Or are you interested in the rental assistance program? I've talked in case after case Gardner urges tenants to visit room 1 34 down the hall. Where Memphis area legal services attorneys help tenants start applications for rental aid. One of those attorneys, Frida Turner, stands up in the courtroom to speak about the program if you apply, and if you're approved We will pay up to 12 months of your back rent plus one month of futurist. We will bring you to zero and you'll get a fresh start a fresh start. That's what's new even if evictions aren't thanks to the billions in federal aid tenants who are behind have a chance to stay in their homes due to a federal court ruling in July. It's okay to make a film is full of sadness and longing and doesn't have clear kind of narrative payoff at the end. So i was really really excited to read the book and i what you felt keep. It certainly certainly didn't disappoint me. I think extraordinary vote. I think one of the interesting thing is i. I read the book. And then as soon as i finished reading the book by film literally. Turn the page over the film. And i think if you've watched the film you have read the book in many ways. They are very very similar. I mean it's a it's a very very true representation isn't it. I've got. I've got things to say about this later. I it's really interesting to. I see the film about oh fifteen years ago. Maybe and so my context of it with no as a boxing film. It was kind of joan. Houston does new. Hollywood early seventies you know. An hollywood veteran takes on the trappings of young filmmakers And i thought the film was just terrific. Terrific film terrific form. I'd never read the book and then when the idea of doing this came about list. I thought that'd be interesting so i read the book and then i watched the film again and i really loved them both. I couldn't choose one or the other as the best version. Yes i will say this. And i'd like to see what think about this. You know the noble gets talked about as the one of the greatest if not the greatest novels ever about boxing on the film gets mentioned as one of the best films about books and and we'll talk about other boxing films. Patrick if i cannot take a lot of time but this to your point about some of us who are little bit older down the road a lot of that and who might feel like oh man i can't it will never happen. I'm too old. Yeah well you know what always talked to folks about a gun in break crop then. You gotta brush your teeth. We can change our lives. That started out as a homework assignment that i gave the high school middle school students all across the country but again it's something we all do it when you do it as backup for second in the field. I'm assuming you saw the pursuit of happiness enrique. Here's guy driving this red ferrari and i go up to ask two questions what you do in. How do you do that with as a new two questions while you're looking at that person mira while you're brushing your teeth. Ask yourself if. That's not really what you wanna do. You what i thought about this chapter because i love this and this is. It's like you can do this. Everybody can do this. So if you're a brazilian you're gonna have a lot of progress in your life because if you do this every time you brush your teeth. They're very good about oral hygiene for some reason but this is something everybody can do. It was not. I don't know what he was listening to. What was preferring sinatra. I don't know well. That is one thing. I learned in the documentary. I watched to we. We will talk more about it but basically he started as a heart throb for teen girls much like a justin bieber or a harry styles or whoever else the kids are into these days and eventually after some career changes in life events the switch flipped. "E. t. in southern california on. Abc news. Talk junior did you have a good weekend i did. It was a busy weekend but it was good. It was good me too me too. I did the snow yesterday here in dallas and all the football and so man. Did you get snow down. But i didn't get any snow by me. I got a little bit was like flurries but nothing stuck. My kids were so disappointed. Know nothing stuff but the magic of snow. you know. it's just it's so funny. I was on the phone with my niece. And she lives a little She lives near outside of houston by about an hour. She has a a rescue down there. on a piece of land that she protects and get in got to build a house and i guess they get some tax breaks whatever but she's a huge animal lover like me. She's taken it to another degree though. I mean she's got horses goats pigs as she's got everything and she's wonderful so i'm on the phone with here and i and i. She starts going screaming. I gotta get the kids. 'cause i guess they had danced that morning. We're taking a nap and anyway but it's it's remarkable to me. How excited i even saw it in my own daughters they like. Oh it's snowing mom. It's snowing no neither one of them were with me. When it started snowing one of them ended up being here shortly after but Here at home but snow so magical though it is my kids. Were the same way they thought for like. They don't really see snow that much so they thought it was gonna be like a winter wonderland so they were. They still went out and played in it. But i was like. yeah guys. we're not where it kinda sticks. Yeah but it was still fun. It was nice. Yeah it was really fun. And then of course. The browns won last night. I know time in so many years. I think the i would. They say one thousand nine hundred thousand nine. It's really crazy like the bills and the browns and all these teams even