All right, thanks very much Dan, the time 16 minutes before the top of the hour let's welcome to the airwaves of Vincent Cigna, Bloomberg macro strategist with us. So a lot to consider here. We've had some earnings that are kind of all over the map on disappointing from micron, but very solid from Nike and FedEx just here in the last 24 hours. We had consumer confidence jumping the highest level in 8 months, and yet we had U.S. existing home sales weakening further. So obviously it's pretty topsy turvy out there. Vince, do you look at it from a bullish standpoint or a bearish standpoint? I think it's quite Polish, actually. When you look at Nike and FedEx, that speaks to the consumer doing well, although by the end of the week, we're going to get some retail sales personal income personal spending data. They're all projected to decline. So going into next quarter, I'm not so sure the consumer is going to be that healthy. We are obviously in the holiday buying season. So that purchase things up a little bit. Micron chips revenue going down, they very well speak to the supply chain shortages, not so short anymore. And that people have businesses have bought what they needed or supplied with they needed that inventory levels in the chip space are decent. And that's not driving up prices and earnings as much. And from the existing home sales standpoint, we've just seen that housing data for months now. And that's obviously due to the fed raising interest rates. That's no surprise. And it's beginning to end its way through other areas. I thought the most interesting thing I read and this was about a week ago was the Philly shed put out a report that said, their jobs data shows that we only gained about 10,000 jobs this year, where the BLS says it's over a million. And they claim their data is superior. And at some point, the fed one hand is talking that jobs are tight. And here's the Philly fed saying, not so much. I'm kind of going with the Philly fed on this one, as opposed to the BLS. Well, you would have thought they wouldn't be because the Philly fed is good to be, of course, by the federal banking system. And if you don't trust your own guys, then who are you going to address? And so you become data dependent. And the question then becomes what data are you dependent on? Yeah, and I'm not so sure I kind of likened it to someone joking around a trader's today. We're talking. It's like the Indiana Jones movie when they said they're digging in the wrong place. You know, they're looking at the wrong data, perhaps. And when they say they want to stay higher for longer, it's because they're looking for the data from the BLS when their own internal data says opposite. And I fully expect that they're going to be pivoting way sooner than they think. And I'll probably lose another dinner bet, but I would have February. They do nothing. And not raise at all. I'm curious about what some of the unintended consequences might be of all this. You have yields moving higher. Now, I think from your point of view, you probably see yields moving down from here because you think that higher interest rates are straggling or strangling the economy. But with rates higher and people having gone through such a long period with low rates and all the things you do, you know, to sort of make up your returns during that, a lot of that now is facing wholesale change. Are you seeing anything that you're concerned about here that would fall under the category of unintended consequences? Well, I mean, the biggest unintended consequence is that the Ted pushes us into a recession. And I'm kind of in the camp that they will. I mean, there's a serious credibility question that comes in with the fed. I think they're overly concerned that they lost their credibility with the transitory story. As one trader put it to me and I thought he was quite listening to that they are more concerned with their grandchildren are going to read about them that they are not the Arthur burns of the 21st century. And that pushing the economy into a recession is a small price to pay. They're not looking at the data quite frankly. I mean, they just are not. The data is very, very, very clear that the economy is rolling over. And that the global economy is wrong. And I think they're going to see that in the first quarter of next year. And I think that's going to speak well for us. But Vince, I mean, you started off our conversation by saying you're bullish. How can you be bullish if you think that we're heading in the wrong direction? Well, I'm bullish. I think I'm bullish for the year of 2023. I think both guys are going to see the I think they're going to see

Carlos Correa has an agreement in place with the New York mets on a 12 year $315 million deal, and that's after an introductory press conference with the Giants after he reached the deal they are 13 years and $350 million blew up. We don't know as we take this exactly why that didn't happen. I certainly, you know, through the years going into his free agency have heard concerns about Carlos Correa's back that he needed treatment in the mornings of the games that he got treatment before games at the ballpark that he would be uncomfortable at times when he was flying. I don't know if that's the reason why. I know that's a lot of the speculation this morning. We'll get more information on that. But Carlos Correa is not with a giants. He'll be signing with the New York mets to play third base alongside Francisco Lindor, absolutely reminds me that morning that we found out that Alex Rodriguez was going to sign with the Yankees to play