"She'd save yourself probably two hours of driving by going up the turnpike. But I lay out all of that to say this by this time now, they're involved in a lot of murders in a lot of states. So let's start walking through now you're participation because at some point they got to go to trial here in Kansas. So what starts happening from that standpoint? Well, romanta pretty much from the start. I mean, he pled guilty. Because he said he wanted to go to a state that had the death penalty. You know, he was basically, he claimed responsibility for everything. And he wanted to go to a state with the death penalty because he didn't want to die in prison. So the trial, the initial trial for, of course, Mark Walters was dead. So the trial was in Colby for Lisa Dunn and JC hunter. And there was a lot of security there because there had been a lot of death threats from that kind of thing. And pretty much the security was provided by the patrol because everybody else was all the locals were involved somehow. So, you know, either as witnesses or whatever of some sort and so they brought in a bunch of troopers for security, they tried them together, which was a point of contention later on that they were tried together and they had different defenses and that anyway, they were both foul guilty in both given life sentences in Colby. Yeah, but it doesn't end there though, because that's the initial trial is over. I think they each got 7 life sentences or something like that. Right. And then in the interim, they had the trial in Ocala for Rhett. And me and the two half brothers Dennis Brown and Butch can die from Colby PD, got subpoenaed by the defense to go to Khaled to testify on Danny romita's behalf. Now don't gloss over the story. Let's talk about that because the defense attorney, this goes back. I said it was important to when you've realized the crime scene who had what were. So Walter had the pistol, the three 57. The other three 57. Hunter had the 22. Right. Romana didn't have a gun and Lisa didn't have a gun. And so that was the defense attorney's defense in.

"And so he was lucky. I had known both Ben and his wife, his wife had been an EMT down in Oakley and Ben had been a police officer down there for a long time. So let's talk now about what you start finding out afterwards because now news they start tying them into other crimes. So what do you start hearing about what these guys are involved in? When this happened, what was your thought about is this just isolated to Kansas or there are there other things that any of that enter your mind at the time after this after it had stopped obviously. It's like you're looking at the totality that you're going, man, they shot the person. Well, first of all, did you know that they had shot that these were definitely the folks that had shot Larry McFarland at the stuckey's? I think that was assumed I don't remember ever thinking because they were the same ones that Ben stopped you. Okay. Yeah, and that and the red and blue car with the Michigan tags that was pretty unique. You know, in Kansas. When did you start hearing about these other crimes that they tied them to? You know, again, a lot of that was kind of later. I mean, I was an outsider, so I went back home to Oakley and a lot of that, I'm just hearing kind of the same way everybody else is from the news and the newspaper and all that kind of stuff. Yeah, 'cause when we said crimes for it starts, I mean, let me just give you a quick thing. This thing you'd think might start a while back. It started on February 8th. I mean, they had left Michigan, Danny rometta Lisa dun Lisa, supposedly said she had been raped by a couple guys, so she had that three 57 for her protection, but I think she stole it from her dad. She did steal it from her dad, yeah. February 8th, 1985, armed with the stolen three 57 Magnum rometta robbed a Tenneco gas station in Ocala, Florida, Steve. Shot and killed the clerk after $52 shooting Marie merle Chet reader twice in the head and twice in the stomach. Now, let.

"And, you know, that was, but I was going to go, but I mean, if my parents weren't going to be there, I didn't see any point going back. So at that point, I started looking and customs was hiring and the Kansas highway patrol was hiring. So I applied for both. And it was kind of the same thing like the Maryland state police. I got the job with the patrol. I've been through that went through the academy. Got off probation was at the fair, the following year, and I'm getting a call from customs going, hey, come to work. And of course, I'm like, I just went through an academy. I'm not going through another one to heck with you. And I stayed where I was. It's a little late to the show there, weren't they skipping. I've heard you talk before and I think it's sounds like it's pretty common with the feds to take that long. Steve, what was it three years, two years? Two years. And almost everybody we've interviewed, especially from DEA that work federal. There was a hiring freeze at some point. There's the I was trying to get on, but there was a hiring freeze. And then they had to wait a couple years. But hey, the hutcheson state fair, man. That was, you got that duty right out of you got out of the academy. And you went to the back then, everybody did. Everybody did. It changed later. Of course, and I ended up working the fare a lot, but back then, every little crappy gate out there, like the horse gate, had a trooper at it. It's like being a marine. And standing post and guarding a gate. Oh, yeah. And it was all, and well, you didn't even know what you were doing, but they'd stick you out there, and they'd have some civilian taking the money and you couldn't touch money. So you just kind of stood there, I guess, so made sure he was honest. They changed that later on. But yeah, when I came on the first year, it was guaranteed you were going to the fair. Yes, when I came on, it almost became more of an exclusive assignment. Is that, you know, only the selective few got to go. And the guys that have been there for years, yes, yeah, you're absolutely right, but at first everybody went and got and you had no choice. You got crappy jobs. It was just awesome. Well, that's the way it goes, man. But what year did you join the patrol? 78..

