"Sports. Oh, it's so good. It is so good and it is so good for so many reasons that voice that you heard, say, 2011 when they won. The cup is an anomaly and they're always choking dogs. That was big Jim Murray, who joined us When we did my favorite people in sports a couple of months ago here on the show, he is phenomenal, and that that radio show is so Boston. It is one of my favorite radio shows in America. Because they just are always griping, belly aching, complaining about something and it's just phenomenal because it's a city that has Six Super Bowl Championships, four World Series at N. B. A Championship, a Stanley Cup and all types of other appearances of the championship game. I mean, they wanted everything. Look, the Bruins. We're in the Stanley Cup Final Game seven last year. And they're calling them chokers choke artist. They've been in three Stanley Cup final in the last decade, three of them and what a cup there choke artists. The Celtics are going to the NBA's the Eastern Conference finals. At least it might be the end finals because they've already got a hold on the second round. Siri's They'll find a way to complain about that. The Patriots just won a Super Bowl like five minutes ago. Dynasty is over their trash. They're going to go 6 10. The Red Sox just won a World Series like 12 minutes ago. It's over. Ownership sucks. They don't spend any money They treated Mookie Betts. They've had the greatest run a success out of any city ever in the last 20 years, And that show is the best fell grim as a big Jim because all they do is complain and crap about everything going on. I'm glad you mentioned the faulty logic of last year, too, because the lightning were upset in round one by the blue jackets and opened up the door for the Bruins, and they didn't take it except for the fact that they got to Game seven of the Stanley Cup finals. They won the East. They did not get upset in around two, then by the Blue Jackets. They didn't play Tampa Bay. They didn't play Washington, and they took advantage of it. They got to the Stanley Cup finals. But that's somehow.

The list is Tiger California Golfer at this point Scott a deserted us but coming back to host the genesis I think gets him back in full Full status on the list La I don't know he's more of an Orange County guy but but we're very happy to have you on on Martin. Yes he's moved to. So yeah I'm doing well network so like I said you have a ton of history here and you wrote the history book here. What is probably most interesting to me is like where does your history begin? Where like you have been around this place for for your entire life? You still live view very close. So where does all begin for you. Here you know I was very lucky my Dad was in the Gulf business and he joined here when I was about fifteen about several sixteen and so I got to play the course a lot. It was crazy place at that time. It was a public off-course of course essentially it was very busy but we would have to put our name on a board and wait two hours to get out now. They do like twenty five thousand rounds a year and it's ultra private yeah So it was is a Just a great way to kind of I was always interested in course design and history and obviously being here. And then you start kind of off Absorbing who's walked these grounds and every great American Golfer has has played including Bobby Jones and didn't really like the course it probably. It seems it was too hard to him when it opened. He made a comment. And there's a picture of him and his hairs you know. His hair was never out of place and he's just looks like he's been in a timely dyslexia commensurable and it's in our history book. I loved that photo because it was like. Oh well that that matched his quote and his only beef was of course was too hard but then he go through. You know. Nicholas didn't win in here but he got close and then every other great player probably in in the upper echelons has one here except tiger. And Jack Jack. Isn't that crazy. It's it's nuts 'cause it's generally rewarded. Great players and Jack came so close Momeni many times I mean the PGA the senior open L. A. Opens. It's kind of it's kind of like tiger. Tiger hasn't played here as much right. Yes played thirteen times Yaldo now hard on himself. He's made it like this is going to be one of the strongest longest fields in the entire year. He has made it more difficult decided to ignore the event during the like real real prime of his career. He did. He had reasons. The Greens weren't as good back. Then and you know how he feels about POA so that was part of it and then he had a bad experience here. Two thousand six where he played he was a little under under the weather? Steve Williams did not pack an umbrella and we had a surprise rain radar quite even then like we have now our forecasting like we have now which is amazing to think that was only thirteen years ago. Yeah gets wet gets more sick and then he was staying the east of the golf course which you don't do. The one negative of this tournament were staying West. You're staying West which I asked Dylan quickly Early on in in these discussions laying the groundwork for this this seminal podcast recording That you do not stay east of the course. And for whatever reason he was and he got caught It's the worst time of year. There's just everybody's working Hollywood's worrying every school's in session. Yeah and he got