Yeah you know. And this is one that we We talked about a while. Back of this is a kind of the the final shoe to drop. Its closing after fifty two years and it's going to be redeveloped into Student oriented housing and this is actually a trend. we're seeing quite a few hotel properties that that have been converted of course know. We'll be redeveloped repurpose into ninety two unit student. Housing complex called hub boulder You know going back years. You look at the Hotel in downtown really the high rise that that was once they hotel and it's now at a housing project And we have others though. The the best western in longmont is being converted to housing There are two hotels in fort collins along Harmony and an oak ridge area that are being converted to housing. There's a a proposal We'll see if it gets through the city of boulder but a proposal to convert the millennium harvest house along boulder creek into housing That will face them some opposition but It is definitely a trend at the hotel. Market has <hes> has suffered in the housing market is red hot no crazy. I still can't believe it. The one last thing that i was was looking at that. You have some information on which is near and dear to me. Because i believe it is just down. The street from my greeley store is the travel centre that has kind of had some challenges as they're getting ready to close on that it down. That's well yeah. Quick quick trip out of tulsa has purchased that property for six point nine million dollars and of course that's the old Stampede trump plaza and double clutch cafe Quick quick trip is making a major entry into colorado. "So when you think of roundabout our gonna talk about zipper merging lane. And he says well well. Do you think of them in terms of being a friend of faux or a friend of me because sometimes things go really well in a roundabout another time because drivers are kinda like slamming on their brakes in the middle of a roundabout because don't understand how they work sometimes. Well they're a little bit of both but following up on our conversation yesterday with that region. For communications manager jared file. We're talking about the installation of a new around about two which oh well always sends a little bit of a shiver down mice fine because he never know like a box of chocolates. You never know what you're gonna get in a roundabout and i think he misunderstood me. Because i felt as though he was getting a little bit defensive about the use of roundabouts and no i understand i mean. They are very effective in keeping traffic moving. They can be very very efficient. And as i mentioned before the break this morning actually learned something that no. There has never been a fatality in roundabouts. And i mean they go back well. According to a piece out of the fort collins colorado and by miles bloom heart they go back to time immemorial as the case may be so. It wasn't too questioning whether the concept works. But sometimes i mean in theory it works quite well but sometimes in practice and if you had this experience you get into a roundabout and people in front of you or just doing all sorts of waka doodle things. And you're like no no no. That's not how this works. That's not how any of this words. But as miles blunt heart of points out in the port collins colorado in life is so darn busy that you might have missed that. This week is national roundabouts week. Six thirty nine now. Northern colorado's voice one of one thirteen ten kfi koa mornings with gail from the auto collision specialists studios and see miles. Gets it or at least. The headline writers did at fort collins colorado and because headline kind of says it all. I think it kind of taps into our midst emotions when it comes to roundabouts. Here's the headline roundabouts and zipper. Merging our polarizing. But here's why traffic experts say they work. Okay we're to find out why but as miles blunt hard points out to. Interestingly enough there is no zipper merging week now. Despite the difference in designation the to share something in common they rank among the most polarizing traffic situations and there are a lot of driving habits that irritate people for example. Not using your turn signal or driving slowly in the passing lane. I'm sure there's many many more but those are just a couple so as much as roundabouts in zipper. Merging frustrate some drivers. Well they're just really not that complicated hence the primer now. Apparently roundabouts were first introduced into the nation in nineteen o five and in colorado but just say colorado wasn't an early adopter of roundabouts didn't see roundabouts in the centennial state until the nine thousand nine hundred eighty s but we're still to some degree. Some of us are confused about how to navigate them correctly and well that kind of creates a love hate relationship with these traffic circles by the way colorado is home to around three hundred roundabouts northern colorado has its fair share of them among those are the largest roundabout on a state highway at the laporte by. Pass this larimer county road. Fifty four g. and highway two eighty seven and possibly the most concentrated the stretch who i can attest this one with six in two miles in loveland. You know what. I'm talking about on rocky mountain avenue west of i twenty five just between the crossroads boulevard and highway thirty four so there are plenty of roundabouts to practice on those simple one lane neighborhood circles which i. It's kind like their mini roundabouts. Whenever you find them in your neighborhood..

