"Welcome back to fast money. Buzzkill on Blackstone shares down two and a half percent today losing almost $13 a share since Tuesday's intraday high. The stock dropping on reports that the SEC is looking into the firm's near $70 billion real estate fund breed. The fund reaching withdrawal limits earlier this month for the first time in its history, Blackstone shares down nearly 20% in the past month compared to a less than 3% drop in the S&P 500. This is one that we've been talking for a while in terms of what it might signal about the real estate sector, but for Blackstone itself guy, what do you think? I look at it and say, okay, S and C investigation, now it's probably time you buy the stock because now you think about the news that's come down to pike. And listen, I said it a couple weeks ago I'll say it again. When we had Jay-Z on, not that one. Joe zidel. Dan called him out on it in terms of where real estate was headed. He was right. And the stock's been effectively cut in half. But now you look at Blackstone. That's an extraordinarily viable business, especially in this environment. So yes, I understand one of the microscope for this, but it's such a small part of their business. I think you're getting it at a discount right here. Well, and Blackstone hill wants the other day, John grey got up there. He wanted to make it very clear that we have a 180 billion in dry powder. There's absolutely no liquidity issue here at all. And he's right. And meanwhile, breed is up over 9% year to date, even in an environment that's been really tough by race. But I think that the retail investor that has been just plowing money into products, not just blackstones, but you go around and we've talked about the other players that are in this space. That concerns me. I just think you've got a case here, but again, I don't think there's a fire here. And I would agree that if you're selling this name on the headlines, you've seen over the last couple of days, you're missing the story. By the way, this is a Bloomberg report and they also say the SEC is looking into the Starwood product as well. So it's not just Blackstone. No liquidity issues and high marks. Not a great combination in the market that we're in here. And I'll just say this when we're talking about a couple of weeks ago, we had David Faber on the show when we were talking. I mean, listen, it's not an indictment of the product, the Gates is the kind of built into it. I would just say that the really strong likelihood that this stock round trips to its pre-pandemic highs, that would be near 65 bucks. Bono and your thoughts. I think real estate and real estate adjacent has really taken a beating and rightfully so. You're going to see weakness in that area. As guy had mentioned though, this headline, I think given what we've seen from FTX and the whole host of others, any time you're seeing an investigation, it's just panic selling. You're selling them and you're asking the questions later. And I think that in and of itself is probably self contained. And I don't think that's a reason to take the stock lower. All right. When you see something, single-family housing, global logistics, the movement of everything online, you lean into that and that's when you have the best outcomes. So sometimes his company Sequoia, which is the leading venture capital firm in the United States now, they come in not in the first round, necessarily or the seed round, but they come in the second and third or fourth round, but they're still getting in a good prices because it's a good company and good companies will ultimately get to a really good value.

"Right now slated to make more in 2022 than the Orioles, the pirates or the guardians, entire roster. How much money Max Scherzer is making? Okay, let's talk about the Texas Rangers in two days they committed more money and salary than they had the previous four seasons combined. What about the rangers adding Marcus Simeon and Corey Seager? Well, they might now have the best middle infield in baseball. Marcus Simeon had a tremendous year and that's two out of the last three. He's been a great player a tremendous Clubhouse guy and remarkable that how well he moved to second base last year when that is not an easy transition. Corey Seeger is still a terrific player. But let's keep in mind the rangers won 60 games last year. They got outscored by a 190 runs and I had a talent of evaluator tell me that other than a Dolly Garcia, they really don't have an everyday player on their team that can play on a maybe even an above 500 team. That's how he described the rangers offense, how short they were on position players. Well, they added two really good ones. Guys who are going to be there for a long time, they're going to stabilize and defensively and offensively and adding John grey to that rotation. Now they have to address their pitching, but for the rangers a tremendous first move. And if they can go from 60 wins to 75 with those three editions and others, that's a pretty big jump. In my like what the angels are trying to do this winter and that is the threat and needle on one hand up grade the pitching staff. You know, that's entirely their focus. And at the same time, not necessarily get locked into huge long-term contracts because at some point they're going to have to pay shohei Otani. What do you think of the angels? Well, I like what they've tried to do here. They got their clothes, raised yellow glaciers, which I think they had to do. They added Noah synagogue. We don't know what he's going to be like, given his health, but he's certainly worth a try at 21 million for one year. I think they have a chance to get better. I still don't think they're