"So I really like this episode. Well, that and his humble attitude. I mean, some of the times we were having to pull information out of them because this is not about bragging rights. This was just part of his job and it was obvious that and he was recognized for his heroism and doing his job. The bravery involved, but there's nothing about, hey, listen to what I did. You got to hear my story. Mark is one of the most humble police officers I've ever met. And just matter of fact about his conversation and he doesn't try to take credit for anything that he wasn't involved with. It's just very reassuring because there's so many people out there that want to say, oh, look what I did. Look what I did here. It wasn't what I did there. That's not what law enforcement was supposed to be about. I felt like a dentist extracting information out of him. But we got it out of him. And the only way you're going to hear it is if I ask humor, are you ready to play the biggest, baddest, most dangerous game of all the game of crimes? Absolutely. And everybody, this one, it's a little bit harrowing. So as we always say, get in, sit down, shut up, and hold on. We want to hear mark's story. Well, if Murph thought he was outnumbered before he's definitely outnumbered now by two of the finest members of the greatest police agency ever to be constituted in the United States, the proud, the many, the mighty, Kansas highway patrol, right Murph. I tell you what, everybody except Morgan, I take my hat off to you. Well, hey, we have got a former colleague of mine. He came on the patrol before me, but we were both troopers at the same time. And I will remember the day when this stuff was happening. And so first of all, let's welcome to the podcast former state trooper from the great state of Kansas radio number 16, Mark convoy, Mark, welcome, buddy. Thank you. Glad to have you here, mark and a great pleasure to meet you, sir. Thank you, sir. Well, this is going to be interesting because believe it or not, you know, a lot of people just think of Kansas as flyover country and stuff, but there have been significant things that happen. And one of the things that brings it through there, we've got a couple you call them interstates. I think we used to call them sewer lines too, but you've got one 35 that goes north to south. And then 35, which is the turnpike that goes up that way, then you've got I 70, which goes across. And brings a lot of stuff in there and Mark. That's kind of what we're going to talk about. We're going to talk about this thing that happened back in 1985 with Danny Romero, Lisa Dunn, James hunter and Mark Walter. But before we get to that, because he was there was a spree killing 6 people killed, three people injured and you and the guys from Colby PD got into the final gun battle..

"Can you dominate Donna is requiem gangly looking turds? I think we should get a T-shirt that says, I'm a gangly looking turd. There you go. I'll tell you what some of our players would love that. Gangly looking turds. Anyway, speaking of turds, Murph, no. Well, these next, our next guest is not a turd. He's actually a former colleague of mine, friend of mine. But the people that he dealt with are definitely shit birds, shit bags, turds, you name it. And this is actually, I mean, this is good because I reached out. I felt bad because every time I he's relatively good health, but every time I contacted him, I seemed to put him in the hospital. Then his heart raced. And so we finally got the episode. So it's a friend of mine, Mark convoy, radio number 16, formerly with the greatest law enforcement agency in the United States. The Kansas highway patrol. His radio. 16. That's really low. Well, they would just decide they rotate the number. So when he retired, somebody else got the number 16. So it's not a seniority thing. You're thinking of like your badge, your employee number and stuff, but we went by radio numbers. Mine was one 50. Which was very close to my IQ, 16. Is that what you're saying about Mark? No, no. So asking what your radio never was, Murph. It was probably 12 to 12. Just had a beat. But anyway, but this one is actually happened in February of 1985. I was been on the slender police department for two and a half years, had gotten on the patrol. I had just graduated from the academy in November of 1984 and I'm out training. And this thing happens in February of 1985 and Mark convoy at that time was a trooper. Stationed in Southwest northwest Kansas, I should say. And you had to cover a lot of territory out there, but this was something that I think got made into a couple movies. He was on the real stories of the high patrol. But it involved four people got into a shootout in western Kansas and the guy that really started this all was a guy named Danny rometta. And we're gonna get into this in the store, but let me just put this in perspective. Danny rometta Lisa Dunn, Mark Walters, and James hunter, James hunter. When this thing ended, this was a multi state spree crime spree where 5 people were killed, three wounded. And these guys what they did is they started in Michigan, worked their way to Florida, so they killed a person in Florida. They killed a person in Arkansas, shot another lady, which we'll talk about 5 times, but she survived crawled back to the road, and then killed three more people in Kansas. And Mark was the trooper him and a couple Colby police officers, they were the ones that had the final confrontation in a farmhouse in little town called outwood Kansas, but we're going to go through this stuff, but we're talking about a trooper. I mean, he's getting involved. Chase, people who have shot and wounded just recently shot mundane and a deputy sheriff with Thomas county. And now so now you're talking about confronting people who at least they know of they've tied them at least to three killings in Kansas plus wounding a deputy plus God knows what else. I mean, this is just, it's a great story because he's a great guy, but he's got a really varied history. You think he's a Kansas farm boy? No, he moved around the world..