stuck in like an hour and a half track just to get to the four oh five. I was in eighth grade at this point so he did not come back after that and I actually asked him the first year he was coming back in involved in this I said you you are staying West. Gov Corsini laughed and he goes so he learned his lesson anyway but but to my story here so I just fell in love with the history and Emmy it's as historic course as there is in the United States just in terms of the people who've been here the architecture the movie stars Yeah we just had the Oscars last night. Yeah and everything about this place has just been nuts in terms of the history and then the location. I mean you guys do win the award for the best podcast location mile eighteenth with the ocean view and yeah. It's pretty sincere water. We can see number ten. This is my first time at revere. My first time seeing number ten in their Saints Saints Tenth. It should be interesting. We've got a downpour yesterday. So I'm glad though it it's been very cold here and when it gets cold. Green gets little borderline these two of the best of holds the PGA tour in near optimum. Or do you not feel that way. Yeah Oh yeah absolutely I mean. I have some conflicted feelings about the tenth of late as a lot of the players who it has been getting a little border line tricky. That's why I said it was nicer to rain yesterday because when the green gets pushing like thirteen and a half can get a little goofy and then yeah eighteen means. It's it's it's kind of bizarre hole and a lot of ways because tough the bunkers don't really mean much it's a blind tee. Shot is not much around the green and yet everybody everybody loves it. It's near the bunkers. Now they're only play for a bad golfer in. Yeah yeah they're they're there for looks more than anything so it's it's kind of bizarre finish and yet over the years it's produced all these great moments and the amphitheater I think is the thing that you just can't grasp on television. There's nothing like golf because it's it's not only is it able to host a lot of people but it's vertical and and the noise when there's a moment there is. There's nothing like getting golf because it's so vertical so on top of the green that it's just that's why so many people love to sit there on Sunday. How long does it take you to write in research research and do all the work for a course history like this place? I mean that has to take you countless weeks. Yeah I was really lucky. It was fi out a full year to work on it. I propose that after college when I realized I couldn't play over you I was twenty three ten and They had the PGA coming up and they wanted to do something. And so I- proposed it. And I had some great help from older members and Jim Murray wrote the foreword the Great La Times on this show who I got to know during the Greens project project here. which really got me interested in golf? Course design okay He wrote a wonderful forward about the course so that was an incredible and on the twenty three year. Old doing this work. I like anything I showed my passion for it and my interest. You know when you get older and you meet people who are younger. Who who appreciate history St Tell You you can tell you can see it and you want to help them? So I've kind of become the same way with people have shown interest in golf history and yeah So there are a lot of incredible. The people around here at the time and the owner is very passionate about the history and the as he should be because the more you tell the story of this place the more you realize holy cow now. There's nothing quite like Riviera in American golf in terms of again not just tournament history architecture. Then you have the added element of of celebrity and I'm that just just And then just having so many events here and the Events Higher Olympics twenty twenty eight so yeah it's got Everything coming here. Yeah I did know some of those stories. Because you know we can get kind of East Coast centric you can get Florida's centric when it comes to PGA Tour especially you know half the top twenty living in Jupiter Ram what is it about La Golf. That is different and do you have any of these favorite Brit stories about celebrities playing the game playing at these clubs around here. It's an odd town town. I have no problem. Yeah confessing passing that. It's not America's greatest city. Yeah for a couple of reasons. the the exclusive clubs are very exclusive on. The beauty of Riviera's is that it does open. Its doors to turnament so we all get to come and enjoy at once a year with the greatest players in the world. That's nice which you don't always get La Country Club is going to host the US Open in a few years. That's incredible Again knowing their history but we have we have an odd dichotomy of these elite gray golf courses uses and then the public of course seen isn't great the city of La isn't so hot in the way they maintain the courses and they've Kinda let them go and we have we have the the facilities are just like a lot of cities. Is there more. I mean we have a homeless problem. So it's like how can you be spending money. It's tough so and they have a lot of layers. So it's it's a weird city in that sense not a lot of places to hit balls. And yet you go to Rancho Park and just like places back east amazing characters It's pretty used to produce a lot of really good golfers. And they're always