that far away if Otani has that year trout comes back and is the best player in baseball. Rendon comes back and is a 100% healthy. I think this team has a chance to be much better than last year, but they have to add another starting pitcher and maybe two, because what they've added so far just isn't enough. The Seattle Mariners and Toronto Blue Jays to me very interesting off seasons. The Mariners signed Robbie ray. American League sayong award winner, the Blue Jays signed Kevin gossman away from the San Francisco Giants, gossman had a big step forward last year. I know the Giants didn't make a strong attempt to keep him in part because they were concerned about his second half. Give me some thoughts and Mariners and Blue Jays. Well, I like where the Mariners finished last year as we know. They almost made the playoffs. They've done some interesting things and starting with Robbie ray. I mean, he has to be, if they're gonna make the playoffs, Robbie ray has to be something close to the say young winner that he was in 2021. So just that move alone, I think gives them some real versatility in that rotation and Adam Frazier gives him another offensive player at second base, which they needed also. I could see them making the next step next year and making the playoffs with the moves that they made. As for the Blue Jays, I mean, those are those for big losses. You lose the Cy Young winner like that. You lose Marcus Simeon. Those are big losses. But they filled in with some interesting people. They have that great young base coming back, and I still like with a Blue Jays are, I could see them be at a playoff team next year also, if, of course, there are 7 playoff teams instead of 5. I had a conversation with a baseball executive yesterday in which I said, you know, a team that I kind of like what they're doing, the Marlins, they go out and trade for Joey Wendell. They trade for Jacob stallings to be their catcher. You know, to help that young pitching staff, they sign Abby sailed Garcia. You can make an argument that maybe they paid above market for him. But you know what, Tim, they have potentially a great rotation. They got a little bit better on defense and they got a little bit better on offense. What do you think? Yeah, I think they got more than a little better on defense. Joey Wendell is a well above average defensive third baseman or wherever you put him. Jacob stallings want a gold glove. And obviously Darcy is a pretty darn good right Fielder and he was arguably the best offensive player on the brewers last year, even though the brewers didn't hit much in the postseason. Plus, with that young rotation, they signed sandy Alcantara long-term. I really liked what the Marlins did also. I'm not suggesting their better than the mets or the braves or maybe even the Phillies, but they needed some significant work done with that team after last year, and they got it done. All right. Some teams that are relatively inactive, when you compare it to market size, the Yankees, the Red Sox, the Dodgers, the Phillies, the Giants, and I'm not saying, these are the reasons that this is justified, but I do think that and I know this from conversations with executives. But part of the thinking of those teams who have all flirted with the competitive balance tax threshold in recent years and sometimes moved up on over it and sometimes gone below it is that they want to know what the rules of the next CBA are actually going to be. It's pretty clear Steve Cohen just plowed through and he's like, you know what? I'm going to spend this money. I'm going to have a huge payroll and if they're taxes, that's fine, I'll deal with that. Whereas I think from what I understand, some of the other teams are like, you know what? We want to know what the rules are and Tim, as I talked about with Paul and bikinis, if you're a team that has some financial flexibility after this labor stoppage is over, you could potentially do some damage because it's going to be a scramble with a lot of the middle class players taking big hits and salaries. So I don't know if it was the right thing for the Yankees to do. They need a shortstop, but that's I think the justification in part for what they're thinking. Yeah, and I certainly understand that. Now, I think if you're a Yankee fan, you want your shortstop wrapped up before you get to December the first and that did not happen, but I'm with you on this buster. Those are payroll, flexibility teams, those big market clubs that can do pretty much whatever they want when this market open opens back up again, which again, we're not sure when that's going to be. Dodgers can pretty much do whatever they want because of their money, but they still have a very good team. The Yankees have some work to do. I fully expect them to do it once they understand what the rules are, and they can not get out of this off season without getting a premiere shortstop one way or another. And the Red Sox didn't do much. I'm still not sure I understand the hunter Renfro move. He was an excellent defensive player last year and had a pretty darn good offensive season also. But again, they have the flexibility to say we can wait where others couldn't. So I'm not going to let you get completely unscathed from the labor situation. I got one question for you. Could you have like I have the perspective of time having covered multiple labor situations and leadership groups on both sides, my belief is is that the working relationship between the two sides is the worst that I've ever seen. The lack of collaboration, the lack of the dialog. That's my perception. What about you? Well, I covered the 81 strike buster. And again, I was like 12 years old..