"Remember that means a lot coming from you. Thank you. What am I chopped liver in this conversation? So we can mute Morgan here. And remember, I run this, this is no anyway, but Mark, thanks again though, K 16 or as they say now X 16, you know, but yeah, I mean, you never give it up, right? It's still fun to hang out. I like the KP group that we have. You get to make contact with, you know, young, new and old, you know, all the folks coming on and great way to stay in contact, but I love telling your story because I just want people to know, you know, especially there's a lot of sacrifice made even in smaller agencies, smaller states, maybe we don't have the population, other states do, but my God, you put on a uniform, you put on a badge and a gun, no matter who you are, you're part of the brotherhood, you're part of the sisterhood and this has made people can't see this, but this is me saluting you. Former army MP former captain Kansas hawk control. Thank you, sir, for everything that you did. And thank you for being a great citizen and remaining in Kansas and not fleeing back to the taxes or wherever you came from. Florida, don't go to Florida, wherever you don't go to Florida with Murph. "And that's where even that doesn't make sense. I mean, if he's going to Kansas City. 35. Take 35. Why would you go to salina? That's out of the way. Well, you're going like another 9000 miles out of your way to go up and then over where you could just go diagonal and cut all the way up to Topeka and go to Kansas City. Yeah, a lot of his, that's where he said a lot of the story doesn't make sense. If you folks pull up a Google map and just look at where I one 35 is coming out of which and then look at 35, it goes north and then it goes off to the northeast. She'd save yourself probably two hours of driving by going up the turnpike. But I lay out all of that to say this by this time now, they're involved in a lot of murders in a lot of states. "If I did anything right, was and I don't know why I did it, but I didn't follow them. When they hit, you know, when they hit the shoulder and hit that driveway, headed towards the house. I stayed on the road, and I gunned it. And got up ahead of them. And then managed to pull into the driveway of the house before they got there. And that kept them out of that house. And of course, we didn't know it at the time, but the house was empty, but, you know, I mean, any farmhouse out there is full of guns and probably full of people and, you know, why I didn't just stay right on their butt, which would have been real problematic. You know, I'd been right on their butt when they jumped out and started shooting, but didn't know this got me away from them a little bit and kept them out of that house. Well, but marked by this point you already know they've shot and killed at least one person. They've shot and wounded Ben albright. There's two additional bodies that we're talking about. So we're talking about four shootings, three different scenes at most likely three dead, one wounded. Yeah, I mean, I think intuitively like you were thinking in your mind, it's like, I'm not going to, you know, if you get in behind them, they're going to ambush you like they did, then albright, or tried to come out in Russia. Yeah. Well, you know, it's just one of those deals that split second decision that I could have made right or I could have made wrong, and I made it right. Thank God that, you know, I don't know how I did, but mark and this is the point I wanted to ask you because we said this is eerily similar now to you being kidnapped from the gas station. Did any of that flash through your mind when this was going on thinking about shit when I was 16? I got robbed at a gas station and I got kidnapped. Did any of that flash through your mind at that point or was that something just for later? No. No. Actually, I've never.

