A lot of people are starting to be weary of 80-plus-year-old elected representatives in important positions of power. The New York Times Maggie Haberman suggests that impeaching Biden could actually benefit him politically. We broke it all down this week on The Mike Gallagher Show. As we're reading and learning about China and its threat to the United States and the role that the Chinese government, the CCP, is playing right now, I saw peace in Axios this week. China is actively engaged in preparing for war with the United States. Now, that seems to me to be a bit hyperbolic, but it could absolutely be real. And if it is, our worldview is going to have to change over China real quick. Now, that doesn't mean that every Chinese, I had an Uber driver today who was Chinese. We had a great conversation. He turned out he was a fan of the show and was real kind to me. And we had a great chat and he talked about communism in China and how he escaped it. And so there's a whole lot of Asian-Americans who are bothered by the role of China on the world stage. I'm more concerned about Mitch McConnell's leadership ability. And let's not bury the lead here. These medical episodes that he keeps having, he can get his doctors to give him a clean bill of health all day long. If you or I did that in the workplace, we'd be put on medical leave. They'd come have to take me out of the studio. So I figured Georgia Michigan Ohio State Alabama that you have Alabama the third UFC fourth. Is that correct? That is correct. Well, the Georgia three P, here is why I think it's not going to happen. I think that George had, who did I play? Do they play anybody in non conference? You want to get many competition. This year, like the last couple of years they have. They've played very good non conference. They'd be Clemson two years ago. They destroyed Oregon last year. This year, Georgia Tech is really the only one on the schedule. That's what more is me if I were a Georgia fan. You're going to run through your season, I think. Until the SEC championship gave it really, I don't see them being challenged that much. I think they're going to run into LSU or Alabama probably. And then you're going to get into the obviously if they get to that point, even if they lose that last game in the final four and you're going to be the thing is you're going to be beating teams that I think are far superior to what you played all year. I agree, George. And I appreciate the call. I think this is one of the more interesting points about Georgia. And that is, if Carson Beck is really good, how do we know how good he is through the course of the regular season? At auburn is a tough road test about midway through the year. At Tennessee in November is a tough road test at the end of the year. Otherwise, every other game they're going to play against quality teams, not great teams, but quality teams, South Carolina, Kentucky, Ole miss, Missouri, good teams, not great teams. They're all going to be in Athens. So the question is, do you even need great quarterback play to get to Atlanta? And then the follow-up to that is, does that hurt you? I think George is going to play a lot better teams than the punchline radio show guy saying, oh, they're playing a bunch of 7th grade teams on their schedule. No, their schedule is much better than people realize. They are good football teams on that schedule. But George is way better. They should beat all of them. But playing good teams doesn't give you that one thing you need, which is what Missouri gave them last year, which is a fourth quarter drive that you have to have. And even close ish games, ten point games, 14 point games against Kentucky, South Carolina, Tennessee, auburn, olmes, Missouri, all pretty solid football teams. Ten point games don't give you that I'm trailing by three on third and 7 in the fourth quarter and Carson Beck has to make a throw. You don't know that about him. And if you get to Atlanta at 12 and O, you still may not know that about him. And that is the question. That is that's one of the most interesting angles of the Georgia bulldogs this year. Is they may be so good that they are not even challenged in the fourth quarter on a critical drive where we even know if the quarterback is good enough to handle that stress. George Welcome to the program So in terms of what we've heard so far in terms of Rishi sunak's budget he's going to set up measures to help Britain's recovery from the pandemic We've heard about plans to give an extra 5.9 billion to the NHS to reduce waiting lists and to also increase the national living wage how much of a difference were all of this mate to the well-being of people in the UK Firstly when it comes to the national living ways for people age over 23 9 pounds 50 from 8 91 but given that the cost of living is rising so much is that really going to help Yes good morning Caroline I think you're absolutely right that the Chancellor has made some quite significant announcements over the weekend And it's ambitions are absolutely in the right place So targeting this high wage high investment green and productive economy it's what we should be concerned about But I also worry that he might not be putting in place either the policies of the investments that are actually needed to get us there So you raise the question of the increase in the national minimum wage I think it's really important I PPR has been calling for an increase to the minimum wage for some time The increase brings the ultimate level of real living wage outside London and that will be welcoming increase for many people Although I would caution two things Firstly those on universal credit who of course are on the lowest wages and saw a massive reduction in their pay In their income just a couple of weeks ago will not see the entirety of that minimum wage increase And that's because pays that universal credit is tapered So of that 59 per hour increase they will only see a 22 cents per hour increase And secondly I would say that minimum wage is of course welcome for those on the absolute lowest incomes But it's not the answer of how we can transform the UK economy into a high wage high productivity system which is what we should really be worrying about And to get us there you need to be investing in of the rather Chancellor needs to be investing in The use case productive economy it needs to be investing in the source of the future growth like innovation and research and development And he needs to be investing in the skills lifelong education of people in the workforce Because that's how we're actually going to transform the economy to one which is high pay in the future Yeah but that's such a long-term pursuit and the issue is high wages more inflation and that's a real problem for the UK economy you could kind of spiral into stagflation Well I think it is a cost of long-term pursuit but now is the time to put those building blocks in those foundations in place We're coming out on the biggest financial shock to the UK economy has ever seen And also people out there in the country want to see this too polling shows that people don't want to go back on new head before So I think now is the right moment for Rishi sunak to be starting to put in place some big transformational policies You raised the question of inflation I think that is a concern Although I think we could also continue to learn from the example to accept by the Biden administration in the U.S..