the buccaneers threes. I saw grade signed during the bills game. It said it only took five years in a pandemic but we made it. Oh my gosh well you know it's going to be. I think it's going to be a great superbowl. Whoever ends up and certainly we've got a lot of great games next weekend and of course pretty much. Everybody knows who. I'm going to be rooting. Be the buffalo bills. But i i love the browns to and you know and baker mayfield and and and tom brady errors. I mean it's hard. It's it's fun. We're finally switching it up. You're happy new year it's always. It's always happy when you're on the show on. And i mean that with all my heart and i really do so Happy new year. I did you. Did you go out for new years. Would you do no no. I sat around in the house with my son and we played a little ono and then we did the countdown together as a family. I love that i you know. It's just like kind of almost like a natural thing to say. Hey did you go out. And i don't think anybody goes out really like that anymore and celebrates unless of course they're in their twenties or they're crazy right everything going on right now across the country. But it's always great to have you with us. And i love love. Love what we're talking about today and that the topic is the fear of commitment so do on why do so many people have a fear of commitment burnish tricky right because for a lot of people they don't really understand that that's an issue that they have a fear commitment and there's a lot of factors that play into it in some cases it's like anything else you have been conditioned to believe that you know people can hurt you rather watch movies and you've seen a lot of like relationships in berry very badly. Maybe your parents have taught you that are there was something that happened to you. So you experienced a situation where you commit it to someone or something Particularly early in your life and your childhood in that result resulted in some type of her so now as a result your little apprehensive about letting people in and really committed to someone or something. Yeah and it's and that kind of fear can really change your life. I mean you could miss out for me. When i think about the fear commitment you could miss out on some of the most fabulous opportunities by simply being fearful of commitment or fearful of being hurt are they are. They are they kind of the same. Are they connected. And a very deep way. They are in one of the things that you're right. You could miss out on a lot of things one of the first things that you can miss out on. Is this deep connection with people and then we're not always talking about romantic relationships we can be talking about friendships and general because remember. It's not just school to romantic relationships. This can affect your relationships with family. Members is gonna affect your relationship with your friends as well as opportunities work. Well we've found. Is that people who struggle with commitment issues. They sometimes are the friends. Are the people that you see. Who changed jobs frequently. Not because they're not successful at their jobs because they don't think in the long term they're going to be able to stay here so they don't want to feel like they don't want to jump in and put all their chips on the table just to be hurt later on. Yeah and i agree with that especially in business. I mean commitment is is huge when to to following through. Just when you start something you should follow through and case in point you know There's many times on the radio show. I can't even tell you how many times i have wanted to quit this show For a lot of different reasons It's been a very difficult. But but thrilling and just wonderful experience on so many levels. But so many times. I wanted to quit. But it's that that commitment. That i have that that kept me hanging in you know to to seeing it through to fruition and here we are year ten. The shows never been doing better. And and so it's all about commitment staying in the game right and it's normal. Burn to have feeling sometimes in anything that you committed to to wondering. Hey did i make the right choice. Is there a better opportunity this commitment keeping me from missing out on something. That's normal. I think as people were always kind of taking their brains through the process of figuring out. Did we make the wrong decision but one. We're thankful that you decided to commit to the and that you still are here and creating the platform to discuss so many important issues but to as people i think going through that process is something that normal people experience. I think when we're talking about somebody who has kind of commitment issues are committing zaidi. They knew that as a region kind of bill out on things well again to business. You know this past year. Twenty twenty was so difficult for so many people. A lot of people hung in a lot of people couldn't for financial reasons. Or what have you. But even in two thousand twenty. I learned some incredible list lessons in one of them is yes you wanna keep your circle small but you can't keep it small because you don't trust other people you know you know because i started to do that. I got burned really bad by somebody this year. That cost me thousands of dollars. They were basically a and i didn't see it. And and so my immediately responses boy. My circle's gonna get really small now but i'm past it. I sorted through it. You can never let an opportunity pass you by because of fear of commitment case in point or even you see where i'm going with this like keeping your circle small that's a fear.