"Going to be something for everybody. And then we have have entertainers will have tracy. Lawrence and logan mize opening up the grandstand entertainment. That was on tuesday and then we'll have the news boys on wednesday wednesdays going to be more proficient concert with adam meiji and then we have thirty eight special on a thursday chris janson on friday they kind of are one were headliners is going to be. Nellie was willie. Jones nelly nelly concerts can be kind of interesting. Two o'clock evenings can be two o'clock. That will jones will follow as full concert after that and then we hope those people who come for the nelly concert will stay on the fairgrounds because we have on our free stage We have a chase beckham. and so we're we're really excited about the land. We think that saturday is going to be one of the biggest saturday's we've ever had 'cause you start with entertainment at two o'clock and you don't finish up until seven thirty at the free stage was chased back so it's really exciting and then on sunday. I don't wanna send solo sewer short but on sunday. We have darcy lynn farmer. The ventriloquist will be here sunday. That's going to be an afternoon. Show coming family. Show three o'clock in the afternoon really good interest in that to read all the tickets. We just we're able to take the accident. We had booked for twenty twenty and them all over so we ray will now some people other taking their money back. Some people want to keep your tickets so it really had a jump. Start on selling tickets because some people just want those checks and keep them and it really roll forward nicely so so. We're very excited about the entertainment. All we have a lot of things happening are free Free stage two. We have a hypnotist ron. Diamond getting all sorts of other free events on stage the people's bank and trust for stage. That's fun i i like that. There's a mix of of the the paid. You know kind of marquee events but then you have the entertainment around the fairgrounds as well. Now when you're thinking about things to do at the fair obviously that comes a lot of walking a lot of eating what other what other things are. People going to find within the state fair obviously a lot of commerce. Maybe lots of of things to learn about Things like that we we call it and it's a huge event for for the state of kansas We call it a kansas largest classroom. We end up having twenty fourteen thousand students on on the fairgrounds and they can learn from everything about the go to the birthing center that we have They can go to the dairy parlor. They can look at our pollinator gardens all sorts of things as a great learning setting in environment and we have now designated building for education center. And we think there's just gonna be all sorts of exciting things happening there of. We always have new competitions twenty nineteen. We had a butter sculpting contest and that proved to be very bored. I guess people get a pound of butter stuff out of a merger. Exactly how that works and we also have a beer brewing contest as well which we have to have an advanced so those are things that again we had between nineteen people always fascinated with the large draft horses and we'll have a draft horse parade while also have some activities involving the draft horses barrel racing in that gun thing. So that's going to be really unique. And i think that's going to have appeal to him to a certain part of our audience and then of course we have to Kind of our light days and so what we've done is is four dollars after four on tuesday and thursday if you wanna come out after school or bring your family out after school. Four bucks invasion. We think that's going to be very important. Rosza gonna do some. We'd not have done before as a pub crawl Thursday evening abandoned. They'll be able to hit the various of beer vendors and try some craft roosevelt author. So it's fun thing. Of course every event like that needs of ascott. We've got ike the bison our new mascot for the kansas state sphere fear and traveling around the state trying to encourage people to come to the state fair. But i the vice is going to be new. Hope y'all all over the the Real excited about that as well. so again there's countless things to do at the kansas state fear. I think i'm just listening to you. Talk one of the things that has really struck me is the kansas has more. I i wanna say almost western culture to the state fair then you find in fairs that are further to the east you. You mentioned You know bulls and bull riding your vice in and a few other things that just really really struck me as having kind of that wild west feel to it and i think that that probably makes the kansas state fair quite unique for the midwest as well i certainly are are resurrected cultural and we have we draw heavily from the western two-thirds of the state to the state fair so there's a lot of agricultural interests. There's you again you all sorts of things. You have the governor's cookie jar. Somebody cookies ins judge being the best and we give that to the governor and then there's largest watermelon largest pumpkin. All those kinds of things. Roy celebrate celebrate. Kansas agriculture. Things have changed a bit in kansas. I'm sure they have every place. One time. He saw the state fair really signifying the end of the the fall harvest but a fall harvest continues through october pre planning of begins in october. So it's kind of a pause maybe between the.

