Who's involved with it. And what does it do in the field of sports fox marketing actually taking really of a back seat. It was our first company that was built with my brother. Ben fox Over twenty years ago almost going on twenty five years. And give us really. Are i way of connecting with the casino industry. We we started doing many different things In the console thinks realm and try. the idea. bottomline was fox. Marketing was trying to get people to go to the casino and at that time they were doing pretty well but we did other programs like they had a big bus program remember in atlantic city so we did bus schedules with ads in them and coupons and things like that so that worked to really bring a lot of people in Down to the casinos. This is obviously before the internet. So go way back although we don't look that old. Thank god but Been around a long time. And then here we started doing. Other things And other ideas and about ten years ago we started getting more involved in video gaming as sports. 'cause we realized that The next the next generation of casino goers would be younger demographic and and all they do pretty much for the most part is played video games and compete in east sports tournaments or watches sports As like i. I always compare it like this. I always start every conversation like that. It back in the day when you worked in a job you'd come home. You'd sit down on your couch and you'd watch television today. Younger people work a job become home and they sit down and play video games and connect with their friends through the game and this it's almost a cultural phenomenon. Centric to their lifestyle just like television was tv programs are and still are for the most part. But for an older demographic that's that's the that's the demographic include that we're trying to focus on and you know make them realize that casinos just for your grandma anymore or for your parents place for them to have something to do and enjoy their time there. Now you run the casino east sports conference and it's such a great conference every year. What was the inspiration for creating this conference. I mean what do you hope people will get the information you provide. Well my brother. And i out. Before we started the casino sport conference we started a consumer event called Game account And that event Actually still round and by doing game cons over the last ten years Around that time we've learned a lot about the demographic in the younger people that are are that connect to the video gaming industry that were like to play in that. Like to compete in tournaments. And so we've learned from the street level what this culture cultural phenomenon is interested. In taking all that experience and knowledge we bring that to the casino eastport conference and that that casino eastport conference we try to express express and let the see list executives understand that there needs to be the east quarts of definitely of the tip of the iceberg. Bigger conversation that needs to be had. And if you have. If you've been out to las vegas. Recently there's an area that was built in a it was like a warehouse Called area fifteen and an area. Thirteen is very millennial. Center could very gen z. Centric it's almost like it. Looks like a mall a lot of ways. But it's got a lot of cool things on the floor so there's bars and then along the sides. Here's all these experiences. Vr experiences and augmented reality experiences. The places like dark But it's really cool for like even the night full but a younger person would even think that's cool too so people are trying and it's slowly happening. I'm near as toxic smart casinos. And there's talk of you know how casinos are being involved cryptocurrency and bitcoin which is a very big way of younger people connecting and using currency that you know they are comfortable with and that and that's the point of the cc. The conversation at the at the end of the day. It's pretty much about technology because that's what drives the the demo the younger generations. And that's what the future's so it's all about the future and all about how the casinos can pivot to make sure that.

We're still drinking a fire hose here. It's only been a month. We've been so busy So just fine tuning everything and getting things ready Throughout the summer and get the place run. You know perfectly the way it's supposed to is what we're looking forward to and it's we're almost there. We see a lot of light at donal. Now via gaming attorney. I tell people that being the president of a casino is one of the most difficult jobs you can have. I mean you're responsible for the casino. The hotel entertainment stores restaurants. You have new technology especially in such a huge property like resorts world. I mean basically everything on the property is your responsibility. Is this one of the most challenging jobs you. I've ever had in the gambling industry. I would say it's the most challenging because we had to build it and get an open But you're right all those. Those are roles of what the president does. But at the same time you know. My biggest role. I think is is the is the morale and the floor. Cream culture with employee's so that's and you can't get sidetracked and not focus on that so remember. We're up another property with culture so we spent a lot of time. Employees been working really really hard the managers because it's just been overwhelming with the Volume of people that we've had here so that's where we're spending our time at the same time where we're working on all the little things that we need to fix Right it could be challenging. And i think what what what really helped me is done for so long as the surround myself with really strong people and i was very lucky to bring some some great executives up and down the strip and we're up to get some good management here because of what happened with cova and all the layoffs birla's so it really gave us a head start with the experience that we have here resorts world But it's been challenging. You know we'd never stopped building through the the pandemic we got down to maybe twelve hundred construction workers but we got right back up to four thousand We were always committed to get property open for the city And we stuck to that but but we got to cove it. i guess. That's what sounds about my job is. We're trying to get everything fine tune and then we are with the new mandate that everybody has to wear masks So we're we're trying to do our best to get our employees to get vaccinated And we're and we're following the rules and all the guidelines that were given. But i'd say that's as being the boss these properties. It's just you know what's next and i. I always tell people. I can't imagine i was