And it was interesting because the cool suit wasn't there for the heat. It was there for the humidity. And drivers did say that the night race, although it wasn't raining, was quite difficult. One thing I think you can take out of this weekend tourney is you can definitely say supercars need to start with a bang. They need to start with a big event because it felt very flat and with the news of shame warns passing coming in Saturday morning. You weren't getting much traction on a Saturday on what your series was doing. Now, that doesn't happen every year. But what it has highlighted is you've got to start the year with a Big Bang. Indeed and it'll be only next weekend at the south Australian elections on the 19th of March and boy it will be a lot of people around the country hoping like held the party get back up in that light and the events back on because they have done a mini scheduler such to say that if the Labor Party gets in power in South Australia then the Adelaide 500 will be back on in 2022. Well, obviously that's dependent on a lot of little page bully in the right holes, but we'll watch that with interest. All in all, it was certainly worthwhile TV watching and the sad news is of course that those people who rely on free to air will be now saying goodbye for a few months because mine are in person, maybe other than will not be on air. The mob that was be control fitzsimmons. Also began to realize that life without jimmy hoffa as president of the teamsters. Wasn't that back. That simmons with someone that was very malleable and easy to bend to the will of his mop superiors was someone that required less.

I will tell you that There's been a lot of people that especially when Covid hit that had a lot of time on their hands could go education online. Maybe wanted to leave certain industries out there that were directly affected by it. I think real estate has that allure for people are I'll be self employed. I'll take care of myself and I can go do real estate because it's easy, right. And that's you know, it's been in the news a lot. Right Prices are exploding, and some people interpret that to mean. Oh, this is the time to get into it, and it's easier and there's more business to go around. But our transaction numbers, you know, they're up a little bit. Um, but, yes, prices have gone up, but it's harder and harder and harder to find. In the home, right? We're talking about these multiple offers and challenges, And we definitely you know, Todd and I both run into, um, dealing with co agents that you know they were kind of Trucking along and doing their doing their deal here and there, and they're having a hard time going out multiple weekends in a row with with the same clients and ended up not being able to connect on anything. Yeah, because you don't get paid until the house closes. That's right. And I think of all the gas and everything else spent. And I just I worry about all these people have these falls. Hopes when they got into real estate and beat on the mortgage side beat on their real estate sale side. Whatever it may be, it's It's a tough business, and there's there's a lot of competition out there. And especially right now, when you're working with buyers you could be working for for a couple of weeks. And they may just be turned off by the whole process because they can't find a house and now you spent gas time and money. Um and you don't find him in house and that can be a devastating uh Have a devastating effect on your ego, right? And you're like what? I don't want to get up and do that again, right? Um, question regarding landlord. Legal responsibilities. Um First I'll just make a point here notice in Windsor Park homes. We went from zero availability to now a few ones popping up here and there. I guess people try to take advantage of the Taking prices. Yep. But anyways, recording landlord legal responsibilities. Uh, the landlord responsible for, uh, attend it's dangerous dog. That may attack people. Oh, sure, yeah. I mean, that's that's something that would fall under your liability insurance policy. Right? So if if if that dog did cause some damage to a person, Um yeah, the property owner could have some responsibility Associated. That's why I have an umbrella policy that covers you know up to a certain amount and blanket covers all my properties out there. And so we do run into We do run into this where the renter and go to the actual homeowners, and he had to the property owner in many, many landlords actually have breed restrictions. Where they, um you know they don't allow certain breeds because maybe of some perception of whether they could be more aggressive or not. Um, well, you'll see rental homes are filled. Usually they have big dogs because apartments won't take them. Yeah, that's very true. And you know, and the bottom line is is that there if you're suing if you're going after somebody because you've been injured, you're probably not going to go after the tenant. You're going to go after the landlord because he's most likely the one with the money and with the assets. That if you did prevail, that you could get paid on right? And so that's where the targets go. And that's why I think it's always good. If you own it, you own investment Property slayer. Well, now we have a problem dogging her street and the rent. The renter doesn't seem to be too concerned about their I love and let the homeowner know that he's got a dangerous dog in this I would reach I would reach out of time before going to catch someone reach out to your neighbors. You know, eight years ago we were talking about man. The market's on fire is really happening around town right now, and it was eight years ago. If you remember that was 1000 and 13. We're beginning of 2013 coming out of the mortgage meltdown. We came out the mortgage meltdown. We're moving forward. You know, people were buying investment