"Me at any time with topic ideas or destinations attractions or even people that you think i should know about. You can click through the show notes and leave a comment or connect with me on instagram facebook or twitter at jodi halstead. Hey everyone we are wrapping up state fair season with the final state fair that takes place in the mid west now. The kansas state fair always begins after labor day. This year it begins on september tenth and it runs for ten days. My guest is ed burger. Who is the interim general manager of the kansas state fair. And we're gonna talk about the history and the highlights of the fair and hopefully we'll get a few insider tips to help you. Make the most of your visit ed. Thank you so much for joining me today. I really appreciate it. Thank you for the opportunity. It's always great to talk about the kansas state here. So can you give me a little bit of a history of the state fair When did it begin. And what what did it entail. What kind of brought people in the state together for this. you know. there's always been agricultural fairs celebrating harvest and celebrating agriculture. In general and in kansas there are really two or three locations that were vying for the state fair and really came down to to take in the northeastern part of the state at hutchinson. We had some strong legislators in hutchinson who are able to Get the state fair designated to be an johnson and that happened in nineteen thirteen but again. It was really a roach. A political battle to make that happen at did have been going strong since nineteen thirteen. Great state fair And we've had is really interesting. We've never missed having a state. Fair of since nineteen thirteen except for last year went through the great depression. World war one world. War two The polio pandemic end nine. One one and we still have the state. Fair typically Await his begins. The sad the friday after labor day and lasts for ten days now earlier in the fifties in probably by the fifties it started about a week later and then it was moved up to be right after labor day. So it's got a signifies labor labor they always think that signifies the end of summer. And after you have the end the summer you have a great celebration of harvest with the kansas state fair. That's so fun now for people who don't know the layout of the state of kansas. Where would you find hutchinson. Because i know that that's not that's not a city that's going to pop to the top of the mind when people think about kansas is is really pretty close to the center of the state And i guess a better gauge. It's about fifty miles. North west of wichita so that will give you a better sense as to word is in kansas and again it's so heavily agricultural community and of course had Agriculture terrific now. When we think about midwest state pairs obviously we are thinking about agriculture We're thinking about crops in history in animals and things like that. What would you say are the famous features of the state. Bear may be things that people come back year after year to experience or you know to to really just take part in where everybody has their own favorite. You know some people Is is really interesting. Whatever your whatever you like you tend to take in at the state fair and if you're involved in what to see a lot about farm animals why we have the north north or south western corner of the fair is really where we have. Our livestock. horses are cattle in all of those kinds of things. The grand drive some people. Just really don't get out of that area. Because that's all i want and then you've got Those of was areas that has a static displays everything from cooking quilts. And that's on the north side of the state fear. Some people just zero in right on that. Then you have commercial displays all over the fairgrounds. And that of course was always a great attraction. Or the fair gordon certainly for the vendors as well and then if you have fair food you always have that that That you could have food fried. Virtually anyway. And i'm really interested to see what kind of new fried foods will have at the furthest year in kansas. Kansas state fair popular of meal has always been the the product of. That's a dog. Dipped in corn fried. That's really been been very successful but again you can get virtually any kind of what you want across kansas state. Fear a great celebration something we just come for the for the well. You know state state fair food. I think is one of those great attractions. And i don't know about any your state but a lot of state fairs will. It's almost anticipated. Release when they when they tell you. What new fair foods are going to be at the fair This coming year. Does kansas do that as well. Kind of a big. You know these are new fare foods coming out and here's where we don't really do much of that. We have the vendors to get the word out about their food supply provide favoritism they we just encourage everybody to go to vendor to vendor. Does he wants to do and and on. Several organizations have had boost in kansas state. Fair forever We've had a church groups that of had traditional chicken noodles a church groups that had have mexican food. We've had a service clubs. Have ice cream at the bar was inle the grandstand provided by the canterbury association. That has been a mainstay in the grandstand of really as long as i can remember but his vice cream you've got Fried foods whatever you want. It's all your fantasies fear. Plenty of you don't want to come the died in your mind taking ten days off ten days off and you know it would probably be almost impossible to taste everything at the fair even in those ten days would you say would be visiting someone in this morning and that's why this said i just check off the diet this these ten days and go out wait experiment on what's new what's different what's fun and i'm sure it was loaded with cholesterol too so obviously there is a lot to do at the kansas state fair and beyond the food and the animals. I'm sure that the state fair brings in a lot of entertainment and attractions as well. Can you tell us a little bit about the types of of entertainment around the state fair. This year is going to be little unique. We're going to start. The fire out was dirt. Events dirt events. The first one on the first friday is gonna be the next gen bull riding of at and that's something we're very excited about bringing about forty goals in about thirty thirty cowboys and think it's going to be a great attraction as friday night and that we think that's a greek family event. Look for around for that then as far as the next night will have motocross of the motocross throat. Show and then that we have monster trucks and following that the demo derby so those four nights those first four nights while dirt events and again..