Um Well, how are you doing? All right during these cold winter months? What can I do for you today? Well, appears of discovered, and I'm maybe in some sort of a bit of a financial pickle. Roughly 20 years ago, I was in a position where I was able to set up the step Ira for my business. On by was very good about making sure I packed away as much money as I could into these accounts over the last 20 years about two or three years into it, the guy that I was working with. I asked him, you know, I'm paying Two different yearly maintenance fees on these one from my regular IRA and one for myself, IRA We just kind of combine this into one big pie and do it that way. And he said, Sure, no problem. So for the last 20 years or so I've been making Sep IRA payments and regular IRA payments into the same account. And every year I would send him the checks. No telling what each deposit was for. And then recently, I guess I was talking with my accountant about the situation. And he goes, You know, these things need to be separated. You need to have two separate accounts that shouldn't have been combined into one account. So here we are, with a very large account that is kind of commingled, uh, supplier of payments and regular traditional IRA payments into into one basket and Just trying to figure out how or what steps I should take him to try and unscramble this or Now we should move forward. Yeah, He's got a big problem. I'm afraid, George, this adviser you were dealing with and you still dealing with that same advisor. No, he's long gone and are you dealing with the same firm? No. We had money and about eight different places, and we decided to work with one place in particular just to combine. Everything was always under 11 room, so to speak. And you had never mentioned any of this to your accountant before. Well, I mean, every time I would meet with him, I would say Yeah, I put 50,000 into the second, I put 7000 into the regular IRA. And that's kind of hot. It all worked. And he never really, you know, never really needed to see statements on those. I guess so. Yeah. So you've got a bit of a dilemma here. Um, because of the fact that Yeah, it's been incorrect. You can come, Ingle. I raise together I raise in various accounts. Uhm you can even take the spousal IRAs. Uh, on combined them you can take rollovers and you can combine them all. What a Sep IRA really isn't an irate purely. It's a small business account on but it's called a simplified employee pension. Technically SCP and it has to be Separate because the amount you're allowed to contribute to it is a different set of rules than a typical irate does. Here's your one saving grace. You noted on your checks. Very clearly how much the money was to go to an IRA and how much of the money was to go to a Sep Ira? Yes, right. And do you still have those checks do the canceled checks. I would have to look at the history of my bank account to look at each If you have those records if you have those canceled checks, and you can get the photocopies of them from your bank, showing clearly that you gave your broker instructions by virtue of what you wrote down on those checks. As well as any potential emails. You may have had that you sent him with the checks or what have you, you might be able to file the negligence claim against the firm. Because you followed his advice. The advice was incorrect. And you need them to reimburse you for any tax liabilities You may now be facing and your accountant needs to help you resolve this with the iris. The Iris is generally inflexible. When it comes to excessive payments that have been made. However, it is occasional where the Iris will acknowledge that the error you made was in good faith. It was based on the advice that you would receive from others, and they may be willing to other waive penalties or other Issues. You need to work through it, So you need to work with your accountant more closely. You should talk with an attorney about the potential of filing an arbitration claim against the broker if he's still in business. Or the firm if it is still in business in an effort to try to resolve this And there may be ways you can readjust the paperwork by calculating how much of the count value is technically the Sep IRA bucket versus the IRA bucket and break out those and back into two separate accounts s. Oh, you've got some paperwork efforts ahead of you, and you need to get some good advice. To see if you can dig yourself out of this mess, and I'm really sorry It's occurred over a 20 year period. It's unfortunate to hear Yeah, alright, remember, take your voice and see what we can do about moving forward with that. If you need help in having somebody review the accounts to see what might be possible. You know, it might be worthwhile to have one of my colleagues look at your statements with you just to see what the current status is. And if you've got the history of those statements, maybe we can Assist you in some way in reconciliation and coming up with a solution. Working in conjunction with your attorney in your accountant. We're happy to do it if that would be helpful. So contacting my current folks, I'm working with him. And if we go back over history and we find out that, you know, 80 60% of the money is in second. What are some of the reasons why they've been struggling over the past several years as a guy kind of coming in with some fresh eyes? Well, I think it's obvious Yep. Start with the quarterback situation. You look it. Um, You know the guys they've had back there since, you know, painting any retired. Really? Um, and it's just been kind of a struggle. And, you know, obviously, they've been through. You know, several