"I wouldn't say it's all been a dream what I would tell you is that I believe where I am today I am the epitome of the American Dream What I mean by that is that what I've said on many occasions in the past mark when I've been on TV is that when you look at superstars the Lebrons Jacoby's got arrested so Michael Jordan's shack and Derek G and all of these stars They're not the American Dream They're American fantasies Becoming reality Omni American Dream because I didn't have those gifts I wasn't that spectacular I just put my head down and worked my tail off scratched and clawed and worked my way into being in the position that I'm in the day where I live a relatively simple life I've been blessed and fortunate enough to be able to provide for my family to have a beautiful home to have loved ones in an inner circle to be gainfully employed to me that's the American Dream I think that one of the things that we look at in this world today is that some of the reasons why we have so much salacious nonsense so much stupidity and along with various other words that you could come up with a hell of a lot better than me is that you have people chasing the fantasy and willing to exhaust every means and every measure to get it as opposed to being able to be willing rather to put in the work You look at reality television Hey let's make it happen Let me do this show or whatever They paid the some guy from Jersey Shore or whatever the situation He once got paid $500 $5 million I'm sorry And my nephew you know God bless them with would come to me and with a proposal So he could sit up there and make $5 million too And I was like what happened to getting education What happened to put your head down to putting in the work and not trying to look for a quick fix That's why I consider myself the American Dream

"Manager, what do I do? I mean, it's not just New York, it's San Francisco. It's other major markets. Is there a solution? Yeah, so let me make a couple of comments first and foremost. I think we hate office with maybe too big of a too broad of a brush. New clean and green office, we think is very well positioned. And I think you can probably look outside your headquarters and see that some of the newer buildings are doing quite well. We think it's called suburban office, is well positioned particularly in the sunbelt. But where there's really much more of a challenge is class B and C office properties. Those were properties that were built in the 1970s and 1980s, and there hasn't been a lot of money put into them. So what do you have to do? What you have to find a way to reposition them, redevelop them. There's not an easy one fit all solution. We've started to see some trends of redeveloping into multi-family properties. But I think it's going to take a little bit of a combination for entrepreneurs coming in existing owners working together to find a solution. The easiest one that people are talking about is redeveloping them in a multi-family. That's not easy. Very, very, very hard. The good news is the land underneath most of these properties, particularly in New York City, San Francisco is pretty valuable. So I do think we'll find a solution, but it's really a question of, where's the net operating income growth going? How much CAPEX do you have to spend? And that's what the sector continues to be under pressure. Rich, I find it interesting also you didn't just mention offices that we've pride you with, but also the hotel sector. Why are you worried about the hotel sector? Yeah, look, I think the easy solution is that maybe travel is coming down from peak levels that we saw in 2021, 2022. Yes, business travel is coming back up. But what are the major issues that I don't think a lot of people maybe unpack enough is how much labor costs are rising. And to run a hotel is it does require a lot of labor. And so that's one of the things that keeps us maybe a little bit more on the sidelines, growth is beginning to slow, that's pressuring revenue at a time that expenses and labor costs are going off. Hey, rich, as I drive down to the Jersey Shore on the Parkway or the turnpike I see tons and tons of, you know, just kind of warehouse space. I'm guessing it's all Amazon.com and all that kind of stuff. Is that business overbuilt? Is that still a good growth story? Some aspects of industrial are still a very, very good growth story. I think if you can find infill locations that are new properties, that's very well positioned. But look, there has been a significant amount of supply that has come in the logistics space the warehouse space over the past call it 5 to ten years. And so if you own an older property in a high supply market, the growth is probably going to slow. So it is not a one size fits all market anymore. We're still very bullish on the high growth high barriers to entry into the locations. And I think investors should be aware that maybe some of the older properties and not well positioned markets with high supply. Those could be based on growth tech challenges. Rich, I'm looking at your what $84 billion firm wide assets under management. That's not just U.S. is it because we're a global network. We've got European audience with us at the moment, as well as well, maybe some Asian viewers staying up pretty late. Talk to us about where you're thinking globally is attractive in REITs. Yeah. Yeah. Well, look, I would say we think the best opportunities are certainly in the United States right now. But as you start to think about other opportunities, whether it be in some of the Chinese locations that are beginning to open up, I think that's interesting. Some of the major markets in Europe are interesting. But I think we do see the best value in the United States right now. Hey, rich, let's say I'm an entrepreneur in the real estate business. I want to go buy one of those empty office towers in midtown Manhattan. Where do I get the money? Do I go over to JPMorgan and borrow some money? Yeah. So you're asking a really interesting question. The debt markets are, I would say, not frozen by any means. But they're not wide open. I do think there is capital debt capital available for a high for a high quality property with a well a good sponsor. But there's also a tremendous amount of money on the sidelines that's been raised not yet deployed in commercial real estate. Around 300 billion, maybe that's about a call it 900 billion, a $1 trillion of buying power, once you put some leverage on it. So the debt market is there. They're not wide open. The easy money has been gone. But I think it's a combination of cheap debt capital where you can find it and cheap is all on a relative basis to this point. Plus some additional equity from them out of money on the sidelines. So I think lenders are being much more selective right now than they have been in the past. They're being very focused on what property types they lend to, but more importantly, making sure that the sponsor is well