building mr two. And a half. Three years and these other properties we're trying to Survive and as you know. They closed down the strips. I can't imagine what's office had to go through their through that time And and Open it doesn't have to get things get better scott. We're running out of time. Do you know of any athletes who actually consulted with astrologers before joining a team. That is a great question though. I personally don't I work with I don't work with the kings and queens into world. Typically although i've seen a couple of hollywood celebrities and whatnot but typically i work with mom and pop clients But in my opinion the hundred bucks or whatever you spend two seat consult with an astrologer before making you know multi-million dollar move or trade is worth it i mean it it's well worth it Because yeah different. Saying hey you you should be using our techniques for gambling purposes or has been well received within the industry there there's a small percentage of astrologist who are a little bit above it all and and little bit high and mighty and actually understand where they're coming from because this is a spiritual scientist meant to empower people and they have the association that's speculation is somehow disempowering and like i said at the beginning can be. If it's not your calling it can be. You can lose. You can lose your house. That's my term by the way for one team and they're not you know and by extension. They're not in the for the other team. Initial which team is stronger i. It's pretty straightforward greek term. Because when i saw victory houses okay. I need to know this if i'm going to win sports betting using astrology. I see the word victory. And i'm attracted to it. Well i gotta tell you. I appreciate you saying that because when i took this on you know my wife and everybody said who he writing this book for. There's only so many astrologers and there's only so many people who bet and you're writing for these me shes and i said you know what i. There's something in my heart. This is driving me to do this. And and and so there. So i'm i'm very heartened that you're taking this to heart yourself. I you know i. It's one of those things it's ancient wisdom that's been around for so long and it's been used around the world and it's just. I'm surprised that more people aren't embracing this from. It's from our ancestors really. Well i'll tell you in the sixties. There was an astrologer in india. His name is krishna. Martine and key up so good to where he had a line around his house like people were trying to buy an iphone like people would would camp out for two or three days in the line would stretch around the neighborhood a couple of times and part of the reason how he got so good was he would play cards and he would test techniques by playing cards and et which time and he was a decent carpenter but you know he was on the best and he would lay during times. That were good for him and then he would have his son so he calculate this beforehand and he he'd have come call him as soon as time. Turn bad to give them an excuse to leave the table. I know that's a crummy thing to do. But you know he was. He was testing and so like at twelve thirty one. It's on the call and he'd say oh. Sorry guys i gotta take my chip in and take off and he got so good. That people wouldn't play with him anymore so he had to start losing on purpose. And and this is a true story by the way this You can verify this yourself. His name was chris murky and he developed a system to where he could time even down to the our you know which periods favorable for you. Which period isn't and You know. I'm not as good as i studied system and i try to follow along but there are really people like that who've gotten with who had got this stuff down really to a science Yeah i'm surprised too but Also it's very difficult i it like. I said it was only the best minds into whole days. Who who would do this stuff. and these days Not so much for those of you just joining us. We are talking with simon chalk. Okay now we understand the terms dharma types and we get the concept of victory houses as i said. It's the process. What is your next step when trying to determine the outcome of a game using vedic astrology. Yeah good question. So i ended vote there. There are a total lion techniques so the victory houses is one technique and that way i sort of got into it but victory houses move very slowly so basically any game that starts within an hour or so. He's going to have the same configuration and so the victory house technique was working a lot but it was also not working some of the time and i thought why isn't it and so There are more taking their more discreet techniques. It depend on exact. Dr time and When i gave predictions last week I i noted that if this game starts within a couple of minutes of when it's supposed to then we expect this outcome and The more i did this boy found that even seconds can make a difference and So so tiny again back to the timing is everything and if you begin playing or the game begins at a certain time a certain outcome is expected but if it begins a minute later that outcome could be one hundred eighty it can be totally different can be for the other team. How much techniques to figure that out. How much change in time is i mean is if it happens within an hour. It's pretty much the same or can it be changed from minute to minute. Or how is that determined. Honestly minute to minute and As i mentioned earlier the most recent example of this was a cleveland. New york game Baseball last game of their series. Where in my opinion if that game had started one minute earlier. So if you're the manager and you know that you're supposed to start within this time. That cleveland with a one not new york and and by the way This isn't i know that sounds crazy and radical but we spent eight years under the reagan administration having his astrologer time absolutely every meeting. Every you know airplane takeoff and landing according to this principle and his assistant even had to stop watching reagan when it was time to Begin a press conference. When it was time to begin a meeting and his whole president he ran according to this principle so a very conservative conservative man But yet someone who understood Or at least went along with This principle that to everything if you want to Succeeded something starting at the right. I'm really really gives you a leg up sometimes even minute and second. It's amazing how precise that is when when you're talking about time how one minute can change in outcome of something so important well and it hard to believe because you'll never know right. You never know if if if if what the other outcome would have been. Except.

