And it happens in regular sessions and specialisations and in some ways in special sessions. It's easier for things to twist twist off because they have There's a compressed timeframe right for everything to happen So we have about two weeks to go in this special session. We we for served for sure have at least one more This year looks like republicans are going to ram the Hard line conservative agenda down the throat of the democrats now. Even after coleman gives that prayer about finding common ground you are already seeing the bills move in the house that have to do with elections. Which of course is why. The democrats walked out in the first place. The democrats would say that. The elections bill itself the impetus for it is the big lie. The president trump has supporters continued to tell that he's still the president and he could be reinstalled at any time because he had the election stolen from also on the agenda Transgender kids in sports which was a nasty fight during the regular session. Also on the agenda. is more abortion restrictions and on and on and on and one of the big key points i think that republicans may be getting wrong here because i i get i get the the impulse to want to be mean and be punitive. Do these democrats after they were on the run but a hard right agenda. Jeremy probably doesn't play well for republicans in a lot of the same places that they need to win to retain a majority in the texas house next year. I'm not prediction predicting democratic wave. But i can tell you those things that i was just talking about. Do not poll. Well in swing districts of the texas house around the state districts will be changed some in the redistricting session. that's gonna come up. Probably in september But in those districts that are in suburban areas like which you mentioned collin county earlier also in denton county fort bend county hays county williamson county. Those places. the districts can't change that much because the texas constitution has a rule that says for the house districts have to basically stay within the county. There's a county line rule and they have to keep the counties as whole as possible in the rural areas. They can go outside. This county lines a little bit more because they don't have as many people right. The whole idea with redistricting is that you're trying to honor the constitutional concept principle of one person. One vote of course we know politicians use it differently from that right they they use it to choose their voters the map drawers which will be the republicans in the legislature. They're not similarly constrained when it comes to the state board of education or the senate or the congressional districts that's why those look the way they look and we get those you know funny maps by dan crenshaw district and stuff like that But the the hard feelings long simmering resentment that was right right to the surface during this whole last..

So the best of Austin is where, well, the first thing on the list here is 30 Miles away in the city of Bass Drop drop. Yes, Southeast Austin. Southeast of Boston. With a population of about what 9 10 12,000 people out there. Bass drop in recent years has become a microcosm of many of the things people have always loved about Austin, For example, the film scene Several film studios have already set up operations in Bass Drum count. There's a big one all huge, and in fact, there's there's a 546 acre film studio movie making facility recently received a green light from the city backdrop also counts some celebrities among its residents. Oh, I think I knew it located from Hollywood during the pandemic in terms of food offerings, they got a wide variety of things. There they got. Has Barton Springs in the Green Belt, but Dripping Springs has Hamilton pool Reimers Ranch to destinations known for offering activities like swimming, mountain biking, hiking, rock climbing. They got it all. They do have you? Have you been out there to Hamilton Pool had been in a couple of years. It's been a long time. I would love what else he said would go. Yeah. I used to go there in the afternoons before my son actually started school public school. He would go out there in the afternoons. Really? And we went out there wants And nobody was there. At that point, Todd what I was going to say, Did you think you were aggressively priced or where were you? Midler felt like we were, but we've had two comparables across the street or in the neighborhood that had just sold for very similar pricing. So that's why we We did prices we were and look, you call it a lottery ticket. You're trying. You know you have an opportunity to sell, and I don't have. I don't have to tell sort of I'm in the right seat right now, but I just Well, what was some of the feedback you've gone from some of your showings, Maybe. You know, Um The only feedback was that the countertops needs to be redone and interesting enough. I don't want to get into the whole lot of details, but we had somebody that was showing the house that said it might be overpriced. So I have an agent issues that I'm worried about a little bit, but it's really not the deal. The deal is is I just want to kind of figure out the best. Yeah. What about what about selling it off market like as a pocket listing for well, and I was going to say like that if you either get the auction effect or you don't. We had an agent in our office and we've shared this story with most sellers since this took place, but it was around the same time period. Different neighborhood. He was listed for 4 17 and was on the market for 50 some odd days, no offers. They reduced the price to 3 99. So it was at 4 17 for 52 days, I think dropped it to 3 99 multiple offers emerged from the bushes from every direction and start battling with each other and multiple offers, and it ended up closing in the low four thirties. So it ended up closing over $15,000 more than what? It sat on the market for 50 days at and that it's because there were multiple people that wanted it. They were bidding on it, and they become validators for each other and say, Well, if four other people wanted. That must mean that the price is worth something more than this, And they didn't have that when it was 30 days, 40 days, 50 days on the market at the 4 17 that didn't exist. So there is weird psychology that's happening. These buyers are are going through a lot of emotional roller coaster. They're trying to figure out what to do. I think you can price yourself out of the neighborhood to what could happen even if the house across the street was very comparable and sold that we don't know what the prices But solar X Him listening at X might have isolated four or five buyers at 10% below that they could have been it up 12% higher or yielded yielded that number so there could be some other details. And we could. We could revisit it after the show and take a look at your photos and see if there are any other problems with maybe the way that it was being presented, But it could neighborhood anyway. Todd?