capitalized. All right, so my lunch break. So this had been ongoing and she had been going through this trauma and torture. Ultimately, what happened was the girl was put into psychiatric care because she was obviously a severely traumatized. The father was put in prison and the mother was put in prison and then removed from prison and also put in a psychiatric prison. But you know, not the same. And I think she only got a ten year sentence. And I remembered at the time thinking I'm about to have a baby in the next day after that story broke my kid was born. It was September 26th. And 2005. And I thought to myself, man, this is like, you can't make this stuff up. And there are some sick people in this world. So when I saw this story, it brought me back to that time. And thank you for bearing with me while I shared that story because it was just so emotionally taxing. When I got to hold my kid and I got to cut my kids umbilical cord, and I thought, that poor little girl, she was robbed of her innocence. She was attacked and she was robbed of being a mom to this little child that was, you know, created an incest. And just the whole thing was a horrible story. So I appreciate you bringing the story up because it is a real story and we're gonna try and keep you up to speed as best we can on the details of it moving forward. But that thank you. You got the chairs. You get on the umbrella. I didn't get that. I was just like an idiot. I'd wander down like with a towel and be like, why am I here? Suzanne helped me to understand it. "One of the most ambitious and expensive flood control projects in any US state could eventually change the way the Jersey Shore looks and operates during a storm the back bays of the Jersey Shore hit hard by flooding during superstorm sandy but a proposed sixteen billion dollar plan to address flooding is raising concerns the proposal calls for construction of huge gates across the miles of three inlets in New Jersey that could be slam shot when a major storm approaches officials with the US army corps of engineers held an online hearing Monday night they said the plan could prevent one point six billion dollars with the storm damage every year when fully constructed but officials didn't have detailed answers on some concerns including where the water would go during storms and the impact it might have on the environment participants asked what would happen to the water levels near the structures there's no guarantee of funding for the massive project which would run from Neptune in Monmouth County all the way to the state southern tip in Cape May New Jersey I'm Jennifer king

And she is a ole troll queen. She is a queen. She i think was supposed to get married. She was engaged to another guy. His name was christian Mccartney or something biscardi and she was doing a lot of like wedding photo shoots so some of her talks are doing this photo shoot but other ones are just like. Oh my gosh. She is just stunning all around. Like i thought she was stunning when she was on jersey shore but now look at her tectonics now. I'm like actually like deep diving inheritance. Tax she is. Just i think she's thriving and honestly in my humble opinion in my professional opinion. I think that her not going on jersey shore family vacation was a really mature thing for her to do in a really good thing for her to do because she suffered not suffered but went through a lie on jersey shore in it's visible and i would personally be embarrassed to look back and see the vastly acted when i was in a toxic relationship that was aired on television. I would be a little bit embarrassed as well. So i think for her to make this stuff in like finally show who she truly is. She's absolutely beautiful. I'm very happy to share her. Oh my god. I can't even deal with it. My next question is so important. Because i know a lot of times people deal with mental health things and they don't even realize it. Yeah you were diagnosed with ed disassociate identity disorder. And it's you know one of the big points of this. And i'm so glad you're talking about this on e. here today his. It's you can still have a beautiful life after a diagnosis after trauma after these things and these d- about any disorder was wrongfully labeled multiple personality disorder. Which is why am speaking out about it because my industries the one that screwed everybody up on it like i'm not a bunch of different personalities. I'm not suddenly british. Not high noon. Although i do that somewhat. Okay it's it's it was it was it was fragmented parts of my identity because i had severe trauma and my mind one is protecting. That's what's so much of. This is so many mental health. Things are actually protection based and the coping mechanisms. Actually don't help us anymore. So getting the help you need finding for me. It was realizing. Wow there's extremes. In my life i mean i was extremely sexual and then come to find out. I had sexual abuse trauma. Sometimes you'll be extremely asexual and when you look at extremes that's you know there's something up because because when you're neuro typical you know you're you're kind of little after little right of center but not too far. You know. it's interesting. Because i always tell people with the best thing to do when you're dealing with mental health is getting diagnosed because if you don't know a name you can't really help yourself and we we have so many people out there who are diagnosed with things that they don't even know about now absolutely and i love the film because there's there's this theme here so there's a bunch of kids on the street and your you have to think about. How do people end up. Where they end up individuals experiencing homelessness. How do they end up there. What happened right so a lot of that is mental health issues. These kids that are taken in by this kind of cult leader. Ronnie gene blevins is like career. He's feels he's so hot he's still the film but but he takes them in because they're looking for family and this is where depression anxiety all these things when we don't have love it's as simple and cliche as love. You know this was back when there weren't a lot of. MOMS that were coaches, you know a lot of coaches, maybe one or the other they couldn't do both and she really thought I want to start a family. So she stepped away from coaching and by Dumb luck at the same time Providence decided you know what? We could put a couple of women's basketball games on the radio and we need somebody to do the radio for us and Ella Dar's. You're sitting there. Why don't you do this and she did and she jokes pie five people are listening you probably honestly not wrong. Let's be honest providence women's basketball and some regional network probably not like drawing huge numbers but she loved it and it was easy and it was comfortable and that just sort of Begat one opportunity after another and an big break came because one of the men's basketball.
