Well that's a natural reaction. You would think that that should have been collected. They should have planned for that and indeed is a lot easier to plan for that with an extra five dollars a month or twenty dollars a month and that's what should be deterioration has constant deterioration is expensive deterioration is predictable and so the boards should be setting aside funds on ongoing basis to offset that deterioration.

So what they're going to do in that case is they're going to send the notice to the property owner that your tenant has to move their car from the front lawn now and if the senate doesn't move their car you're going to get a thousand dollar fine. So what does the owner do. The owner goes back to. The tenant says urine violation of the lease. It says in our lease agreement you must abide by the rules he signed. You got a copy of the rules when you sign the lease. Move the car the lawn or you're out. Nab seems reasonable tiny. So i think that. Just because of that. I don't think the hoa needs to be concerned that having more tenants living in their community whereas before they had done is really going to change the makeup of deferred maintenance and blight and whatever else their fears are just because attendant is living in that hall rather than the owner show. The thought is that tenants may be aren't as careful as owners are and yes the owner is responsible but now the h. She became the first black woman to have a play produced on broadway half a century later her work remains one of the most celebrated snapshots of black struggles and black joy. Here's the story of lorraine hands berry lorraine hands berry was born on may nineteenth nineteen thirty on the south side of chicago. Her father carl. Augustus was a prominent figure. Within the city's black community having founded one of the first african american banks growing up lorraine and her three older siblings played host to a number of famous people including langston hughes. Housing segregation agreements known as restrictive covenants were widespread throughout the city. White property owners could collectively agree not to sell to african americans. She started writing for paul robeson freedom a progressive newspaper at a protest against racial discrimination at new york university lorraine met robert number off a jewish writer. They married at her family home in chicago. In nineteen fifty three in nineteen. Six robert co wrote the hit song. Cindy oh cindy it's prophets allowed lorraine to stop working to focus on writing. She began developing a play that she initially called. The crystal stair langston hughes poem mother to son she would later changed the name to a raisin in the sun. This too was from a langston hughes poem called harlem. What happens to a dream deferred. The patriarch of the family has died and a ten thousand dollar insurance payout is imminent they the money to buy a house in the cheaper all white neighborhood nearby to they use it to invest in a liquor store and education lorraine based many of the characters on the families who rented from her father and with whom she attended high school the cast safer one character was entirely black lorraine was in her twenties and the play itself dealt with racism life in chicago's black belt and the pain of assimilation into white culture topics that were considered risky for the predominantly white theater. Going crowd it took over a year to raise enough money to put the play up. When it debuted in nineteen fifty-nine a raisin in the sun was the first play written by a black woman to be produced on broadway and the first to be led by an african american director lorraine was twenty nine years old. The play was an almost instant. Hit the new york drama critics circle named it. The best play of the year just five months after its broadway debut arisen in the son of in london's west end in nineteen sixty one. A film starring much of the original cast was released and several of the actors received golden globe. Nominations perhaps the most important element of the play success was that entailing box stories. Lorraine also make theater accessible and previously unimaginable ways as the writer. James baldwin noted. I had never in my life seen so many black people in the theater and the reason was that never before in the entire history of the american theatre had so much of the truth of black people's lives and seen on the stage. Drawing on lorraine's letters interviews and journal entries the title came from a nineteen sixty four speech of lorraine's when she spoke to the winners of a united negro fund writing competition. There are many reasons why. Why people want to purchase a home as we all know, people buy homes because they plan on living in them, or perhaps they're moving to a different location, and they need to get a home, or they're up sizing downsizing. There's many reasons, but in particular we're going to be going through the process of how to consider using property for either investment or current income, so like to. To start by asking you. What are some of the considerations that somebody should have if they were to decide to buy a rental property in terms of the purpose whether they want to use it long term, or as a way to increase their income on a monthly basis, I'm a big proponent of long term planning and long term thinking so really. There are strategies that I. I look at when a person is thinking about going into the landlord business. I is understanding that you are buying future income, so you are sacrificing a little bit now for the future, secondly is appreciation. The way houses appreciate in price is a bonus. I don't really consider that a primary factor but man. It's really good if you look at the history of owning houses third you. You. WanNa buy quality or break, even cash flow properties, so the cash flow at the beginning isn't so important, because the goal is that you own rental properties free and clear me no mortgage. That's where the magic is with owning investment properties speaking of that then how do we get to that point? So? Of course we're going to be talking about money and how the money? Money is going to be invested and there many ways to approach that we can put a minimum down payment and get a mortgage. We can put a larger down payment. We could probably cut the amount of payments that we put in so that we can own the home faster, or we can even pay in cash if we have it. So what are some of the options