There was forty seven million square feet of empty office space in midtown as the first quarter and then if you look at rental rates they are down nine percent from a year ago a year ago only twelve percent of new york city workers were back in the office. Now it is twenty three percent and guys with the delta variant. We thought people would come back in right after labor day. Now we're looking at mid october. Maybe so until we get those office workers back until we know how many do come back. New york's recovery is still open to question

Lauderdale club four to turn and we would drive up. Every week was a five hour drive. And we drive up to the weekend shows. And we got so that we were regulators there and so we got to know. "I would open for jay and road and Which were great gigs. Because he's audiences fantastic and he initially. He was doing two hours and twenty minutes. Wow which is insane. And then we cut it back for an hour and a half. Yeah he is just a comedy machine. When it comes to stand up in fact He still loves getting out in doing long sats in the as the material for it and i can totally understand that you enjoyed opening for him because like j. Your very talented manala gist but clean as well and i think the two of you would be a terrific team. Onstage a trumpet. Yeah yeah. That's that's a better term complementary to each other yes Not not not that. We pay so the compliments. No the kato compliment but But i remember this one time i was opening for jay south of chicago and it was such a was like labor day weekend. Something in there was such horrible traffic. I was stuck in traffic. I ended up getting to the theater. Like like fifteen minutes or twenty minutes before i get on stage and i was and i was you know i was grinding from travelling and i tried to i was i had a shower in my dressing room and i. I opened the shower curtain towel and getting ready and opened the shower curtain. And there's like no handle to turn on the water and was just like a like a like a pipe sticking out and i'm like going around back they'd have meet alone those fires and nobody had been and so i ended up to sewing on stage like dirty from and just putting on my clothes and i had one of the best shows i ever had because my defenses are so down i just you know not everything was going my way and just had a roll with it and it was just such a great audience. My god

"Still in their top five I remember correctly. Is the queen's gambit. It was number one don't know where it is. Right now. I still think it's the number one show streaming right now on the streamer, but it is about the orphan who becomes A chess Phanom. And she learns chess from the maintenance man downstairs in the orphanage and her life. Just kind of goes from there, and I'm keeping it purposely broad, cause I so want you and I've been I've been guilty of Oversharing and I want to I want you guys to Kind of unfold the show for yourself because that's that's part of the magic of it, because it's so gosh darn good. We talked about it last week. Alexis is back and you watched it a cz. Well, I watched everything. Jeez, I could not stop watching it. And they binged it in four days. Completely just watched the whole thing. It's about what we did. Yeah, I'm with you. Oh, man. It is so good. Now I don't know much about chess. So I think that if you do love chess, you'll even get more in terms of the moves because they really had a really cool way of showing how they do it with the shadows of the ponds and the different You know pieces and then the boards. You know how they do the different moves. And what did the bishop do? And you know all of that, And there's all of these different ways to come at it. You know, different theories and thiss guy does it this way, and he always moves this first and so That was kind of lost on me. But it just It was such a great story and a great reminder that if you want to be the best at what you dio, it takes a lot of hard work a lot of dedication. And also trying around it. Right and remembering the people around. You mean I think about LeBron James and Michael Jordan. Serena Williams. Now, of course, this is in the sports world. Tom Brady, You know, like you are a goat. You really do need to work. You know, they're not out partying and having fun, And that's kind of the same case with the in the Queen's gambit, she Beth. She's just really focused on her goal of being the best chess player. I love that she didn't really focus on her gender, but the media did. And but it's still a hard world to be in when it's all it's all men like, generally older sixties in the fifties and sixties, So you know at the time it's during the Cold War. There's already tensions between the U. S and the Soviet Union already at that time, and then the best chess players come from the Soviet Union. So it was really reflective of the time to mean just in a chess game, So I really like that. I like the full circle aspect of the story toward the end. Again. I don't want to give too much away like you, said Jace. But itjust they answer a lot of questions that you may have as you're watching it and satisfying answers. I see what Yeah, yeah. Don. Where are you? I am just finished Episode four They're going to attack a lot into each episode, though. I mean, even by the end of the first one, you're like, Whoa. This is like a full