"Gary. You got you got greg rice. It's launch of the playstation five or they're going to be all an indies. They have this initiative and of course like bug snacks, and all the other indies. We saw at the playstation five event. Okay, they're putting them front and center again. The other big question for playstation five is men for that generation. What is playstation now going to be when they come out and they do talk about playstation five and they talk about all the services and bells and whistles. Are they repackaging playstation our putting playstation, plus are they getting more aggressive about it when you think of the fact that like it's not every first party playstation game. That's on position now. Where do you get in? And how do you actually? Get people excited for this service. Do you rebrand relaunch it and then? To see them maybe I move. Maybe not. Maybe it's just the only move there. Doing say that they're actually. GonNa put a new indie title into playstation now remarked that it gets exciting, but when you sit there and you compare it to Xbox game pass. It's a different ball of wax. Well I was GONNA. Say What one one game a month sound still sounds like pretty slim pickings. When you compare to what game pass does really well, they're putting. There's other stuff they put into place issue now for the record is just that one new place when indie titles joining places. Weird commitment again to what you're talking about. Mural on that. So I'm GonNa put you on the spot. With A, would you rather? I'm going to say for the next. Two years I'm going to make it easy for the next two years. If you could only play, AAA games or INDIE Games. Oh which way would you go? which what would you rather do? that. Doing it to you I was going to be between xbox and a game. That's too easy. indie games only or AAA Games only for the next two years. You'RE NOT GONNA. Like the answer I would say. So so the way I hear when you say that Greg is you don't care about bugs next. I.

"Abused I'm Greg rice with the supplyhouse dot com fan highway patrol one thing I do know is that if the will pond still on the Mets next year the off season is going to be very very very very cheap that's what I fully expect they will be logged out by Philly yeah you you DO you just are Jason stock I mean who knows what that'll see is going to be like no but but remember Jayson stark also said Hey guy like Mookie Betts is gonna have to settle for a one year price maybe write T. real motel right I am not confident at all that if the will ponder still owning the Mets there will be any position in any position to say you know we should do let's get Mookie Betts on a one year deal well I'm not confident of that no one B. but there's a lot going on with them selling the team third McEnery does a great job for the New York Post he's like he's our go to guy with the wheel Pufnstuf Thorton good to talk to you how you been what's up guys we are doing all right my first question is explain it for me and Joe any other baseball fan out there what the wheel ponds trying to do with this loan that is due in late July that they own a I guess long JP Morgan chase for two hundred fifty million what's going on with that situation for the wheel plans right now well the credit facility in the country a long term loans product that has educate and take them out and they're basically so to wrap it up by the end of this year if you resell it they're pushing it back buying and sell you more sites cute chick to make the steps work for them he should take some pressure off of them they get if their death situation is not great yes that's what I think the pressure off of it just it looks a little air out of the balloon ending eight give it buy them time which is really a problem I think the everyone you talk to around yes it says you know who will conduct a crime is not on there the way things are going with baseball the fact that the bill bond rating is now better job to jump ship they they look more and more like a half dollar quickly those kind of New York one of us a little bit about it a little more a little more what is all this is that there's no offer yet well there's no deal and then that they're looking for a little more time to make this work and that's is there any name and I. L. A. how about needs a move towards the call when we've heard you know J. lo and A. rod I mean is there anybody that's even close that is at this point you're talking about the war plans by themselves time general Clark said last week yet some of us here they had forty five shooters on that yeah some kind of transaction will be made while we're not sure how many shooters there are I mean it's it's definitely get out of here out of it if they say they are very much about this Josh Eric Nicolas that are right at double figures those guys there are definitely fishing in a tired look as a private equity they're going to pay a five dollar problem which are that's just the way they do business they're not gonna go out make up they offer other Koreans work there is another buyer that were working out other potential buyers order what we're still seeing or hearing about we can't perform then there's word of international buyer I mean around here I can't believe that would be there was rumors of a curry and it's nature's and it's being but that has sort of knock it out in our reporting but the the massive right there they think they have people who are just as but right now it doesn't