I always want to say I want to go deeper. You know, it's tough to say you only want pitch 5 innings. But they did a good job of grinding with me, but it seemed got to win. So anytime the team wins, I'm happy. You Darvish suffered his first career loss against the mets after 5 wins. He allowed 5 runs in 6 and a third innings. The Padres had won three straight. I'm Dan schwarzman that your Bloomberg world sports update, Brian. All right, thanks very much Dan, the time 16 minutes before the top of the hour let's welcome to the airwaves of Vincent Cigna, Bloomberg macro strategist with us. So a lot to consider here. We've had some earnings that are kind of all over the map on disappointing from micron, but very solid from Nike and FedEx just here in the last 24 hours. We had consumer confidence jumping the highest level in 8 months, and yet we had U.S. existing home sales weakening further. So obviously it's pretty topsy turvy out there. Vince, do you look at it from a bullish standpoint or a bearish standpoint? I think it's quite Polish, actually. When you look at Nike and FedEx, that speaks to the consumer doing well, although by the end of the week, we're going to get some retail sales personal income personal spending data. They're all projected to decline. So going into next quarter, I'm not so sure the consumer is going to be that healthy. We are obviously in the holiday buying season. So that purchase things up a little bit. Micron chips revenue going down, they very well speak to the supply chain shortages, not so short anymore. And that people have businesses have bought what they needed or supplied with they needed that inventory levels in the chip space are decent. And that's not driving up prices and earnings as much. And from the existing home sales standpoint, we've just seen that housing data for months now. And that's obviously due to the fed raising interest rates. That's no surprise. And it's beginning to end its way through other areas. I thought the most interesting thing I read and this was about a week ago was the Philly shed put out a report that said, their jobs data shows that we only gained about 10,000 jobs this year, where the BLS says it's over a million. And they claim their data is superior. And at some point, the fed one hand is talking that jobs are tight. And here's the Philly fed saying, not so much. I'm kind of going with the Philly fed on this one, as opposed to the BLS. Well, you would have thought they wouldn't be because the Philly fed is good to be, of course, by the federal banking system. And if you don't trust your own guys, then who are you going to address? And so you become data dependent. And the question then becomes what data are you dependent on? Yeah, and I'm not so sure I kind of likened it to someone joking around a trader's today. We're talking. It's like the Indiana Jones movie when they said they're digging in the wrong place. You know, they're looking at the wrong data, perhaps. And when they say they want to stay higher for longer, it's because they're looking for the data from the BLS when their own internal data says opposite. And I fully expect that they're going to be pivoting way sooner than they think. And I'll probably lose another dinner bet, but I would have February. They do nothing. And not raise at all. I'm curious about what some of the unintended consequences might be of all this. You have yields moving higher. Now, I think from your point of view, you probably see yields moving down from here because you think that higher interest rates are straggling or strangling the economy. But with rates higher and people having gone through such a long period with low rates and all the things you do, you know, to sort of make up your returns during that, a lot of that now is facing wholesale change. Are you seeing anything that you're concerned about here that would fall under the category of unintended consequences? Well, I mean, the biggest unintended consequence is that the Ted pushes us into a recession. And I'm kind of in the camp that they will. I mean, there's a serious credibility question that comes in with the fed. I think they're overly concerned that they lost their credibility with the transitory story. As one trader put it to me and I thought he was quite listening to that they are more concerned with their grandchildren are going to read about them that they are not the Arthur burns of the 21st century. And that pushing the economy into a recession is a small price to pay. They're not looking at the data quite frankly. I mean, they just are not. The data is very, very, very clear that the economy is rolling over. And that the global economy is wrong. And I think they're going to see that in the first quarter of next year. And I think that's going to speak well for us. But Vince, I mean, you started off our conversation by saying you're bullish. How can you be bullish if you think that we're heading in the wrong direction? Well, I'm bullish. I think I'm bullish for the year of 2023. I think both guys are going to see the I think they're going to see