This is one of the more fascinating books. I've read the writer. Is simon chalk. Whiskey and the book is gamblers. Dharma sports betting with vedic astrology and we are lucky enough to have simon on the phone with us right now. Simon thanks for coming on. Thank you for having me appreciate it. Oh great our pleasure just for some background for people out there who are not familiar with it. What is vedic astrology. Well it's just what it sounds like it's It's a type of astrology. That's mainly practiced in india and typically was just for the kings and queens In the old days to help them Figure out when is the best time to go into battle. when is the best time to get married and You know one unique thing. We gamblers understand. The timing is very important. You know you have good days bad days. You have good weeks good years and bad years sometimes and In the old days people used to wonder why that happened. You know why sometimes someone who is much less skilled than i am can Can beat me and on some days. You know i can take on the world whether it's a card or or you know whatever your your pursuit and so they. They figured out that there was some correlation between what's happening up in the heavens and Whether you were having a good day or not and so. That's fading astrology. It's the astrology of of Ancient india that was used to time major event. You you touch on something. That i wanna ask you know these techniques that have been used for thousands of years and in every country of the world. Are you surprised that more people haven't used these techniques with regard to sports and bedding no So in the old days so any science like this or art or superstition. Whatever you wanna call. It wouldn't survive until the they if it didn't have some usefulness effectiveness so they said in the old way both in the west end the east of every king every important person. I should say have a consultant just today. We have financial consultant. We have consultant. You know real estate agent well they were astrologers and so they went out through astrologers. Hey what should i do this or is this person to to being business with and if they were wrong. Typically what happened was i especially. If you're a king didn't fire them. You actually banished them. They they weren't done you know their career was over or at worst case scenario you know. They got their head cut off. So if if the stuff didn't work astrology would have disappeared a long time ago Now the problem is that it's a complex science and there are a lot of charlatans out there and a lot of knucklehead like me who you know get it wrong and miss stuff and But we still try are so i think I understand why it's not used to it because it's very difficult and in other thing in the old days the beck minds like the best mathematicians the most brilliant scientists they were doing astrology the albert einstein's of the world where today there are many more things brilliant minds can do they can go into science they can grow into you know building rockets and so and so so we've got more average minds doing astrology and it's result it it's it you know it's maybe gone down And so that doesn't surprise me when when you're talking about sports what are some of the aspects of a game or a team that you look at when using astrology and sports betting escorted at the context. It's about it you know it's a win or a lot. It's black and white world sometimes. There's a tie So in more fundamentally a contest is a space time event that means begins at a particular place at a particular time and then it has a life span. It would last an hour to her. It's baseball we can last forever theoretically but and then typically has an ending just like a human being so astrology can be applied to a human being. Which is we're also facetime. Events were born in a certain place in a certain time we have a lifespan. And then you know we expire. So it's the same thing a sporting contest is just like a human being and if it works for human beings to be able to tell you. Hey you're going to be successful even do well or you're not then it should work for Telling us whether the home team or the favorite teams should win There's just like a battle accept these days. The battles happened on the gridiron More often than on the battlefield. What's intriguing about the book is how you bring the reader long during the process of creating a chart for a particular team or game and at the start of this process is something called dharma or dharma types. What is that. And why is that so important when creating your charts well and to get off here but dharma is is your is your right path. It's your purpose in life of it's you're calling. And if it's not in your calling to be a speculator to be a gambler could be in this field. Then my contention is no matter. How good you get techniques no matter how much you study it. It's not really the right thing for you and you should know that before you get into. My mentor. taught me that. The astrologers job is to put themselves out of business. I mean that you take a client and you teach them you there. You helped him find their purpose in life. You help them. Prime they're They're calling and when you do that then they don't need you anymore. Your job is right. And i've said this before where i think that's also a doctor's job traditionally to to take a client. Teach them good. Hell how did he how to take care of their body that they don't need the doctor anymore. That i mean that's token kind of world but when it comes to gambling. I'm sure you've seen people like this. Who are well intentioned. They study but they're just not amounted. Just it's not her them and it just goes for everything for boxing. People trying to be boxers but they're just not and so my job first of all to find a relation right for you in the stars for you if you will. does that. Make them absolutely and we start from there and some people from from very early on. They know that their path. And that's great and then my job helped him get better to help them find a better time to to to go to the casino. The better time to enter the tournament But but we know that. They're they're in alignment and So so that's that chapter is about going to take a quick break. See.