seem like there's an offer on the table Hey guys this was their if they are if they want to do that would appear to be one of the most powerful option exiting our guys know how to do that you know how to buy a sports energized they automatically automatically franchise they know what they're doing and if they they have the capital that they want to do it they could do it but again they're looking for the ultimate deal and so they're my leading auction with it if you want to live there that works but the favor but by the will conduct any credit facility there thank you we are not really want to put a deal R. Z. better off making a deal look it right now it looks like we're gonna baseball season twenty four hours ago didn't look that way what does having a baseball season due FOR the will ponds time wise does it help them by time or they one of those teams that would benefit from there not even being a season at all where they fall on this it's really a query I what makes it what it would look like if there was even some are stating there's not I didn't really talk to older daughters account down they're they're they're kind of I believe I mean there's no revenue right back and what our revenue share or baseball the hard work people getting it done so I mean maybe some revenue everyone at all but then again you know after a pro rated salary so that could be an issue and out of there I don't know yet what dedicated as the owners on how you'd be and baseball all the sport is so reliant on check it out what but many of the other like sports so yeah I don't know I mean I can't really look at options that fight for the wheel on the specially but every day for the whole but some revenue you think would be good and maybe in the back put a park all the product on the field potentially that could in some way to make them feel a little more thank you maybe for people to come in but right now about he gave me a plate at the heel is no real idea of what this would mean financially but would you give your marijuana as it is this year back back but if you buy a vehicle in today you're not.

"And guys who spin pretty wet month but it's nice to have things getting a little better now weather wise last week I was talking to Greg rice we were talking about the building up and structural support may be required for that can the differences between building out and building up so if you happen to miss that show you can go to Dave fox radio dot com and there you can actually listen to that show or any of our previously broadcast shows so stay fox radio dot com in love to have you invites you to go there today I've got Steve Dempsey with me Steve thanks for being here let me near here yep so Steve our sales director and Steve you are the one that deals with a lot of questions from homeowners about remodeling so today we want you to answer every single question they have ever had I will answer I Ryszard action that I struggle and you got to think of all of them to I pretty much know what yeah I think so yep so well no we never know mall because in remodeling we always run into things that we've never experienced before right fair enough yeah okay that's what's fun about this business so appreciably tuning in and hope you know might have a little fun with us as we have fun together because we just have a fun time working here only I absolutely love it yeah we have a great camaraderie and just a good team of people and we all enjoy working together yeah there a lot it was really fun to work with only four and go to work every day yep three more and if you go to our website and look at all of our employee photos you'll just see how happy everybody is is kind of cool because they've got little animation there we see each of the photos the photos on our website are great for seeing all the employees in a much fun they have here Dave fox okay no more fun we're going to get to work now about back to work at the all right so again thanks for tuning in today we really do want to talk about questions homeowners have about remodeling and I'm sure that here we are getting closer to summer and it's usually you know spring and also falls when people are thinking about doing work to their homes and I'm sure there's a lot of people it has been a lot of time in your home that are anxious to get some stuff done so we are having a lot of those people call us and ask about remodeling or with their particular scenario someone needs that they've really recognize that their family has now that they've been in the house a lot more than before and it's just brought to light you know maybe some of the shortcomings of homes and how they could be improved or if maybe some of you I think about the wonderful projects we've done in the past even now all these homeowners have had great living spaces to enjoy father spending more time at home yeah they they all the projects that we worked over the years that they really I've been trying to find the best way to make their house a place that they can just enjoy and love time and not have to go to the heartache of moving and stuff like that yeah so that's why we're here so Steve when people come to us some people are just very knowledgeable and maybe they've been through Molly before or they really researched a lot they know a lot of what they wanna do they know a lot of the products out there they have done studying and kind of know what the process is like so that's one end of the spectrum the on the other end is