A lot of you are sitting on some incredible properties that you no longer need and you understand that with the most amount of three million dollar plus sales in the history of toronto last year. There's an audience for your types of properties that you bought for one or two million dollars so now You're looking to some of your looking to down size and not necessarily in quality. You just wanna have your mansion squeezed into a three bedroom Five-star condo which i happen to have for sale at this time. So i know a lot of you are being gravitated towards these type of places. And i am going to need so many more so those of you with luxury. Condos and luxury lofts Do not pass go. Do not do anything until you reach out to me at real estate. Podcast show dot com. Because i've got these downsizing buyers who are in this position where they are going to be coming out with a lot of cash because a lot of these people do not have mortgages and they're going to be in a position to buy property and if you've never had a if you've ever sold a property ever dealt with a cash buyer and i'm talking about a cash buyer in a very strong position It's a whole different ballgame so rather than let's say you're selling your one point two million dollar condo and you're crossing your fingers closing day and i and i say that way because you know that the person probably may qualify for a million and they've got to find two hundred thousand. It's far better. I've got a different technique. That i use so it's far better to have the person with the one point. Five to two million affordability looking at your one point. Two million dollar condo loft if your place looks good enough. It will appeal to the people on the upper scale of that qualification versus the people on the other side of the qualification is just part of how it works. It doesn't mean that there isn't properties for everybody in every price rich. But i really wanna make sure that you are selling smart Most importantly safely. And i've actually said this to many people than i kind of get this look from people when they say this is safety is greater than location right now. So safety in your move to me is more important than location because for me and if you disagree. that's fine. Were allowed to do that but for me. Health is always going to come before wealth without a healthy mind. Body spirit soul. You can't enjoy the wealth. Whatever it is that you have in anybody that's listening. I don't care whether you have one hundred dollars in the bank or a million dollars in the bank. If you're not living the best life you can and and giving back and helping other people out and not hurting other people not not talking anybody down. Not treating the gardner differently than you would your spouse like any of that kind of people. I instantly repel i. I don't get along with any of you. That are like that. a thousand years so especially Europe you know people pick up in travel to the next country if they couldn't get enough work with their living and so there's a lot of different genes and all of us I think well yeah I guess so it does it does need like that well doctor wanted to I'm reading a because you know like the Harvard men's health or something it is promising new blood test to detect cancer macular degeneration scope and even depression I wonder do you think there policies like that a year from now on I mean I don't know because they tried to say that with some other tests over the years and hasn't really you know proven or hasn't been borne out so there was a test that supposedly was able to tell you whether or not you you know have cancer or you will have cancer and that years back was not legal in New York so they kept pushing that out in the state to state decided to not do it or not covered until you couldn't get it done in the state we more that was called in a mess test AMAS other genetic tests that could show you what you might be predisposed to yes and we were doing those tests and then the insurance companies didn't want to pay for them if you had a relative with cancer and it would make sense that's why you'd want to do that test of some of the breast cancer or colon cancer you'd want to know if there's a gene for that in your circumstance but how they stop covering that so it's hard to do just those tests when the insurances cover are yet you know also they mention that X. motors which I analysed quit in nineteen eighty still may have a problem with the gas there even if you quit for a long time yes I did that also remember that cancer is not one thing cancer in anyone's life is not just from smoking you know twenty thirty years ago cancer can be caused by heavy metals and many other things so it's not just one thing that causes cancer we know low vitamins can contribute to it exposure to chemicals pesticides toxins heavy metals you know they're seventy percent cancers are thought to be environmental or you know in part diet related so there are a lot of reasons for it so when the cancer discussion comes up people have to realize that it cannot be a limited discussion of this chemo will do this or that in many cases the chemo does not work and will hurt your body as much as it Eccles trying to help so it has to be a very broad discussion when you're looking at why a person has developed cancer you know if you think of it if you have a hundred trillion cells in your body and the cells are dividing all the time it's a miracle that we don't see more cancer in the population in the world is a hundred trillion cells even divided once twice dividing a thousand times a million times it's just staggering amounts of cell divisions at one point I was looking online I think about age eighteen or so the average individual that has a hundred trillion cells has twenty nine with thirty zeros after it cell divisions every second is staggering you know you can't even comprehend that sort of thing but that's what scientists have documented so it's amazing to me that they're more cancers that are not popped up and I I think these are measures like short telomeres in the co well yeah telomeres and when your cells divide then you're snipping the little ends of the telomeres and that's what happens every time cells divide so they gave somewhat over time so with a lot of research coming out if they do come out with some good tests you know to help to see whether or not you have a higher risk for these things great if not we have to stand by the tried and true things evaluating your diet your vitamins or minerals you have the metals dental test comes out that everybody gets behind this is all my god this are you genetically predisposed to some sort of degenerative process we we don't know in many cases in some cases we can give you a complete answer as to why it's there but the literature shows that Oregon has 1st coronavirus case: elementary school employee