alongside Derek Jeter. A lot of conversation coming up about all that with Karl rabbit. We'll have Sarah Lang's Paul he McKinney's as well. Some other deals that have taken place since our last show, the cubs and shortstop dansby Swanson agreed to a deal. 7 years, a $177 million. Michael Brantley worked out a deal with Houston Astros one year, $12 million. Andrew Bennett, he signs with the white sucks, 5 years, $75 million. Justin Turner gets two years, $22 million with Red Sox, JD Martinez, one year, $10 million with the Los Angeles Dodgers, Trevor may, a one year $7 million deal with Bill Clinton athletics. The brave sign outfield of Jordan luplow to a one year $1.4 million deal Sam fold got an extension as general manager of the Philadelphia Phillies. They announced the early season Sunday Night baseball schedule, one of those is actually between the mets and the Giants in San Francisco, Clayton Kershaw is going to pitch in the world baseball classic, but Sarah. He is the chief executive officer of crow holdings, a 75 year old residential and commercial real estate developer, the largest developer of apartments in the United States, the firm manages over $30 billion in assets across 21 local markets, previously he was chief operating officer for investment management at Morgan Stanley. So let's talk a little bit about commercial real estate investing. When I was looking at your website, there are a whole run of different for lack of a better word subsidiaries. There's crow holdings capital, crow holdings office, trammel pro residential, crow industrial signature properties, tell us a little bit about these different divisions of what they all do. The simplest way to understand us is we have a real estate development company called crow holdings development and underneath that we have sub brands pro holdings industrial, core holdings office, trauma core residential, and then we have a separate real estate investment company that we call crow holdings capital. And signature properties, how does that fit into that? Those are properties that we own without investment partners. And those are properties that Trammell crow back in the day or Harlan Crowe and more recent years has developed and the family has held on to these properties for decades in many cases. The Crown jewels, so to speak. There are some terrific properties. And they're in primarily not entirely Dallas, Texas, which is, as you know, the fastest growing metropolis in the country. Oh, is that true? I did not know that. The nominal population coming to Dallas. And I think it's changing during COVID in any given year, but there's somewhere in the neighbor of a 110, 120,000 people moving to Dallas each year now. Wow. So we saw Miami. We saw Tampa. We saw Dallas. We saw Austin has been a ton of growth in the south. South and southeast, when does that top out? When does that start to slow down? Well, I think you're at some level, you're having now the COVID induced movement out of California and New York and Chicago is slowing down a bit. I know in New York, some folks from Florida are moving back right now. Oh, really? But the mega trends are very clear. The mega trend is it's not slowing down. And this has been decades in the making. This has been decades. This goes way back. All right, so let's talk a little bit about some of those signature properties. Sure. Crow HQ and the main campus is the old Parkland campus. Do you actually work there? What is the old Parkland campus? Yeah. So old Parkland Parkland hospital was built in 1913, this beautiful red brick building that became derelict in the 1960s and 1970s. And in 2005, I believe Harlan acquired the site tore down most of the buildings except for the main beautiful hospital and built 11 new buildings around it, and it's now an office campus in Dallas, Texas. It's part museum, the theme of the campus is the American experiment. The foundations of freedom and democracy and there's tremendous manuscripts and art and statues, exemplifying everything from the starting with the Greeks going all the way through entitlement and the founding fathers and Abraham Lincoln, and it's a beautiful physical campus. Is this other businesses and organizations or just crow? Yeah, so we occupy about 15% of the space and virtually all of the tendency at the campus are other principle investors, other family offices, foundations, private equity firms, hedge funds, and so it's a little financial sense right there in the middle of Dallas. Yes, exactly. And what is the Dallas market center? Tell us a little bit about this property. In the 1950s, this was a build it and they will come Trammell had the view that if I build a permanent building, these trade shows that go all throughout the United States, if I can, if I can house them there permanently, retailers will come and visit the exhibitors. And so the Dallas market center is a 5 million ft². Property that houses for various industries, a permanent and temporary exhibitions, and we hold trade shows where literally hundreds of thousands of individuals per year from thousands and thousands of retailers come to Dallas, Texas to intermediate