people have never been through all of them before they have so many questions and they're unsure about a lot of stuff they're obviously very concerned about the company they go with scissors somebody they can trust somebody that will help them through all the unknowns because if they're not experienced at this you know they're going to be trusting someone to make their help them make the right decisions that's right I mean yeah dressed as a big part of any decision you make as far as the model you choose yeah and that trust I think involves working with somebody that's really looking out for their best interests yeah actually the it's one of the first things they can ask about remodeler you know as you know how long they've been doing work and you know if they're gonna be doing work for you are they can't listen to what you're saying you know they are they can be like you said looking out for their best interests that's going to come down to really come and say listen the garage has been a lot more time listening than talking yeah as we said on the radio sure yeah and taking the stings that the homeowner says and being able to kind of interpolate in a get them the solution they really want even if they can't articulate well right because I mean they're actually coming to you unhappy the new diet now it's my job to make them happy yeah which isn't always easy thing to do gotta get inside their minds a little bit okay so how do we do that with what's are some of the initial questions you get from people well the list is long actually that people are typically asking usually when people are calling you know they really can't want to get done they greedy now how much is my side project and the cost and how how long does it take to do it and then usually right after those questions are why is it costs so much then why is it takes a long so it's got into question well you didn't answer them right well the one thing is is that you know a lot of it comes down to the homeowners just like said not not really kind of knowing what it's like and why it takes so long to do certain things here that maybe they built a home which you can take anywhere from six to eight months to build sometimes longer but you know control home but you know when you work with a remodeling project remodeling projects are much different imali projects has people living in the home and the contractor being limited on the amount of time they can be in that home a certain amount of time during the day and during the the weekend on the weekends so and keeping that balance mmhm and you know going into the questions that a lot of rumors get when I talk to about how long to prod my project and take you take a a a simple kitchen project you know how long while hello kitchen project take they'll take almost any range anywhere from nine to twelve weeks sometimes they can take longer how customary and when they asked that question that's always followed up white's takes a long and the one real main reason being is that you live in now is that the general contractors and subcontractors people actually working at the come into your home if the terror set up their equipment every single day they have to you know the house he would take a lunch with us that way for you to get out you know if you're there in the home they can't get there at six o'clock in the morning they had a way to like a reasonable time maybe seven thirty or eight and that the set up then they course take lunches and stuff like that too and then there but also at the clean up and tear down and put stuff away and I chops into maybe three hours of regular work day so again if you have any hour work day they only have five hours a day to work on your home every single day actually do physical work now for doing a new home model number nobody living there in get there at six thirty and bang away until you know five thirty six o'clock at night nobody's gonna there was a marked as sent away for modeling industry yep we're actually invading people's privacy we're going right into their homes where they live and that's a whole different scenario which means it's a different ballgame for hiring employees that work in those situations to yeah yeah I can't I just can't randomly bring in somebody that scat bad hygiene but has a foul mouth or no work around people their kids and something people that we want people they can trust and feel comfortable in your home exactly while you're perhaps I've been home there yourself himself yes mazing how may times we're working for people that might be here on long vacation or maybe their jobs taken them to a different part of the country or overseas or something and so we'll be working in the space that we can have all the electronic communications so we can keep them updated lots of like term communication now yeah that's for sure more than we ever dreamed of but that's the way you are so again got Steve Dempsey with me he's our sales director and Steve you've been on show number times we've talked a lot of the or the sales side of things and working with clients through issues so the next thing when I want to talk some about really kind what the process is and how it how one of our design consultants would help a client work through some scenarios in some of the questions that they would come up with and some of the solutions that we typically offer them so I'm Gary demi's with the foxes idle rollers and we will be back here right after the break from yeah.