"Afternoon. We learned that we have Oregon's first case of the covy nine thousand. Nine Corona Virus. Oregon's governor Kate Brown announcing tonight the first presumptive case of Corona virus in the state of Oregon. They're calling it a presumptive case because there's not been yet been confirmed by federal health officials but the Oregon health authorities announced tonight that they believe that this person has the corona virus and that it is a case of community transmission. This is a person who does not have a history of travel to a country where the viruses known to be prevalent. They don't believe this person came into close contact with somebody else who is known to have the virus and so it's now a matter of trying to figure out how this person got infected Oregon. Health officials say they consider this to be a likely community transmitted case. This would make it the third in the United States. They are investigating this person's contacts. This person is currently in isolation at a local hospital. We've also just had word that health officials in Oregon say this person in Oregon. This patient has spent time a specific. Elementary School forced elementary school in the lake. Oswego School district in Oregon. According to a message sent to the community of that school district of the person is a school district employee and the school now School district now intends to close that Forest Hills. Elementary school through early next week. Now that this case has been reported now in addition to this third case of apparent community transmission in Oregon tonight there are an additional group of people in Oregon who are currently being monitored by the state because they are seen as being at risk of having contracted the virus that includes one additional patient who has apparently now developed symptoms and is waiting to be tested but Oregon is confronting a new status in terms of its role in this corona virus outbreak. In the United States president had said that the number of cases in the United would quickly go to zero. That is not happening and we are now seeing community. Transmission reported both in California and in Oregon.

"Welcome back to radio show today. We are discussing the longtime known about concept of the pickle jars far as time management goes. And I'm bringing some thoughts to bear that that are really kind of disheartening some way because you know, in the past when I talked about the dry talked by you gotta get the right things in the pickle jar. I but now that I'm over sixty years old. I start thinking about what are the right thing that the stuff that was the right stuff for me when I was twenty it surely different than what it was when I was forty and absolutely different than what it is. Now that I'm sixty these things change. And so I've done shows in the past about, okay, let's dump the rocks out, right? And freedom's just another word for nothing left to lose a quote by Janice Joplin, my dad had another one was it's not what it costs to buy things. What it's cost to keep them to manage them to maintain them. So all these things bring back to the fact that you know, we start to accumulate so much stuff in life house out my garage the other day looking at this so much and I have a twenty car garage. So I have been more we bought the twenty car garage because we could we filled our three car garage completely full with stop. And we wanted to be able to pull cars in the garage. So we got a twenty car garage now, but the twenty car garage just allowed me to accumulate twenty more cars garbage out of my garage. Same thing with our house. I mean, Melissa just keeps accumulating crap in the house. She buys more furniture, more stuff more trinkets. And I was thinking the other day going. What would it take? You know, what if I died? I'd get revolved stuff. Where would it all go? You know, nobody wants this stuff. Stuff that we thought important us. Nobody else thinks it's important. Nobody want this crap. And what it becomes an it's interesting because he had to bring a made into clean how she got to bring in a landscaping company to demo- the yard. You gotta bring another again landscaping company did to the trees, you gotta bring in another guy maintained the, fountains and other guy maintains the ponds and other company maintains the pool, and I think in may. Look at all this stuff. That's in this pickle jar just mind boggling and sit back, and you think. Just dump all this stuff out. Should I regret that too? Just living small home without very much stuff. Because you know, what are you actually do with all that stuff? You don't really use? It. You can't use. There's not enough hours in the day. There's not enough time in the pickle jar to use all this stuff. But yet we have it's the other day we are looking at these Polaris four by four ATV's. Boy that looks like fun. Why don't we get one of those start thinking? Yeah. It's great. A winter. We use it. Where do we keep it? You know, we have the space to keep it. But when did we use it? What would we do with? Where would we go? That would mean we'd have to take time off from something else to travel to somewhere else, and they're showing them driving ATV mode in all-terrain vehicles in the mud and the water and the the Forest Hills through sand, and boy, it looks like fun to the question is are we gonna go by all that muddying gear and get herself all new motorcycle writing equipment and helmets gloves and boots and stuff. And then find a place to buy a trailer to put it on the trailer and drive it out some place. And I mean, that's the kind of stuff you have to think about is like every time you pick up one end of a stick your picking up both ends of stick. And it starts to change on you. And so if you decide you want one of these ATV's, you now realize it's not street legal. You can't drive it somewhere. So you have to have a trailer. My gosh. Now, I have to have a trailer and the ATV, right? Then you realize that if you get right ATV, it's going to be fun at all you're going to need a helmet, and you're going to need gloves, and you're gonna need a suit that, you know, going in the mud and the water you're gonna need to have a. Oh, what do they call them, the wait waiters and so forth. That's guys will wear waiters because they're up that are wasting water mud, and it's fun as that looks is it worth that in the real questions. And then what do you take out of the pickle jar to make it fit? 