"As Frank Motech, new ratings on real estate in Los Angeles. Orange County, San Diego Ventura County and the inland empire with me. Now, Dr Frank note half the chief economist core logic which put out the latest report on home sales and home prices Frank. Thank you very much joining the here in the studio, and take it from the top tell us what's going on here. Yeah. What we found with that for the month of April. The meeting sales price rose quickly as we had seen like last year. So in LA prices were up about three percent in Orange County. They were up two point eight percent over the past year. Now, of course a year ago. Prices were rising, a lot more rapidly. We we're seeing seven eight percent increases. So clear moderation in price growth, the total number of home sales still down from what they were last April down about three percent. Then what are you seeing out in the Yellen empire? Well, we're, we're also continuing to see some rise in home prices. The median sales price was up about three point six percent. So that's in Riverside County. So. We're seeing prices rising, but much much more moderately compared to a year ago, or what about in San Diego in Ventura County is also included in your southern California report. San Diego is flat. So we're seeing some softness in the San Diego market already in Ventura County. See also flan, right? Yeah. That's right. Ventura was also flat in terms of median sales price and, and the total. Number sales still down a little bit from last April. The good news though, is that we saw a really good pick up and sales between March and April sales were up cross, so Cal by about eleven percent between March and April. And that's a much bigger jump than we normally see between March, and April, of course those of us have been doing this for awhile, including yourself. Frank, remember that it was a San Diego based on the SNP case Schiller, index at the start of the downturn. That was the first market that saw a downturn in prices, and, and we're seeing here, a flat price prices there in San Diego, any Canaries in the coal mine, based on what you're seeing here at the moment, we have some really great news in terms of mortgage rates mortgage. Traits have come down further in the latest survey from Freddie MAC, three point nine nine percent for thirty year fixed rate mortgages. That's the lowest in sixteen months. That's a shot in the arm for homebuyers. All right. So certainly low mortgage rates. In fact, lows who seen so far this year? Right in two thousand nineteen with that latest arena. Reading coming out to is fueling things here at the moment. Where do you see things go from here? Well with mortgage rates so much lower than they were a year ago. In fact, compared to one year ago mortgage rates are six tenths of a percentage point lower and with family, incomes up. Those are the two necessary ingredients keeps propelling home sales further. So I'm expecting that the June July numbers for home sales will actually turn out to be quite good. We also got the SNP case Schiller core logic report out this past week, showing home price appreciation is easing off, nationwide right, including in the Los Angeles area. So what do you see had as far as home price appreciation, or as the case may be? We saw. Dramatic slowdown in home price growth over the last nine to twelve months here in the LA area. Prices are up but they're only up about one to two percent compared to a year ago. That's much much slower than what the pace who were seeing last spring. But I do think now with mortgage rates so low, that's going to really help the promote sales, we're going to see a pickup in home price, growth later this year for LA birth. We're expecting about a four percent rise in home prices over the course of twenty nineteen certainly affordability being the big issue in this market low mortgage rates, a real blessing for people in the market here at the moment as well as for the mortgage folks, and for the realtors, what do you think we are here in this current housing cycle? Well, I do think we're pretty late in the cycle rate. Now we've already seen a lot of price growth from the trough. In fact, if we measure home price, growth in the LA market from the trough and prices back in two thousand twelve prices are up about eighty percent. So I think we're getting pretty late in the cycle. It really does help to have mortgage rates. Come down. The lowest level in sixteen months, that's really gonna help propel home-buying demand. What other changes these see coming up, perhaps, in, in Fannie and Freddie and some of the other important things that will be impacting real estate here in southern California. I tell you, it's a really interesting and exciting time back in, in Washington, DC area, especially among housing finance policy wants because we've got a new director, Mark labraya running. The Federal Housing finance agency, which is the conservator and the regulator for free, any mainframe MAC, and he's working very closely with Treasury Secretary Mnuchin to actually come up with path forward to get the GS's of conservative ship. You were just in town for a big conference in, in Santa Barbara. Tell us about some of the big takeaways there and your presentation. Yes, this was the annual retreat of the less real estate center from USC was a great event at the Biltmore and Santa Barbara faculty from USC presented as well as a whole. Cross sector of corporate sponsors of the real estate center, who were speaking about what the latest trends are in residential, and in a non-residential properties, any big takeaways, what struck you as far as residential and commercials concerned. What's really interesting is kind of the new innovation that's coming into play in terms of, sharing of space, for example, in the residential aside. These cold living new construction sites, which are really ways to try to add density and keep homes as affordable as possible. More roommates more roommates. Yes. Exactly. "Money continues as Frank Motech. Recapping our top story. Stocks have posted the best start to a new year and thirty two years coming off the worst year for the market since the two thousand eight financial crisis. We've seen an impressive rebound so far in twenty nineteen with me now for our extended market coverage Tyler Mathisen the accurate power lunch on CNBC tower. Thanks for joining us here this weekend. Are you follow this minute by minute as we do here? Give us your view of this impressive