"Determined quite yet. It has not been determined and you know and foreclosures as well. I did some calculations I can't remember six or six or eight months ago. And we were not even seeing the number of foreclosures in the market that we did pre pre code so the the moratoria on Especially at a four federally backed loans. on a foreclosing not Federally backed housing loans That has Really restrained thing so we could see a backlog of foreclosures However the big question is whether the robust housing market will enable those homeowners to Perhaps refinance their their loans Because there were a lot more now or potentially sell them versus a foreclosure and has also Restrained bankruptcies So we think august will be telling month The moratoria foreclosures evictions Will end at the end of july and I think august going forward I think we will see some increase in foreclosures whether it would be a surge I i don't know I suspect that the housing market and as strong as it is might help mitigate that but We will see it's been it's been interesting to watch how all this has been playing out right. You know oil prices are on. There is the housing market. Has been very as well. It just a little is. Is this a little bit different of a period than you've ever seen chris or is this something. Is there time that you can relate back to and say you know the economy. The way that it's moving the way that it's acting right now. This reminds me of this. This time is is there something you can draw that comparison to well. I've never seen anything like this really if you look think back to the the the great recession is as you recall and a lot of your listeners. Know that really Was first manifested in weld county. Weld county was one of the first to be hit by the housing glut and foreclosures Throughout throughout the market. And i remember i believe it was paula. Zahn from cbs was Shown in one of the triathlons. In frederick are firestone with tumbleweeds flowing behind her As as the housing market really collapsed that was really a financial crisis and And a housing crisis. There was a glut of housing. That is not true today There as you know. There's not a glut of housing. We have a shortage of housing. So this is is very different than anything. I've seen and we have not had the moratorium on foreclosures and divisions that we have seen here for the past What is it probably fifteen months or so so it's a very new so a lot of these things are We have to wait and see what the ultimate impact will be as the economy tries to wean itself from all of these federal dollars At the same time there's there could be more dollars coming into the economy with the infrastructure package that that congress is talking about in terms of The the bankruptcies and foreclosures i think that The the next The next six months are going to be very very telling for whether we're going to ease out of this or will we have a big jump in those in those numbers. What does your gut tell you I think that we will have a jump But i don't think it will be as bad as you might expect by looking at the pre covid Foreclosure numbers for example. I don't think we're going to see everything just Surge that much but I i do think we will have a job. I do think that that will occur. I think that there are There are some problem loans out there however The the the good sign. Is that the bankers that i talked to and we talked about this months ago that they were putting a lot more money into their loan loss reserves in anticipation of losses. Well now i hear. They are starting to draw that down. They don't anticipate as a great of a of a hit on their loan portfolio as they once were fearing so that to me is a sign that things may not We probably won't have a huge surge and in foreclosures and hopefully bankruptcies yeah that would be That's always a good thing to hear talking with chris. Would editor publisher biz west Chris last topic here we wanted to get to is There's been a move. Medtronic is going to be moving. Its campus it. Yeah so they you know. They were looking at relocating consolidating. Some of their operations in lewisville. You remember back Many months ago and That project was called red tail ridge. It's the former storage tech. Campus conaco phillips campus in lewisville They abandoned that project because of opposition from elements in lewisville to the overall development plan. And they have Moved it move that project to laugh yet and they just broke ground last week on this very large campus. It's right on highway. Two eighty seven south of the good samaritan medical center and they were going to be building. Four hundred thousand square feet of new office and laboratory space and they'll be consolidating from some other areas including including an operation in lewisville and some of their bolder operations but very big Investment in the life sciences sector in In the region At the same time we have eighty see biologics which has a campus in boulder. They are adding another one hundred. Twenty six thousand square feet there and announced that they are buying the former novartis campus. In longmont that is a very big project Six hundred thousand some square feet And they're going to be expanding their so That will be hundreds of additional jobs from abc As well as what medtronic is doing in lafayette so a really big big news in the bioscience sector here the life sciences sector in in the last week. It does seem chris like we. We've talked a lot over over the last couple of months of of you been on this program of people moving in a you know e- still in the state moving from city to city. Is that pretty common to see. I mean or do normally see like big big companies like this or in the life sciences industry when they make a move normally they move out. State is a pretty common to see a move around like this. Well it's actually encouraging that there that you're seeing this year You're right in the life sciences sector. That has been very fickle over the years. You might have a company that that has that grew up maybe in boulder and Got got to a certain size. And then maybe was sold and Potentially moved away However that seems to be changing you know array biopharm pharma which was a publicly traded company in boulder a few years ago. Soul to pfizer. I think for If i recall correctly that was on eleven billion dollar deal. Visor is keeping that in boulder. They're investing in that campus Metronomic has had lots of operations here and has chosen this area for this This consolidation but it's also going to be a net increase in jobs But you can see how fickle it is The the boulder and longmont facilities..

"Is not sure how. I wonder if he's going to run for governor. I mean i think that's what he has his eyes on. Maybe attorney general. He's just my name is bush. I got to run for something. He's been land commissioner for two terms right. It's not like he's just running on no i of well. Yes and no i mean. Whoever was texas land commissioner. Actually exactly who even knows what that means or who it is. I guess they deal with gas and oil none. No that's the railroad commission. The railroad commission has nothing to do with railroads. Nothing just oil and gas. You're new to texas. Start taking notes. You know that. Oklahoma governor kevin stick has signed a bill naming a stretch of highway after former president trump. It's a state highway. Two eighty seven starts in boise city. Yeah extends twenty miles along the panhandle and finishes on the southeast oklahoma texas border. So it's pretty much nowhere. It's rolled that starts and ends nowhere but it is now going to be named the trump highway. All right eric. Couple of gators spotted in lake worth one of them ten feet long. These things are massive. This is what you see along alligator alley usually not in texas and florida. Yeah there is a big one too smaller. Gators guy jimmy martin. Junior just happened upon them when he was out for. A hike is that he's heard there were gators at the lake but this is the first time we seen one. Yeah it always comes across as some kind of rumor burners in there and the fish and game people say well occasionally one will wander wandered down you know from the from the florida gators in the water. You never go in anybody you feel about it here. It's not just the gators. Actually i'm more afraid of the the snakes. The water snakes water from a gaiter. They say you should run in his zigzag pattern right because they can't do that because they can't do that. Run in a straight line and they can do that fast. They can do that if they can run as fast as a horse but also they say they say a lot of things. they say. They're not particularly dangerous because they want to stay away from people so that's why we don't see them very much they're hiding..