characters on the range just hitting balls and Studio City Range. She's to be famous for the celebrities. Who went there probably still go there although it's not long for this world so it's a it's a weird town that way and then obviously stars and that was one of the fun things going back to the to your question the book Just stuff like that. Humphrey Bogart used to you. Know hear it on the broadcasts become become almost a drinking game you know. He's the love the just get completely sauced out there on the twelfth leaning against that tree and Jim Murray was wanted always sitting there so he'd ride about it and that kind of how passed along But there are you know we have a it's interesting because the celebrity L. Minute Riviera Kinda started more with the Polo Club. Okay which is where. You'll be parking this week. Paul Revere Junior high well. Let's it's only Monday makes somebody mad. You may see me on the middle school show. The Riviera really struggle like a lot of clubs in the thirties with with golf because the depression but the Polo Club was the place to be. I mean it would. They had a Sunday Polo game Or match and and Clark Gable will rogers was kind of a host Just the double. Douglas Fairbanks Mary. Pickford all these uh-huh that's the biggest celebrities of the day and that kind of kept everything going the Polo Lounge the Beverly Hills hotel famous restaurant and bars called the Polo Lounge. Because that's that's where they went after the Polo but I mean they used to get big crowds for it. It was the thing that kind of kept all this going. So it's funny. How when you look at the history of the place you think Riviera and they had these great tournaments in the late twenties golf then? The depression Paulo. The Khanna kept it going whereas other places struggle.

"The ups and downs of real estate on the property rematch business. It's crazy right. It's been a crazy right. We'll get some crazy right. I want to know about that but I talked to you. Yes so I'm based out of Rhode Island and I manage property in Rhode Island and southeastern Massachusetts So did the chicken coop before the AGR- bag before the did you start. Investing and then guidance probably management or did you probably management's I can invest or. Did you kind of do both well. How how did that happen? Yes so I bought my first multifamily and I bought my first multifamily stabilized. It caught the real estate bug and I was trying to figure out. What do I do next so I started wholesaling? The first list that I'd mailed was owners with high hi equity other multifamily owners than I dove into very quickly probate list and then lastly inherited list. I've never received so many death threats for mailing list. Listen my life when I mailed that inherited lists like how'd you how'd you get this information. I'm like I'm just mailing a high equity list. It did not go. My First Wholesale Celio was a three family in Attleboro Massachusetts Hint. As soon as I got that phone call at the price on the phone. I knew that I could make it happen. I very quickly realized. Having conversations stations across those three separate lists who I was really good at speaking to and those retired landlords. That's what I was really boast entrusted. I've always been focused on. Achieving financial freedom and a friend recently has three feet at freedoms group on facebook so he talks about financial freedom time freedom and location freedom freedom. So that's what I've been more focused on recently I definitely have time freedom a little bit of financial freedom but it's all about that geography or location freedom trying to chase now so not. They're always trying to get a little bit better. And my goal was always to achieve that through passive income from real estate so it started with my first four unit property got into wholesaling but a second four-year property flipped a couple of houses and then I caught a bad review. It my full time job. So that was kind of that was kind of the push but during that whole process when I when I started thinking about property management when you've really break down the numbers to see what investor nets on a monthly basis per door on a multifamily property. It's really similar to the management fee. Be that a property manager makes so in our area Investors typically in to make one hundred twenty five to one hundred fifty dollars net per door on multifamily investment. Now it's going to be different in any area that you're in my miniature fees. Aren't that high outs. Middle of the road for in the market that we're in But they're very similar so I thought to myself. Hey if I don't have all this capital go buy a ton of properties. If I become a property management something that I enjoy the process that I like to live day in and day out then I can essentially build a property. Management Company escaped by nine to five gain. Some of that time freedom through the right systems. But but I'm essentially making the same as an investor would in part of the strategy behind that too. Is that if you build a great company you stand stand by your wording. Do the right things. There's an a life cycle to any investment right or a life to any investor. So you get in you. Buy Property hopefully hold for a long time. But eventually you're going to sell so if you've been working with a property manager for a long period of time you're probably coming to me I when you go