"Being intentional about creating a vision board for what i was looking like what i wanted for my home and i think that really helps if you're going to build whether you're going to build your own or you're gonna get a builder. It's such a helpful resource for you to just have images of that have thought it out into something tangible that you can look at so i would just recommend creating some visual thing for your cell and then really getting clear on what your values are. If you're someone that is not sure you don't have words describe your values you can always google like values assessment just to find words and the words are based on your own definition. This is important because in in my work. What i've seen with people is people that are like either unfulfilled in their life in general or even in their careers. It always comes back to two things. It comes back to not living liking alignment with your values or not. Living life in alignment in a way that honors your strength when you are thinking of making the transition into tiny home living get clearly find resources. Get clear on those values in what your strengths are. Do you can consider that. And the design of your home so that you can be honoring those. Yeah i i ac. Oh that because it is tiny so it kind of locks you in so if your values are like always wanting to have a space to do crafts If if you don't design that space you're not to have it. Yep exactly yup the location and really consider the just your actual physical tiny home but you're in location. And what's in your surroundings uttering your values. Yeah and that's that's another challenge because it can be difficult to find a place to park a tiny home. would you recommend. I mean i guess on your journey you kind of decided on the tiny home first and then you found where you wanted to put it right so we well. We decided on the opposite so we just the location and then we were able to find the home and like why into that location. All right so you you actually found where it would go. And then that helped you kind of envision the whole whole thing yeah and i recommend so when it comes to getting your tiny home the location like before even when people are talking to us about like with other people around helping them designed our tiny homes in the vision of what they want for their home. And i'm always asking like where are you going to put this thing and is it okay with zony like you. I not answer and then we'll talk more about it. Because i think that's just one of the things that you should do sooner or any should be considering before you even get the home built. Yeah yeah yeah. I mean a lot of people many different ways on that some kind of choose to just not find out and not know and just kind of try to slide under the radar but depending on where you go. That might not be possible. Yeah and i've seen working with people who are purchasing homes. I've seen a lot of them. Do the opposite where they they're building their home and then when it comes to putting it somewhere really struggling and there's been times that we we're we're trying to help them figure out where they're going to put it because they haven't thought of that or they don't they did but then they found out zoning that it couldn't go there and it causes more issues so i think consider. Where do you want your tiny home. Consider the weather of that location. A really important as far as how you're building your home and also consider insurance because that's another thing that can you be really tricky for people to find. We've got legislation we've got deals. We've got launches and speaking of launches. We're gonna start off right away with nebraska nebraska. Yeah that's right we They joined the ranks of the Sports betting community. Yup governor allegheny right governor pete. Rick ricketts signed gaming expansion. Bill l. b. five sixty one into law last week and it's not only sports betting right gaming expansion expansion you got It sports backings part of it but no mobile. Is that correct no mobile. It's retail only all right and You know it's gonna be. It's gonna real betting at states horse racing tracks. That's it okay. Well so very very at the step by step in the right direction and you know it's kind of interesting. There's no resonance will not be able to place bets on in state collegiate sports especially the home games of the the to College teams. that are big. They're the cornhuskers to husker's nebraska corn oscar and congratulations to nebraska for joining the ranks of the Sports betting states and speaking of launching sports. Betting we have a bunch of launch dates for upcoming upcoming state launches. All right we have arizona. They announced that they are still on track for the start of the nfl season though. He's one of those benchmark dates you know. Start of the. Nfl season news when they want start. Sports betting are usually the playoffs are the super bowl or more madness. another benchmark that everyone uses. We're into the realm of now. The when we hear of launches their goal data start by the launch of the nfl season. Right well the official date that they have set as a target is september ninth okay so And speaking of other launched h we have in through the list of what's coming up here. Wyoming plans to launch online sports betting. I okay south dakota deadwood retail sports betting september first connecticut playing to launch online sports betting by september. Sixth great good and in fall two thousand twenty one of this year maryland is gonna launch retail sports betting as well as online offerings to follow after retail launches nebraska is going to be launching like we just talked about and then we have the first quarter of two thousand and twenty two is d- planned launch of online sports betting in new york. Now that that can be pushback tentatively. That's when they're actually planning on launching online sports betting in the empire state. I i guess they're gold. Date is the super bowl. I would guess. I bet you there if they're not gonna do the start of the. Nfl season the next big date is the super bowl target date and after that march madness. Yeah so i mean right in a row you got two big events make sense. Sure sure They're not gonna have anything in place by the fall here so But again you know that could all go by the wayside. I'm still still dying to see if they get the casino in manhattan. There was a lot of talk about that. Someone even said. Could there be a casino in times