"Some audio issues we appear to be encountering and because of that we're going to wrap this game up for you and it gets you through a postgame show, but not spend a lot of time on highlights and postgame sound because we understand it maybe kind of hard for you to hear what's going on here. We'll do the best we can, however, mets beat the Marlins tonight by the final score of 11 to three. This one started well for Miami Garrett Cooper and RBI double in the bottom half of the first sitting against Carlos Carrasco and you thought maybe just maybe Marlins could do something they haven't done since the end of June beginning of July, and that string together three straight wins, but it was all mets from that point on. Pablo Lopez allowed four hits in the first two innings but no runs and things came apart in the third and especially the fourth innings for Lopez. He allowed back to back doubles producing a run to tie the game in the third inning with Jeff McNeil doubling Francisco Lindor home. Then in the fourth inning, Lopez, who has struggled in his career against the mets, saw things really come unglued, he faced 9 men before leaving the game when it was all said and done the mets sent 12 to the plate against Lopez and Andrew norty, they scored 8 runs on 6 hits and three walks in that fourth inning. They took lead on an RBI double by Eduardo Escobar, James McCann, knock to run with a single Lindor and RBI single Jeff McNeil, a sacrifice fly and a couple of batters later after walk to Tyler naquin, Pablo was pulled Andrew nardi came on and was greeted quite rudely, Mark cannon had a Grand Slam home run that made an 8 run inning in a 9 to one mets lead. The mets would add a solo home run for Francisco Lindor in the 5th inning, another from Eduardo Escobar in the 7th inning and the mets were on their way to a big win tonight 11 three the final Marlin scored a couple of runs late. Jacob stallings and RBI hit in the 7th and a while pitch brought home the third and final Miami run in any number 8 for the match. Big nights of the plate for Escobar and Lindor Eduardo Escobar single double Homer he went three for 5 tonight at an RBI and a couple of runs scored Lindor single double Homer. He had two RBIs scored three runs. So Lindor has been the ultimate Marlins killer here in 2022. And he was a big part of the 11 run 16 hit outburst for the mets here tonight. As the mets win this one going away, 11 to three for Pablo Lopez, three and two thirds innings, 8 runs all learned on ten hits. He walked three struck out to his season year 8 jumps to 4.04 78 pitches for Pablo tonight 47 strikes in his career now ten starts against the mets all time, three and 5 with a 6.53 ERA, rough night for Pablo tonight, rough night for the Marlins, one injury note from Miami Avi Garcia, left this game after playing right field in the top of the first inning, he was supposed to bat in the bottom of the anybody who was pinch hit for by Charles Leblanc, Avi Garcia exiting with left hamstring discomfort and remember it was that left hamstring that had Avi on the injured list for 29 games between August 3rd and this past Tuesday when he came off against the Phillies. "Of all, take number three. The guardians already won the Francisco Lindor trade, make your case. Well, there are any number of reasons why the guardians, with the number 27 payroll in the sport or atop their division. But at the very top of that list, is the absolute hall that they received for, Francisco Lindor. As a reminder, it was Lindor entering a contract here, right? Plus Carlos Carrasco, for Ahmed Rosario, Andre Simone, and two more developmental minor leaguers. So the mets have received 6.3 war from Lindor and Carrasco this season. And for those 6.3 war, they're paying that tandem $46 million. The guardians, meanwhile, have received 8 and a half four from Jimenez and Rosario. They're paying them a combined 5 and a half $1 million. Rosario is on the books for one more year and Jimenez for four more years. Now, it has been well established on this podcast that you do not believe I'm good at math and the reason for that is because I predict that Albert Pujols would get to 715 home runs this season. However, you don't have to be a match elite to decide that by the way that we measure these things in the industry. So far to me, it looks like Chris antonetti has made out like a bandit. Andre Jimenez is really good. Really good. I will give you that. And the fact that there were a number of shortstops on the free agent market last year that there were going to be a number of short stops on the free agent market this year. One could make the argument that giving up the hall of talent and then paying Francisco Lindor $340 million. It's not the most efficient thing that the New York mets could do. I'll be honest, I don't care about efficiency, right now. Because for all of the talk of the braves dynasty for all the good feelings about taking three out of four and beating Jake degrom like they did on Thursday. The mets still lead the national league east by three and a half games. Don't get me wrong, but the braves are very, very good. The mets are the ones who not only have better record than them, but a better record than the Yankees, the mets are the ones who are half game back of Houston for the second best record of baseball, the mets are the ones scoring the fourth most runs in the game and allowing the fourth fewest in this seeming moment of burying New York baseball teams, let us not make one mistake, let alone two, the New York Yankees are going to be fine. The mets are really good. The sky isn't falling. Baseball is hard, playoffs are random, and we all die. Like that's my whole approach to this entire sport that we love, but sometimes we get a little obsessed over and in a little reactionary and a little hot takey right there. And I as much as perhaps anyone on the network is susceptible to those overreactions. All that I'm saying, I don't even disagree with the word that you said. I don't think that Francisco Lindor has by any means been