In general, most states require that a veterinarian have an in person exam with that patient before they use telemedicine for ongoing follow-ups. The shift to remote work is leaving even the highest quality offices mostly empty. So for more, we turn to Bloomberg intelligence senior real estate analyst Sue munden Sue. It doesn't matter what cities we're talking about here. Well, I really looked at the largest cities London and Paris and Berlin. But obviously all the major cities are having sort of similar things. We actually had a conference on the 20th of April and two of the debates sort of looked one sort of totally over the economic effects on real estate for the second one. We drill down into offices. And it was really interesting because we had a couple of CEOs of large REITs on the panel along with an economist. And we were looking into the differences in the market. So they brought up the thing about beware the curse of the average. So the way that I've been looking at London offices and the Paris offices is that there is a big difference in the quality of properties and the things that the tenants are looking for at tend to be environmentally friendly offices is the number one. Also, obviously, where it is, but also what services that the landlord can provide. And so I just thought it'd be really interesting to sort of pose the question if the distress that we're seeing in the secondary quality properties in those cities at the moment was to spill into the prime. What would be the best defenses to look for in a company that you might want to invest in? So I went back and sort of thought, well, okay. Why are we going to the office at the moment? A lot of people can work from home, ultimately everyone can work from home because we did that for two years during the pandemic. So if we can work from home, what do we go to the office for? And the main reasons of the networking and for meeting other people. And so if you can envisage a situation where you've got a prime building, the buildings around it are empty. And you're not going to go to the office. Because you can't network. So I then sort of started to sort of tease these ideas out and come up with strategies that would be good to look for defense if that were to happen. So what is the feeling within Europe about how this trend will play out? I mean, I think here in the U.S., some of the big markets like New York like San Francisco, they're long, long-term concerns here. How is it any different in Europe? Yes, I think there was a bit of a difference at this conference. We also had a member from Naruto from the U.S. and he was able to give us the sort of the differences between what's going on in New York and what's going on in London. And Paris. So I think that the view there was that the return to the office has been much better in Europe than it has been in the states. So we do have these problems here, but at least most people are coming to the office three days a week. It is quite interesting, isn't it? But I still think that the sort of deduction you can make from that is that you need if you're a landlord that can control an area or if it's a tight area that is well let, then you're in a much better position defensively than you would be if you're in an outer suburb.