square which you know. The traffic is terrible. New york already. Can you imagine a casino in new york city. But i know that people have been talking about. Developers have been talking about it. I i don't see any concrete plans for but you know. I guess it's fun to talk about. You know there's always a way to introduce it. And if it gets rejected gets rejected. But you keep introducing a keep your constituency. Happy that sort of thing so But that'd be amazing though a casino in the heart of manhattan. Yeah unbelievable well. Just so we have. The overall picture here about forty percent of the country has access to some form of legal sports betting now great when these other states launched. You're looking at probably another bump up another five percent forty five forty. Six percent of the country will have access to legal sports betting in some way shape or form whether it's retailer online or even partly stuff you know. I have to check in. I want to see how these things develop but you know. I'm a resident of new jersey and i have the sportsbooks mobile sportsbooks for new jersey. I mean i'm very close to pennsylvania. I'm in new york city all the time. I'm wondering if you know if there's going to be shared wallet between these these jurisdictions. Because i i don't i don't want to you know when i'm in Pennsylvania i don't want to have a whole section of spa sportsbooks on my phone. I'm in manhattan. I don't want to have a whole other apps for sportsbooks. I'm i'm hoping that these things. I mean if i have fans in new jersey hopefully i'll be able to play it in pennsylvania and new york again. It depends on the operator depends depends on the platform because a lot of them are using different platforms in different states. Well the one thing. I screwed up. I found out on my phone. You know i. I got a new phone and i downloaded some of the Sports books that. I use one of them was sugarhouse and i accidentally downloaded the wrong Sportsbook app i. I did a sugarhouse. Pennsylvania should should have done sugarhouse new jersey and it wasn't working so i will finally realized what it was. I i didn't see the top. It said sugarhouse pinchas. I wasn't this working while she. That's an indication of different four. That's why when. I hope that would started this question. I mean i i will. Hopefully you know if. I have a sportsbook app in new jersey. If i cross state lines hopefully i can just change to pennsylvania and it's a shared wallet so that'll give an indication of how different the platforms art. Gt okay just announced. They did a deal in north dakota with just the dakota magic casino and hotel are using the play. Sports platform other casinos have different platforms. I mean they said you can bet on the college teams. You just can't bet on the individual players right. I think that's a good compromise. i think that's a very. "Relates to the rebound of the industry. Yeah i think numbers were just incredible during the pandemic as well as the start of this recovery. Do you think how the gambling industry maneuver through. This pandemic is a subject. We're going to hear more and more about in the future. I mean was this such a traumatic event. That studies will continue for years to come. I hope so. I think that you know it's important to also remember. The you know as every industry looked to washington dc and and and capitol hill and the white house for support We were no different in terms of relief and stimulus and he as a someone who's been in the industry for a long time. You're you know that the gambling industry the gaming industry has not been treated the same as every other business in america. If you go back to you know post nine. Eleven to hurricane katrina the great recession of oh eight and nine and superstorm sandy. In each one of those cases the gaming industry the casino industry was carved out of and discriminated against as it relates to Stimulus and relief and for the first time ever last year in the cares act. We were included in treated the same as every other business. And my view is that because we're in forty five states around the country and the legislators politicians community leaders recognize the important role. We play in the community that they saw what we did during During covid and what we had been doing prior to covid it. A great new book has documented the stories of some of these incredible women that broke barriers and help shape the gambling business today. The book is titled that expletive broad and to talk to the author right now gaming attorney jennifer garner jennifer. Thanks for coming on this. I gotta tell you i. I love the title of your book that brought did that. Become the title of your book you win. I read stories about the book. So as i was researching various women that i was going to feature in the book. One of them named deborah not and She was one of the first women to the cracks. Dealer on the las vegas strip and at a very early age She became a pit boss. And edit took the pheno and some of them gentlemen that she worked with were less than thrilled that she was there and so they live referred to her as that blank bride Something that you know for a while with a bit of a challenge for her. She actually hid in the ladies room. Very you know. Break time to avoid being in the break room but eventually he went on to become a very young boss and then she went on to be a top executive for entity in the win And had a stunning career in the beginning. You know. i've never read a book like this and it was so great to read about two women in gambling. I mean way inspired you to write this book. I'm well. I've been a attorney here in las vegas for more than fifteen years And you know he after you go to the gaming conferences. I know you've been there and you see lots of what we call mantles And that's you know panels consisting mostly men Yeah and so then. Gaming conference a couple of years ago and has flipping through looking at what our panel will be that day and i thought mantle after mantle and you know a little bit disheartening but then i looked around the room and i saw some amazing women in gaining women like sandra douglas. Morgan on who's in the chair of the nevada gaming control board My good friend l. whitmore Who is now general counsel at the win. And i realized with a lot of kick ass women in that room And there have been throughout the history of gaming and mealy wanted to make sure that their stories were were told and shared you know. I think