"Second term for Donald Trump would mean mohr violence in American streets, not less. That's coming up in the next several minutes. Right now it's time for traffic and weather. Let's start with roads back to Pete. Hey, Steve. So right now on 95 south just after the bluebird 4 76. We do have two right lanes is shut down for a construction and it also south on 95 coming upon charge. Chester Avenue. There's right lane construction until around 5 A.m. heading north on 95 running up from the Delaware State line. You're gonna find some rightly and road work, leaving Delaware. That's really not slowing it down all that much. Also keep in mind. Let's head back to south on 95 Approaching Street Road, there is some left leg construction on that is cause just a little bit of slowing as we check that one out Now the Pennsylvania Turnpike, the fluid for 76 look good. No major problems out on the blue room. However, it does look like we've got some police activity South bound coming up on Route one, and that's more so off to the right shoulder, partially blocking the right lane. Uh, this note here about Scougall Expressway. We did have some road work from the Vine Street Expressway to university. But it looks like crews are cleaning up that road work right now, so they should be out of there shortly. The rest of 76 is in pretty good shape, and the same goes for 6 76, The Vine Street Expressway. South Jersey Roads are quiet and mass transit is on her clothes to schedule on Pete and Arado on the cable W 24 hour Traffic center. The forecast. Here's NBC Ted First Alert meteorologist Krista Clyde overnight. Expect a spot shower possible with area should start to dry out. 67 degrees is our.

Democratic race starts in earnest with Iowa caucuses

"Let's go to Ohio what since you're just talking about Iowa in Iowa I've never been Iowa yeah I've actually gone to the caucuses I went in twenty sixteen okay how are they fascinating really totally fascinating it's because I ones by and large I was just talking to somebody last night his parents live in Iowa they know everything about politics they said they study they do would really seriously they study all the candidates they they know the intricacies of the policies and the differences between them and the other their consulate kicking the tires I get to meet a lot of the candidates is really fascinating to watch and by the time they make it a caucus night where you have to sit there and you watch like a pep rally essentially we a series of speeches are given by surrogate for the candidates who will give up and give like in a two minute speeches or whatever to try and convince the room to support them and in the democratic caucus what they do by the end of it they just got they'll stand in corners of the room as a mass of people to show you who they support and if you don't reach a fifteen percent threshold tonight you've got to pick another candidate you got to go to can't with more support so if your candidate fails three fifteen percent in that room move your massive people somewhere else one now and how long does this take what is this all start when did when did the games begin eight o'clock tonight and so they that kind of time to go at eight o'clock tonight I get it and then stand there and be involved in this for hours with under the get to bed the ida B. you got to be an adult I don't think I think you can bring your kids if you want but it's eighteen or older have to it you know loading loading age yeah and you go and you just do you pick a candidate it's really it's really neat honestly I it's one of the most fascinating political things I've ever sent all right well we know that Bernie Sanders is leading in Iowa and New Hampshire he has taken the lead in both of those states which is interesting considering that he has been kept in Washington DC with Elizabeth Warren and Amy clover charm Michael Bennett during the impeachment trial her trial where is Joe Biden has been out on the campaign trail and a lot of people have seen I've been saying this all along they're doing this to hose Bernie the reason close he held on to those impeachment articles I firmly believe is because she wanted a hose Bernie she is she did not wish you want to give by now a little bit of a boost a little bit of an edge and we joked about them doing everything by carrying him you know on their shoulders over the line if she's clearly out to get him and she she since she was even saying in a newspaper interview this weekend this out to the South Florida sun Sentinel is that she is very nervous about how progress of these candidates are how left left wing they are even her she said as a San Francisco liberal she says what are you thinking in terms of like government run health care she's like Nancy Pelosi speaking out against government run healthcare woman who was behind obamacare yes the woman who's a probably walked with the with the not valid you know down down the street you know you know she was so proud of you barely had right hold on to it yes to the woman who was behind that the government take over a darker the woman who didn't read the bill zero eight all right so in South Carolina though so Bernie's guy Iowa New Hampshire wrapped up in South Carolina of course Biden leading by thirty one points right no wait yes it's happening in South Carolina what's happening at one point a Biden Joe by misleading as much as thirty one percentage points in South Carolina he now only holds a five point lead over Bernie Sanders this is wild it's crazy that that that's it that is big news it's huge it this is the latest post and career change research poll which is a local South Carolina so it's of no local paper in South Carolina and Biden is at twenty five percent Sanders is at twenty now what's interesting is guess was in third place place there visit Bloomberg no Tom style the other billion Tom Stoddard believe it or not is in third place he has made to South Carolina priority in he's spent a boatload of money in in that state with advertising right and now he is it eighteen percent so he's only two percentage points behind Sanders St amazing it's crazy Elizabeth Warren is a fourth at eleven percent body judges at seven percent I know other Democrat is polling above three percent in South Carolina and ten percent of voters have no no pack ten percent of voters have no pack in South Carolina well I think I mean if your campaign and you're about to roll through Iowa New Hampshire you're looking at the South Carolina numbers and saying ten percent have no choice yet here's my opportunity yep no challenger to buy no has pulled up more than twenty percent you know Bernie Sanders may do that he only has a five point lead over burnt over Bernie Sanders what's happening I I know someone who's big huge very supporter yeah and I go out it will go back and forth it is a very friendly conversation but I have to tell you there and she's just dumb as a rock and I hate to say that but it's true and I have to say like one just so much more to but there's a disconnect in her brain were you can put the facts out there and put links to articles about certain things yes and she just thinks that she's just gonna save more money by the government taking it off sure it's it's a weird the weirdest thing here's a here's my problem with Bernie supporters is that it's the socialism and but the socialism particularly it's a weird thing the critique from the socialists from Bernie Sanders is vis gross concentrations of power lead to corruption what they're going to prison where they could have with the gross concentration of power going to consume into the governor exactly so what they'll do is they'll say they they basically attack gross concentrations of power which lead to corruption and I think that diamond is is right on course concentrations of power do lead to corruption so they're gonna make the government corrupt they're just gonna bring in more money and in the end what is that too it never results in better government it always results in more hands being plunged into that pot and people being explored yeah well she struck the cool a big time so Joe Biden receives thirty percent backing from black South Carolina voters gets his number two in support among African Americans in South Carolina among African American in South Carolina I'm sorry yes wow Tom dire I he has been he has been visiting here is a large black populations hiring blacks staffers he's a twenty four percent of following Joe Biden's thirty percent backing among black voters and then sixteen percent Sanders at sixteen percent and worn a ten percent chance of courses at two percent a boy meanwhile our media doesn't even pay any attention to

