That safe safeties number one priority for for any of our attendees for any guests for travelers for that matter. You know that's why. So I want you to picture this. If you will and visualize think of building blocks, you will have building blocks when we were kids, you know, you played with them on the car. Carpet in your living room. Think of each time you at a house, that's one building block. And so you line them up across the floor. Right. And they had little letters on them ABCD. You know, and you try to get them and mom you say, oh, that's so cute. Look at he lined up in the right order, and then they'd laugh and smile, everybody out happy. Well, you can do that for yourself now in real estate for yourself much faster. So let me give you that example of what that means of lining up, your blocks, your blocks are houses. So if you have eight blocks that pay you five thousand dollars a year, which is about forty eight hundred four thousand four hundred dollars a month five hundred dollars a month, roughly per cash flow. And what I mean by cash flow is when you rent out a house, you've improved like I described with the hard money example, transitioning to conventional lending example, which I said with one of our vendors, you can if cumulate this income, so your tenant pays you a thousand dollars a month. Month, for example, on a rent, and then you have say five hundred dollars a month in the mortgage and your expenses so five hundred dollars is six thousand dollars a year in cash flow. So if you have six thousand, and you have eight blocks that's almost fifty thousand dollars a year in accumulated asset blocks that you can have to replace your job income, you see how simplified we wanna make that for you. Because that's what happens, but that's not the only way there's four other ways that real estate pays you in a money. Once you improve it, you take out the equity, those same eight blocks that you had when you take out your thirty thousand of equity thinking about might have accumulated thirty thousand eight blocks eight asset blocks eight times three what is that thirty thousand do the math eight times thirty thousand two hundred and forty thousand dollars of equity that's captured oftentimes. Well, let's talk about one of the key functional areas within multifamily investing, and then I'll get into starting out as a multifamily investor in what it might take. And hopefully that'll help you kind of understand some of the interesting prospects of what you can do and how you can go about it and the different directions. Well, one of the keys to fully understanding what it means to be a passive investor, and let me explain pass it investor, and we have a term called lead investor within lifestyles unlimited passive investor really means. You're getting connected within a group within lifestyles. That's got to be part of a proven system. Your main function is to be part of the capital raising investment side, the funds that will be needed for the lead investor for the purpose of raising that money for the Dow payment and improvements that are going to be done on the multifamily property. That's what a passive investor does the aren't a what we what I call a fake investor like you see a real estate investment trust where the person that set up the reet or real estate investment. Trust gets all the benefits at all. You get is six seven eight percent. Just like the stock market. And that's about it. You might get a dividend or two, but you don't get the fifty to three hundred percent rates of return that we typically see in multifamily apartments, but because you're an owner a passive investor. You don't have to do anything. You're part of the group, and I see these groups anywhere from a couple of people up to as many as sixty seventy five people for a large property like twenty or thirty thirty five million dollar property.
