But maybe not anymore. The low interest rates are always a great enticement or people wanting to test out what they can afford. But the price increases have been so strong. Here's what the figures look like for a typical medium priced home in America. Right now, At the record low mortgage rates. A typical monthly payment would be about $1060.1 year ago. It was only $1000. So one can see that The monthly payment is wise Ng even in an environment of record low interest rates because prices are simply outpacing people's income growth by large margin. Well, of course, this is causing a tough time for buyers out there. Because there aren't enough homes to choose from. There aren't enough homes for everyone who wants one. So, Lawrence, is there any sign at all? At the number of homes for sale is going to increase in a substantial way anytime soon. I would say that in 2021, we will see more active building. I think the builders are getting much more confident about the future profit prospect they're always concerned about there is risk. You know what happens to the longer, price says. What? There are witnesses and the builders. What they're witnessing is whatever they bill especially out in the suburbs. They're easy buyers buyers out there ready to purchase. And as people are beginning to move further out from city centers, there's new economy off work from home phenomenon or flexibility that glands are much cheaper and easier to build out in the deeper suburbs. And I think this could be the new trend. We will get more inventory in 2021. That's good to know. And until then, we are still going to see rising prices correct, which is great for sellers and great for homeowners. The housing equity continued to increase. So this is a big cushion for homeowners, like the challenges are on the other side, the first time buyers especially trying to equate the down payment. Now for trade up buyers, they can sell their existing home and use it as an equity misty equity as a down payment on their next home purchase. But the first time buyers don't have that luxury, and this is where the pending contracts. I think the decline is beginning to be felt because the first time buyers even though they want to enter the market. They simply are getting over stretch in terms of their finances. I see. Well, Lawrence, looking around America did all the different parts of the country dip, or just a few. All regions did except for the South South region consistently outperformer the warmer weather, maybe during the winter months. People feel that extra warmth from the sun so it found doing well. Try to get a sense of sense of what's the lay of the land where the priorities what the crises that might be boiling over by the time we get here, and that's what they're being denied. So I think there should be a lot of concern about this. The inability to advance to this next stage of the transition. It's not to say that it's going to necessarily result in some sort of crisis. I don't know that, but We want a country that's prepared so it strikes me as we're basically just sort of harming ourselves for no apparent reason, and we're inhibiting our ability. To be in the best possible situation. We can be on January 20th, and there's no reason for that. We have the resources. We have the capacity. So why? So let's talk about the why. And the who? So Emily Murphy is a name that most of us Probably weren't familiar with until now. She is a person who is at the head of the G s A. Can you talk a little bit about How her role what her role is and how much leeway she has to continue to refuse to release these funds or to allow The Biden team to start integrating with the outgoing Trump administration. So Emily Murphy is the administrator of the G S. A. It's a political appointment in the GSC itself is largely responsible for all the government real estate, so they help provide office space and oversee office space. And if if the numbers show that you know Biden exceeds 2 70 as he as they appear to now it strikes me that there is she has no justification. To deny the Biden campaign or president elect by and hit the resource is, however. This is a norm, shattering president and we've never had a president who has not conceded. He's lost the election. In order to have a healthy democracy, the citizenry has to believe in the institutions. They have to believe that the elections that they voted are free and fair. And by actively perpetuating this notion that there has been fraud and some sort of stealing of votes. You are undermining the important tenets of American democracy. And that has long term implications and we are already at important and I would say high level of turmoil in this country. Pandemic has wrecked havoc on the account economy. Various incidents across the country have heightened racial tensions in this country. This is not a moment where we then need to undermine yet another important aspect of American democracy. How
