So if you if you've been watching, and we have what happens a two oh to see street, San Diego city hall with the bosses of the union sitting down anything, I'm not I'm not broad brushing men and women who are union members. I'm talking about Tom lemon and all these guys sit down there. It's like, okay. You want to deal with us. You'll make a kneecap. She didn't vote this way. And then you get some of the very union friendly union, boss friendly council members who will blow kisses to them. Like here was that good for you. We doing your bidding. Yes. So that's been an increasing problem in San Diego city hall last couple of years, and now it's gonna that kind of thing is going to be ran over there at the county board of supervisors now that said I think Nathan Fletcher could do some good things and Jim Desmond amid Fletcher's in Roberts old spot. So all that comes into play in a positive way. Right. Yes. I think the most practical impact on what's going on is really. I mean, we can talk about a law to different things that are going on. There's one thing that's not getting much at all. And the fact that mortgage rates are down about a half. A percent is very short time and about two months. And when you look at all, the news articles, everything that's out. There is just not being covered much. And that is fantastic news. What's happening out? There is a situation where we were looking at a lot of tear. Lot of pessimism about economic growth in the coming year. What's going to happen with this? What's going to happen without the manufacturing data? Was it like where we needed to be some of the other information, you know, lower-than-expected overseas economic growth, China trade wars so on and so forth and bond yields just felt like a rock and Dan scores of daylight or on fighting came the employment report, which just blew everything out of the water, and all of a sudden three hundred three hundred twelve thousand jobs created nearly twice as much as many as economists had expected and bond yields start to move up on. Debate. But the fact that fed chairman said that they're going to be more flexible with interest rates, you know, plays into what changed for weeks and months that, you know, I don't know. So it will be anymore. Rate hikes next year. It's going to take something big for me for this year. So maybe no other because here's kind of alluding maybe a little bit. Maybe not as much maybe they're done for now. You don't think it'd be next next year? We're still in December. I met this year. You're exactly nineteen which is upon us. Yes. Of course. Yes. You're exactly right. I mean, maybe there pencilling into by the market is saying, maybe not the fed funds futures are just not looking good now what could change that. Honestly is you know, huge deal with China that is super positive a robust breakout with stock prices, not just one or two days off seven hundred points down another six hundred. But I mean, a real prolonged serious bounce back in the stock market per se. Economic data that come in stronger, all that could change things to where all of a sudden we could have one or two great high right now, given the global uncertainty with the economy politics, so many things going on it. It doesn't look that way anymore. And all of a sudden where we're seeing a little bit of a mini refi. Boom going on because I think you're gonna see a four and a half percent, no points thirty year fixed loan anymore. Everybody was talking about five and goes back. So that's opportunity. The other thing is I know the latest numbers in terms of their home values that's also encouraging people and they say, well, maybe I should look at this. Whether it's a refire or maybe it's a reverse mortgages. And you name it or first time to buy there's a lot of different incentives here. And again, part of that is fueled by the fact that that the home values are pretty darn strong and increased considerably exactly right away. I stick my head in my neck out. Just a little. I could prove to be wrong. But I will say that despite the weakness that we're seeing or hearing about in the housing market. I'm not saying it's not there. Yes. There's going to be home sitting in the market longer and be some price reductions on the higher end of things. But I just have this feeling that this year may not be as bad as a lot of people thought it would be because the economy is too strong look at the employment number by itself. And be let's not forget one thing. Reading loose loose loose ending lending guidelines. We haven't seen but just in the past month or two we've seen some really really good changes to were able to give loans easier than we did before. And I think that could prolong this real estate, boom. Hello longer. Whether it's six months of year, two years knows what that usually also happened. Just like they say on employment. They come to an all time low recession has to follow within a year or two or whatever it's the same with this to work landing has to become a lot easier at some point that kind of points the end of the cycle. So I think this year given the strength of the economy and overall easier lending specially for the self-employed with twenty to thirty percent equity level sometimes as low as ten percent. You know, you're looking at a situation work could be a little bit more juice left in this market. All right. We're gonna keep an eye on that.