"For just sixty four ninety eight a month make the right call and switch today I'm Greg rice with the supplyhouse dot com fan highway patrol Princesa coming up in about seventeen minutes right now naff is in Lawrence enough where it what's up naff hello what's up bro are you thank you for taking my call yes sorry yes I'm so yeah you hear me now yes we are general virginal okay okay we'll go we'll go thank you or they might call you with the best team guys and the only goal Mike Palmer very serious guy very soon the able to poking that bear a Yankee contact them at yeah I thought they were not yes now I want to argue before everything happening what do you think if it's happening to the creature from the Yankees the demands on the truth posted on Mar oh I'll go out the third baseman for Max Minghella do harm yeah yeah and I don't think the Yankees are doing I don't think it's gonna be any delay call go online and use me wonderful it's going to happen I read would pool report me as a very serious guy who wrote that the Mets would probably ask for me get laid to heart that is not the same right that's not the same as the Yankees are going to trade Miguel Andujar for Stephen mats that is not gonna happen none of this is going to happen the reports probably accurate Pumas L. over reporter the Yankees probably contacted the Mets offense even match but over the years the Mets have been afraid to trade the Yankees anything till they were free thank you in August right because all my god god forbid papers at home on the subway Sir right right so the idea they get a trophy to Steven Metz who they've invested so much time in years into and the best may be yet to come even after they did just get a trade in the eighties when they don't have a ton of starting pitching depth to begin with it's not happening in the eighties and not treating the Mets Miguel Andujar it's not happening I'd be very very very surprised if it happened I think there's a better chance at nine am I gonna go that far I was gonna say is a better chance of the match winning around but I can't even say that that is a better chance of seven C. even still you know I'd otherwise it's not happening John Oxford Hey John John how are you Hey guys thanks for taking the call so you know I I don't know if anybody brought it up you know Tony Romo just signed the contract the million a year right yes yes and somehow saw what he thought NFL players have brought this into their contract negotiations to say that there's money out there now what I want to ask you to give money out there well exactly like what does that mean exactly right it was Michael Thomas left the quote I mean I think it was just had to deal with for more money because of Tony Romo got that kind of money there has to be more money out there but what I don't see what caster has to do with with the guys talking more about the CBA and how much money maybe more the player should be able to earn and because that money they the guy that yeah I want to question your guys now you guys aren't it at CVS not too many games but let's face it you guys are more directly affected by what people in broadcasting make them NFL football players when you see a guy like Tony Romo getting that kind of a contract yeah you know this is kind of tongue in cheek but I never we'll come back to guide even at your level or levels around me like all my god look what's out there now John I gotta be honest with you I'm happy for him I respect anyone who can use their leverage and anytime or because he was there was talk about him going to Monday Night Football god bless that's America baby CBS didn't want to lose it make as much money as you can it god bless you but it has nothing to do with us because he's a former athlete broadcasting a football game and work to you know watch track about sports on the radio right it's not the same well but not high profile guys like Tony Romo we didn't play in the league right Russie I can't have been that Tony Romo no I don't think so but honestly good for his office seventeen RT the guy was able to take being a pretty good color analyst in a seventeen million dollars good for him now here's where I would I don't know said rip CDS but here's where I question CBS and ESPN okay I'm gonna give them a little love news flash Giovinco and me Evan Robertson everyone else listening while watching a football game right even when you don't even want children let's be honest for you and I can watch football without having the eight ounces he Tony okay let's let's be real please do you think a rating point isn't affected by who the answer is no okay do I like certain announces wanted to win a game like when I in those two games the white you know of course I like that but I mean number one I'm not watching the game only because I and although I do watch that new games with Ryan but that still don't know if I would put that in that category it's different it's different talk about football right yes what pulled on one matter so I ask this question I notice people do use is doing to damages upon going to lose it as we are not watching a game the guy like Tony Romo good for him again is he worth seventeen million dollars when most people are gonna watch the game anyway I don't know if that's the wisest spending of money well like ESPN Monday Night Football we kill the announces the rupee in ounces even