New Year's rally. Frank. It's great to be back with you. You know, all of the major indexes right now on track for a one week gain better than better than two percent. And that is pretty good year date. Folks, I'm telling you, it's been amazing. The s&p is up more than six the NASDAQ is up about seven the Dow Jones industrials up a little under six percent. And so that is a tremendous sort of comeback from where we were on Christmas Eve, which was an unwelcome gift with the market hit. It's it's period. Lows. Right in the worst, December one since nineteen thirty one so impressive bounce back. Now here in January and looks like the China trade news helped to perk up the mood this week. Right. Well, absolutely. That was a big thing that happened while we were on the air. Dow Jones report came over that potentially. Either was conversation within the administration to list, some of the tariffs that are in place with China or to suspend the imposition of others as a kind of carrot to draw China to the negotiating table and potentially get a deal. And then and then a Bloomberg report indicated that the Chinese have come to Washington with or are discussing a proposal under which China would buy a trillion dollars worth of additional American goods between now and twenty twenty four basically eliminating eliminating the three hundred billion dollar, plus a year trade deficit that we have in goods with China that of course, has been one of. Mr. Trump's signal issues with respect to China the trade deficit, and if he is able to get them to agree to that. And they actually follow through that would be a win for the president telling me ask you this. What are your market monitors saying about what the Fed's next move will be in the market goes from here, contributing to this good run that we've had so far this year has been fedspeak from chairman Powell and others indicating that they will much more open than we had previously thought to either slowing or pausing the pace of interest rate hikes, not really saying that we're done in raising interest rates, but that has been one of the constructive factors are one of the tailwinds as always say kind of a cliche tailwinds and Edwin for the market this month, so far my guess is that the economy is doing well inflation is virtually is totally under control. It would seem and that the fed probably won't be raising interest. Rates on the same schedule that they had before and that can only help stocks. So the fed has soften just a bit. The texture of its comments about what it's gonna do with interest rates, and how quickly it is going to in the parlance of of monetary experts unwind its balance sheet around the water cooler looks like the cannabis stocks have been talked about lately. Again, the Tyler of water are your folks they're saying about that's actor well, the puns just tumble. They have been lighting it up lately. Spoke with one investor who said to me. That of three of one of three major trends over the next sort of years of investing cannabis is going to be one of the really big ones. And and I don't doubt it because so many states are under pressure for to raise revenues, and this is a taxable product. There is a growing sense that the use of the drug for being able to snow purposes, but b also for recreational purposes ought to be decriminalized at the very least. So I think those stocks have some momentum and force behind them. I wouldn't begin to know which one is the one to go with. But there's also been some big companies like Altria like some of the beverage companies like some of the pharmaceutical companies that have gotten into these cannabis companies for either recreational or medicinal purposes. So that tells you that there's a real business there is that what your best buds you're telling you about my best. I gotta get on the bandwagon. With of course. Any other places where your Mark monitors would be putting money now indoor taking off the table. Well, I think actually this week some of the China trade related stocks have done very, well, it's a lot of material stocks some of the industrials some of the farm equipment manufacturers like Deere other companies like Caterpillar have done very, well, some of the agriculture stocks and soybeans because if we if China's going to import a lot more soybeans those can help. So if there is a trade resolution of some sort or another a good place to look, according to the people, we're talking to would be into those stocks that would benefit by whiter more open trade with China Tyler Madison anchor of power lunch on CNBC. A bunny continues as Frank Motech continuing my conversation with Dr Mohamed Al Oriente economic advisor, Ali aliens, former pimco, CEO Newport Beach and in the face of all the market vault. Selvi we've been talking about here. We're hearing a lot of commentary about the possibility of recession and worries about a bear market for twenty nineteen heading into the new year. Mohammed what's your outlook on the economy? So I don't see a recession in the baseline a recession is a risk scenario that has been heightened by the slowing economies of European China. And by the risk of bad market technicals contaminating economics, but that's a whisk. These are whisks the baseline is that we will continue to grow at two and a half to three percent. And let me explain why. Three engines of growth to this economy. The big ones. Consumer companies and the government to consumer is in really good shape. We continue to create lots of jobs and wages are now going up at three percent a year. So from a labor force point of view, the consumer has solid income there is dead. But it, but the consumer has sought income which is very important too is companies all in a good place balance, sheet wise, and there's some signs that business investment will continue to pick up, and then sturdy let's not forget that we have an overlay of government spending. So when I look at the tweet major drivers of growth in the US economy, they are not signaling recession. So in order to get a recession. We need a major policy mistake or a major market accident. But you don't get it based on the economy alone. Where are you putting money now and taking off the table? Let me tell you what I think people should look at when we get these bouts of volatility, and when passive investment has become so popular, you get what's called contagion, which another way of saying good, names and bad names, get treated the same. So it doesn't