to sell that property to ask ask me. Hey Jim do you want to buy it. You have investor that wants to buy it and I think it's a really cool opportunity as we continue to grow this business where five years young now but as our investor base starts to age in terms of the people that we work with. We're GONNA have more and more of those opportunities to purchase more property out of the portfolio. We already manage. It's an asset that we're familiar with. And there may be an opportunity for seller financing based on trust that we've built with those clients so that was really the thought process of why property management so. We've really focused on growing our management portfolio. Were just under seven hundred units today and then more easily even focused on working with the right clients as we see the writing on the wall that were very late in this real estate cycles you know we could. We could definitely talk about the investment side of things and also talk about the property giving management side of things but this podcast is predicated on lifestyle design. You name three things we look for time. Freedom you're looking for financial freedom. Location independence absolute. Those are the same. I'm exact things that I was looking for when I had a corporate W Job I was just like do like. I'm working seventy hours a week for somebody else. Paying half my money to the government in taxes about half is going to the bank and credit cards and student loans and that whole year my entire my entire sweat equity as gone to accompany accompanied hoping that has not recognized me for the work that I've been put in an I also andy fulfilment right. Because I was I was a big four accounting mazing. Yeah I was so I was always in real estate but but it sounds on. I'm just making sure the numbers add up so that we had right at my accounting from the clients that we had like they were seen success. They were seeing progress. They were getting their financials. Right based on what the big picture was and why they hired my firm. But I'm making sure the seven plus three as ten like I don't I don't get any fulfillment. I don't get any satisfaction so immediately just like do like I got to control my time again and you notice about it's about owning your own destiny. That's the biggest part right so as entrepreneurs a Lotta people joke that you know. We're working eighty hours so we don't work forty for somebody else but a lot of us are willing to put in that time because we own the outcome outcome and this is this is work right now. Jim Work Right. This is where the best. That's the best part that in these. I I really enjoy these conversations being on podcasts or talking with other entrepreneurs I had I have an apparel guy and then he also signs as well but he came out yesterday in. He works with a plethora of other entrepreneurs in the area and I always love calling them out. Because it's not just about buying another sign buying more Powell. Bree tells me stories about these other entrepreneurs preneurs and based on the business that I have it leads to other opportunities around Matt Right So when you talk about this being work that's the most exciting part. Art is like I get to deal with other entrepreneurs all day learns stories from them and hopefully this is a big golden nugget for the audience to whatever industry. You're in if you WANNA WANNA differentiate yourself. Don't look within the industry right so a lot of folks will look within the industry that they're in if I'm in Rhode Island Look Property Manager in California. Maybe your property manager for New York see the different things that they're doing and that's cool to a certain extent in terms of maybe trying to find the best technology to work with or you know a couple of other different things that you could take from from the leverage in your own business but I think that's really foundational if you want to build something massive you have to go to other industries outside of your own and bring bring those back so like look at apple recently. They're not looking at their competitors right in the different market segments that they're in now getting into the Financial World Wither Apple Credit Card right so they'll looking outside the four walls in different industries to figure out how to continue to expand and bring it home so if you want to be a successful entrepreneur like for me don't just look in the property. Management Industry Look at other local businesses other national businesses. That are doing really cool things and see if we can mirror some of that or bring back that that type of ideology back into art business. That is beautiful beautiful. I love that concept Holds true for every industry right for every lesson that we learned in life. I think is super invaluable to take those experiences and apply that to your current situation. That's beautiful Jim. Let's let's walk through. Let's let's help somebody mighty. Let's hope a few people build from scratch their property management business rial. You've done it you have you manage over seven hundred units but I wanNA talk about that the first one and maybe not your first one but I want I wanna I wanNA imagine individual food who who's on the list of this podcast mobike do it. I don't even know what took charge where to go what to say. Who to turn to? Where two finely? I don't know any of this stuff like give me like you know and I