When i when i think of rich people leaving state Because i'm a small business owner. I don't think about the rich person. Live leaving the state alone. I think about all the jobs that that person is going to take with them when they leave all the families. This is how much the middle class plays. "Day one. So you don't close your risk losing money and that's the syndicator is money. It's not investors yet so they get one to three percent of the purchase price and what's called an acquisition fee on day one typically the larger the deal the smaller that fee is. If it's a fifty million dollar deal syndicator is not gonna take three percent of that. They might take one percent or less often. It's worth noting a lot of times when a syndicator says we're gonna invest our money in the deal a lot of times they're taking that acquisition fee that one percent of the purchase price that they're getting from doing the deal and that's what they're investing the deal and as far as i'm concerned that's fine. They still have skin in the game cash. They could've taken off the table but they're putting it back in the deal so acquisition fee one to three percent of the purchase price on day one then typically the person that's managing the deal whether it's the same team or they may bring in a third party to what's called the asset manager the person whose job it is to carry out the business plan typically they're gonna take one percent of some number every year to compensate asset management. And when i say some number it's not that i don't know what that number is that it changes so tom. Sometimes it's the one percent of the effective gross incomes of the total income. That's being brought in. Sometimes it's one percent of the money invested in the deal. Sometimes one percent of the ny but basically one percent of some number every year is going towards asset management in that fee and. Remember a lot of time indicators. Aren't making a lot of money during the whole project. They make the bulk of their money at the end. So making these fees throughout not necessarily justifying But this is how they're staying solvent and paying their bills Until they get the big payoff at the end then they may get a what's called a refinance or disposition fee of capital asset fee of one to two percent so when the property is refinanced or when the property is sold. There's this big pot of money that's coming in. So the general partners may take one to two percent of that total money. So Obama was telling his secretary state with no uncertainty, whatsoever voice ain't GonNa do that Dude so quick advocating board I mean he was using that moment to do all of that, but the pain that he was expressing with regard to what he couldn't control, which was the warfare state was very illustrative, very illuminating I'd never thought era president, sitting president. United States actually admit that. And part of this whole warmth and moved of course is what you ask your question about specifically the over-classification intelligence is the warping of intelligence underneath that classification where nobody can see it and know that you're warping it to fit. Your policy needs is all this and more. That's distorting good decision making and thus distorting the way we go about our business in the world, and I think as I've said increasingly now we're looking at an empire in decline, and not only in decline, but at any moment might go precipitously into that dark night. "And it sounds like I have big shoes to fill. And and and you've been sort of an understudy this week. I guess for you around with Jackie Jackie and finding out what goes on behind the scenes here and What it takes actually put this huge production on all right? I have been Jackie's been really great to follow around around. You got a Lotta Knowledge. He's been doing this for a long time now and has a lot of great relationships with the community. And I've been trying to meet everybody and get feedback. This is such an institution in for my agricultural landscape. I'm I'm honored to be here. I'm excited to see where very goes and I think we'll have some fun while we're doing it and Tell me a little bit about your your background you are currently working for the UVM food services that right that's correct. I'm the Sustainability Manager for UVM. Dining I've been there almost two years Before that I was with no Vermont I moved up to Vermont. Of course I'm not supposed to say that I'm a flat-lander but I someone you're someone told me to say I'm from south of St John's John Carey so we'll just leave it at that but and I started working with no Vermont as school. Food programs coordinator traveling around the state. Ah working with food. Service directors to help them navigate the agency of Ad Laws so that they could purchase local food. And I've since moved in to working with UVM dining dining chefs and our local producers here in the state to try and get more local food into our dining halls on campus. We're coming it's great. We're right now our Nineteen percent local food. which we're actually pretty excited about considering their snow on the ground? Most of the time that school's in session We're one hundred percent. Local dairy local maple We do a lot of local cheese. And a Lotta root vegetables So we're we're pretty excited. There's still more work to do and I really enjoy working in the supply chain to make sure that we're supporting.