"They look at what we're doing every day and they say, well, I want to do that. I love sports talking about sports with my friends. That's a hobby that's fun. And a lot of people can do it, but that bridge that you're talking about to the stickiness of loyalty of finding an audience and having that audience stay with you for reasons like this that have nothing to do with entertainment. They saw how we left ESPN. They saw that ESPN let go of my mentors son or a friend of mine's son, and that we hired him back. And when you connect from that place, right? Where they're like, well, Dan's not going to let Chris Cody be fired. Dan's not going to less let Chris Cody get gobbled up by the machine. When the connection is there, I'd argue, Jimmy, that and I don't, I do not say this with ego. I say it with gratitude, but it's hard to say and not sound like I'm saying it with ego. I don't believe there's been a whole lot in the history of this medium that has our loyalty, I agree. The rabid rabid loyalty that starts somewhere near your soul that has more to do with the soul than it does with even the ears of the eyes. Yeah. No, I agree. I think there's only like three or four entities like that. Around. And you guys are in that class. You mentioned ESPN firing Cody. If that doesn't happen, are you still at ESPN? No, there would have been something else that my contract, my contract was about to run up. I think it would have been up this past August, a couple of months ago. There were things shrinking there. And we were being confined there in ways that were not not comfortable to me. There wasn't enough freedom there. I've never negotiated money. I've never negotiated power. I've negotiated the freedom to do what I want. And so by the end there, there wasn't enough freedom. If it wasn't that, but right before that, there was something involving moderation of a Joe Biden in Miami with Florida Cubans that I wanted to do as a journalist just as a moderator. There were any number of things that were going to pop up politically and otherwise that we're going to make it in some way or another probably. If not untenable to me untenable to them because I wasn't going to stay quiet over the last two years of what has happened in America just because for some reason somebody wanted me to talk about Francisco Lindor. I don't know how much you're willing to pull back the curtain, but I'm going to try here.

He is the chief executive officer of crow holdings, a 75 year old residential and commercial real estate developer, the largest developer of apartments in the United States, the firm manages over $30 billion in assets across 21 local markets, previously he was chief operating officer for investment management at Morgan Stanley. So let's talk a little bit about commercial real estate investing. When I was looking at your website, there are a whole run of different for lack of a better word subsidiaries. There's crow holdings capital, crow holdings office, trammel pro residential, crow industrial signature properties, tell us a little bit about these different divisions of what they all do. The simplest way to understand us is we have a real estate development company called crow holdings development and underneath that we have sub brands pro holdings industrial, core holdings office, trauma core residential, and then we have a separate real estate investment company that we call crow holdings capital. And signature properties, how does that fit into that? Those are properties that we own without investment partners. And those are properties that Trammell crow back in the day or Harlan Crowe and more recent years has developed and the family has held on to these properties for decades in many cases. The Crown jewels, so to speak. There are some terrific properties. And they're in primarily not entirely Dallas, Texas, which is, as you know, the fastest growing metropolis in the country. Oh, is that true? I did not know that. The nominal population coming to Dallas. And I think it's changing during COVID in any given year, but there's somewhere in the neighbor of a 110, 120,000 people moving to Dallas each year now. Wow. So we saw Miami. We saw Tampa. We saw Dallas. We saw Austin has been a ton of growth in the south. South and southeast, when does that top out? When does that start to slow down? Well, I think you're at some level, you're having now the COVID induced movement out of California and New York and Chicago is slowing down a bit. I know in New York, some folks from Florida are moving back right now. Oh, really? But the mega trends are very clear. The mega trend is it's not slowing down. And this has been decades in the making. This has been decades. This goes way back. All right, so let's talk a little bit about some of those signature properties. Sure. Crow HQ and the main campus is the old Parkland campus. Do you actually work there? What is the old Parkland campus? Yeah. So old Parkland Parkland hospital was built in 1913, this beautiful red brick building that became derelict in the 1960s and 1970s. And in 2005, I believe Harlan acquired the site tore down most of the buildings except for the main beautiful hospital and built 11 new buildings around it, and it's now an office campus in Dallas, Texas. It's part museum, the theme of the campus is the American experiment. The foundations of freedom and democracy and there's tremendous manuscripts and art and statues, exemplifying everything from the starting with the Greeks going all the way through entitlement and the founding fathers and Abraham Lincoln, and it's a beautiful physical campus. Is this other businesses and organizations or just crow? Yeah, so we occupy about 15% of the space and virtually all of the tendency at the campus are other principle investors, other family offices, foundations, private equity firms, hedge funds, and so it's a little financial sense right there in the middle of Dallas. Yes, exactly. And what is the Dallas market center? Tell us a little bit about this property. In the 1950s, this was a build it and they will come Trammell had the view that if I build a permanent building, these trade shows that go all throughout the United States, if I can, if I can house them there permanently, retailers will come and visit the exhibitors. And so the Dallas market center is a 5 million ft². Property that houses for various industries, a permanent and temporary exhibitions, and we hold trade shows where literally hundreds of thousands of individuals per year from thousands and thousands of retailers come to Dallas, Texas to intermediate

So it's it's a crazy things like that can happen. I had a player. I had to tell me what time the bunk the ball, and his face wasn't behind the bar or anything, but it just somehow care careened off of his Bat and got him right in the eye. He was just really strange things happen, you know, there's just very wild thoughts. Game. But that's probably the craziest thing happened. The Red Sox had something kind of like that last week.