there? There and the pros and cons because I'm sure there are benefits to certain decisions, and I'd like to get a better understanding as to what we should be thinking about when we're thinking about making the investment while the first call would be to your realtor who is knowledgeable on rental properties and how that works, and typically your realtor really needs to own rental properties themselves so. So they have a better understanding of that. Really it's also up to the lender that you talk to to get that down typically, if you're buying and investment property, which means, you would not be living in it. You do have to put about twenty five percent down. That's a really good number to have. It gets you the better interest rate in it eliminates mortgage insurance which all. All has to do with cash flow another methodology of doing it though is if you're younger and you don't mind moving a few times, you can buy a property with the mindset that I'm going to turn this into a rental property and you can do that a few times over I recommend that people stay for at least two years in the House that they have gone. Gone cash is always king. You'll end up getting a better price on the house and the cash flow is immediate, but you wanna look and see what is the best fit for you based upon the cash flow, and what's called Roi, which is return on investment? Basically what percentage rate you're getting on the money you put in? We come across a lot of realtors in every realtor. Realtor as far as I'm aware, at least they specialize in different things. So how do I know what to ask in? How do I look for realtor? That has a really good knowledge specifically, when it comes to investing in real estate for some sort of rental income, there's questions you can ask real estate agents to Kinda Fair it out if they know about mental properties one. One is tell me what the ROI would be on rental properties if they don't know what that means, that's probably a good sign me, not WanNa. Use Them. I would ask them how many rental properties they own, and how many rental properties have they helped? Clients by those are the types of questions that you can ask also another great way of finding out who the good realtors. Realtors czar is cost some of the property management companies around and ask them. Who would you recommend I'm looking at buying rental properties? What real estate agents would you recommend that I use? That's a really good tip. Actually because they come across realtors that really specialize in this area, and so they'd be able to direct people to the right realtor that has experience in that area. Speaking of property management companies then when we're considering a property for this purpose, they're obviously different property types that we need to be thinking about. For example we want a duplex. Do we want the Condo a patio home single family home? Do we want to be in an area that has an Hoa or not, because there are definite advantages, and maybe disadvantages to those decisions based on our ultimate objective. So how do we decipher what the property type is that we should consider? That's something that our realtor could help us. Think about yes, absolutely and really the way you. You look at it is a term called risk versus reward. If you're willing to take more risk, the rewards are greater so for example when you're dealing with a town home or a condo. You don't have to take care of the outside. That's typically covered in the homeowners association dues not always, but usually. If you're risk averse to having to pay for things like roofs, exterior paint, also landscaping that can be very expensive. You may be better off going to a town home or a condo. The return is going to be a little bit less though the Roi will. will be a smaller percentage. That's really how you look at it. It all up to the individual how they WANNA do it. The same applies with property management. If you want a property manager to help you, there's no real standard rate typically somewhere between seven to ten percent of the monthly income that you received so that's going to take away from your our ally, but that means you manage it yourself, and they're certainly risks and rewards to that as well so it all depends on the individual, and what type of risk. They're willing to take getting into that then. Then in terms of managing yourself. I think that one of the things that people get concerned about is that they don't know enough about how to so. For example we have laws to consider we have to find the right tenants that we know are going to appreciate being in the home and taking care of the home end being their long-term. If that's what we're looking for, and then there's maintenance issues to consider as well as general expenses that sometimes we don't even think about front, so not sense. How do we go about learning about how we should handle? Handle it if we decide that we would like to do it ourselves. Versus hiring a professional are certainly books out there that you can read one that I read was called landlord. It's a really good book. The other way is your real estate agent should be able to help you navigate some of these things as well go online. Go to YouTube. You can do videos. There's plenty of information out there about how to do it yourself. If you're doing landlord, but certainly your real estate agent, they're knowledgeable in the investing side of things should be able to guide you. You and help you get started with that I've done that many times, so in other words do your research right I mean. There's a lot of tools and resources. Now that we have access to that. We never had before and that way. If we can gather as much information, upfront as possible will be more prepared. Absolutely real estate attorneys are real good resources well, they can do lease agreements for you. They can do. LLC's all sorts of things like that to help you. Protect yourself and have a good experience having rental properties. How do we know when it's? It's the right time. The values of properties increase and decrease in things fluctuate, and sometimes you're thinking to yourself. Oh, it might be a good time to invest. Because property values are higher now, and in some cases you're thinking. No, actually it's better to wait until they get lower. And of course we don't know we don't know when things are going to go up and down. They change a lot. So how do we know when we should start thinking about