if they put together the greatest crew in the world yeah we will read them as much for watching right watch me either way right I've always wondered about that like if you put any other broadcaster of course you want the best for you can have of course you want the product to be good but Tony Romo is not driving ratings now is driving right now with that said god bless Tony Romo you go the guys making seventeen million dollars a year and then somebody broke it down how long it would take how many years of the deal we would have to have to make more money as a broadcaster and he made his NFL career the second ticket how many years you have to have to do it I bet he guided the show you mailed a hundred twenty nine million is a like that's like a ten year deal this contract right was mortified that's all I've said I think that's what they say they will give you the exact number is more than five to ten years these get a hundred seventy million dollars right pretty good the reason why I got like Michael Thomas brings it up is because we're involved in the C. B. S. at CBA negotiation that's going on the problem Thomas is in is that you should be involved in the union but if you have a problem with the way the CBA negotiations are going or you don't think the split is fair enough for the players or if you want to place seventeenth game hot you should be fine the big the non guaranteed money you know that's not changing of course not but at that so that is that's it and you signed it you know you signed an eight year deal let's say in the NFL yeah you got X. amount guaranteed and there's no guarantee you seen all that much right and remember the split is less than fifty percent of the players get as compared to the owners right again leads about forty eight I think it is I think the new offers are right in that range in the forty eight range will be active be involved if you're Michael Thomas because star players can make a difference in the CBA negotiations and god knows we don't need anymore it works opposite any sport for that matter I'm all worried about it with the NFL was still a year away even if the players don't approve this deal which you know what they should ever had the union the baseball as they have in the football union is never been as powerful as the and all these all you need is gotten weaker over the has gone I was about it out definitely has but the the plan he's got weaker the player should turn down the sea I don't know if the look at Donald fear already knowing that jump to the NHL yeah yeah the players to turn down the CBA it's very simple why they should turn on the CVS because they don't want to play seventeen games and you've got a few really believe most players do not want to place seventeenth game then you stare the owners guys and you say we are not playing is seventeenth game do you really want to lock and I hope that all that I hope that I'm with you I don't want to see seventeen games I don't either I don't think the players want to see it I think a lot of fans who may be in the minority on really we don't well yeah I think a lot of fans want to seventeen a lot of fans will more football and I love football but if you need extravaganza bye weeks that's really what they should be we've been saying that for years come on I totally agree with that like they did in nineteen ninety three yep totally agree a little stretch of the season now exactly you're maximizing these nationally televised games that we can all watch yet but I'm going to Robert's coming back this is no ordinary sub shop this is firehouse subs tired of overpriced lunch is that under deliver on flavor head to firehouse subs.

"You wanna call it today with Greg rice with nexus property management Greg thanks for being here with absolutely brother yeah man so the last segment if our listeners miss this we are basically talk about how the customer is usually wrong okay that's a pretty bold statement to say Greg you know but yeah but to sum it all up for our listeners that just tuned in to sum it all up with that basically what I think you meant by that was simply if it's not good for the client we're not gonna do it you're not gonna do it you're not going to steer them down the wrong path because something they want to hear yes so that that's that's the bulk of that's a valiant effort that's like right thank them way above higher level thinking yeah that's what I mean it makes sense though so why are so many the wives of so many yes people out there in the damn service industry I don't know how to say no why don't they know how to say no why are they telling people yes if it's not good for them because they're soft because they're soft I agree with that I do that I think a lot of people are soft why are they so now you dig in onion layers here it's so many things is how you're raised design product that's how are not raised or how much you need the money true people can smell that too or how much you want to pressure Barcelona blood or how much numbers are important to you like to show many extraneous factors that make people do things that they don't want to do there's only one number that's important to us and and that's how many happy clients we have that's it in our clients due to our clients they're happy for the most part not everyone because you can't make everyone happy any but our clients for the most part are