And we were not even seeing the number of foreclosures in the market that we did pre pre code so the the moratoria on Especially at a four federally backed loans. on a foreclosing not Federally backed housing loans That has Really restrained thing so we could see a backlog of foreclosures However the big question is whether the robust housing market will enable those homeowners to Perhaps refinance their their loans Because there were a lot more now or potentially sell them versus a foreclosure and has also Restrained bankruptcies So we think august will be telling month The moratoria foreclosures evictions Will end at the end of july and I think august going forward I think we will see some increase in foreclosures whether it would be a surge I i don't know I suspect that the housing market and as strong as it is might help mitigate that but We will see it's been it's been interesting to watch how all this has been playing out right. You know oil prices are on. There is the housing market. Has been very as well. It just a little is. Is this a little bit different of a period than you've ever seen chris or is this something. Is there time that you can relate back to and say you know the economy. The way that it's moving the way that it's acting right now. This reminds me of this. This time is is there something you can draw that comparison to well. What does your gut tell you I think that we will have a jump But i don't think it will be as bad as you might expect by looking at the pre covid Foreclosure numbers for example. I don't think we're going to see everything just Surge that much but I i do think we will have a job. I do think that that will occur. I think that there are There are some problem loans out there however The the the good sign. Is that the bankers that i talked to and we talked about this months ago that they were putting a lot more money into their loan loss reserves in anticipation of losses. Well now i hear. They are starting to draw that down. They don't anticipate as a great of a of a hit on their loan portfolio as they once were fearing so that to me is a sign that things may not We probably won't have a huge surge and in foreclosures and hopefully bankruptcies yeah that would be That's always a good thing to hear talking with chris. Campus conaco phillips campus in lewisville They abandoned that project because of opposition from elements in lewisville to the overall development plan. And they have Moved it move that project to laugh yet and they just broke ground last week on this very large campus. It's right on highway. Four hundred thousand square feet of new office and laboratory space and they'll be consolidating from some other areas including including an operation in lewisville and some of their bolder operations but very big Investment in the life sciences sector in In the region At the same time we have eighty see biologics which has a campus in boulder. They are adding another one hundred. Twenty six thousand square feet there and announced that they are buying the former novartis campus. In longmont that is a very big project Six hundred thousand some square feet And they're going to be expanding their so That will be hundreds of additional jobs from abc As well as what medtronic is doing in lafayette so a really big big news in the bioscience sector here the life sciences sector in in the last week. It does seem chris like we. We've talked a lot over over the last couple of months of of you been on this program of people moving in a you know e- still in the state moving from city to city. Is that pretty common to see. I mean or do normally see like big big companies like this or in the life sciences industry when they make a move normally they move out. State is a pretty common to see a move around like this. Well it's actually encouraging that there that you're seeing this year You're right in the life sciences sector. That has been very fickle over the years. You might have a company that that has that grew up maybe in boulder and Got got to a certain size. And then maybe was sold and Potentially moved away However that seems to be changing you know array biopharm pharma which was a publicly traded company in boulder a few years ago. Soul to pfizer. I think for If i recall correctly that was on eleven billion dollar deal. Visor is keeping that in boulder.