How Could Lab-Grown Meat Change the Pet Food World?

"Do we ensure that what we feed our pets is not only good for them a rich in protein and all the nutrients new to keep them healthy but good for our planet to ask many of us reduce our meat intake or opt for more sustainable animal proteins. Could we do the same for pets for the article. This episode is based on how stuff works. Spoke with greg aldrich a research associate professor in the coordinator of the pet food program the department of grain science and industry at kansas state university. He said it's all doable. I can formulate a vegetarian diet for a dog. I can make a vegan diet for a dog. it's just a lot harder to get it all balanced and then to get them to like it. The pet food institute estimates that more than one hundred and eighty million dogs and cats are living in. us households and the american pet products association reports that americans spent more than forty two billion dollars on pet foods and treats in twenty twenty alone and all of that is rough on the planet a twenty seventeen paper written by ucla researcher. Gregory oaken found that american dogs and cats are responsible through the food. They eat for the release of up to sixty four million tons of harmful greenhouse gases year. But it's not as if we're feeding our pets big slabs of brontosaurus sorace ribs and live chickens pet foods in the. Us generally have plenty of grains included. Corn is in fact. The number one ingredient used overall in cat and dog foods. According to the north american renderers relation but most pet foods do have a huge animal component. The reason for that is simple dogs and cats and you and i need protein and eating meat or meat by products is often the best. I and cheapest source of protein.

Veterinarian Recommends Year-Round Preventative Treatment for Ticks and Fleas

"Cat and dog owners. Dread seemed ticks or fleas on their furry friends. These parasites can spread disease and make pitchy and miserable. It can be so bad that they cause lots of skin damage from their nails. they get secondary infections. they'll lose their hair and overall just a complete nuisance to the animal and the owners. That's brian heron a veterinarian at kansas state university. He says fleas like warm humid weather. So pets are most likely to catch them between spring and fall but flea infestations can happen in winter too especially as the climate changes as winters become milder fleas day active longer and as conditions change. Some species of ticks are expanding their ranges. Where i'm at in kansas. Are predominant tickets. The lone star tick in our area. It's spring summer type of tick and so as the temperatures change as it becomes warmer as we have shorter periods of cold than its range is actually moving northward so herron recommends year round flea and tick prevention even if you live in the northern us. New Mexico is first state to elect all women of color to the House

"There's a historic first last night David, including the election of LGBT Q politicians, Delaware elected the first openly trance state senator in the country, Sarah McBride In Kansas, Stephanie buyers became the first openly transgender person ever elected to the Kansas State House and the first openly trans person of color ever elected to the state Legislature in the US, Cory Bush became the first black woman Elected to Congress from Missouri. Richie Tour is here in New York. He became the nation's first openly gay black congressman. The entire New Mexico House delegation is now made up of women of color. So you know, Tio, some of our colors, points about like, how in a pink Pepsi on Twitter about how could be so close? How could trump be re elected? I mean, Should we be thinking about the country's a little more purple than red and blue? I think so. I think that's a huge takeaway here, and that's certainly what we've been hearing kind of going into the rights and Georgia, for instance, like we talked about the purple in Georgia for for a long time now, But no, I think that you know you you bring up those examples and they're so important and they're so positive because that kind of representation matters and it's so important and should inspire others to get into politics. You know, I, um I hope that that catches fire and we see that more places across the country, but I was just struck. You were listening Those names just how they're not confined to a small set of states. That really was something that's happening more broadly. I think that A lesson from this campaign. The last couple of campaigns is how kind of hard work politics on the part of unknown candidates or underdog candidates can really pay off. We certainly thought that in New York City last cycle with Alexandra Cozzi Cortez winning that surprise victory. I mean, that was kind of thing that lit the fire for so many of the other. Often more progressive candidates to do well in yes State House races in Congress races across the country, So I think that you're right and picking up on the trend here and count me among the hopeful who think that it's going to be the start of a of a longer trend yet.