properties. Even before that, you know, the people with the money had their wallets open when everybody else had there's closed. It was an interesting time in Texas real estate and actually went back and looked at the block that I wrote in 2014. That's up on our website and I talked about how the Austin market has a lot of great fundamentals. It's going to continue to grow over the next decade, just with population growth and job growth. And I looked at some of the comments Take one particular comment was very Hmm. They disagreed a lot with what I was saying. They say this is a peek again. It's about to bust again. What are you doing? You're idiot. And well, Guess what? Who's the idiot Now time? Don't you wish you to bottom property in Austin, Texas of that boy? I do. I've got a few cents in but I gotta tell you, you know, behind side being 50 50. There's Always room for improvement, Right? That's right. It's a zoo. This this thing's timing. The market thing is tough, All right, and we're gonna go into some specifics first. Now I'm gonna go to jail today through one hour. You have two timing down power by hours and our time, And that was the joke around the office today was really there was a Seller who was offering a property for A price at 10 30 in the morning. And that price went up 50,000 by about 2 30 in the afternoon. What part of town was that? It doesn't matter. But what party down closer in northwest Now? We talked about that property. Was it on the show last week or maybe? Well, you'd shared it with me. I shared it with you mid mid week. Yeah, This is down in the villages of Western notes. Yeah. Yeah, that's an important one. Let me just kind of describe this area for everybody. Villages of Western hoaxes off Davis. Lane on the west side of Mo Pack. It's right north of Circle C right past the chilies, which you always know what I that chicken chicken boom boom thing, right? The theory that when that chicken tikka boom boom sauce that Julie's shows up in your neighborhood, your real state's about to go while well, this is very, very, very close to that. So my my theory still stands s O. This Western oaks built But nineties probably Yes, This was 92, Emily and 92. So talking about it, and the house is on his big are single story 20 little under 2300 square feet. Um, and a couple shows in the past. We've been updating our listeners on the stats. What's happening? How there are many homes that are under contract at Maybe 20% over what the cops were. And those are about to get ready to start closing. And so this one this house listed at that quote, new camps, racism, constant closed, enlisted at the newer hype hype point where the previous cops were made to high fours. This one Uh, There were some things that were under contract in the sixes, so they began to close this one listed at 6 50. This was this is an important first test is the canary in the coal mine for some working theories that we do right in this studio and share with our listeners about whether we see this big leg up from those forced to six hundreds. Is that gonna reaches a little table where we have a little breather in this market, and that's what that was. Our favorite working theory is that it was our fantasy. That was our fantasy. You're right. The supply and demand ratio has not eased up. So we're still in that same effect in this particular house. Yes, and that Well, let me look. There's nothing really we can do about it right when I put quotations around that, But you know, the feds been buying mortgage backed securities and other securities to like Treasuries. Lot of demand for that, too. When you have a lot of demand, the price goes up with the yield goes down, which is going to keep our rates a little bit low, So it's gonna be interesting to see how this increase in Appreciation here in the Austin area is going to be affected by any increase in interest rates. And I'm hoping you know some of the predictions we're looking at is maybe this is Latest little poppet interest rates, maybe 387% to the rate up over the last couple of weeks. Maybe tiptoe taper by some pullback here over the next maybe week, So we're kind of telling our classes to hold on for just a few message. See what happens. "Um, for the overall MLS if we just dropped down to the Tri County area, right, So Travis Williamson and Haze where most of the Austin's m s a is There's 671 actives and 4600 and 81 Pending Is that ratios 810.14 So I would assume there's more than 671 people looking for houses right now. Yes, I wonder what the average days on market that 6 71 is. Probably not many. Yeah, not too much. So it Zapruder brutal out there. We're running into a multiple offers really across pretty much all price ranges. I just had to some stats and to me earlier today in the round rock area over the last two weeks, the average list price to the close price. Was $32,000 average higher. So for what somebody listed it for what it actually closed for last month was $62,000 higher than it was actually listed. That was the average on that. That means that there's more out there that were higher than obviously some of them were lower than that. You're that chart is that closings from January I believe it was closing from January. Yes. So those went under contract in December, right? These are real executive. This is before court. This is before the surge like that's what I'm saying. Like about, uh, 20 days ago. Things have just really significantly seriously. No house that was listed a certain point, and it actually went for 400,000 more than listening prize almost 40% higher, then was actually listed for so I mean, it's crazy out there on day. Do you see any other neighborhoods around town that are immune from this? From what's happening. Um, downtown condos are still haven't gone. While there's some stories. It's that market has started to turn back on, and we're seeing that activity