movie. I just watched her. That's so true, Don. Yeah. In the anime pack a lot in. I mean so much. It's like the opposite of what they did with blind manner, not enough material that they snatched into. Ah, really long boring. Story That was way too many episodes. This is very efficient and I love the writing. You get to know her and what she's all about, Really? Not necessarily through the dialogue, but what they show you. Yes. Great writing, Thie. Other thing. It's the fashion one. Everything she wore. This will be nominated for costume design. Don't you think? Absolutely, without a doubt, the production design and the wardrobe. They're They're co stars. They're they're absolute co stars, and she carries it. She carries it so well, those clothes you know that old saying the the clothes don't wear you. You wear the clothes. She wears those clothes girl. I mean, she capital. W wears out, though, that wardrobe and Well, I just want to be her and Lex. I don't know if you felt this way, said this to dawn last week in the most complimentary way possible. I was sad. I was sad at the conclusion not because of the conclusion, but because I wanted more time with Beth, I interesting. I don't often have that reaction to characters. Um, you know, like Star Wars. I just, You know, I want to hang out with Ray and I want to know what's happening and all that stuff. But I really I'm sad that I'm not going to be invited in her world anymore. Well, that's what I was going to ask you because it does look like maybe a season two is in the works. Really? Yeah. There at least floating the idea around what it could be. Will they bring it back for a second season s wires asking that and It's not renewed. Of course, there's no news about that. But this next season would dive into her love life, her family history, that type of thing. I had the opposite reaction. I feel like this miniseries. It was perfect. In the way that they told it. I don't know if I need to know more. I love I love how it ended, and just That's great. Yeah, I'm not saying I want it because they'll mess it up, right? That's what I'm worried about. Yeah, I It's like big little lives. You know, the first was based on a book and that was near perfect. And then you went back, and you basically forced the author to create another story in a short amount of time. And you know, it wasn't a natural process. You gave the A writer. A hard deadline. I don't think you know. Not all. Not all creatives work well with that s O this. Yeah, but I was Muchas. I'm sad for that desire to him, Not with her. I would rather have that than an unsatisfying Sequel Hard to beat that this is Yeah, because this is just a compliment. I I miss her. I want to know what she's doing, but I'll rely on my imagination for that, and I'm fine. It's just It's just a huge compliment to the writer of the novel into the two the creatives behind this miniseries. They did such a good job that they made me want, Maura and that Whatmore could you ask for with a creative endeavor? You know Jerry Seinfeld, No one to get off the stage. They're off the stage and I miss her because she's so freaking cool. I want to have with her. I want her to be my friend. And then I want to steal all of her clothes. Be nude. That's not nice. Other things, didn't you guys? Yeah, No kidding. Just gorgeous. Benny Watts. The character who the guy who plays many Watts, Thomas Brody Stang stur. Yeah, He's that kid from love, Actually, Yeah. Grew up guys. He looks exactly the same thing just looks like someone pulled them from his head. Hold his legs and to stretch them a little bit. Was he also in finding Neverland with Johnny Depp? Yes, I think so. The writer of Peter Pan. Yeah. Yeah. Yeah, but it just looks like someone stretched him. You had put a mustache auto. And then the other kid is from Harry Potter. Yes, friend of her selling. Is Perry's cousin, His awful cousin that he lives with. Yeah, deadly Douglas. Yeah, and he's the other person and I just like I said this to dawn. I just like that the old you know, one of the themes that I realized after the fact is really about loneliness, you know, Beth the character and we're talking queen's gambit as we wrap it up here on Netflix. You know, it's a great lesson where sometimes you just see what's right in front of your face. And Beth did that. Beth was guilty of thinking that she was very alone. She was on ly kind of looking within just a few inches of her face. But if she just looked around She just looked a little bit to her left and right. She realized she really wasn't alone. And I think that's a good universal lesson for all of us that sometimes when we do feel very isolated and alone where we really are not, itjust takes Takes a moment to look around. And Beth really was Beth her whole life and, understandably, so she felt alone. But she really never wasn't. She always had people that was rooting for her, but she just never internally felt that way. Andi. I've found that fascinating to examine in that show. The ATP as we but when you work for an Organization for twenty five years and you stay so closely connected to it it's inevitable that you end up referring to what they do as as we but. You know. The ranking system has to be addressed. Once we took such a long off from tournaments. and. You enter. That challenge you know with the premise that there's not