I mean insane. But i'm actually pretty bullish on technology's ability to solve and actually energy around the reduction of carbon in our atmosphere. You know electric vehicles electric grid. And what's great about that. A lot of that already being driven by a lot of the private sector around the world so it's not asked dependent on government as we think that it is however we still do need government policies to set the rules and regulations to make the kind of big leaps in that sector that we need to make..

"Trees in the backyard that I didn't recognize and I went through natural Gardner date identified it as eucalyptus trees and the bill and you know looking that up in your reading about it they are going to get huge I'll I'll live long enough to close to the foundation where they are played it now I wanted to see if you could give me recommendations on how and when to try to transplant the well here's the thing about eucalyptus they're not gonna live here I have been doing this work since I mean I I hate to say how long but forty years I've been in this business I have never once seen a eucalyptus tree in a client's yard and I've been to thousands of people's yards they're not gonna if in fact they are eucalyptus I would take him up right now and I if you want to try to baby along keep them as a container for as long as they have you know on this earth because they don't like alkaline soil they don't like our heat they don't like her cold there's just not a whole lot about in that but it's well for for them being long term plan I I know they get huge I love and I've seen him out in California and then why you know their natural state they're beautiful but I I would consider them a container plants and you can dig him up right now gotcha okay that's that that's great you know I I know yeah I've only been in the home six or eight months and I bet these things have grown but now half in that time is just there there like weeks well and you know they grow yes but I don't think they have a long term future but they could be cool container plants I mean I think we've had a of mild enough winner that that's why you're seeing them do well but in a typical hard winter around here I don't think they'd make a they tried to do a balancing of along town lake one time a few years ago and that not a single one of them survived so but I I think they're cool I'm not saying they're not a good plan they're just not a good plan for in the ground here but I'm a big fan of experimenting with things so put him in containers give them rain water or neutralize the PH of your water with a little vinegar when you walk around and see if you can't baby along and have a know they're quite deep and so I've heard different kind of opinions on you know fill the bottom with plastic or with you know other materials and I've I've got a large amount of of glass bottles so I could use and get this bill and that based on the bottom I mean I know that there will be some you know so we'll see page that will get down in there but I want to know what your thoughts are on that and then what do you think are the best spring vegetables to try and do for the first attempt okay let's start with the filling of the bottom of first of all I wanna make sure that your trough has drain holes drilled into it on the sides not the body and had it out at a ranch and we shot those holes in the bottom but not the bottom the sides it unless you unless you're topping it up on something above the ground like on on the blocks or something if you put it right on the ground then you know it's really hard for the water to get get away from under there but get the now I'd probably do some on the sides then I would Lehrer weed control Berrier over the glass of filler on the bottom that's where you put your good soil and then you need about a foot probably of of decent soil minimum six inches and it is far as the vegetables to put in all my goodness are so many that go in right now you know everything from even could artichokes a spare because greens broccoli cabbage collards Swiss chard and still do lettuce onions potatoes shallots manage you know what I would do is go to a a reliable nursery and also don't forget everybody you can go to aggro life and whatever county you're in at just you know do like aggro life Travis county and you can get a list of the recommended varieties of vegetables for your area your county are you know because the cultivars work better in some areas than others trying not artichoke you mean like the globe artichoke I didn't realize it those hills yeah and in fact you can use them as a landscape plant there so stunning they're just want their big so if you have a small trough you don't want to take up the trough because you can put him in the ground and I don't even think I don't think dear Edom but somebody call me and let me know but I they are so pretty we used to plan on Kevin love them and he planned on let him go to flower just to see the beautiful flower you know we care about our checks of that and and the reason I ask is he basically a kind of said well the best thing to do is just trying to keep the tree healthy and the fungus just kind of exists but it's not legal to the tree and I was wondering if you had heard that before no I haven't and I mean I'm aware of what anthrax this is but not in the live oaks in the fact that it can be contained by just you know keeping the tree healthy and it doesn't hurt I would we should have a tree guy on here this morning for some reason interesting calls about trees I don't know who you're treating me and he is and you know and I I've certainly got my favorite kind of tree people but you know a and M. has we need more information on on tree path ology than I've ever seen anywhere in my life so that you can go on their website and if you like if you just Google anthracnose and live oaks and I don't know if you've done this yet but if you do that and you see the V. an article come up for me in them and then just click on that or you can go to the T.