this? If this is an avenue that we want to pursue in the future well first of all I, think. Think, we can all say that it doesn't matter if it's nineteen. Hundred or twenty twenty real estate feels like it's always too expensive. I said that back in the eighties when I bought my first patio home at forty thousand dollars I thought that was ridiculous and boy. I wish I had thirty of those now, so there are things that we can look at and that are localized. The local market is what's important. The Denver Market for example since one thousand, nine, hundred, seventy seven. We've had an annual appreciation on real estate six point one percent even with the. But, there are indicators that I watch for from a localized methodology. The first one is employment, so if the employment numbers are going up now. I'm not talking about unemployment I'm talking about how many new jobs have been added to the market. If it's going up, that's a really good sign once it starts going down. That means it's going to be about twelve to eighteen months and real estate prices are going to start going down. That's typically what happened. Not always supply and demand is second, the greater the supply, the last demand, the lesser appreciation we have in houses, and that also affects rental rates and thirties affordability. How affordable! Affordable is the area that you're looking at. Those are the three things that I focused on when I look at. Is it a good time to buy or not? For the last five years up until last year, I was telling people. It's not a good time to buy. Because pricing was just not there. It's starting to now. We're starting to see home starting to cash flow, and that's the other thing that we look at so hope that answers your question in a nutshell, it definitely does him. This might not be the right fit for certain people, and so what I'd like to get a sense of is what does it. It typically look like to be a land owner to be somebody who's renting out property. What are some expectations that you need to have to determine whether or not? This is the right approach something that you should be thinking about for yourself well. There's a couple of things one of the things that I do sit down with people and talk about is how much extra money at retirement you want, and that helps me and where they're at as far as do. They want to be a landlord or not. Is there risk? Yes, you have to be able to not take personally when somebody would burger up your place and it's. It's probably going to happen. You do have to set money aside for repairs. You also have to look at things long. If you're not looking at it long term and have the discipline to look at it long term, this may not be the right fit for you. Everybody's heard of fixing flips. I typically don't like doing that, but in this case you WANNA, hold pay it off as quickly as possible so that your properties are free and clear and understand that you may have to go in and do some repair work, and if you're not comfortable doing that, it's probably not right for you, but if you have a long-term. long-term mindset and attitude, it's a great way to have additional income when you're retired. Coming in every single month, bats the goal, so in other words you need to understand what is required of you and how that's going to look in terms of how you're going to participate in the process, and if you don't feel it, something that you can do yourself, or at least be a part of an are not even interested in doing it then, perhaps, it's not a right fit, but if you feel like you're excited about it, and it's something you really want to be involved in this. Be something to consider not being involved with. With it, you can't have property management do that and that's perfectly fine. The real question is are you willing to look at this long term? Are you willing to make a little bit of sacrifice now for later? That's a really good tipped him. Hey, Tim, it's great to have you on the show today. Well, thanks for having me really appreciate it Marissa well. I'm looking forward to talking to you about rental properties. There are many reasons why. Why people want to purchase a home as we all know, people buy homes because they plan on living in them, or perhaps they're moving to a different location, and they need to get a home, or they're up sizing downsizing. There's many reasons, but in particular we're going to be going through the process of how to consider using property for either investment or current income, so like to. To start by asking you. What are some of the considerations that somebody should have if they were to decide to buy a rental property in terms of the purpose whether they want to use it long term, or as a way to increase their income on a monthly basis, I'm a big proponent of long term planning and long term thinking so really. There are strategies that I. I look at when a person is thinking about going into the landlord business. I is understanding that you are buying future income, so you are sacrificing a little bit now for the future, secondly is appreciation. The way houses appreciate in price is a bonus. I don't really consider that a primary factor but man. It's really good if you look at the history of owning houses third you. You. WanNa buy quality or break, even cash flow properties, so the cash flow at the beginning isn't so important, because the goal is that you own rental properties free and clear me no mortgage. That's where the magic is with owning investment properties speaking of that then how do we get to that point? So? Of course we're going to be talking about money and how the money? Money is going to be invested and there many ways to approach that we can put a minimum down payment and get a mortgage. We can put a larger down payment. We could probably cut the amount of payments that we put in so that we can own the home faster, or we can even pay in cash if we have it. So what are some of the options there? There and the pros and cons because I'm sure there are benefits to certain decisions, and I'd like to get a better understanding as to what we should be thinking about when we're thinking about making the investment while the first call would be to your realtor who is knowledgeable on rental properties and how that works, and typically your realtor really needs to own rental properties themselves so. So they have a better understanding of that. Really it's also up to the lender that you talk to to get that down