happy they appreciate the way we go at it on the disappeared team because we are up front yeah we tell what they need to hear now what they want to hear and they're not used to it I've had people literally tell me get out of their house before because they're like well you're not going to do what we want you to do well listen here is the news flash I can't do what you want me to do because it's impossible I can't sell your house a hundred thousand dollars over price when your price that four hundred thousand because you're twenty five percent over the market it'll never of praise it just won't sell so you're not gonna go down that bottle now because it's going to hurt them it's going to hurt them but they take offense at the time sometimes I've had people call me back after they said you know we spoke with you know for five other realtors and you know we realize that you were being a real deal with us we appreciate that street straight up that that's the type person I respect you know why because they admitted that they weren't right like it I'm not always right yeah I've been wrong I've been wrong sometimes right so I did this study I love this study I talked about on here before but I'm to bring it up again right our our past one hundred and fifteen listings that we've had on the market Greg right that we listed not the buyers and that we listed we looked at the amount of people that listened to what our advice was and how to prepare their home how to price their home how to keep the home like you know stage during the the showings how to keep it clean all that stuff right how to negotiate they let us do our job it was eighty one percent of our clients right okay so nineteen percent of our clients didn't listen they didn't take our advice on how to prepare the dinner take our advice on how to prep they took more than eighty percent of our time yeah right and they sold their properties for five five percent less that's twenty thousand dollars on forty grand five percent less with three times the amount of days on market now we're digging to try to find out how much money they lost during repair request I'm guaranteeing that these people probably lost about twenty five to thirty thousand dollars first the clients that took our advice that clients wrong okay so the question to you is why don't Sir in people take advice edit you know it's not even necessarily their fault right away it's because there's a perceived there's a perceived I there's a there's an idea out there that sales people are only in it for the commission right in in obviously like first off who the hell goes to work and doesn't expect to get paid so because you work at a restaurant in your shaft right that you're working on commission to because if you don't if you don't do a good job if you don't if you don't make good food you're gonna get fired right what is the difference you know what the only difference is the differences with commission professionals the simple fact that we show up to work and we work and we put in about forty fifty sixty hours and sometimes don't get paid right we don't get paid until you get paid until the job is completed and that takes a big set of balls it does take up a big circle yes it does it takes a big set of coolness and eight but the whole thing is is the reason why they have this perceived notion is because it's simple because they've been lied to they've been burnt we've all been burnt I've been burnt right yeah by people by friends by sales people we've been burnt but there's always there's always that select group of fine professionals in any any profession in any field that is going to lead you to the direct the good way I think and I was a big rant I would let me hear your thoughts well what I can say is that you're you're on the head you hit it right on the head you're given data I'm given philos philosophy you know thoughts thinking you're given numbers to prove my point that if you follow your professionals advice you're gonna make more money and the jobs going to get done much quicker that the data doesn't lie in the data may change time to time but we're gonna track it doesn't lie if you're a know it all and you know how to sell homes why are you calling in what's up sometimes they don't sometimes we find and call them okay in less than others Hey but that's the point is like if you're asking for help you have to accept all of the help yeah I don't think there's room to piecemeal like do this we do that way I like that that's good meme just asking for help you have successful writing that down on sept all of it I liked that worlds do it on your own I think when you try to do both it muddies the water and it just gets really sticky except all of Emilio's help on our end eighty six steps whatever it is or accept none of them zero I give you a prime example of this yeah I hired nexus to to management my my home right so I live there for a couple years my first home that I bought but a lot of money into it yet loved it right I hired nexus you guys brought in tenants some fantastic tennis but one of the tenants in and how were you to know socket he didn't pay you didn't pay yup and I was so mad I was like I was mad at nexus I was mad at the ten and I was mad at like not really mad at it Gregor nexus like but I was like this topic because I'm trying to cover my payments and I got this crappy ten