And I go to my Presbyterian church or nondenominational at four churches, a Catholic church on the west coast and the Catholic church on the east coast and Presbyterian church on the west coast and a nondenominational church Presbyterian church on the east coast nominee. Church on the west coast, try support and four churches. That's what we do. Now in the Catholic world if you miss mass, and it's your fault. You are not allowed to receive the sacraments into you. Go to the sacramental confession. I had missed mass in January the first time because I was on a plane with John Bolton we were in Israel. And I didn't think I could find the Catholic church. I'm sure I could have. But I know there are some down at the old city in the. The most sacred of places, but I didn't know how to get there. And I didn't wanna cause anyone problem. So I missed it. And I kinda thought I was on the edge. So I waited too to receive communion on Saturday morning. Got a confession. To a nine o'clock confession. I'm not gonna name the parish not name the parish. Ought to have a meeting right now say we're going to have confessionals open from noon until seven every day of lent. I believe confessions are heard on sound day. I do not believe there on holy Saturday. But every day that they're heard from noon until seven someone's going to be in the box because if you want people to come back to church gotta make it easy for them to come back, and you can't quit 'cause you're bored. Or yet, you gotta tennis game or a funeral. You make sure somebody is there who will stay as long as is necessary to hear every confession Atlanta. I'm so worried about those twenty people who knows what got them there. Maybe they were just regular penitents who make a habit of it. I don't you know, I'm a two months three months guy. "We have faith d- initiative, and we have a tutoring program where twelve hundred of our kids offer tutoring to inner city kids from eighty different schools every day between three o'clock at eight o'clock. And so a lot of people have become interested in because of the outward reach that that university has made talk a little bit about I wanted pay it back to the investments, you're making technology and curriculum development, which you are handling four Grand Canyon university and things like loud, cloud, give you chance to kind of explain that. But just the development of curriculums and different styles of learning. What is Grand Canyon -cation doing to innovate in that space? It's very important because I don't think there's ever been a time when the population in this country has been more open to how to educate our kids, and that is true in preschool, it's true in K twelve education, and it's true in higher education. There's been an explosion of homeschooling, and and in the case. Twelve indicate twelfth world. There's an explosion of online learning in the university world, and that's going to continue. And so and so continuing to make investments in how we can create opportunities. So that people can access education, especially higher education and new and innovative ways Israel, really important to us right now, we have these two large markets, but there's another one emerging the other one is eighteen year old students that graduate from high school, and they're fine. With staying at home. They're fine with keeping their part time job. They want to access a higher Ed program from their local community. They want to complete it in three years. They want to complete it with a minimum debt, and they want to go to work. We're also helping high schools there's a lot of private high schools who in their twenties square mile facility have a huge number of home schoolers and parents once they get the kids get to high school. They're starting to. Get a little sheepish about can I teach him biology and calculus and all those things and they'd love to access the local private high school for half the tuition rate, but do it online. And so we're just in the beginning stages. I think of an explosion of I. From kindergarten through grade twelve at into higher education, and even at the graduate level, people are willing to consider a multitude of options and university should be on the front end of that not on the back end of that. I did want to ask a question Grand Canyon has a very rich Christian heritage, you even have a doctoral statement and ethical position statement as you think about expanding out your client base away from just Grand Canyon university. Eventually do do do you does the heritage that you have around Christianity around some of the issues that you have in your doctoral statement and in your position statements around. Marriage and homosexuality. Does that is that will that be a challenge for you going out forward? You know, we we we are Christian university in about sixty five to seventy percent of the students that come come for that reason the identify with our view of the world, and they want to be part of that about thirty five percent of our students come for a different reason. And we want them on our campus. We are not a church where university, and we want them to share their worldview in in the classroom, and we're a university of ideas, and we're a very broad based university of ideas, people are expecting us to take a political position because we're becoming a major player in the city of Phoenix. And the state of Arizona, I say to them, you know, on the east side of town, all the Republicans think we're Republican because we're about the free markets, whom we're a Christian university on the west side of town, all the Democrats think for Democrats because we're about inner city transformation and we're about immigration reform. I tell our students we've got them right where we want and we're going to stay right there. We we support people on both sides. Of the aisle as long as they support policies that help disadvantaged populations. That's what we're about. And so as we look for partners, it we may have partners that are state institutions. We may have partners that are just would institutions if you as an institution want to grow.