typically, if you're buying and investment property, which means, you would not be living in it. You do have to put about twenty five percent down. That's a really good number to have. It gets you the better interest rate in it eliminates mortgage insurance which all. All has to do with cash flow another methodology of doing it though is if you're younger and you don't mind moving a few times, you can buy a property with the mindset that I'm going to turn this into a rental property and you can do that a few times over I recommend that people stay for at least two years in the House that they have gone. Gone cash is always king. You'll end up getting a better price on the house and the cash flow is immediate, but you wanna look and see what is the best fit for you based upon the cash flow, and what's called Roi, which is return on investment? Basically what percentage rate you're getting on the money you put in? We come across a lot of realtors in every realtor. Realtor as far as I'm aware, at least they specialize in different things. So how do I know what to ask in? How do I look for realtor? That has a really good knowledge specifically, when it comes to investing in real estate for some sort of rental income, there's questions you can ask real estate agents to Kinda Fair it out if they know about mental properties one. One is tell me what the ROI would be on rental properties if they don't know what that means, that's probably a good sign me, not WanNa. Use Them. I would ask them how many rental properties they own, and how many rental properties have they helped? Clients by those are the types of questions that you can ask also another great way of finding out who the good realtors. Realtors czar is cost some of the property management companies around and ask them. Who would you recommend I'm looking at buying rental properties? What real estate agents would you recommend that I use? That's a really good tip. Actually because they come across realtors that really specialize in this area, and so they'd be able to direct people to the right realtor that has experience in that area. Speaking of property management companies then when we're considering a property for this purpose, they're obviously different property types that we need to be thinking about. For example we want a duplex. Do we want the Condo a patio home single family home? Do we want to be in an area that has an Hoa or not, because there are definite advantages, and maybe disadvantages to those decisions based on our ultimate objective. So how do we decipher what the property type is that we should consider? That's something that our realtor could help us. Think about yes, absolutely and really the way you. You look at it is a term called risk versus reward. If you're willing to take more risk, the rewards are greater so for example when you're dealing with a town home or a condo. You don't have to take care of the outside. That's typically covered in the homeowners association dues not always, but usually. If you're risk averse to having to pay for things like roofs, exterior paint, also landscaping that can be very expensive. You may be better off going to a town home or a condo. The return is going to be a little bit less though the Roi will. will be a smaller percentage. That's really how you look at it. It all up to the individual how they WANNA do it. The same applies with property management. If you want a property manager to help you, there's no real standard rate typically somewhere between seven to ten percent of the monthly income that you received so that's going to take away from your our ally, but that means you manage it yourself, and they're certainly risks and rewards to that as well so it all depends on the individual, and what type of risk. They're willing to take getting into that then. Then in terms of managing yourself. I think that one of the things that people get concerned about is that they don't know enough about how to so. For example we have laws to consider we have to find the right tenants that we know are going to appreciate being in the home and taking care of the home end being their long-term. If that's what we're looking for, and then there's maintenance issues to consider as well as general expenses that sometimes we don't even think about front, so not sense. How do we go about learning about how we should handle? Handle it if we decide that we would like to do it ourselves. Versus hiring a professional are certainly books out there that you can read one that I read was called landlord. It's a really good book. The other way is your real estate agent should be able to help you navigate some of these things as well go online. Go to YouTube. You can do videos. There's plenty of information out there about how to do it yourself. If you're doing landlord, but certainly your real estate agent, they're knowledgeable in the investing side of things should be able to guide you. You and help you get started with that I've done that many times, so in other words do your research right I mean. There's a lot of tools and resources. Now that we have access to that. We never had before and that way. If we can gather as much information, upfront as possible will be more prepared. Absolutely real estate attorneys are real good resources well, they can do lease agreements for you. They can do. LLC's all sorts of things like that to help you. Protect yourself and have a good experience having rental properties. How do we know when it's? It's the right time. The values of properties increase and decrease in things fluctuate, and sometimes you're thinking to yourself. Oh, it might be a good time to invest. Because property values are higher now, and in some cases you're thinking. No, actually it's better to wait until they get lower. And of course we don't know we don't know when things are going to go up and down. They change a lot. So how do we know when we should start thinking about this? If this is an avenue that we want to pursue in the future well first of all I, think. Think, we can all say that it doesn't matter if it's nineteen. Hundred or twenty twenty real estate feels like it's always too expensive. I said that back in the eighties when I bought my first patio home at forty thousand dollars I thought that was ridiculous and boy. I wish I had thirty of those now, so there are things that we can look at and that are localized. The local market is what's important. The Denver Market for example