We went to Nashville we go carded. We met a bunch of awesome fans the Ainsworth. Thank you for everyone coming out, then we. Oh, Ved onto Atlanta and somehow survived and now we are here. Yeah. We also eight so much barbecue that I had a little casual in the middle of the night. Wake you up throw who that was nice. I blame it on the barbecue. And not the twelve bud lights drank like, I think it was the barbecue. But I'm choosing to spin it because it was such delicious food. I think it was my body just getting rid of it. These are six shoes. My highlight was dominating everyone in Madden. No big deal and having access to the concierge lounge at the hotel we stayed out which was pretty sweet that sounds really nice 'cause you up there. Not I was too busy out at kid rock's bar. It was limited Bruce my highlight was winning go karting. But then big cat tried to tell me I came in second, and I had to go and check the sheet myself to confirm actually strike that. My highlight was the proble, oh, I love the probe. Okay. So let's talk about the Pro Bowl the Pro Bowl stinks. I think it's reached the point where it stinks so bad that it's more fun. How does that? But they are now gone to the point where they truly whistle before anyone hits the ground. There's contact sometimes it's just wrap up. Yes. There's two guys around. Atlanta's become much more attractive as a city to live in people are thinking the where we're gonna get more real estate and one quick answer. Not a cheap answer is to cover over sections of interstate and turn them into parks. Wow. How much does something like that cost? Totally ranges. But they're they're they're not cheap. There's one of the three proposals in Atlanta is going to be at least three hundred million dollars. But what you're getting out of that the advocates proponents say is park space, which becomes much more attractive for millennials per tech company score developers and that it really boosts your downtown. And there been some other examples around the country where that has taken place in recent years like where Dallas is a classic example. There's a park near several museums there that were they they built it over a and expressway, and it has led to billions of dollars in investment that opened in twenty twelve and a lot of cities occurring current possible option. The question, of course. Like most of the questions we ask money where you're going to get the money for all this. When obviously there's an incredible shortage of funding for infrastructure in general. So is this typically a government funded project or perhaps one done in partnership with the private community? It gets it gets murky and complicated. But the answer ultimately is yes, these are city city and state funds that are usually used with in conjunction with don't private donations and also on nonprofits. So usually set up to to operate these parks, and but they have led to, you know, really substantial real estate benefits for urban areas and. There's nothing to glamorous about a. You know, the endless. Tractor trucks and cars zooming in the middle of your city. So if you can cover them up and make them into a park, which attracts people for lunchtime crowds, or concerts, or whatever it becomes much more appealing speaking. There's some great revelation as you know, when America was expanding its highway system do all kinds of battles in New York. Brooklyn is the result of local neighbors fighting. Just slamming through their neighborhood and. I think highway there's there's near the was the Gracie mansion in New York. That's that's built over built over all that. So it's very. It's not a new idea, but it's an expensive idea. And it's frankly, an idea that a lot of cities in America as they were growing ignored because it's easier to just. Engineering prospect to just feel through. And now they're trying to get this land back and reclaim their downtown's. Atlanta's a classic example of the city that's really trying to change the way. It's it's been operating.
