We're back here on the donkey Duo show Andrew Duncan with the Duncan do it Remax talking about the Tampa Bay real estate market. And unfortunately one of the obstacles that has, um Come about during Covid that is even more pressing that's ever been are the amount of real estate scams people that have lost jobs people that are in tough situations and dire straits turn to trying to take advantage of other people as a means to help themselves out economically, So I want to point out a few of the real estate scams. Better commonplace in our real estate market today, the very first one relates to rental properties. Um, you know, so it's a common scam that someone will put a rental property up for rent. That isn't actually available for rent Common website for this is Craig's list. Okay, so let's just take scammer. One puts House on Craig's list that would normally rent for $3000, and they're putting it up for 1500. Okay, first off, If it looks too good to be true, it probably is. The reason they do. This is because they think that because the tenant thanks for getting such an incredible deal They won't ask questions and the Russia as quickly as they can to put up that first month, rent and deposit and do very little due diligence, checking because they're afraid of losing this home run deal of the century to someone else that doesn't actually exist. So this fake landlord will take your money and then run and move to the next town and pocket your money because they didn't actually own the home and they weren't an actual property manager. So some steps to take to avoid yourself. From getting scammed in the rental property scam. Look up who the property owner is only make payments available to that person or corporation. You can verify as a licensed property manager, real estate brokerage and when all else fails If it's too good to be true, it probably is. So if a property is being marketed in today's market as competitive as it is, no landlord is putting their house available for rent. That much below market. The reason that person is doing it is because they're hoping that someone will be so excited about the killer deal that they think they're getting that they'll quickly go and give you money. And now guess what. They'll quickly give them money. And now you've been scammed, so make sure that you're dealing with the property manager. Verify license Sure, Verify their business card called her office. Do Google the person look up? Who owns the property? Do all of these things and again if if it looks too good to be true, it probably is what generally happens and we deal with this stuff on a monthly basis. Someone will take a property that's for sale and put it up for rent and all and and so people will then think. Oh, well, they're also just looking to rent it. Um, it's rare that someone looks to rent and sell the property at the same time. Very, very rare. I can't say it doesn't happen, but it's rare. So again. Those are some red flags for you. Another common real estate scam. That's going on right now. Or wire scams where, um people scammers will hack into a title company or a real estate company and get access to email or Will simply, um you know, mimic someone's email and email you and make you think that it's from them with wiring instructions for closing any time that you're getting wiring instructions for closing call to verify them don't just blindly wire money because what happens is some of these people will hack in the email systems or somehow hack into something and determine that you have a real estate closing with such and such title company, and they'll set up You know, fake title company 123 at Gmail com and send you an email and some times these phishing incidents will get people to wire money to this person in Nigeria, basically, so You know if your if your wiring money for closing If you're buying property, make sure your double checking wire instructions called the title company verbally verify them go in person. We're talking about hundreds of thousands of dollars here. Don't just blindly take an email and then go wire money off. To some third World country because you're basically losing your money. It's very, very hard to recoup money that is wired out in a wire transfer. It's not like a credit card where you can You know, simply dispute the charge and get the money back. When what money is wired out, it's gone So again, you're buying or selling property really pay attention to those wiring instructions. Similarly You're selling a property. The same thing is starting to happen. People are trying to tell the title company wiring instructions that are fake. So tile companies are now having to go the extra mile because they might get an email that doesn't match the actual cellars email or looks really, really close to it. Let's just say my email. Is well, it's Andrew at the donkey duo com. Let's just say somebody goes out and buys my domain name and spells it slightly differently, um, and then tries to spoof the title company and the wiring money somewhere else. So that's basically what's happening. People are getting taken advantage of of these wire transfer scams, and we don't want it to happen. To you last but not least on the list of, um you know, common, uh, you know, real estate scams, something that has popped up a little bit more regularly as people trying to take title to a property with illegal court documents. So you know if you get things in the mail to your home They're addressed to someone else or dressed