm looking forward. Most is the opportunity to to serb within issues that i've been very passionate about as you said for years You know this is a combination food and agriculture is probably the biggest kind of humanitarian mission. You can perform because we can't function without it but it encompasses everything else that i've dealt with for so long. It's it's human trafficking it's refugees. It's it's all the elements that that strike that happens in the world has all the elements that circle around food and can be very disastrous. And so for me to be able to have the opportunity to represent. My country is not only an incredible honor. But it's it's never my wildest dreams would be able to do something like this and i'm i'm deeply honored. The president would would put such such such session ability in me and think thinks so highly made to put me in this position. One of president biden's biggest challenges. Right now is fighting this fourth wave of kovin which we are really in my view in the thick of your home state. Arizona is seeing more cases than they've seen since march. I believe and your governor says he will now fight a mask. Mandate is this risking people's lives to score political points. Do you think. I just don't know i. You know i am vaccinated. I wear masks. I believe that we should be good citizens and take care of each other in that respect so my my thought and all this is the is really towards the people who refused to be vaccinated. I don't understand it. And now i do. I not understand it. But i think it's very endangering me now. I mean and themselves. So i would like to see more of a more of an encouragement on vaccinations and making sure that these people feel comfortable comfortable about it. Make sure that we can get them vaccinated and protect our communities. Better and master part of that master part of it as far as a mandate goes. I have to leave that up to our governor. But i be personally i will. I will wear a mask wherever i feel. I should absolutely wear it. Well mom one of the things. I am looking forward to as liberties spending more time with her grandmother. Liberty is your little clown. it's weird. I like gave birth to you like like she looks just like you. It's so weird. I know what. I love about being liberties mother. What do you love the most about it. Oh gosh you know when your dad passed away. Megan you know. We all thought that was for a little bit of time. That was the end of the world and life goes on and and having grandchildren as part of life going on. And so i know your dad's looking down on you and on liberty and and no knows what a great mother you are and what completed family. We are to have her Within the family now. So i'm just you know. I think of him every day and i'm just sorry. He never got to meet liberty because he would just adore her trail Love you always a pleasure. Always a pleasure.