it's great how you organize book to you. Took us from the early days of gambling through corporate america and then with the women who worked in government and regulation. I i especially love the story of the women in the early days of gambling. Because i have to admit when i think of the wild west in the carter reum was west of the mississippi. I really don't think of women in the gambling business but there were several. I mean for example. You have the story of lottie deno who was incredibly interesting. Can you tell us a little bit about and some of the other women who were literally the real pioneers of women in gambling in this country. I want to tell you the great stories. So she was. She had a very privileged childhood upbringing. her father was a plantation owner out the raised raped the But he has two daughters he had no son so anyone on business trips he would take with him often and he was a gambler so he would take her with him to the casinos and new orleans new york even now or a europe and along the way he taught her to play. Does she actually at a very young age You know as a teenager became a bit of a card shark And this actually came in super handy for her Would her father. Fortunately yet paris he was out in fighting in the civil war and half feet died. I think in the first battle he fought in. I'm so that left her mother to the plantation to run At a time and it was hard to find meant to come in and work on their plantation. I'm so her family sent her up to the city to detroit Where they had family friends hoping that she could find me and mary who she could bring back and could run the plantation for the family But of course that's not. What did he wants to detroit. She gonna win on the party circuit and then she started gambling at carn rooms including poker and realism. She could make a lot of money doing that. actually enough money that she was able to support her mother and her center With the proceeds from gambling. Unless you went on to you know have a very stellar career and the the gambling industry. You know another part of the book. I found really enlightening. Because i i really never thought of it. That way where the women who actually owned casinos and one of those inspirational stories. You document was incredible. Life of sarah night pretty i tell us a little bit about her because she impacted las vegas. She impacted the gambling business and she was really influential even outside of the gambling business. He erin i already. He's a very inspirational figure. Here in las vegas actually in the african american community. She started off the dealer in the card. Rooms and a senator gated west side of las vegas. I'm actually really enjoyed getting unity right about the west side and how laughing you know once upon a time with segregated so you would have you know seen as a african americans who could perform on the strip but they couldn't stay in the strip casinos so there was actually a really active after party nightlife on the west side where a lot of these performers african american and white alight would come in and spend their time after hours. "That i have no idea. What's inside that. Yeah yeah The one thing before before i forget For for any new build contracts right now the the cdc has moratorium right now on it It was extended. It was supposed to expire on the thirty first of december and then it was extended through the thirty first january. And although this seem so far afield from what the interview topic is what's going to happen. Since code has occurred there have been stimulus packages to the united states for us citizens with an income you know under a certain level evictions have been halted in in many many. I think across the united states at the end of january. There's likely to be another extension. Minor new president takes over. But ultimately there's going to be an end point where many people will go into the court system to be addicted. The only way that those people can have housing is through governmental tiny house villages community living those types of things. That's all underway across the united states right now. Many municipalities have already built the veterans armed services in tiny house villages. There are more going into place for low income families who've been evicted in municipalities. So the demand on not individual builders because probably those government contractors are different ripping. But your tiny house. Builder may come up against some obstacles because the demand for tiny house living is going to. It's going to snowball. As this year progresses. I think by june manufacturer tiny houses may exceed mobile homes in general just because that size of living is what the majority of the new people are going to need and whether or not. The market's going to keep up. I don't know but if you're looking to enter into a building contract right now is good to have a talk with your builder that if there's a delay that you know after you've made a big payment if there's a big delay have to talk about that because she needed commitment to finish that house your house whereas before that wasn't as big big concern but right now i think the demand is just gonna go through the roof. Wow so when. I hear you say that in my mind. I think that the what's going to get outstripped faster than the demand for the houses. Themselves is the demand for where to put them exact. Because it's already difficult to find a legal parking space for a tiny house in many places. Now you gotta look at both ways. It is true is hard to find a place to to put your tiny house. But if municipalities are opening up their tiny house villages to help deal with the eviction process. Now they can't discriminate against another tiny house village in that same municipality because they've already approved one in that location so it kind of has a boomerang effect you know the the local governments doing doing it for that the needy and the low income. How can they say that. The people who have a little bit higher income can't have a tiny house community in a similar location in that municipality is really you know the land values right now are exorbitant. But that discrimination factor is going to have to go away you know. It can't just be this city on their own terms. Once you get a tiny house village in town very hard to say. You can't have another tiny house village in that town and not meaning that most tiny home owners wanna live in a community. But i think it at forever