since one thousand, nine, hundred, seventy seven. We've had an annual appreciation on real estate six point one percent even with the. But, there are indicators that I watch for from a localized methodology. The first one is employment, so if the employment numbers are going up now. I'm not talking about unemployment I'm talking about how many new jobs have been added to the market. If it's going up, that's a really good sign once it starts going down. That means it's going to be about twelve to eighteen months and real estate prices are going to start going down. That's typically what happened. Not always supply and demand is second, the greater the supply, the last demand, the lesser appreciation we have in houses, and that also affects rental rates and thirties affordability. How affordable! Affordable is the area that you're looking at. Those are the three things that I focused on when I look at. Is it a good time to buy or not? For the last five years up until last year, I was telling people. It's not a good time to buy. Because pricing was just not there. It's starting to now. We're starting to see home starting to cash flow, and that's the other thing that we look at so hope that answers your question in a nutshell, it definitely does him. This might not be the right fit for certain people, and so what I'd like to get a sense of is what does it. It typically look like to be a land owner to be somebody who's renting out property. What are some expectations that you need to have to determine whether or not? This is the right approach something that you should be thinking about for yourself well. There's a couple of things one of the things that I do sit down with people and talk about is how much extra money at retirement you want, and that helps me and where they're at as far as do. R. codes it's on the internet SO when I step into this grocery store to buy water for example the store owner it won't let me in until I scanned a code that tracks which public spaces I've been to recently I go thirsty because the codes don't work yet for those without a Chinese ID on top of scanning QR codes everyone in China has colored health codes on their smartphones it's a health certificate one meter distance in line and show your health codes players allowed speaker apple hands main train station to leave behind and get back to Beijing I show my code which uses an ID or passport number to track recent travel or medical visits green coat you're okay to go red health code sorry but no travel this digital contact tracing nears more extensive methods other Asian countries have adopted in Singapore residents are encouraged to download an app that uses location data to roughly trace contact with the sick person in Hong Kong those quarantine you're given a geo fenced wristband paired with a tracking app China has actually not been doing digital contact racing as aggressively as a few other east Asian countries Mason's son as a PhD student at the Massachusetts institute of technology where she's on MIT's work at the future task force each city or province she says commissioned its own version of this rudimentary digital contact tracing system so there are now some two hundred overlapping apps and a son explains no one knows how the apps work really there does seem to be a lot of algorithmic black box when it comes to you know how exactly is month health status determined and because there are so many different apps the data is also localized for example I traveled from Wakanda Shanghai to Beijing because I live there I filled out a Beijing contact tracing app with my travel history and personal information but I then got multiple calls from multiple local government bodies asking about my travel none of them appear to have told the others about my trip or had access to my complete records so the patch work kind of pattern you've seen I think is in part explained by the fact that the problem solving started at the city level because each city had to manage its own population as a result much of China's tracing methods are far more low tech the brunt of monitoring try Abell falls on neighborhood committees sort of like government sanctioned homeowners associations who in times of emergencies are given extraordinary powers in this case the power to enforce quarantines thank hours after I get back to my apartment in Beijing my neighborhood committee since two employees to install an electronic sensor that alerts them every time I open my front door if I open the door to get groceries or to throw out trash the verify with my property managers that that's indeed what I did in my health code is switch from a healthy green to a flashing yellow meaning I should quarantine myself at home well we offer in our careers if you will we strongly recommend that you do not leave in the next fourteen days if you do there will be consequences the neighborhood committee warns me then the door swings shut I'll be seeing you in two weeks

Because you're you're basically selling it back to them. Do you would think so. But it doesn't always work out exactly like you know exactly like that. There's only so much it was. He's already he's already waiting for that. Yeah it's all sorts of bad things happening so energies obviously up popular research toppings. There's a lot going on whether it really I found interesting was sort of like anti solar panel. An anti solar panel right now doesn't sound good. It's a catch you into the dark. Marvel Verse Ser so darks. Anti solar panel would be one that generates electricity at night. How is it going to generate electricity? At night. Can't the Moon's he's the Moon's light well? The Moon is solar panel. I mean but it's not bright enough generally for right for so this. This is an article I found in kind of a bunch of places but CNN dot com. So he's he jerry Monday. A professor at the University of California Davis. He's working on a prototype that basically keep generating power at night. The idea is that solar panels are cold. Objects pointed at the hot sun absorbed the light and generate power. This would be the opposite. You would heat up the solar panel or the Anti Solar Panel Thermal radio to sell would heat up point of the night sky much cooler object and that would radiate infrared light and that would generate energy. You did what now yes. We're turning night into power. This doesn't make sense to me at all explained that all over again so regular. Solar power generates power by absorbing