increase. But wild multiple bidding things against each other are not quite happening there yet. So is there an opportunity for people? You think I think this would be a very pretty good time to buy downtown? Interesting? All right, Let's take a break. The restaurant in Great Hills, which is an amazing area around town, right on their side of 3 60, you know, kind of behind the arboretum there. There are no homes that you could actually put a contract Unless you're put in a backup offer is right, right? And then Alan Dale, where I live, no homes available to put a contract on Wow. And then in Millwood, it kind of describe who will be the biggest well, but it's also different from the ones we just mentioned, because historically, it's a lot less expensive, more affordable in this area, too, right? Turn over some renters and things like that. What is described Millwood for our listeners, and then what? What's happening there? Yes. Oh, it's named, You know, Bill Milburn Kind, was the original builder that named the Subdivision. But, yeah, you know, one more packing Parmer and stretching out up to McNeil. And then even beyond that, um One listing as well or was zero or one That was there was there was one scene away with. You know what? So this is this is I mean, if you go back in time, all of the whole city limits let's let's go. Whole City limits just go well, Bill Miller would break because the property this is the place that you and I were investing in back in those six or 78. And that was like 330,000 back then. Correct. Um, you know on this house, but if I sell, I don't can't afford to go anywhere else and unless I go out, but it's some point can't go out either anymore. You know, I do think in this day and time of the culture of the football, I think it's more of a hurt that the Jews because own crowds really get into it. They kind of you know what you want your players and after you make this cake and you're on the road, and the home crowd is really tearing, it just sort of magnifies. You're early on and close. You know when you do something good. Did another thing about 10 or not for the crowd to get quiet if you're on the road, and we do something great score touchdown, and in the quiet time, you know that's good. "A lot of times and around Christmas people aren't thinking about buying a house in any contracts, written this month, will close in February. So you know, we'll probably see it an increase, but we're seeing a lot of activity for a January more than I've ever seen. It's really quickened a lot in the last week. So here's one of the cells give you one of the crazy stories weakening the quickening. So we have a listing. It's been on the market for 70 days, and it was at 417,000. How long was it on the market? 70 days. Remember the sludge and we might describe the sledges s O. It was ugly. It was ugly house Really? Not really move in ready Back to the main street. I think, he said, or done no, not not to Main Street. But here's I want to talk about the buyer Psychology that's out there in the market because we know we're teaming with tons of buyers. We talked about how they got low. They've got good spending power and everything else. OK, 70 days go by. Listing agent drops the price to 3 99. That's what happens. Get it off for multiple offers Come in multiple offers. Buyers start bidding against each other, and it ends up going under contract in the fourth thirties. Okay, wait a minute. So is lifted. We recently what 4 17 for 70 days. It sat for 47 no contracts with no contracts. And then suddenly, a frenzy starts up on it, and people fight over fight with each other to pay 4 30 in the fourth thirties over 4 30. Where? Yesterday before any of them could have had it for 4 17. So this is interesting, right to me. This talks about? Yes, we have science. We have low interest rates. We have all these things that we can look at. And prediction. We love to share the science of the stats with our audience. But there's this. Uh, there's this human element that's out there, and it's significant and it causes weird things to happen here. I call it the eBay mentality. You know, When you start bidding on things in the bay, you didn't pay more than it would be a Wal Mart. You ever do that? I used to be a debate. This is years when it first came out. Oh, this is cool. Sell this online. I want to buy that. And like, I gotta win this bid, right? And you didn't pay Maybe the same or more than just going down to Walmart or whatever, baby, but that's because you have this and I think humans have this innate want to win. All right. I want to win. I want to beat out on that if they if he really wants that I should want it even more. But in the opposite goes too, right. Look, nobody wants it. But I'm going to say when your story too, And I'm gonna take out some important details because we're on the radio. You'll get the effect. So second listening. Also in the market for about 90 days or so. No price production, But buyer Inner Zen goes under contract at the list price. Second buyer comes in the next day says Hey, I really want this. Um, I'll pay 10% more than the list price. They say Sorry. You know, for we're under contract that second buyer comes back says Look, I'll not only pay 10% more than the list price, I'll take another 10%. You can offer that to the first buyer to go away and I'll pay their realtor as well. So so both you is the cellar. You'll get an extra 10%. I'll give 10% to the by the president of contract just to walk away and pay their realtor as well. So well, that's an interesting strategy. Yes, So in one day, there's 23% increase in value on the house. Guess what? The first buyer said No, really. They could walk away with a $40,000 check. Uh, it's more than that. I don't just say the exact price point, So we're still none of this is closed yet. But it is it is more than they could have walked away with a 