negative. There's always a positive counter. It's just waiting for that for the positive one to percolate up. But i st the zoning issues to become really really hard in a month or two. But then they'll be. Localities will be sued for discrimination and they will have no defense once. You couldn't your own tiny house village as a town or city or a county. You can't say to a developer whether their local out of state or out of country you can't put in a tiny tiny house village here. That's that's blatant discrimination. Yeah and that's where it seems like. This has the potential to kind of break into the mainstream further than manufactured oems. Rv parks mobile home parks. Which which have a real stigma. Yeah yeah i. It seems that the tiny house tiny houses are so similar in so many ways and yet they're it's they're managing to kind of be considered by more people. The the the manufactured housing industry has become. I mean it has exploded as well. That's that's the irony of all of this. You know as as the tiny house movement has been expanding so has manufactured housing because people can't live in the concrete mansions anymore it first. We had the mortgage foreclosure crisis that pushed a lot of people into manufactured housing and the type of manufactured housing that exists. Now it's hard to tell the difference between the site house. The site built house manufactured home. Just like a tiny house. That site built mary. You can't distinguish that from cottage or a bungalow. Whatever word you want to call it. Essentially look very similar so as the tiny house movement has been expanding all these pressures on everyone from a monetary perspective the pandemic Made people think outside the box on all levels so the people who are being foreclosed on or moving are the people who are now becoming the residents in the upper end manufactured home communities the people who really gave up their homes but have income. They're now into the big. Rb in for portion of the public. Because they don't they don't care they just wanna travel in having fun and the income to do it then you have the people who are downsizing because they know the need to look their budget and they need to look at their income. Maybe they were a two income family now. There are one income family because the covid so they're looking to have a mobile home a tiny home on wheels so that they can go where the work gets you know so. It's kind of like a trickle down effect as the people the mortgage foreclosure crisis push people into the manufactured housing industry that kobe crisis has probably pushed people into the tiny house movement. Because in up to people if you had to be boys rain comes source and yet now you have one. That's a huge fifty percent reduction in your income. So these are it's weird talking to mobile home Whose whose trial attorney and putting in perspective all these massive crises et going on in the united states but they all lead to the tiny house movement in my opinion in because alternative dwelling units. I remember hearing and talk about that at the first convention. I wanted.

"True true. So is it reasonable. When you're you know. I guess you could say negotiating with someone over a contract. Is it reasonable to ask them to change something in the contract. I think it if if there's something say say the way the way you're paid at work you only get paid once a month. And they have a thirty day termination clause and you wouldn't be able to get another paycheck in say if they terminated you. You wanna make sure that you would be able to at least have a paycheck to move on and you could say. Would you be able to extend that in my case to forty five days i understand i have to get out but if you give me forty five days i'll have a pay check in hand and i'll be able to then have something with me in something to help me with the transition. There are exceptions to rules in communities by federal law in for the americans with disabilities act service animals. You know all those types of things so if you know you have a service animal and you have a small unit. You wanna go to either an rv place or any kind of plate site where it's no pets that can be an exception view. Would be saying to them. I need to have this animal with me. Performs a function for me whether it be emotional are true service and that landlord that leasing company would have to make the exception for you so those couple of examples of where. If there's a hard and fast rule you could ask for the exception and in the matter of service animal or a caregiver who's on age of entitlement to those exemptions by state and federal law got it. Yeah speaking of exceptions here. Where i live in burlington vermont and vermont. In general has a number of laws about leases and tenancy that kind of you know for example like in burlington. A landlord is not allowed to charge a higher rent for a pet. They can take a pet deposit but they can't charge a different rent for a pet though. Like do those laws if somebody does find themselves in a contract that is actually against the state law which which takes precedence like the contract that they signed or the the in the state that says well. You can't have a lease that makes somebody do. Xyz that's one of those situations where And i think it most states in the united states. There's usually a lawyer referral number an eight hundred number that you can call and there may be a nominal charge but if if you have a situation like that where you know you google the laws and burlington and it says one thing and you look at your lease and it says something else you. I would also google lawyer referral service because my firms member of that. And it's it's kinda like a pro bono service that would be a perfect question to pose sue somebody in one of those referral services to say. You know i'm attendant. The law says that. I see i'm being charged. Something different and then you know landlords or held to comply with the laws just like ten minutes or so you know there are ways where you can challenge that short of you know hole big lawsuit you know by getting some of that legal advice and do you offer or have a recommendation of where people can find like sample contracts. Like say. they're you know going to go live in their tiny house in someone's backyard and the person's like oh i don't really have a contract you can you bring me one or is it are there. Do these exist out there. And is there a good source for them i have. I don't