guys with Paxton Lynch and Brock Osweiler. And, um you know all those guys and you look at Drew walk obviously. Miss past season and his ups and downs, you know, and I know he showed some promise there at the end, but I think that's kind of where you have to start, But I think you also look at some of the different areas. I think that even go to the head coach. I think Vic Fangio has come in and done a decent job. But, um, you know, to losing seasons, they missed the playoffs both times. But he's been there. So this is a big, you know, third year that he's going into. Obviously they missed with Vance. Joseph. Um, you know, I think those have been a key issues its head coach and quarterback, But you can also even go down the line and I know you know we might get into this, but My nobody wants to talk about what they're gonna do it to lock. And if they're going to trade for a guy who drafted guy, but I mean, they have a lot of holes in other places. I mean, I think Justin Simmons has to be a priority. I think he is. You look at the cornerback situation. I think those are some big holes right there that they have to go get some words up there. Maybe through the draft, maybe through free agency. You know, you look at right tackle. I think that's an issue that they need to address this offseason. They never Juwan James is coming back next year. That's another position that I think they really need to look strongly added improving on the offensive line, you know, and then again, quarterback is another one that you have to point out and s. So I think there's a lot of different things that they need to get better. I didn't visit to Sean walked in, type player come in and fix all that. I don't know what kind of, you know maybe depends on what you have to give up. So, um, you know, I think that from my outsider's perspective, I guess is It's kind of where it started is, you know? I got a bathroom vanity that last year when I painted the walls, I put that blue painter tape on the side of the vanity, which ruined to finish. The vanity with 17.5 inches. I can't find that 17 a half is how long you had that tape on only here and I'm like, not even 24 hours. Really? Yeah. This is about I had the house. We had the house built 97. This is old box store. That's no longer business. You'll d I y, And, uh, anyway. I cannot find him and we have a corner shower there, which the From the wall to the end of the shower stalls. 22 inches. I don't have a lot of room to work. My question is, Can I take that vanity out, Sand it down and repaint it. Well, we can paint anything. Uh, What is it would is it a man made wood or what is it? Yeah, it's wood. It's the cheap stuff. Uh, particle born Yeah, well, it isn't that bad, but it's a baby. One step above it. OK, Well, yeah. You know, I'm not trying to be a wise guy. When I say you can paint anything, but you really can't. It's a question of how well it's gonna be. Prepare what kind of paint we use. And how well it's going to stick. So you know, I mean, if you clean it, sand it prime it and paint it with a goody nam. I'm sure you could get that done. Okay. So then what kind of sandpaper What kind of grit Well, it's a lot. I would always go medium and then find, uh, been fine. Yeah, yeah. Go ahead, then prime. It. You can prime it and then use like a, uh in acrylic urethane. Okay, and sure when Williams has an acrylic urethane enamel Which it works. Just like the old oil basis, OK, I mean, it is a slick look and finish. It's awesome. And, you know, I know there's all kinds of acrylic enamels out there. But this acrylic urethane is outstanding. All right now the sink. It's attached. It's on top of the vanity. I'm not real sure of this builder. Put silicone down or liquid nails any Suggestions and how I get that off. I know I got to take my time. Well, yeah, and hope the cabinet doesn't come up with it. I mean, you know, painters take that. That's where s O do that first. Yeah. Yeah, I would do that for do that first. And, uh, yeah. You know, if If it's a silicone, you're probably gonna be able to have more luck than if it's a, um, construction. He's construction, he said, Gets very, very hard. Over time. Silicones stays, people blows, Menard They don't know. Is there anywhere I can get a 17.5 inch wide? What I would do is I would I don't know. I mean, there's all these different sizes I I'm last guy to say. Oh, yeah, You can get a 15 inch over at that place, get online and just start Googling 17 inch cabinetry and different things like that. See, there's a lot of companies that do specialty stuff and not commodities on the Internet. And that might be something I would check first, as far as getting that top off if you can get like a three or four inch flexible taping knife, um, it may be too thick, but I think that's gonna be your best. Bet you gotta get something thin enough. Wine enough that you can actually maybe even tap it with a hammer and slice through that. It's a construction. He said. Gonna be a little bit harder. Jurisdiction has since turned into a broader question on the nature and extent of indigenous rights resulting in blockades across the country. Gasoline pipeline Tells us a little bit about why that decision was made well if you know northern BC we've had a mountain endemic that devastated Eighty percent of all defined in BC and in the northern in two years. Mostly Pine for her. So that was that was a livelihood for most First Nation people myself is a logger for twenty years and a lot of a lot of search nation. People are in the logging industry but now that the MO pining has devastated our force. The logging indices going downhill very fast right now and there's still