to some other company. Look your property up on you know your local county clerk website of the property appraised website. Make sure someone hasn't tried to file some sort of fake quick clay indeed, to take ownership and control of your property. Unfortunately, it does happen. So if you get mail and some random person's name Uh And you, You know, this isn't the person that used to live there. That happens, obviously, with some new person whose name you'd never recognized double check. Make sure to look those things up. That is a common real estate scam happening today, so I hope you can avoid those real estate scams. Because you're already nervous anxious so the stage is set up for you to fail but if you just take a deep breath answer politely and concisely you should do okay and my last piece of information when it comes to talking is actually the number one take home a public speaking so this applies to talking in a deposition to a courtroom case to getting up in front of a group of your peers and for your friends and talking for that matter the biggest. Hey combed of public speaking is when you start. You're probably going to be nervous. So talk a little slower and a little louder than you normally would. And that will set you off. On your pap. You don't have to do that the entire time. But if you start talking slower and you start talking louder that helps you control your breathing. It also makes you appear confident because even though we're all nervous when we're nervous we tend to speak faster and softer and that makes sense. Appear to be not confident again. All this is playing the part playing the part of the confident respected empathetic doctor. Who really does care for his patients. Despite what happened in this unfortunate unlucky circumstance that quite honestly could happen to anyone. "Know that slates are used in just about every audition situation. You can imagine voiceover self tape. Auditions live meetings live meetings on zoom and also in person soon. Hopefully we're going to get back to you coming into a room and actually auditioning with other people in the room. Wouldn't that be exciting. So when we talk about slating. I simply mean is when you introduce yourself when you introduce the material you are about to audition with you are asked to slate. Oftentimes it's just leading your name. Sometimes they ask you to slate your name and if you have an agent you would mention your agent many times. They'll ask you to slate your name the role you're auditioning for the project your auditioning for and your height so several different requests can be made in a slate but let's go back to the history of the slate just a little brief history not to bore you with this but i think it's just really fascinating and that is in the age of the silent movies. It was really important because the slate really became the way in which you coordinated the sound with the film in other words the film was shot separately and then the sound was recorded separately so they needed a way in which to synchronize the site the visual with the sound so they took a piece of slate and they put a little clapperboard under it now. I'm sure you've probably seen this right. But then they put the name of the scene and titled the scene so it could be seen on film but then they had this little clapper at the bottom of this piece of slate. And they used chock. Well that's why it's called a slate today so they would slap that act one scene one take one snap. So that's the history of the slate over the years. The slate now is used as a cataloging device. That means that we wanna make sure we've got the image of the actor connected with the actor's name so we don't wanna get that mixed up so that's all it is now. It's just a cataloging device. Now if we get a video submission and we have your slate there. We know that we're looking at the right persons audition so it's not that hard but you know what is that slate is really. I think important to understand what they're used for today and how they can affect your work. Well they're used for today. As i said like a cataloging device in voice over work. It's making sure that they have the person connected to the audition but also it's really interesting that the slate for film and television is also becoming a way in which we get a first impression about you. We get information about you before the actual audition you might be asking yourself. Why is that important. Well it's important only because that first impression can be very very valuable right. You can get a lot of information. Just think about when you're meeting somebody for the first time in person. Let's talk about before covid right and you're being introduced to somebody that you're looking forward to meeting high. I am and you're shaking a hand and it's really a moment in time in which you can establish your presence and make an impression on the person that you are meeting. That's what a slate can do today. Now there are a couple of rules about doing slates. And i want to go over a few of them in each of these different areas. First of all let's talk about voice over slates. I this question occasionally but i wanna make it really clear. Do not ever slate in character in other words. If you're doing an animated voice or a cartoon voice or you're doing a very out there kind of character voice. It is neither funny nor useful for us to hear you in character so please make sure that you don't slate in character. The second thing you want to