don't want you guys because you know people insight. Hey option so I'm still kind of hazy like I want to somebody a specific number to charge K.. Like charging six percent. We're charging ten percent right and then again you keep in mind that you were in the head of the first time property manager somebody who just needs to manage their first. They can leverage that right to build their portfolio love. This I've got a great story from this weekend. Yes so for years. I've asked my partner Chris our first client his name is Tim. He had a three family in a D. Neighborhood in Providence Rhode Island and for years on my Chris Tim that he was our first client. He's like Nah Nah. It doesn't matter. Data doesn't matter. Chris married on Saturday right so It's been a crazy week for me. As he's on his honeymoon and I'm trying to maintain everything but at Christmas is wedding. Tim was there and I walk up. This and I'm like hey how's IT Goin'. And he goes. You know that. I know that I was your first client right like in some. I'm like I'm glad that you're stuck with us. He's like you guys hit the ground running legitimate like victims of the problem tenant that he had we got in they returned heard it over. We've got all of his rents up in. He was able to sell that he came to us right and he said what do you think. It's worth like three or four years ago before the market really started take back off in in Rhode Island's always the last state of the nation. Come out of the recession and I told him I said listen. I think it's probably worth one sixty. He's like Hey Jim has really cool. I got an offer from one. Eighty five from analyst investor. I'M GONNA dump it when you try to sell it at one hundred and thirty before we turned it around and he couldn't get rid of it so that was a really cool story when we hit the ground running But Tim was a referral from Chris's now wife but then girlfriend. So I think if you're going to start your own property man business start with your natural network. There.

"Welcome in ninety five the sports hub on christian arkin nice to have you whether it's today on what appeared to be a a nice day until literally i pulled up at the station and i know a lot of people make that truman show job started right literally did i pulled up i do that dang we're after you pull up wherever you are you check your phone for every single thing in the world and i look up and i step out of the car and it just dumped rain on me tom three i was shocked but i'm okay now doing better than jim murray that's for sure jesus that guy hope he feels better anyway i'm riding solo with you from two until six o'clock and we have a myriad of topics to get to and we'll well i feel like there's a couple of different places we could start today but i want to start with the red sox and the reason why i want to start with damage because first of all they're the only game in town right now which is another sort of topic we have to tackle is as we all sort of continue to reel from the end of the celtics season we'll get into them in a little bit as well we'll talk nba finals we got some patriots news some interesting stuff going on in the world of sports business i guess big article in the wall street journal about espn and why they're losing subscribers and a couple other things we'll get to later on in the program but right now i wanted to start with the red sox because i feel like i feel like we're right on the edge we're right on the edge of those of those hot red sox takes where the team's doing really well and you know they're doing well but you also know that there's some issues.

"Wow ben is going to be much better than joel and less distracted by models and so social media still balling wrote in october two thousand seventeen this one of these unknowns accounts you know these unnamed accounts responded to somebody now this is what i tweet out last night this is not jim murray's sports world anymore folks this is not jim murray sports world anymore that that somebody at philly underscore a whole says this dude just loves collars meaning the high collar of brian klenge like commenting on colangelo action and enough unknown sources retorts that is enormous collar move on finding new responding to color smacktalk who's the person who called papa colangelo today and said hey last night hey i gotta tell you something here's the issue and we'll talk about this with howard beck of the bleacher report in a matter of moments he's gonna be i i mean we're getting right to this here's the issue colangelo careers one thing and obviously that's one thing i'm talking about the philadelphia seventy six franchise as a whole right now july one is coming up fast july wants cone up vast and the guy who's going to be sitting there on the free agent market on july one could be done with his professional basketball season in a week and a half from now and starting to think about all this and reading about all this and seeing about all this and it isn't harley possible the brown james wants join the process just take a look at the western conference piccolo to the eastern conference although i would prefer to say if the bronze looking over the steering wheel for the next five years it is more likely than not that the celtics are about to become a dynamo and the warriors are more likely to somebody one of the hamptons five or four of the hamptons five is going to want to get paid.