sunlight which causes a voltage to appear cross device for current to flow and devices later instead admitted your heating up the device and it's emitting light and the current and voltage. They go in the opposite direction but would still generate power from different materials but the physics is basically the same interesting so it only makes our at night. These would only yes only make our at night. I guess you will. Maybe you could have some sort of dual device where sweat swaps because you have to heat up the part of the panel to generate the heat at night when it's cooler so I will. Obviously this is still just prototype stuff but you have a device that does both. Maybe you're you. Have you know. Maybe the South Park facing part of Your House. The Sun to be daytime. Get The Sun and you put us the other side of the House for nighttime powered pointed at Cooler Sky. Because that's not as it doesn't really matter the skies cool whether or not there's light or not. I mean I guess so but is it really need if you already have solar panels on your house or a you know using power to really need that extra anti-ciller panel well. I mean solar panels. Not exactly useful. How expensive it was. I mean. They're not necessarily perfect. They don't generate necessarily enough power. And then you get rainy gays stretching rainy days you neutral go negative in terms of power consumption versus power generation and this help create more power. I mean anything that create more power is generally good. Sure I mean I. I could absolutely see being the usefulness in places that maybe don't get a lot of sunlight you know so I mean I. I would be eligible for something like this campus. So maybe this would be a way for somebody like me to have you know golf. Set power a little bit. Could or you know some. Yeah like you said you're way up. North way down south we are Deitz. You Switch Unites Twenty hours or eighteen hours. Sometimes when you're on that part of your revolution around the sun like this would be probably a good idea. Yeah I still baffles me. Mind that you can get energy out of darkness. I still still like crazy to me.

I didn't realize how peaceful it would be the goats here and that's very rewarding in my job where a lot of public perception actually stopped. I'm in Walker Minnesota at an annual meeting of rivers and lakes advocates and lakeshore. Homeowners associations and one thing they're seeing is the data is clear. Minnesota is getting wetter overall and as our climate shifts. That's presenting challenges for these folks. Jeff Forrester is the executive director of Minnesota lakes and rivers advocates. Well, I hear from people across the state and, you know, obviously water levels are changing, you know, some areas dryer. So there's drought other areas are over the shoreline and then we're also getting plants native plants there, didn't used to be plants people are saying, well, you know, we've got this northern mille-feuille which is native. And now it's growing right to the surface, and it's in places that never was before we can't get boats through my guess is that warmers having an impact, and then the cloudbursts events are flushing more nutrients cynical ex. And I'm just thinking, you know. No, it's really time to focus, some science, some energy on. What are the impacts going to be? How do we mitigate? How do we build resilience into our systems? The changes that we're seeing in the lakes. How much science is there in terms of linking that to climate? Well, my sense is, there's some, but there's not a great deal with agriculture. They've, you know, the farmers and farm groups have done a pretty good job of looking at the impacts on farms, and did oh with the timber industry and did o with people who deal with the infrastructure of our cities. But there hasn't been a real focused effort on what's going to happen to our lakes and rivers because there isn't the same kind of constituency. And that's really what this event is about is bringing in people who are focused on water and one part of the state one week or one, watershed and bring them together to kind of start talking about these larger issues. We we've seen a couple of recent records that have really jumped out at climate watchers with regard to precipitation, Minnesota, one was the, the twin cities record for all time annual precipitation of forty inches in two thousand sixteen. And then just last year, we had harmony that came in. With sixty inches of precipitation, that's the all time state record. That's closer to a New Orleans level average annual rainfall this spring. We're seeing many lakes, over Bank full are people noticing those changes on their local legs, people are definitely noticing, and I'm getting emails about it from across the state, and I think some are starting to connect the dots. Some maybe not so much. They're wondering what they can do about it. Because it's a climate impact and the climate is changing, and it's going to continue to change. That's why I'm thinking about resilience. What can we do to build resilience into the systems? What, what, what can we do to begin to manage our likes a in adaptive management holistic way, rather than just focusing on the walleye while we're gonna stock while focus on we? It's all well we're going to treat the weights here. We're going to do this, or that, discreet activity isn't going to get us. What we need. We need kind of a bigger vision. He put his far pods out in the wrong place. He got a citation for that. And he put a satellite dish. Next says house. That's another satellite dish needs to be in the middle of the yard. So WikiLeaks about he was out at war with us association. Boy does I mean you met with. I mean does he like trouble a little bit? Does he kind of encouraged? Oh. His name is Jim Belton, Brandon. He's done a pushover gems, not the kinda girl you wanna push around showing that association. I mean, he's and he's got the resources to to to take them on. I know a lot of people. Do I think that's what struck me so much is that people often battle with homeowners associations. Maybe they hire an attorney. He's hired three attorneys and has spent four hundred thousand dollars, which I think you point out is like the value of his home. Yeah. This case really Gordon's become like employment for Kansas City tornadoes. I mean streets was on his side those attorneys on the on the other side HOA right now, it's like he's spent four hundred thousand