I'm Scared to Invest in Real Estate in a College Town Right Now

"Anthony is in Kansas City High Anthony. Welcome to the Dave. Ramsey show. Hi doing great. How can I help? I have about a half million dollars in my checking account and I have had it in there for a couple of years I'm trying to figure out exactly what to do with it. My plan was to use it for real estate. But the real estate market got me a little spooked right now while or. we live in a college shirt close to a college town and. the market there they've built so many brand new complexes in the last. Ten Years Nobody's going to college. Okay. I'm with you exactly the enrollment rates are going down you know so I'm a little bit Leery of that. So what town are you at all? I'm Manhattan. Kansas Yeah, okay All right yes. You're far enough away from Kansas City that you're probably not investing in. Kansas City. Correct okay, Anthony holder you. I'm forty five. Okay. You've done a great job. Yeah. Are you planning to stay Manhattan. That depends don't necessarily need to have a hobby farm. I'm I'm an electrical contractor by trade. But my my real estate holdings I have a couple of rental properties to, but I have about a million and a half in real estate that's all paid for. about one, hundred, thousand in cash five, hundred, thousand in my checking. about four, hundred, thousand other assets like. Crack loaders tractors. You're. A. Stud. Done. So proud of you. It's got to feel great man really did it and I'm assuming you did all this start assuming you to all the starting from nothing. For nothing inherited nothing way to go well, here's what I would do if I, woke up in your shoes and I find myself in similar situations from time to time. I'm between real estate deals and I need access to the cash when I get ready to do the next real estate deal. That's where I find myself. It's where you find yourself because you're not going to drop that half million in Manhattan you've made that decision. I'm not going to recommend if you've listened to me for more twenty minutes, you know this to be a long distance landlord. and. So what I'm GonNa end up doing is just parking this probably in like an S. and P. Five hundred. you know a no load fund there's no commissions and just ride the market with it a little bit while I'm waiting to decide what I'm GONNA do. and. One of two things will happen. One of three things will happen. You decide to stay in Manhattan and the market get soft as you predict. So you will not pull that money out in buying Manhattan. So you're probably going to turn and invest in some other vehicle for probably some mutual fund or something number. Two thing that could happen as you move and you're living in whatever Kansas City and you got a great market to invest in. Then, you pull the money out and you invest it then what was the third thing that could happen. The third thing could happen would be Manhattan back the college market firms back up and you feel good about investing in Manhattan again, pull the money out there s and P and invest go so your parking it until something else moves another variable moves in the situation. But checking accounts not okay. Yeah. I realize that it's been but you know how it is Kinda fly. And I'm sure your bank is reaching out blowing up your phone with all their ideas and thoughts. Real helpful now. Drysdale's on the line. There's a saw ball mister guides deals on the line. There's a fourth option you may begin to look at something that gets to be on sale where you've got someone that has to sell or is looking to sell, and now you've put yourself in a situation to start to have some conversations about potentially buying that that could happen as the market. In Manhattan that's right. that somebody couldn't quite survived the turn and it's making an upward turn and you're comfortable with it that could result in a really good for a great deal. Yeah. That's that's a very, very good point. Dr. John Loney is. One of three, thirty, two degrees he's got he's got more degrees than a thermometer is in higher. Ed. And he's talked about with you and I and a bunch of US behind the scenes and even some what on the air The to the extent that. Because of the student loan debacle and because covert scenario by home, they realized These colleges are trying to charge just as much sitting at home I'm not getting like the college experience. I don't see any ivy on the walls here at my house. So to those two things hitting together are accelerating p the demand for college degrees. On campus living college degrees, they're accelerating that demand dropping right been dropping. Student loan the covert thing is pushed it over the edge. So, we are seeing some things like he's describing a college town like Manhattan, which is what Kansas State. Of Kansas, state and So you know we're seeing so many smaller towns where the economy's driven by resoluteness. Affecting their economies it really is a lot of those around America.

You take advantage of those and we were not quite area and came down the back and forth game. You know, a couple places we didn't make. You know some of the key plays. I mean, seven kicks in those field goals that we dropped two for sure Touchdown passes, You know, That certainly hurts really did a good job against the run game in the first half. We didn't do a very good job against Hall in the second half of a couple key penalties, and then you know, the biggest single play was probably the kickoff return just because we had so much Well, minimum after the turnover and touch down, you know, that was a that was a huge individual play. So a couple tough calls. It didn't go away. That's part of life on the road and on and again, you know, one place short and so absolutely our backs against the wall. Here is a football team. We know that we understand that we accept that our guys are hurt. Also, guys in our room and experienced, you know, start to a season like this. It is still about how you how you response and I believe I know how this group will. All right.