going to be a perfect system. Heck. Probably, our current ranking system is not perfect. But realizing that there's probably not even an optimum way to accomplish all that needs to be accomplished. So is it? It really was a challenge for sure but You know I think the ATP's priority was always to. Try to continue to have a fair and accurate evaluation of. Player on court performance, which also has credibility with our fans and I think if you look at the rankings as they currently stand I, think the ADP has accomplished. You know accomplish that goal. Johnny's got a good joke about the Japanese Scratching getting themselves so it's a monologue and at the end Johnny Introduces Jerry as a brilliant and very clever comedian before I get into Jerry's monologue let me tell you a little bit something if you don't know and I'm sure everybody knows a lot about Jerry Seinfeld. But his Sitcom that he co wrote and created with Larry. David ran from eighty nine tonight. One thousand nine hundred ninety eight and it's rumored that they offered him five million dollars an episode for season ten and he turned it down. I admire his his ability. Say No to money money. It's something I've never learned but I have had many great experiences with Jerry Seinfeld. I don't know where to begin. I met Jerry when I came to Los Angeles. I guess I was in New York in nineteen eighteen. Eighty doing the comic strip and the punchline comic Strip and the Improv when Jerry I came to Los Angeles he chose the Improv. The comedy store as a place to work out material but Freeman Freeman. Knew Him from New York so he took a good liking to Jerry. Was One of these guys. You took notice right away clean. Charming Charisma Matic With tremendous confidence. If there's anything about Jerry that I would say. His confidence on stage was was admirable and unlike so many others. It wasn't arrogance. It was just confidence. I got to work with Jerry many times times the Improv and Jerry. I came to Los Angeles. He had a small part on Benson which was a Robert Jones Sitcom and guess. It didn't go so well. Just I read a story where Jerry said. He came in for the table. Read and there was no script for him because he was fired. That's just another one of many examples of how tough show business can be on you. Jerry and Jay. Leno were fast friends. Jim J. lived up Nichols Canyon. A lot of people hung out. J.'s House Arsenio Hall Many of us road motorcycles together Rick Overton a bunch of US would ryder motorcycles. Out on the weekends and go after the rocks door or whatever we would do on the motorcycles but it was always great fun and although never a motorcycle Guy Jerry was a car guy he he loved cars particularly porsches. I used to fly out of Santa Monica Airport and there was a hanger. Cross the way that had about. I don't know one hundred fifty to one hundred porsches in it and I asked somebody. WHO's a was Jerry Seinfeld? I never saw him hanging out much at the hanger but I saw the cars with the door open and he had some classic classic Cars I guess. Maybe that's the basis of Comedians in cars with coffee. Now Jerry and I got to work together on numerous occasions my favorite Memory was we're around a thousand seat theater and around Saint Louis. It was called the Westport playhouse. I think it was called into it. Was the bill was Paula. poundstone will Schreiner Jerry Seinfeld. And and Larry Bud Melman well show is going to be probably me Pala Jerry in Larry Bud but Larry Bird didn't have much of an act and we realized that quickly so the show show was reconfigured to have Larry the MC and then introduced the three of us into a half an hour and around it was. I don't remember the exact year but bill cosby was also on the show that that day and Jerry and I they were in the makeup room or the green room talking and bill said Hey. Would you guys like to come over to my dresser room tonight. He was at the Hilton with David. Copperfield and Would you like to come over the dressing room and talk about comedy now Bill Cosby. He's got a bad reputation today but he loved to To help young Comedians and we sat in his dressing. We were from six o'clock to eight o'clock listening to bill. Tell us about secrets. Giving US insight given us. You know all the vice he could he could share about standup comedy. At eight o'clock rolled around. He said you guys want to go up and watch David Copperfield. We go no no we. We want to stay in the dressing room with you as long as you'll have us and we sat there for another half Hour Arwa. Copperfield went on and bill got dressed and went off and did a show and we went back and watched it and it was. It was just you know it was. It was a treat. It was a rare. I wish I said Jerry. Two years ago later I said you remember all this stuff cosby told us she says no but it was all great. I'm sure it you know it's I'm sure it incubated into our psyche someway. That's one of the great experiences I said. I wish I would have had a tape recorder for and now ladies and gentlemen he Johnny You don't you don't you. Don't fool me you're not applauding. A letter is important to you to be up on technology. No just like it if it's good if it's useful. I'm like anybody else but I'm not trying to I mean I am trying a little bit trying to figure out instagram and I just don't get it just seems exhausting so much work organs so you