People who are successful financially have made lots of sacrifices in order to get there and when you make sacrifices to achieve a goal i'm not talking about. Oh i've sacrificed now. You're talking about. Hey i could be at the beach or i could be writing a book. So let's my choice here right. So there's always sacrificing every choice you make. So you're constantly delaying your own fulfillment to achieve a goal. So that then down the line you will have fulfillment. That's what entrepreneur does is. They postponed gratification to achieve a goal. They sustained focus. They do what's required to achieve that goal. They don't worry about their own happiness till later. Okay so while. You're postponing gratification. While you're setting goals while you're sacrificing to achieve those goals the hormone this being produced in your body is testosterone estrogen. Estrogen is produced when you feel relaxed and supported when you feel other people are helping you. Not when you're out there sacrificing for others other people. They're supporting you so not a lot of estrogens being produced when you're an entrepreneur out there unless you come home to a relationship that has skills to raise her estrogen and most couples do not have those skills. Most men do not have those skills so she comes home. Literally estrogen dry. She can't be responsive to sex. She's burned up you know. She's not making estrogen in her life. Women have to have different hormones than men in order to feel good to feel loving reassurance. "So let me give you an example just to make it really clear for the men. My daughter lauren. When she was a little girl She didn't like mathematics quite a common for a lot of girls. And i said no no. You can be great at at math. And i'll teach you how so. I did her math homework for him. All the way up to eighth grade. I did it with her. So it was a father daughter bonding experience and she ended up by the way my doing homework with her and doing all the answers and showing her how to get there. She ended up being the highest scoring calculus student on her own in college. Because i could only go up to eighth grade just to show that will love. An inner interaction can bring out the best in someone although after that she had no care about it no interest in it but the point is i'm doing this with her up to eighth grade and around that time geometry i didn't have all the formulas in my head and i didn't have an answer and my brother robert was in town and he's a math. Phd runs in my family. And and so. I said oh your uncle roberts here he can solve that. She says oh good good so she showed in the problem. His first reaction was oh. That's easy as soon as he said that's easy. She felt dismissed like she was stupid for not being able to know the answer. So the big story to remember that one thing sometimes when you say to somebody oh that's not a problem. It's dismissive now. If you're that is entrepreneur and people are looking to you for fixes and you can handle it. great. I want you. I'll hire you so to speak but in a personal relationship particularly intimate relationship. It's not business and men have to get it's a different world and usually to be an entrepreneur and be successful the skills that allow you to be an entrepreneur and successful are not the skills to have a successful marriage. You've gotta learn a whole new skill set. And that's hard. It's humbling. I remember interviewing larry king. He had so many wives. And i said larry you know. You're a great interviewer but you know. What was your always wanting to know the answers to why why why as opposed to validating emotions and feelings so he was always looking into the logic very male perspective as opposed to validating emotions is very quick to say. That doesn't make sense. Well that doesn't make sense. You can't say that to your wife that doesn't make sense. What you say to her is helped me understand that better. It's a totally different. Thing is not to be dismissive. The next thing. I would see with wealthy men and is not understanding and for myself as well as i became more successful i notice these tendencies to think that money should.

"You lose confidence and of course when you're lack of confidence what you can experience anxiety and fear and nervousness. That's estrogen going up. So for men. It's very very important that when you're working hard there's a lot of stress you come back home and you do things in a non stressful context. That don't involve intimacy. That's why women don't understand. This is the concept of the cave. Which is men get close to women. We wanna be close to women through our wives to our families their personal relationships we get the field love. Love is estrogen rising. Estrogen going up. And so he needs to rebuild his testosterone. If it's low so often the men come home. They need time to chill out. You know in the old days menus to put up the newspaper which told them and says don't bother him. He's in his game. Let the key to. This is not take it personally. When men have different ways of coping with stress than women would and women have a different way of coping with stress. Which is if they're if they're conscious of emotional. Intelligence and a lot of women today aren't unfortunately they're feeling overwhelmed and stressed and all the things we talked about emotional intelligence tells us that if you're a woman if you can talk about what's bothering you if you can share your feelings inside even though they're not positive like frustrations disappointment sadness and hurt these fears and insecurity. If you can share that with somebody who's not going to take personally. Your estrogen levels will go up. But if you're upset is about your husband that's called a complaint is not going to go up. It actually goes up a little and then it goes down because anytime you're using speech our emotions to change somebody. I'm gonna be upset with you to get you to change and know how important is is. You're making testosterone at that point. Which will keep your estrogen from going higher and you'll be stuck in a negative state. This is what we've learned through forty years now. Counseling helping council ninety percent of the people come. are women. women come into my room. They're upset with their husbands. I get him to talk about their feelings. It's called listening and it's not just listening