10% of the price of the house check for doing nothing for never even closing in. They said. No, they said no. Because They couldn't find anything else out there again. This is something that had been on the market for over 90 days. Why was it so Let's let's back up. We know we're talking about how hot the market is. He goes on the market it last for all these days, and now in 1 to 2 little short stories. You talk about the house and one was six years 70 days, ones. 90 days. What caused them where they just about what it was right and that put him in that sludge and the markets caught up to him. Because the market is moving that bad First story. It's buyer psychology where being in multiple offers become became this validator that somebody else s O? They saw it as 78 days on the market said, Uh, it must not be worth that the same question you're asking. But then, as soon as they found out that there's four other people that wanted it, But it's a validators. Oh, it must be worth more than that. If there's that many people that one Yeah. And then in the second story, and Price range has a lot to do. They obviously when you get the higher price range after your buyer pulls strings, right, you know you go 1.51 Point 72 million That buyer pulls, not his biggest hit was safe. You know if you're buying a five or 600,000 on the house, the second story is about. It's about a neighborhood in Austin that has just turned on and it's different way the whole the whole neighborhood is different. I'm not going to put it out there. But personal clients. Um It's a higher appreciation right than we had last week than when we had last month, and those type of numbers you have been yielding when we do get to look back in history of comparing the last year Appreciation rates that are in the Let's say 13 to 15% year over year so or something north of that right now, and I had this really real blast 50 years, the average in Austin's a little little under 6% 5.9 now So, Yeah. So we won't find out like you said. We do need that retrospective. But we're something north of that now, um, that's that's tough of here. If you're shopping out there If prices are going up, you know they're going up 1.5% every month. Yeah, but they're closed today. I guess my point was, if you're look if you're competent in the house right now, and you're closed that one that became close to them. It was today that you can actually use that's the price this hit. That's from 45 days ago. So if we're going up 15% per year How do you accurately judge in this neighborhood for this house? Right? How is it? You know, 3% more I need to ask for is a 5% or what is it? It seems to me that these Uh, these rates of appreciation of accelerating too. They are And we're not even in the mind sees Right? Yeah, we're all looking to see. I think what happens on this radio show when When this is happening with the market, I just looked at you. I say, Kevin, fix this. Fix this. I'll let you think interest rates. You think there's not a big enough magic want And so either prices get so high that there's normal balancing and people say, Well, I'm not going to spend 1000 a month to live. In this house, and I'll go do something else. And then the question is really flushing out with to do something else. Looks like Are there good? Yeah, they're still pretty decent leasing supply. But this is bleeding and beginning to bleed into the least That was gonna be my follow up. Question is what is this doing to the rental market started the whole It's into the new construction market, and that Used to be an option. People say Okay, forget it. I'll just go out and buy new construction on that, on the edge of town that's going away were for people that are important that strategy. They now to go to bastard up or Maynor or Taylor like that. It's starting to become a decent drive to get back to where there's job of right. Yeah, and in the rental market had been flat. But that has taken a turn. Also in this last month, we're starting to see Ronald rates increase. So you know. Yeah. What's your alternative? That's why saying like you're traveling Europe for six months, almost absolutely. Get off of the game board. Yeah. Um, well, I think that you talked about the magic number that people may have out there when it comes to selling their property that they may have owned for last 20 years being north West Hills. You know, South Austin circles. See, you know, Travis Heights, whatever it may be. That some point there is going to be a number for somebody that goes. You know what? I'm going to sell this for enough that I can go buy me a little ranch out Goldthwait or something like that right? And I'll be happy as happy as a lark out there, and I'll just wait for the market have a little correction or whatever it may be, if it does in the future, which it will, Of course, it always does. And what's my meds? So that's what maybe we need to think I'm gonna change challenge over listeners. What is your man? Yeah, you should because I just posed went out to you on your property. And you said no, no, no, I wouldn't do it for that. That's a bit. It's a good number. It's a good number. And so she asked me in about six months. Get 65. Why? Let's see. But I think the problem is that what you're going to see is that if that does happen, then people are gonna have to go further and further and further out because people do like to be a part of the central Texas culture in Austin and what's happening here and it seems we're out of this pandemic. Hopefully, those would be back and you know, people want to be closer to town for those right, and you know if if everybody's magic number is hit, and let's say that 25,000 houses hit the market does that Magic numbers hit? There's 25,000. People need to relocate somewhere else, right? And that's gonna flood other markets with around Austin or outside of Austin. Whatever it may be.