dollars, that's almost cost. That's almost the value. This home against believe it or not. The HOA who spent over four hundred thousand so in in his lead over is headed to the Kansas court of appeals next, and then possibly the Kansas supreme court. You know, so there's still going to be more space. We're speaking with Jim Carlton, Wall Street Journal reporter other violations. He's committed that he's gotten in trouble for well. The bec one was when he decided to build a seventy foot decorative wall along one side of his house to beautify it. And under the fifty pages of rules, and covenants and restrictions. You cannot do unless you go to the architectural review committee, and they give you prior approval. Now, Mr. Hillenbrand says he got that power approval association says it they're not. And so that is really the focus of the nearly one million dollar lawsuit that sort in two thousand thirteen that's still in court right now. Boy, the homeowners association on its for its part says what? Well, they say, well, we just can't turn a blind eye if he ignore this relation than the people can do whatever they want the the place where that Helena Handbasket. "Association has contacted the Milwaukee police department to investigate. Financial regularities in the homeowners association Washington heights, roughly, I don't know if they have a physical boundary as to who could be a member or not, but Washington heights is the area code. So the west side of the city of Milwaukee north of the freeway kind of between State Street and north avenue and then east of Holly road. It's an area of older, but very nice single family homes, and it's an area of the city of Milwaukee that has prided itself on its diversity and stability at a time. That many of the neighborhoods in the city has also struggled at one of the reasons that it's done. Well, is they have things like this. They have a neighborhood association. They do do group of beds. They do things to prop up their neighborhood. They create that sense of community something that had been the norm all over the place. But is now really rare. One of the things that they do is they organize in their area big Halloween trick or treat thing. And this is apparently based on what I picked up with the financial irregularities were discovered. Somebody fronts the money for all the candy that they give out and then they get reimbursed by the neighborhood association. I'm told that a check balanced and this resulted in questions being asked. I did speak this afternoon with the past president the immediate past president of the Washington heights neighborhood association. Her name is an nab Navin. And she confirmed to me that they are investigating whether or not there's been an investment and that the police are involved in the investigation. I can tell you that the treasurer of the organization resigned last week. I'm not going to name him because he has not been arrested or charged. But the treasurer of the neighborhood association did reside last week, and and the website of the group for they list all of the officers next to treasurer. It says vacant since January seventh of twenty thousand nine hundred and other words eight days ago. That would imply that the discovery of the missing funds or the financial irregularities is relatively recent. And the treasurer resigned from the organization eight days ago and the organization made the decision apparently to bring in the police. The person who is the treasurer is also involved in nonprofit management of other agencies. But again since there's not bad and arrests that nobody's been charged. They're not way to name him. How much money is involved? Well, they're investigating. But I'm told it's well into the five figures. We've done so many segments on this over the years and. If indeed there isn't embezzle. But here I guarantee it's gonna come down to the same thing. One person had access probably in the position for some time and had access to all of the funds. And there isn't any set you probably only one person's necessary to sign all the checks. There's no not audits that are being done and the person involved is the nicest person in the organization, and the last person anyone would expect this happens again, and again, and again, and again, and again now my comment on this that I get a lot of grief every time. I bring it up. But I don't care. I'm right. If you have a nonprofit be at a soccer club. And there have been little league PTA funds at all the other kinds of groups that volunteer fire department that I've mentioned over the years that have been embezzled from. You always have a board of directors. Every non profit has a board of directors. And almost every nonprofit that I've come across not all. But almost all everyone. I've come across is the same problem. Most members of the board of directors are lazy. Or at least they're lazy when it comes to doing the stuff. That's really important. Oh, they're really good. If there's a big sale to man the table and bake sixteen cakes or go to all of the meetings and hang around and pal around. But that's the that's the part of tearing that's fun. Weren't you in some sort of bay? What do you do it there? Doing something. What's going out of their something happening? What are you? What are you doing in there? Well, look into the computer doing what? I don't know. I actually don't ever know. What's going out of there? You're uploading the third segment of the podcast. Oh, yeah. Volunteering weren't. You like volunteer that ban thing. I thought you were what? Were you would officially you? Just volunteer. You're a parent. Volunteer. Everybody likes his go onto the events and all that right? The part that nobody wants to do which is why embezzlements occur. Is the stuff? That's not fun. Basically the stuff you do by yourself. Setting up the Bank accounts paying the bills. Getting people to violet. Okay. Who's going to show up for this thing over here contacting the bus company? All the grout work. Nobody wants to do that. And most people involved in these boards of directors. Lazy and don't do that stuff. They get in there for partially good reasons they wanna help, but they get in there for the social part of it. But when it comes to the pain of the but stuff of nonprofit work. Hardly anybody wants to do it. And this creates an easy scenario for people to steal. Any organization that does it require two signatures on cheques is setting itself up to be a basil. From