know of one particular source but usually in any jurisdiction view go online and put in sample. Landlord tenant lease. You'll get a whole bunch and it's usually from law firms that our landlord tenant lawyers and you would be able to at least get an idea of basic terms and it's usually start date how much you're going to pay what the basis for termination is and if there's a security deposit and you would be able to just look at that framework and it doesn't really have to be much more complicated than that. So you know. I hate to say. Google is a source. But if you google that tight. Landlord tenant lease or sample lease. And it comes up with the law firm. At least that's a little more reliable situation than the way used to go to the library. Find something that said leases and you know. Pull out some antiquated your party. The first party of the second part document you know. It's a lot more available and accessible online now green so i also wanna get into this. We've been talking a lot about communities and kind of leases and where you're living but the other big topic is around you know entering into a contract to have a tiny home built for you. Yeah and i'm curious. What are some of the issues that you've seen in in that realm Probably the best way to tackle that is not having payments in sync with Like what the builders doing as far as the bill so it up like giving fifty percent down and fifty percent at the end without any steps in the middle to like for example You know a certain certain percentage or certain amount when the you get the floor plan. A certain percentage you know when the walls are up when the electrical goes in when the plumbing goes in so that it's not just one chunk of payment and you pray everything gets done until you make the second payment. You want a stair. Step that so that you get proof of what's happening with the first payment. The second payment the third payment and the critical factor is. There are a lot of people who don't even know what their electrical plan is in their house or the plumbing layout so that if they have problems with those types of those parts of that house the the contractor repair person that comes in literally have to take part figure out where the electrical system is. Or where where the junction boxes are. That may be the cause of the problem. So you definitely want to have the payments timed so that you're getting what you need as the owner to show that that work has been done and there are certification companies out there. That can do that. But you wanna hold them to the same requirement you know. They are certification companies. But you should be getting proof of inspections you know all along through that process. Not just you get certificate at the end that the home meets all the requirements be roadworthy and all of that all certification companies do things in a timely fashion through the bill. So you wanna make sure that your timing your payments with them as well with production of what proof of.

"Foot House. That we did. We didn't even know what we're GonNa do with the time. We thought we might rent outs, but we ended up falling in love with your neighborhood and. How close we were to downtown, so we ended up just living in that that hundred square foot house, but we would never done that. If we had never built tiny house, he wouldn't have even known that that was an option. Did. You find navigating living in two houses to be challenging. For us, it worked out fine, and because we built our tiny house. Kind of intentionally to be sort of a three season house. We knew we were never going to live in it. In the worst of the winter of course winter North Carolina's never go worse, but we still knew that it wasn't going to be that place so for us. It really wasn't that big a transition Vata transition. We just use the tiny house. Now is a getaway place to go place. In we're glad we have but seven hundred square foot house. Absolutely fit our lifestyle. It's not too big. Is exactly what we wanted made it exactly what we wanted, so I'm grateful that we have. In our lives. Yeah, absolutely I'm. Just smiling because it's like I I feel like I'm so parallel. To where you're at like we've. We've done the tiny house thing. We're also in a like. Seven hundred fifty square foot condo in Burlington which is like. It's small. It's challenging. Surprising leads like tiny houses actually easier to be in because it's way better thought out than this place. But It it, it is interesting like. I, feel like you've also. Kind of. Financially, it seems been able to open up your your life to more possibilities because you've lived below your means that you've you've done the tiny house thing. That that was always the goal, and I hope we've succeeded in that. It's it's given up so many more opportunity using you mentioned at the very beginning. Right now we're living in Decatur Georgia because Matt decided to go to law school. Again we would have never done that if we had never built a tiny house. You know we're not? We're not in our twenties. We you know this is not a decision that we're graduated from college any house. Went to law school this over a decade that we have come to this conclusion, so. You know the fact that we can even dig this is.

She's surrounded by as a child. Area was fortunate enough to be able to spend much of her free time exploring and and playing in the woods. Little has changed now that she's older. She moved into a place with a bigger woods and still enjoys spending her time outside. Like don't get past five or six episodes or something like that. So yeah that's true. I think yeah like like most. Just give up because it is. I mean your Youtube Channel really documents your daily and seasonal life in in your tiny house. What motivates you to to keep sharing your journey when it seems like so many other people kind of stop sharing after? They're done with their build. Oh I guess maybe people are still interested. I kind of started so I didn't build mine myself. Mine was built for me so I never had a bill to document. That wasn't why I started. I kind of started because there is some issues with specifically living in Little House on wheels in a very very bold spot that when I was trying to figure out how the do the when I moved in. I'm sure other people had done them but I couldn't find anyone who had written down what they did. or how did or how it worked out. And so I thought well if I'M GONNA learn it the hard way I may as well write.