get so little out of it but I do try and things that get popular. I like to get a little grip on wise that popular earlier but I wouldn't say that I'm that good at it. What I am good at whatever comedian is good at is knowing knowing how to carefully manage an audience's attention span and that is also the key to this show for example. I'll give you another another when the show was first cut together again. Go back to that little scene with the phone about Neta portray just talking to my wife Julia. You says ask your wife about this thing about reports. I go you know what I'm going to ask her right. Now and I take the phone and dial the phone and and then just picks up the phone and I go hi Jess. I'm sitting here with Julia. I'm in the middle. We're actually right in the middle of doing an episode. She has a question about Neta portray the I can I can. I ask you right now. Busy okay all. You got to get rid of all that. All of that goes because it's just bohren now. It's not boring in in a TV series when you're watching TV series. We're watching an episode of a setup. There's a story right. You're hooked on and there are characters and this is going somewhere. This thing is going nowhere so even when I cut it together. They even had me dialing. No no you can't have that that micro-second is on the Internet is because the the Internet is the most brutal medium for attention span the distance from your finger to that off or stop. You're you holding it right there while you're watching you know how many times you see a video you go. Oh that looks good. I WanNa see that you press it and then fifteen second commercials again a no no no no no. You don't get fifteen seconds. It's not that good Amazon.com one click ordering. That's where I got this idea. They understood to click. I don't even want it anymore. I changed my mind in between clicks as a stand up comedian. You must master that attention span dynamic of an audience and it's no different from you know trying to do jokes for four drunks in a nightclub two o'clock in the morning. You've got to get their attention and in hold it so you spend your life doing it and that's what you have to do on the Internet to survive so your documentary comedian is considered by right some to be really pioneering to create these comedy nerds. These people are very into the process of comedy. I was wondering what you thought about that. There's an audience that knows the mechanics like knows. What a bit. Is that WANNA see the process. If an audience knows more about the mechanic I know I don't know what they know. I don't care what they know. Oh it's not my job to know I have. I talk a lot with young comedians about. This is real comedy shop talk but I do think that knowing knowing the mechanics is not an issue for an audience so so you mentioned the the new our thing. which is I mean you'd have? I think I've read that. You wanted to film a special. No is it so how much how much material currently only walking around. I don't know exactly but it's probably two hours. Maybe three hours that you know you can kind of just pick things off the shelf and I think we'll do this. I think they'll do that or so. Are you. Generating someone I mean not doing a new hour of new material and not just adding I could I could but I don't believe in it. I would rather do for you the best of what I have thought of in the past five years uh-huh and show you that that then all new stuff yeah. That's not going to be as good well. I think you'll probably agree which is there. There is a desire for new stuff and in that way this show your new stuff. They got to see your process by seeing like now this process on on display okay here to do nothing comes no nothing that he started talking about here then has slowly become an no but things land here that I have no other place place for yeah for example what else I can't take another second one to just take the picture. Nothing happens on three array okay. I'M NOT GONNA get happy on three or you know not Matthew Brady and the civil war going to be a huge explosion. You know it just take the goddamn picture. I never hear anybody watched the show so that you enjoyed it. I I was a huge thrill for me to thank you for that it. Did you learn anything from hearing people laugh at parts and yeah I mean I would go back and re-edit it now I would. I'm a little compulsive also a compulsive tinkerer. You know I love to just. Let's try this. Maybe maybe shrink that section a little bit. I mean that's what standup is constantly moving. The accordion two different sizes is that essentially what I wanted to ask you is there is a lot of communities right on stairs that go up with the premise and then they just kind of over the night carpet down but you're you're right then. It changes so that you're trying. If it doesn't work you're taking out what is the process of a joke at the beginning of the idea to so how it gets ready. I mean I this. Is something my favorite thing to talk about. I I really think they're going to be so bored. It's it's just a grueling process of iteration. Yeah or you think I've been working on this thing about donut hole. A hole is the the absence of whatever is surrounding it okay if they were really donut holes. The bag would be emptied and the donuts that you've got the whole from wouldn't have holes because you took them now.