'cause you gotta go back in there and take something else out. And like I already said I took out two weeks. I haven't worked out, and I know today, I gotta go start working out again because I'm just gonna go insane. If I don't so now something else has to come out of the jar. But you know, Melissa six gonna take her to the doctor. So maybe I can't go to the gym because I have to take her to the doctor where where does all this stuff and. And I was thinking seriously about this. Right. You know, how how do you work this out? And I started trying to figure out. How could you make everything fit? And then I realized I had a piece of the story. A piece of the solution in mind, I'd already used it. But I hadn't perfected the thought process around using it, which is you're going to need additional pickle jars. Think of that concept you need additional pickle jars. So each pickle jar of your life. Now contains some portion of your life and restricts the usage of that portion to some other group of people they're gonna maintain that pickle jar for you. Now, that's an interesting concept. And so I started playing with you know, what that's true because what I bought an apartment complex. I didn't have to spend any or very little of my time out of my pickle jar manages complex because the pickle jar or the complex was a pickle jar in and of itself. It had staff now to operate that business was again, the skillset of managing that pickle jar of that business and getting the work load, which is again limited by the time usage of the pickle jar getting the workload done in a fashion, which the big rocks were done. I those things that were important on operating that apartment complex had to get done. First. They were the most important rocks and had to go into that pickle jar. And again, you had to fill it up as much co with big rocks than you go with the try to get the the good pebbles in and then. The rest of sand and water fills in around you. So when you own an apartment complex, there's things that you go in there and doing you're thinking, I gotta get in here. We've got to get this thing renovated. We've got to get the rents up. We've gotta get the expenses down under control. We have these issues. We have these goals. He's rocks. That are rock solid ideas that we want to accomplish. But then again, there's taxes tenants. Toilet stuff. Just fills in around you. Yes. Something flood. Something breaks. Tenants are bad. Whatever it is. And those things are just day killers. You know, if you working apartment complex, by the way, we don't work in your part comes that's the idea of having a separate pickle jar. That took jarred self your employees, your staff there there, and that Sinn minutia gets in their way, you want them to leave. But if they're busy dealing with tentative, shoes or maintenance issues all day long. They can't get their arms or their head wrapped around. Eating out there and filling this thing up keeping full. So it becomes an illustration in pickle jar management all over again. It's the second pickle jar in your life. Is this business that you set up, but at least you're not working in that pickle jar you own that pickle jar that pickle jars performing for you. But you're not working in that pickle

"Rescue operations continue in Japan for a third straight day after landslides from a powerful earthquake Beretta's small town NPR's, rob Schmitz reports. The government in Japan's northern island of Hokkaido say at least thirty people are dead. Nine remain missing. "We were able to spend their first annual hopefully celebration of football at Forest Hills, high school. They put together this program and there must have been three hundred people turned out your mother was outstanding, got us got an ovation. I like to think standing. I'm not sure everybody was standing, but there were a few I was standing then then it's a standing ovation, sending a vision and she got a fantastic first time. She's done it. She worked for one week. She had about five pages and no, she was going to speak for twenty minutes. I mean, she had practised it. She had it cold, she thought, and she walked up and you could see all we've all been there. She takes the notes, plops them down. He says. Awesome. And she went after it. That's awesome. What was what was being talking points talking to mother's about football, kind of thank the mothers for allowing their youngsters to to play football and with the real issue of concussions and what a difficult choice that might have been form and how much he pre she talked about competitions where she got her standing ovation talked about competition. She went back to Jim when you and John wanted to go out for football when we came in seventy three and are we didn't want our few. You should play until you're a seventh grader, and you had friends that were playing and you want to make an oppression here in an Arbor. So piss begged and begged him begged. People love hearing that mom perspective because we hear a lot of talk football, whether it's on the podcast or a press conference or wherever we hear a lot from Jack here on the podcast and some of the other events he speaks at. So you get the coach perspective, the former player perspective for both of you guys. But the mom perspective is very unique and not every mom is going to give that same. They're not as gung ho as Jackie is, but I think beforehand, but I think when they're done hearing Jackie speak, then I think there are a lot more gung ho about if they might have been on the fence about having their kid play football and to your point, there must have been a number. I put him twenty twenty-five thirty people that came up and wanted to express that tour how refreshing it was to hear a mom, talk about those things and how helpful they thought it would be in their families where mom supported the game of football.