opportunities for US and north. We don't have time real estate like they do like some of the bands and Vancouver and In so use area where they have prime released real estate that they can lead hope for millions of dollars. We've got nothing into north. This pipeline was once in a lifetime opportunity for us to put our people back to work. So that's that's why I had a community vote and Eighty percent of my community voted to sign up for the L. N. G. So negotiate the best deal. I could for my people. So that's why I signed on in chief George. We hear a lot of times in the news. And we're also very careful to also say Hereditary chiefs Because that is a little bit different from elected officials in. Tell me the difference between the two and your understanding of the roles in when we do here hereditary chief say Our Word is what should be listened to your thoughts. Well the difference between An elected chief like myself is we. We have different clans in our communities. And what a rectory chief does is they. Look after one clan of people like I'm a beaver clan so we ever see my head. Cheese looks after the Bieber clan and that bear clan and the Cariboo clan but as an elected chief I look after everybody. I have no discrimination around which clan you're from we look after everybody has a whole and those elected those hereditary chiefs live in our communities. And where did they get their housing from from the cheeks the elected chiefs we give them housing? We pay for their guys. We pay for everything and another thing. Homes are run by natural gas also and it you you support the oil and gas industry like a lot of our closys made out of the petroleum byproducts to and and we drive trucks and drive all kinds of vehicles are using propane and in the camps also that that if you look at their supporting that industry no matter how you look at it in just understanding more about you know how this works and of course these are also members of tribes in people that elected officials are to have their ears open to in. How do you weigh this when you do have people Who are you know? Still citizens of nations whether they be a hereditary chief. And they're saying we don't want this what do you do? How do you weigh some of that? And how do you find common ground? Is there such a thing? Pending home sales drop 1% in February, despite lower mortgage rates
"And we have the latest information on contract signings for you today. The national association of realtors reports that in February pending home sales fell compared to January nausea, no, pending home sales represent contracts that have been signed. But which have not yet gone to closing joining us now with the latest pending home sales report is Georgia to the director of housing and commercial research at the national association of real tours. George welcome to real estate today. Thank you, Steven. It is great being with you today. We are. So glad you're here, sir. George the pending home sales numbers were down in February compared to January what's going on here show, February it seems a lot of consumers out in the market took a little bit of a breather until pending declined about one percent fairly moderate decline and even compared with a year ago. It's still down about four point nine percent. But it was remembering. A year ago the first quarter we had a very good strong market. So I think that were simply seeing a pause in the market during February I see and George how about year over year over year contract signings declined almost five percent, interestingly the decline on a yearly basis stems from the fact that February of two thousand eighteen marked a period of very strong upward moving market. It wasn't until the mid point of two thousand eighteen that we started seeing sales pending begin to slide. Of course, there are a lot of challenges, George as we've discussed even the mortgages are somewhat easier to get and in many markets. There's more inventory. Well, that's not all markets. And as we know prices are still rising in many places all across the country. Absolutely. Even in fact, that's the one thing we're noticing in the market today. Inventory remains tight, thankfully, it has been increasing the last few months. But one one look at month's supply. They are still rough in February there were three and a half months when you consider a balanced market is somewhere between six and seven months were still in a very tight inventory. And as you pointed out, even though mortgage rates have declined when you have inventory and prices still increasing it makes it a little bit challenging particularly for first time buyers. So Georgetown, me what signs are we seeing that the shortage of housing inventory might be easing up. So we're looking at home construction that obviously would be the one main measure of showing supply, increasing and builders have struggled themselves with a shortage of labor would rising materials costs, and in many cases, would obviously appreciating property prices. An addition to designing regulation. So from the new supply standpoint, we certainly need a lot more to alleviate the shortage from existing homes. As I mentioned inventory in February. At least for existing homes was up about two and a half percent from January, which is an encouraging sign. Interesting. So George, let's take a tour around the country. How do the different parts of America do in the February pending home sales report? So looking at the four regions what we see is basically a split the northeast and midwest experienced a decline in contracts findings for northeast pending was down zero point eight percent for the mid west seven point two percent.