matter. You know, who you what company you are a passive fund selling it will sell across the board. So people who are familiar with different companies should pay particular attention to those with strong balance sheet. Good cash generation and solid business models, and they will find long-term opportunity in these names because these names are going to be contaminated unduly by what's happening returner environment. And the only thing that have to be ready for is to be able to stomach inevitable volatility. But I think that what we are seeing is more attractive opportunities being created and. People just have to focus on the three characteristics of solid balance sheet, high cash generation and good business models. Mohammed. "Ten a rather. Eight forty seven. Money continues as Frank Motech corporate, social responsibility matters more than ever in the age of the metoo movement in corporate America, so says Patsy door leading expert in the field of social impact, corporate, social responsibility, diversity and inclusion and sustainability she oversees all of those functions at Thomson Reuters. She's also Forbes magazine contributor wrote about the subject recently. She also gave the keynote presentation at the recent state association of county retirement systems conference Patsy door. Thank you very much for joining me here this weekend and tell us about all these topics at the workplace these days. This is a critical an exciting time for these topics. Right because what's happening given the geopolitical environment that we're faced with on a global basis rising voices. Whether it's me too movement or otherwise, and certainly the rise of impact investing social impact is becoming that much more important for stations to really take it seriously. And so what we're focusing on is how do you do that best and what organizations are doing it? Well, and why should we care about this stuff? Tells about the impact the metoo movement is having on corporate American. Well, it's beans at corporations have to take this stuff. Seriously. Right. So at the end of the day women's voices are rising we realized that there are fifty percent of the population, obviously. But certainly they represent a lot lower percentage varies by organization, but using the twenty s in terms of senior leadership positions, and it's a time where we need to address these issues at a faster pace than ever before. And tell us about the impact of the last election and more women being elected to congress and so forth. And what impact do you see that? I think that's great. And I I'm an optimist. So I mean, I think great things are happening. And the fact that there's more than one hundred women now in office is fantastic. I think it says a lot that these voices are getting louder and louder and women want to have a seat at the table not only in corporations, but certainly in the government, and what do you think should be some of the priorities in Washington to address some of the big issues we heard about in the last year, or so, well, I think a couple of things first of all I believe very strongly that corporations have the biggest role to play here. But the other. Piece is really having those public private partnerships, and with example of California and the governor recently just about a month ago. Putting in place a requirement for women on boards. These are the types of things we want wanna see happening, and that's the first state in the United States. I'd love to see other states follow suit. I think unfortunately, to be brutally honest, we need to put legislation in place at this point because we're just not making the progress we need to do see under the other states following California's lead on that. Well, other states are discussing it. I I'm not sure I know of any particular state that's discussing it seriously at this point. But yeah, I suspect that we will see that change particularly in light of the election and unleaded this bold move, which is only a month old that we will see more states coming forward as far as socially responsible investing. The challenge has always been getting returns on those investments and give us an update on how things are going in that world, these as sure so that is also changing impact investing is on the rise. It's now a two hundred fifty billion dollar industry on the rise eighteen percent year on year increase. So what's happening is? People are starting to see there is a positive correlation between social impact and the bottom line. We can't say there's a causation yet. But we can certainly say there's a positive correlation. People are starting to see investors in particular are starting to see that over time. The financial performance increases by investing and social impact and give us some examples of the hot topics in that world getting away from gun companies, for example, or tobacco companies were some of the other hot topics in that area. That's a great one supply chain is the big topic. Right. So human trafficking and supply chains particularly given the globalization of large organizations and not being able to fully understand or appreciate all of the depth and complexity of the supply chain to build out products. And so that's really really a hot topic. And there's multiple aspects to that. How do you monitor it how do you track? It. How do you make sure that things like human trafficking, and modern slavery, given the minds modern slavery act, for example, are not happening. That's the topic today in in that world should companies again be vigilant or relate for Washington. What's your view on that companies need to be vigilant? She's also a Forbes magazine contributor and wrote about the subject recently. She also gave the keynote presentation at the recent state association of county retirement systems conference Patsy Dora. Thank you very much for joining me here this weekend and tell us about all these hot topics at the workplace these days. This is a critical an exciting time for these topics. Right because what's happening given the geopolitical environment that we're faced with on a global basis rising voices. Whether it's me too movement or otherwise, and certainly the rise of impact investing social impact is becoming that much more important for organizations to really take it seriously. And so what we're focusing on is how do you do that best and what organizations are doing it? Well, and why should organizations care about this stuff? Tells about the impact the metoo