a boss the way that it may have appeared a year ago. And Carlos Carrasco is giving them some good inning this year. But I am saying merely is that by the way that we evaluate these things. But the way that we measure these things, when antonetti puts that information that I just provided on a spreadsheet and send it up to his boss, he'll say you did a job well done. When you consider that team and the Met, they're operating in two very different silos and would say that my traditional measure, like very, very literally the guardians have won this trade, at least for my money. Fair, reasonable war agrees with you. I think the value of having Francisco Lindor of having emotional heft coming with a new owner and Steve Cohen and getting buy in from fans. It's impossible to measure. I think it's very real, though. And for a fan base that has been as tortured as New York mets fans have been some of that external some of that self guided and motivated. I think that the resonance of Lindor arriving signaled a new era and perhaps that could have been done without trading Andres Jimenez, but sometimes you just got to pay for something that you can't measure. And right now, I mean, Jesse winker is struggling. I mean, there's so many of their players that are offensively not who you know that they can be. I mean, Adam Frazier is leading that team right now is another new pickup. And a lot of their offensive stats. But this is a team that you are like, just watching them play the game. They enjoy it. They love it. And I'm saying this watching them in the back in the last season. When you see a lot of teams just like grinding, they never look that way. They look like every day. We're fun to be at the ballpark. We're going to win this game and I'm hoping this is a team that gets into the playoffs. And I think this is a year when the casual fans learned the name of Logan Gilbert. Yeah? Yes. Stuff wise as a pitcher. And he's led their entire staff, and this is a staff, you know, like I said, it's got a cyan winner and Robbie ray. They've got some big names and Marco Gonzales and pictures that we've seen have success in the past and yet it's Logan Gilbert there with a .058 year aim so stupid and we'll see those numbers get more realistic, but he's been lights out and you're kind of like, wait, who is this guy? Where did he come from, especially looking at the names on that staff? He's the one that's been shining. All right, before you go, we got a bleach street coming up asking about the early season success of Francisco Lindor, who obviously has been so important to the Met so far this year. What are you seeing in the mets? Yeah, well, and honestly, single and smile, right? I mean, just to meet anything exemplifies like the ten year old and all of us that's like just giddy to play. And similar, I think, to Eric Hosmer and bob Melvin, I think bookshelf showalter has done the same with Francisco Lindor. I think he has taken the big market of New York and kind of narrowed it back into like, hey, you were a player that I absolutely believe in. And I don't know the words the buck has shared, but you watch the relationship. You watch the shots of them in the dugout and him kind of like arm around and talking to him. He definitely sees and understands the psyche of Lindor. It seems like and is bringing out the best in him. And you watch the mets and of course the biggest news is Jacob de Grom, you know, not on the staff and yet now you see like their entire pitching staff and the like so many pictures and you mentioned Logan Gilbert with a Mariners and you're seeing pictures within the mets organization that aren't named Max Scherzer that aren't Chris Bassett and the big names that we were expecting to carry the staff. Of course it's early, but that to me is like what gets me excited is at some point Jacob Brown is going to come back later in the season and this pitching staff is already the best in the majors so far. "Yeah, I think there's some truth to that. I mean, I think a lot of the obligation that they had, you know, is a result of having somebody like that there. The ultra professional never complained publicly about any of the situations that he was presented with. And now you absolve yourself of that in a sense, responsibility. You clearly should have a responsibility to the fan base there to continue to provide a product that is competitive. But I do think some of that goes by the wayside when he leaves. It would really be it would really be unfair to Melvin to say, look, we're going through this and you're going to be part of it, given the soldier status, he's established there. But that wouldn't necessarily stop them, but I do think it does. I agree with it. It does absolve them. And I don't know buster. Is this a, is this another example here of recent hirings in Major League Baseball of managers who have experience over the inexperienced young just analytic guy, you know, this is an indication that that didn't work in San Diego. And we do go back to somebody who's done this for a long time, who is very acutely aware of the importance of statistics and analytics and the way we look at the game now. But has that touch of experience, player relations and that becomes certainly maybe more heavily weighted than what was going on, I'd say in the last 5 to 7 years yeah, I agree with you. It feels like the pendulum swinging back the other day, which is why, you know, three weeks ago, when it was uncertainty about Aaron Boone's situation, the point that needed to be made was that as far as front offices are concerned, there's not a great field