in I got in the way of nexus tonight and I remember this I I regret this right and I appreciate use for still be my friend but by like literally caught myself telling Greg how to do his job and then he said brother you have such a calm demeanor is a brother we do this every day please let me handle it and it gave me a reality check like all my god like like I'm doing what some of my clients do to me and it's only human nature yeah it's not a bad thing but dude I felt so bad and and since then auto drive I let nexus handle it dude it's like clockwork I get deposit in the bank account every month sometimes not but you guys handle it yeah done the one less stress off my off my back she got let go sometimes like you're selling my house right now yeah I'm not getting in the way it all on Hey you haven't said anything to just if you could sell sell it great I'm not gonna tell you how to sell it I don't want to sell it yeah I don't know how to sell it so we're both on the same page and that's a prime example for the viewers we do it as well we're not just preaching to the choir here we're following the messages that we preach hundred percent we're humans were all humans we all need help in something yeah totally "It wasn't that they were following orders. Some of these motherfucker seeding relish that shit. Arrived was one of them. Good riddance. Yeah. She did try to be like if I didn't do a son with killed means. You a smiling you made me bay fuck that. No exceptions. I hope before Wrigley's a show. He shoots up club. We may get our age baby at all. I guess it ain't gonna be Jason gave right? Greg rice, and I didn't have much this week other than what if it was Henry who killed that savior, Rick and said the hole was small enough like a ERO, but what if it were a little boast after Henry used to peers dues chess anyway to next week enjoy Rick fucking nut while we can't. He's great. Well, we know that according to the show it was the the dark haired savior with that boat gun thing that killed him where you look for to next week care. To see what Maggie and they're going to see if somebody stops them part of be awhile. But to see if oceanside will be held accountable for their actions. Yeah. I wanna see what happens when the mystery comes out, obviously what happens with Rick to episodes left air. I I wanna see what's the deal with Jada. She trading humans, and what does that mean? Because when she tries to to like capture these do she used to put those fucking zombie fucking artistic projects in faces. And so were they not there to buy them where they don't make them host steel like what the fuck was the pointed zombie art, she was doing things. So I don't know I have a lot of questions, and hopefully, we get some answers. And you know, my guess is that's where Rick's going. I don't think they're gonna kill the character. I think Andrew Lincoln will have the option to come back to the show. So they don't wanna kill him. Right. But they'll probably have him giving away by. By this. And just put them in a box for you know, the p put out later if he ever wants to come back. I guys it. So you guys California until next time. I love you. I love you too..

"Thanks for joining us at the roundtable today. This is Amelia dispirit on the local realtor here in Rhode Island in running a team of real estate professionals in Rhode Island in Massachusetts. And we're talking about everything real estate now specifically property management right now and opportunities in real estate with our friend, Greg rice from nexus property management. Gregg, welcome back to the table. Hey now. Hey, what's what's up? Greg. Nice to have you there. Nice to have your hair with us. And you mentioned before when you were coming into the studio that you wanted to talk about three ways that investing in real estate is actually better than why it's better than investing in the stock market. Yeah. Absolutely. So a lot of people will get their money and say, you know, what I'm gonna put it in the stock market, sure. Instead of buying a rental property and for most people the everyday working class like you and me, it's not the best decision. Why? Okay. Number one reason in my opinion opinions will differ. But when you own a rental property, you have direct control and influence of the outcome. So think about your three families that you're buying. You're going to make decisions that affect your bottom line. Tenants the quality of the building the condition of the building you're directly controlling that. Well, I thought you were directly controlling that. For me. Well, you will be we will be, but we're going off of your direction. Yeah. That's my point. Yeah. Absolutely. Now when you buy a stock what control or influenced you have that's legal. Solid. Valid point nothing. You really a bystander? You're waiting for other people some board room to make decisions and you're hoping that it works out for you. What kind of strategies that? It's not a strategy. You got me. Yeah. Okay. So that's just my first point here. The second thing is the tax advantages. So, you know, you own a bunch real estate that everything is deductible except for your principal mortgage payment. Sure. So your interest your insurance your water Bill? You're sure Bill your property manager. You're leasing fees. Your maintenance bills, I could go on and on. This is all deductible,.
