"Sciences that we observed as we flip resources into our Flipboard magazine over the past two weeks in this episode. We have four trends that we all share and we have a recommended reading that goes along with each of these Trends. We in the episode by peering into the crystal ball and making predictions about the trends We Believe will observe in the upcoming two weeks Abby took us off by talking about our fortunes and sharing our for recommended readings. Thank you Tim. Yes, we have four Trends three of which I think most people will be very familiar with one of which is new and we'll explain why it kind of formed its own Trend. And yes, so we we looked at everything we flipped articles that we thought were of interest to people and Structural design and educational technology into our Flipboard magazine and from the past two weeks. We've distilled these four Trends number one teaching and learning online. We saw articles about why moving to online instruction will not reduced costs for for Education. We saw an article on providing students with a sense of connectedness engaging students an article from inside higher ed that supported the idea that better teaching is going to minimize cheating which makes a lot of sense. I mean even even regardless of the the venue when uses transition from video learning to other forms of of instruction, for example virtual learning using a virtual environment home. We saw intentional online program design. We saw a Content curation versus original content kind of a discussion of which how much one should have of both. Those things in anyone online course and providing teachers with training to improve their own online offerings. Our recommended read in this area is what incoming first-year students want online learning to be by James n Cork for educause review. And again, I apologize if I'm mispronouncing any authors names. This is a really interesting read in educause and Tim. I was laughing not laughing smiling. Thanks for taking my call. Sure. You got a question about your kids? I do my daughter's social security number was stolen out of the car a hospital worker to the information home and wait, wait, wait, wait, a hospital worker broke into your car. No, no, a hospital worker took her information home. Oh and someone broke into their car because they left it in their car overnight. In the middle of the night and stole the information. And were they actually stealing a laptop that had your daughters and other people's information on it? Or was it? Oh. This has happened twice. The first time was when she was first born in the hospital, and the they were. Files and this time it was on a computer that somebody took home and how many people's records did they get besides just your daughter. Do you have a sense of that? Yeah. The I apparently they got quite a few the first time it happened. I remember calling Lee credit companies trying to do something about it. And at the time, and that's been almost sixteen years ago. So they wouldn't do anything really about it. They offered me the ear credit monitoring. And then I had to go and pay for it myself afterwards, so far nothing's come up. But I'm just curious. How do you check out their credit report before they replied for financial aid? Great question. So now in roughly half the nation states. You can set up what's known as a child credit freeze. And what state do you live in Oregon, Oregon is one of the states that has child credit freeze? So what it allows you to do? Is that you as a parent can create because many times a kid won't even have a credit file, but the credit bureau will essentially create one four year minor child, and then we'll we'll see if any activities happen. They'll let you know. And then you can freeze it lock it down until they get to an age that maybe they're applying for college financial aid. And then you thought that report. Okay. Well, she's sixteen. And so starting this fall we're going to be applying for financial aid. So that makes that makes it a rough call because if the information is now floating around and somebody might want to pretend to be her it could hit right smack in the middle of her attempting to apply for college and potential financial aid. And then, you know, we've had these terrible stories where people can't go to college yet. They have to wait a semester or year till they can get. Problems with their credit file cleaned up. So at sixteen it might actually be worth it. To go ahead and put the freeze in place. And then when it comes time to applying for financial aid, which actually be. Two years from now. Actually, it'd be this fall. They're wanting them to start with the fastest this fall. Well, this is this is tough. I maybe maybe you wait till after she's done her FAFSA and then freeze the credit. And then when it's time that a school actually needs to check her credit for financial aid. Then you thought it again. Yeah. I'm just wondering if something is on there and someone is using it. I mean, I don't even know what to do. Well, that's why the credit free stuff for kids is what you should do. Why don't you? Go. Look at my guide at Clark dot com. See if you want to proceed that you can put the worry aside and know that no bad stuff is going on and prevent bad stuff from happening, except when it's thought for the financial aid applications. Okay. So there's no way to get on somewhere. And check to see is not helping her credit. There is not the credit bureaus don't have any interest in that. And so that's why it all the work is on your shoulders. All right. Well, thank you. Sure. And nothing happened is, you know, from the first spree trite from the first breach. No after the. Credit monitoring. And then the second and third. I didn't see anything. So we stopped doing that. And so I haven't seen anything, you know, coming to the house or anything. But that doesn't mean that someone didn't steal it. Right. Well, let's hope you find nothing bad at all. And this is just a false alarm James joins us on the Clark Howard show. Hi, james. Hey cork. Are we doing today? Great. Thank you. You had an experience with house flipping that worked out really well for you, right? Yeah. First time flippers the house over here in southwest Ohio for about fifty grand put fifteen at and sold for ninety nine good for you. And we're going to net twenty seven thousand we'll say out of it. And my question is wait, wait, wait. Wait. Wait. Wait, wait. You gotta give more background. So you have more context for your fellow listener. So you buy this house for fifty grand the work. You did to the house the fifteen thousand and work. You did to it. Correct. Can you do your own repairs to a house? Did you do the improvements yourself or was that fifteen grand for contractors? Now. The only thing my dad, always said jack-of-all-trades master, the only person we paid was really my son in law who works for heating air conditioning company, and I just paid for him and his main installed guy to come down to our area, and they put it in. But other than that, it was really just a wife. So that the reason reason I wanted to ask you that stuff to draw context. Stout. Is that there's all these roadshows talking about how you're going to get rich flipping houses? And the reality is to be successful at it. You have to identify properties that that look really sad. And you have to be able and willing to do the work yourself to improve the house because I'll tell you if you had had to hire contractors to do the work. There wouldn't have been twenty seven. There might not have been any profit. Correct. A house. I drive by it every day going to work. It was a small house a two bedroom. One bath full basement, but it sat on an acre and a half with the woods, a creek in an in ground pool. So I know what the pool you're you're eliminating a lot of your potential buyers right there, but there's more cosmetic. I mean. It was just old and tired is built in nineteen fifty three had to reduce some walls, but plumbing for the most part had to fix a little here. A little there. Same with electric, but no real major projects other than the day track. So you if you could keep buying properties like this. You could end up just doing this and make a real nice living just from buying fixing up beaten up places, and then either renting them out or selling them that was one of our questions was I mean, it's too late. Now, it's sold in less than two days, which is good. We kinda debated ready. But with the pool we were kinda worried with liabilities there, and let me we're happy. Wait. So what's what's act two? Take a small break. Okay. But we wanna do it again and location. I mean, we're not in in the most desirable town will say, but for that town is a very desirable. Part of the town wonder if the main question is how can we don't mean? Hide the money don't want don't want to do that. But what can I roll it into or do? I just have to flat claim it as capital gain. Yeah. You with the money if you were not going to claim it as taxable. There's a whole complicated procedure you have to get into with an exchange known as at ten thirty five very very involved. And you've sold the place you've made the money you're going to have to pay the tax, okay? Left after tax. I would stash it in ready readily available cash in one of those online savings accounts till you identify your next opportunity. And you're ready to pounce on that. I was good. We're thinking long term versus short term. And what I understand it. Long term is anything over your short-term less. Exactly. So there's an advantage when you dentist property and buy it that you hold it for twelve months for more favorable capital gains treatment, but if you were able to sell it in two days and make such a huge profit in just a few months. Maybe this time it made sense to pay the tax. Of course, we hear you. Always learn something after the fact, and that's how this was with the long term capital gains. I've never had to deal with that. But I mean the difference are taxable income last year was twenty five percent. Yeah. You're you're doing great here. You're absolutely doing great.