of managerial candidates to go with. And so if the Yankees had moved on from Aaron Boone, the question would immediately become, okay, great. But then who? And he immediately would have been attractive to other teams because it's not like he's anti analytics. He has been using these in recent years. He probably, I mean, my God, can you imagine, I'm sure Billy bean you know, the great ties the USC would have probably been all over him. If he was looking for a manager today and so bob Melvin's really highly a 100%, you're absolutely you're absolutely right. I agree with you. And without having the crystal ball, I think you just nailed it. If bob Melvin were allowed to go to San Diego and Aaron Boone was a free agent, gosh, he's at the top of that list in Oakland. You're a 100% right. That's a great call. And meanwhile, all these teams are making moves, you got hitting coaches being hired and pitching coaches being hired or promoted in the case of Derek Johnson, bob Melvin moves to the Padres and the mets are standing at the street corner and watching the traffic zoom by. It's amazing 'cause it feels like bob Melvin would have been a perfect choice for them. It's an I don't really understand it. You know, Sammy's got a lot of respect in the industry. I understand that the owner, you know, is very out there when it comes to social media, but that's also in honor of this got a lot of money. It's an owner who's invested in this franchise who wants to see this thing, you know, worse than worse than anybody, at least that I can come up with as far as ownership goes. I'm confused, buster by the inability of that organization to land, you know, to land a front office. I don't really understand it. And I've yet to see anybody explain to me why they're hesitant or running away from it other than he'd be a hard guy, excuse me to work for. I don't know. Most of these people that are in front offices have the ability to figure out environments. That's why they're good at what they do. They can walk into a Clubhouse and deal with personalities and cultures and people from different countries. So are we, is this the hill that everybody is looking at saying, I'm not? I'm not going to go die on that because of ownership. I'm struggling with what the repellent is for all of these individuals. I don't really get it. I think it comes down Carl to one phrase and that is chain of command that especially with these the modern generation of front office folks. They want a predictable reliable chain of command. What they don't want to wonder is, is the owner going to be tweeting out injury information before they're prepared to release it? Is the owner going to tweet out that a game is being postponed before they're going to release it? Are they they're worried about whether or not Francisco Lindor is going to become really close friends with the owner and then help to dictate moves like trading for Javier Baez. That's all part of the conversation going on right now. And it's been interesting because it does feel like that there are a number of people who the mets have been interested in and those people have been like, yeah, you know what? I'll engage a little bit, I'll flirt a little bit and then I'll use that opportunity to better my situation with my current team, but I don't want to go into that place where there's questions about the chain of command. Does that make sense? To some extent, I would need to know how much the flirtation goes. The idea that I'm interested, but I'm not really going to talk to them. I mean, you know, no. I understand very, very little about that. I would think that my first goal would be to go in there and have a meeting and have an interview and flush these things out. But I don't think you can let hypotheticals and fear on you. When you are afraid of the unknown, and you become paralyzed by it, I think that's a great risk. I don't relate to that. I think that you've got to go in there and say, I'll figure this out. It's a unique opportunity. You have the conversation. You try to to the best that you can make sure that any injury news is going to come from this office and not from that office. And if ownership or someone else is unwilling to acknowledge that's how this is going to work, well then then you can say, okay, well, I can't deal with that. But I'm not going to worry about who Francisco Lindor is going to be friend or not befriend or things like that. That's part of my job to set a culture and establish a culture. So I want to I'm willing to embrace that challenge with certain parameters in place that I think most organizations would acknowledge our are acceptable or not acceptable? Yeah, I would so I'm not fully on board with, again, what this what this reluctance or inability to get people in there is. I don't quite get it. So, you know, someone who I think obviously shares your perspective to some degree is Perry manasseh and the general manager of the angels. Artie Moreno has got a reputation being a difficult, you know, sometimes he can be upset. He can go and do negotiations directly as he did with Albert Pujols. And I think Perry's perspective and he hasn't said this to me, but I'm just guessing because that stuff was all out there that he basically decided, you know what? The 30 opportunities here to run baseball operations in the world. And this is someone who has a lot of money. They got the best player in baseball in Mike Trout. This is when he took the job. They have this incredibly talented two way player in shohei Otani. I'm gonna go there and I'm gonna take my shot. You and I think exactly like,.