and hearing it's active listening but understanding those emotions are important to being able to relate to each other right so sometimes you just need to have a bigger a catholic. So how would you rate yourself and your growth areas right same. Same scale one to ten all right finally spiritual area right and a lot of people questioned me about the spirits are but i will say this if you remove the physical. The mental and emotional whatever's left is probably spiritual and the truth of the matter is we'll have faith in something right and we end. The truth is when things go really really bad we run to something we make that our god whatever they may be for some people they believe in god for some people. They believe in meditation for some people they believe in nature walks for some people. It's something completely different for some people. They think they are their own god and so they rely on themselves. Whatever it may be the question then becomes is it working and is it effective and then in the midst of your chaos. Are you able to find peace. And are you able to find some sort of sense of joy even the midst of that. That's that's the spiritual round for me. Are you actively growing in that. And is it working. "Let's talk about Josephine Butler. Josephine was born on April thirteenth eighteen, twenty eight in Northumberland, the northeastern region of England to a prominent family. Her Father John. These acts were initially introduced to curtail the spread of venereal diseases in the armed, forces. But in order to do so sex workers were heavily targeted and penalized. Under, these acts police were given the authority to arrest suspected prostitutes living in seaports and military towns and subject them to forced medical examinations. Have worked with sex workers at the start of her career. Josephine felt sympathy for these woman. She believed they were forced into this work through low wages and minimal opportunity for Josephine these acts represented troubling double standard. "Triplet was born in Nineteen thirty in Wilkes County North Carolina Sixty five years after the end of the civil war. How she ended up receiving civil war pension is one of those stories that you wouldn't believe if it wasn't true. But when you do the math, it actually does workout. Her father was most triplet was a veteran of the civil war. He had the distinction of having fought for both the confederacy and the Union. He was a member of the fifty third North Carolina infantry who fought in the battle of Gettysburg. On the way to Gettysburg most fell ill and was hospitalized the illness probably saved his life because most of his unit was either killed or wounded during the battle. After he recovered, he deserted the confederates and joined up with the third north, Carolina mounted infantry which fought for the union. The unit was known as Kirks raiders after commander Colonel, George Washington. Kirk. After the war Mos- returned to North Carolina got married and started a family his wife Mary passed away in one, thousand, nine, hundred, ninety. As with many older civil war veterans, they would often take younger second wives especially during the Great Depression as their pension was considered a source of stable income. In one, thousand, nine, hundred, eighty, four at the age of seventy eight MOS married his second wife Alita who was twenty nine years old Mohsen Alita had five children. this amazing exceeded all my expectations we got married and then we decided to start a business together now I went into this marriage not knowing that I had zero partnership skills and be the thing that I was really the best at was being the us being the boss with an Alpha masculine male isn't that a good place to be if you WANNA have a good sex life yeah doesn't work so we ended up having to do a ton of work around masculine and Feminine Energy and learning how to work together because we were both very a successful business people with two very different business styles so I'm a get it done horrible nearly marriage ending James nearly hit rock bottom and then it was a matter of going to therapy and realizing like oh so there's a way I am in business and then there's a way need to be with my husband and each of us had to recognize each other's strengths and powers and I stay in and I know this may sound controversial but I stay in my feminine role and maybe it's not feminine or masculine but I stay in that role where you're the man you're the person who's taking era of me and maybe he'll listen to this maybe he won't but I'm really thinking about his ego like all the time in how I respond to his feedback is ideal as his suggestions away that I constantly look for ways to acknowledge all the things he's doing which are so different from the things that I'm doing and it wasn't doing that at first at first I would just be like here do this and it was all the things that I knew how to do but we're within his strength or his interests yeah no lead is being in your feminine energy because in a relationship you want polarity you want the male and the female and as the relationship grows and matures that it becomes a dance where you switch on and off and go back and forth but when women are working we need to be in our masculine energy that it's bonding in your masculine energy and gets done energy yeah the make stuff happen energy it's really fine but then at the end of the day we need to transition and step into the role of our Feminine Energy and for me that became a process I actually created a routine that I did for many years where I would come home from work and I would either take an aromatherapy bubble bath and put on freshmen makeup and change my clothes to go out to dinner or I would come home and do some belly dancing would consciously shipped not up or down just ladder early shift into my Feminine Energy and then he had to learn that he needed to honor that energy so he couldn't be talking business to me late at night 'cause I remember saying to him Oh it's eight o'clock at night and we have to be talking about this contract and in a why not it's fun it's like yeah it's fine in the middle of the day when I'm working I just went through a ninety minute process right you just transformed become your girlfriend in your way you know and it was a dance we needed to learn and the thing that I learned the most and I learned