On the eighth of August, they had their second quarter results in. We can click on that and it looks like they have a transcription of the second quarter results. That's not trying to grow its student as maintenance because they have to keep up the grounds. They have to keep up the buildings in just in order to operate long-term. But if these guys are growing their student body than, yeah, I could see how that would be growth. I would say over at Wellesley if they said we're replacing the physical sciences building with a new one s maintenance. I mean, it happens all the time. Yeah, there's a project going on because buildings get old. Primarily what we did with this other names spanned our campus. That they could do that too. But if they're not expanding the soon body than that's still maintaining the school. Yeah, I do. I think that's probably Wellesley. Okay. So Wellesley in particular, there's this wealthy is on a lake, and there's this beautiful sort of end to the lake that was not part of the university of not part of the college, and it used to be an old paint. Factory got declared like a horribly polluted site that had to be cleaned up under the some environmental act that big one that caused everything cleaned up and the college ended up buying it and cleaning it up at huge expense which expanded the acreage of the campus expanded the physical footprint of the campus huge expense. And they turned it into this incredibly beautiful. Garden area that you can like walk in and there's kind of like pools and just it's so lovely, and then they built a whole new. Do you wanna take that back right now? To my knowledge. You didn't care for that while alum named somebody one whose name. Very large donation. I thought they were taking the money. I pay for your tuition. Raise, they raise money for these things anyway, long story. That leads to the point that as long as they're not expanding the student body, I would consider it to be maintenance. Also a side note Wellesleys beautiful. I thought I'd better find out if they're growing or whether that is just, you know, we're making it prettier. So I put it in the words in our own search box on the PDF growth of students. It's just so they're actually this company stunned me about this company is a guy that gave his presentation. One thousand dollars prize was a competitor. He's he's in the university business. He worked for university for for profit university. Yeah, a faith based for profit university, and this turns out to be a faith based for profit university. He can't compete with him. They found out that these guys can do everything maybe better than what his university's doing at a lower price and they can't figure out how. And so as a result, they're starting to by Grand Canyon university's software, the manage their programs to lower their costs, and it's turning the Grand Canyon university is now started. To provide software all these faith-based universal around the country and getting revenue from them. So they were originally their competitors, and now they are their clients. So she use is like what. So this is recurring revenue. This is one of the things I look for is okay, recurring revenue. They've got a franchise. It's the cheapest the moat here's the price. They can do this for lower costs. Anybody else they've got a great brand and the grow a week. So your question was? Yeah, grown a lot. We seek higher growth based on academic rigors, professional relevant education programs, advance vanc- education cruiser students. They've been credited very hot level than the accredidation. Commission on a look at them for another ten years, though, the big thumbs up. Anyway, we answered that question most of that, like growth. So now we. Yeah, exactly. So what do you do? You do winded or you call them and you can call them up. If you call up a public company, you're gonna call investor relations department which is going to be on that investor relations website. That riddle else has it has expenses that you incur every year which include, let's say, the garbage hauling expense you do every month or maybe every month you gotta pay for somebody to mow the lawn. So you have these expenses you incur every year, and those would normally be subtracted from revenue, which is your rental income. Now, in addition, you have two other quote kinds of expenses that you didn't pay money for the first one, we would call maintenance capital expenditures in capital expenditures are for the purchase of things that are gonna last longer than a year. So it's different than pay for, you know, garbage hauling month. It's a thing that he bought in this case of a rental house, it would be refrigerator, a stove, right a roof. So things that have a life of more than one year typically more than just couple years. And so let's say, roof as. The life of fifteen years. This is a you have to replace the roof every fifteen years, not gonna tenant. We're gonna move out. Okay, so it's not gonna get you the extra revenue to replace the roof. It's a required maintenance to replace the roof every fifteen years. So you have to have an expenditure that covers that as part of the money. You can't put in your pocket, you know the pay that. And yet it's combined in one giant capital expenditure number, which also includes anything you spend on growing that house growing that business. Right? Exactly. So this happens to be on to. What. You could conceivably every couple years build another house next door, right? You split the lot into maybe maybe eight parcels and you build a house every two years for the next sixteen years. That's part of your retirement plan. Right? So building that house would be capital expenditures for growth. You're going to increase revenues dramatically by having this new growth of your company, and that's different than the kind of senators. You have to maintain the old house. Of the camera. Okay. So that's maintenance and Rothe cap ex is that they are combined their most companies, they