now, even when you do that, it's not foolproof why both people might be involved. And we've had a couple of those cases around your would they had signatures while they were both. They're both steel of the buddy. Secondly, the second person signing the checks might give this no thought at all. I hear here's here's nine check signed your name. And that don't even ask any questions. The third part of the problem is is that people just have a very very hard time being as big a dinks as I am. You know what I mean by this? Don't you? If you suspect something people want to keep their mouth shut. I don't have that up violence aboard something doesn't seem right. But do I care if I had the person I think I have a greater duty to the other all the other people in the organization, and if I asked the question that's at board. Members are supposed to do with the supposed to ask questions you're supposed to stick your beacon to other things. That's why you go onto these things your chosen to run the organization that means run the organization, but that's a big part of the problem is that. I suspect at this neighborhood association. You had the treasurer handling all the money and the other members of the board did essentially next to nothing in ever banding to see monthly financial statements. How many people said they wanted to see the monthly checking account. Did anybody ever say, hey, where is this money going to or what's this for what's what's this account? Now, again, maybe there's an explanation for this. There's just an investigation right apparently money that was supposed to be. There wasn't there and checks did bound said. So forth. And so on. Sometimes on the police get involved, they'll give the individual an opportunity to make reimbursement. And they'll drop the matter there. I think that that's always Rog because those people then they reside. The next thing. You know, they're often another organization doing the same thing. Again, as I said the person who is treasure. This organization is involved as a full time employees. Involved in another nonprofit agency and talent, Ed. I don't feel comfortable naming the person, but you certainly would have to be concerned about any other agency that might be involved if. Financial irregularities are occurring. I mentioned historian yesterday's program that requires some follow up. It's possible that the worst newspaper company in North America is going to on the journal. You say, well, no, that's it is possible market already is the case good at is the worst. There's a lot of people think could add is the worst newspaper company in America. Could you possibly do worse? Could you end up with a company that will Kodaly got the paper down to essentially nothing? And use it essentially as a digital advertising agency. Well, that is possible. I've done a little bit poking into digital media, which is trying to by Gannett, which is the owner of the journal and all of the other papers, including USA today. And the one thing that everyone seems to agree on is that the newspapers that cut essentially down to nothing and barely even exist. That this is a company that is known for one thing stripping all costs and tried to generate revenue by running a Spartan news service. Wrong with that business model. It creates the opportunity for some other competitor to come in. And one of the things that I think is going to happen. As print journalism companies, abandon their print papers and under Gannett so much of the downsizing that you may see with the new owner, if indeed the company has sold has already been occurring in Milwaukee as we people laugh about how thin the journal has got. The Monday and Tuesday papers barely have anything in it. They put in the print edition stories that showed up on line four days earlier, the editing is ridiculous sometimes story show up in the paper twice the deadline for the sports games of the game. Ends after nine o'clock at night often. It doesn't even make the newspaper sometimes even earlier this has been the downsizing that's already occurred. So it's positive, but on the other hand, I don't think that this company will be out there trying to buy the company unless they thought they could extract greater profits by slicing back, even more. But and here's the point that is vague. If there is no print edition anymore. Or if the predator issue is just an irrelevancy, and it's just the way of drawing people's attention to the website. It makes it easier for our competitor jump in. It's been almost impossible to start a new daily newspaper put America because the fixed costs are enormous. But if there is no actual print newspaper starting a new one, isn't that hard at all. Let me explain the biggest costs and starting a newspaper are. Printing, the damn thing you either have to buy up a printing press and develop a major production company are farm that out to somebody else. If you fire it out to somebody else. In other words, you just have somebody else say the Chicago Tribune, put your paper on a contract basis. You've got to pay them a fortune. And it's hard to recover that because you need such a big up fret layout. You gotta unless you're a billionaire with deep pockets you've got to borrow ton of money. And you don't make that money back until years down the lied, so competing with an existing newspaper company. That already has a big staff, and it has a brand and has had its identity, and it has subscribers that are used to getting your paper. It's been almost impossible for new companies to come in and do a startup there've been almost no successful new startup daily newspapers that America in decades, the companies that are your dominant papers if you go around the country are the ones who are the dominant ones in those communities seventy five years ago. You go to Chicago. They got two newspapers left barely the sometimes is barely afloat. And then there's the Chicago Tribune. They were the dominant newspapers Chicago at nineteen seventy. Go to New York. The daily news is barely alive. Then there's the post of the New York Times. What do you think the big three were nineteen seventy the times, the daily news, the New York Post? Here in Milwaukee. We had the journal and the sad though, they were under the same ownership. They decided to chop it down to one paper. It's still the dominant newspaper round here. Even the competitor have been around for the Waukesha Freeman its competitor out of the suburbs..