movement is having on corporate American it's beans that corporations have to take this stuff. Seriously. Right. So at the end of the day women's voices are rising we realized that they're fifty percent of the population, obviously. But certainly they represent a lot lower percentage and it varies by organization, but using the twenty s in terms of senior leadership positions, and it's a time where we need to address these issues at a faster pace than ever before it tells about the impact of the last election and more women being elected to congress and so forth. And what impact do you see that? I think that's great. And I I'm an optimist. So I think great things are happening. And the fact that there's more than one hundred women now in office is fantastic. I think it says a lot that these voices are getting louder and louder and women want to have a see that the table not only in corporations, but certainly in the government, and what he thinks should be some of the priorities in Washington to address some of the big issues we've heard about in the last year, or so, well, I think a couple of things first of all I believe very strongly that corporations have the biggest role to play here. But the other. Is really having those public private partnerships, and with example of California and the governor recently just about a month ago. Putting in place a requirement for women on boards. These are the types of things we want to see happening. That's the first state in the United States. I'd love to see other states followed suit. I think unfortunately, to be really honest, we need to put legislation in place at this point because we're just not making the progress we need to do you see any other states following California's lead on that? Well, other states are discussing. I I'm not sure I know of any particular state that's discussing it seriously at this point. But yeah, I suspect that we will see that change particularly in light of the election in light of this bold move, which is only a month old that we will see more states coming forward as far as socially responsible investing. The challenge is always been getting returns on those investments and give us an update on how things are going in that world these days. So that is also changing impact investing is on the rise. It's now a two hundred and fifty billion dollar industry on the rise at eighteen percent year on year increase. So what's happening is people? Are starting to see there is a positive correlation between social impact and the bottom line. We can't say there's a causation yet. But we can certainly say there's a positive correlation. People are starting to see investors in particular are starting to see that over time. The financial performance increases by investing in social impact. Give us some examples of the hot topics in that world getting away from gun companies, for example, or tobacco companies. What are some of the other hot topics in that area? That's a great one supply chain is the big topic. Right. So human trafficking and supply chain, particularly given the globalization of large organizations and not being able to fully understand or appreciate all of the depth and complexity of the supply chain to build out products. And so that's really really a hot topic. And there's multiple aspects to that. How do you monitor it how do you track? It. How do you make sure that things like human trafficking, and modern slavery, given the minds modern slavery act, for example, are not happening. That's the hottest topic today in that world should companies are to be vigilant or should we wait for Washington? What's your view on that companies need to be vigilant? What happened in the November sixth election where we go from here. Well. It's amazing to me. I knew the Democrats dominated California. But not like this election demonstrates that. They really do. They now have both houses of the legislature with super majorities in each house are picking up seats all over on the congressional side seats that I not in a dreamworld would think Democrats can ever win in Orange County. And in the valley. I'm suspecting that it's the economy, that's creating the problem and areas where Republicans used to dominate Democrats are having to relocate to those areas. Even though they still work and the core democratic areas they can afford the housing and the court democratic areas and so they relocated in the valley in Stockton. All in Fresno in Brazil, said while in Modesto, and I would tell you that only numbers aren't gonna get better for Democrats, Mary you moderated the final. Debate between John Cox and Gavin Newsom, obviously, they had two different completely different economic visions of California. So where do you think we're heading at this point? Well, I think that listen Newsome who is now the governor elect has been pretty smart and how he handled San Francisco he did not let when he served as mayor. He did not let the individuals that call themselves for Gresley lives and a look into redistributed. Well, then impose greater regulations on people who produce. Well, I don't think he's going to allow that to occur in Santa California. I think he is going to be somewhere near where Jerry Brown was if not to the right of Jerry Brown, portable housing seems to be the big issue right now. Can we address that they issue of four thousand is rooted and whether or not you somehow can facilitate folk on the permitting process right now, it takes some as as much as five years to get a building going in San Francisco, you could imagine carry him costs for that kind of a project, and then the whole business wants. I know voters rejected the rent control in this last election as well. What's on the drawing board there in Sacramento to address some of the concerns that you just mentioned Volgas appropriately rejected that measure prop ten I was very much involved in opposing prop ten I was very much involved in cost to Hawkins to begin with? And I've been a major advocate of how the rent control actions or actually Endel incent franscisco. They have vacancy decontrol they have the opportunity for the rent. So those two things have decided have changed the mind investors, and they're getting out of the higher priced stocks. And by that, I mean, the price to earnings ratio stocks that have high ratio and that is dragging down the market. So now stack is is leading the selloff, and the Dow is kind of lagging because it doesn't have that many texts names in it.