combined them and if they split them out, they do. So in a note when the often don't split them out at all. So let's go. Task care is to split them out because what we won't figure out what this owner earnings formula is, what does the company actually have if they never grew the company at? All right. So we're going to go get the document where you will learn as best you can what this number might be. And that's the form ten k annual report from that company. -versities website. Look at type investor relations ranking university in Google and up comes their website and right there. It says, Grand Canyon education, caller investor overview, and there's two sub headings. One is SEC filings, but a click on that. This is SEC firing, same and then choose from the list. And it could say filing year in like two thousand whatever. The most recent one I can say ten k. filings is often put on there and you're looking for the ten k and when you find it click on it and bring it up as a PDF too, who's the best way to do it? So I'm bringing up a PDF and it takes a couple of seconds which is a miracle. It was my God keeps telling nineteen eighty. One was a long time ago. I think so. Whenever you use a web site that consolidates information, you got the source, the sources SEC documents, and this one is called the consolidated statement of cash flow and or state basically put in cash flow statement, but probably to be exactly accurate consolidated statement of cash flow, it'd be better and what will come up is a bunch of matches for that and you pick the one that's got a pile of numbers on it says, Grand Canyon education and some of the statement of cash flow and even more accurate. I am in the two thousand seventeen annual report. Ten k. on page sixty three. So if you fall rely citations. And indeed I see that my website has failed to properly account for cap axe with Grand Canyon university. Bummer. I know bummer. And the reason is because my website is stupid, it's because Grand Canyon university's blitz. Their capital expenditures into two different rose. We program thing to do that is almost everybody does that these guys did. Another company. Did that came up in another podcast along Congo's whole hats. That did happen. So seems like everything we wanna look at his again. You know, that's that's the kind of thing that should be blatantly obvious. If you understand the company, you should know that you should be like, right, of course, it's two routes because that's. Do it because you've already dug in. Yeah, right. And so seeks that out of SEC document and puts the number on there. In this case, it puts a number of ten million is what they spent on purchase of something in. So we use that number ten million. What it happens to be is on their on their ten k on page sixty three's purchase of land building and golf course improvements related to off site development, ten million dollars. Okay, right above that very blatantly right there. You can't miss it, but I was, I missed it is capital expenditures, and that number is one hundred, thirteen million dollars.

It's a private or a for profit university university, and it has changed dramatically in the last twenty years as. New management came in, turn into the university of Phoenix. No, but the university Fuchs actually while Grand Canyon university has become this enormous success university Phoenix has become an enormous disaster, but I've never heard of Grand Canyon university. Cool. And somehow it's an enormous success without me. It is. Did it without any of us really knowing. I think that's what it's calling just right. Yeah. To how they calculate their maintenance capital expenditures, really good. A good example of how you dig is out bright. So what I'm gonna do is gonna go on our website. Vesey dot com. That is ninety four formula for earnings is net income plus, and the might be negative numbers here. But you still add them depreciation amortization plus net change accounts receivable, plus net change accounts payable plus income tax. And then the last one is plus maintenance, capital expenditures equals owner, earnings and the issue. As I mentioned in the beginning that might mean this couple expenditures is not. A readily available number in the accounting statements companies are not required to break out the maintenance expenditures and the growth expenditures, and that's what we wanna do is divide those out. Now we have another calculation for a different crise method in our book, the second pricey method where we free cash flow and include both of those. So maintenance girls are included in that particular formula. But on this one for all the reasons we've been talking about for a number of those now. So go back. Listen to that, miss them. We're just looking at the maintenance ones and it's a bit of a, this is the one we've gotten the most questions about from you guys because it's a bit of lake have a heck, do you do that? Exactly. So. So we're kind of working down through this math. Like Daniel said that it calms subtracting, depreciation amortization. Now we're adding das-. Adding depreciation overs -ation were taking the changes of accounts receivable, accounts payable work, adding them even negative number, and then we're adding back in income tax. And sometimes that means ratting back into negative number. But most times we're adding a positive number and added that back in because we're going to judge this pretext. And now we've got kind of a number before we look at capital expenditures, we got figure out Cabos. So what I've done is gone over website ruler, investing dot com. And I put in l. o. p. e. into the civil box, put on an end in when the media comes up. I've asked for s. e. c. forms and not page comes up. I've looked for the ten k and ten k.'s form number on the left call. In this case, it's about two-thirds about halfway down the page and I'm clicking on a PDF Bruce up to ten k. and now I have two thousand seventeen Grand Canyon university.