"Shelters. Do take lizards an unconventional a pet and you don't want it anymore and you worried about getting rid of it. You can take it to the shelter. Those sake it. Don't take your your middle aged scalea guana yeah i know i do feel like everyone gets a baby guana and then they're like oh sing is gonna live career right out of me p._s. Florida you are overrun the guavas right now so the green iguana in particular has just flourished after folks who got him as pets in the eighties bailed and let them loosen the bushes and then more hurricanes canes that were having recently blew over from some distant lands and then also global warming just keep in florida nice and toasty so what is the problem with having eighty eighty farrell iguanas in your yard. I'm glad you asked south florida. Residents do not enjoy swimming pools fouled with aguado turrets which can also carry salmonella also a qantas congressional be five feet long. They love to eat gardens and they also like to eat power lines meaning. Sometimes there are power outages. Khazanah's gone is have eaten the power lines. Sometimes they turn up in people's toilets. It sounds like an iguana party but the state's not into it so what is a florida to do well. The fish and wildlife conservation commission released the directive a few months ago that people can and should kill them quote whenever possible. How did this lead to a florida man guana hunting but shooting his neighbor's pool guy on accident yes yes it did non fatally but still so so the fish commission had to release another statement just a few weeks ago saying kill them humanely. I e quickly preferably with a bow and arrow or traps straps or a rock and try not to shoot each other essentially now another option eat. 'em locals apparently referred to iguanas as poile. Stay are bali's police or chicken of the trees and historically there a menu item in western mexico. People lead iguanas all the time so sunshine staters are like why the the hell not florida sun-sentinel published a hell of a video on how to cook and fashion these local pests into burritos. The meat is lean. The protein contents ends high and reports are it has a body like a rabbit with a bony fish she kind of tail but tastes like chicken this chicken whatever's this is fish. What are some flurries about lizards that you feel like myths that you would like to bust. They're not slimy. I for one and for the most part they're not going to hurt you. They want to be left alone like if you see a lizard there's no need to be afraid. They're not scary are there. People who are afraid of lizards are people counter lots of people who are afraid of lizards and i get it but then there's just like put a lizard donna bother. You just wants to eat the bugs mind here. That seems like a great thing to have in your house like if you find a lizard in your house should you just let it hang out or should you escort it outside. You should probably escorted outside because it might not be enough bugs in your house for her to live off of any some water sources and it probably got in there by accident. If probably are we was hanging out on the door and you open the door and it got scared and so like just went inside by accident. They probably wants to go back outside. Okay so don't keep it as your as zero like personal extermination service. Yeah i could see having just like a house gecko that you get it right. It shouldn't skied a heated cute it. Let's talk about errands. Viral twitter game that runs on wednesdays called hashtag so part of the reason we went lizard lizard hunting is that i'm obsessed with that lizard and i wanted to experience it with its creator boy howdy. Was it a damped rule. I see john out. I can't believe i didn't bring my phone to take a picture. Sufi could find that lizard. He's playing with us. "Now, the data show on news ninety six point five WDBO if he had any kind of self respect he would have resigned immediately because the evidence was overwhelming. I mean, remember this guy's a stereotype. He's like he's like he's power hungry arrogant cliche of a TV sheriff strutting before the cameras after the heinous act took place. Remember, those long press conferences that he would soak it up soak it up and to your point Jesse. I will never forget that townhall on CNN with Dana last year. She went out there and was thrown before the wolves figuratively speaking, and he sat there and instead of trying to throw her a lifeline or he threw her an envelope. The actually made a comment that engendered all this applause that was basically saying you're you're the one that's at fault. And he was the one as you said with blood on your hands. If he had just the same passion for the citizens. That he did for the limelight. Those kids would be alive. As my friend. Greg gut felt the other day discussing this issue. Welcome back to the show. Dana lash at dash on Twitter official Daniel lash on Facebook. So shortly Florida governor Rhonda's Santa's is going to be holding a press conference in which he is expected. According to Florida Sun-Sentinel in Miami Herald and everybody else too. Fire Broward County sheriff Scott Israel over the way that he handled the police response in the Florida massacre. And I think that this has been a long time coming. Obviously because it's been almost a year. And it's been it's been almost a year. Next month. It'll be a year. And. There. This guy has said so much. And I'm going to play some of his hits. Can you give me the if if if in Butler candy, and that's finally that one this is what I want to play this. I dropped something in sleight. Also for you guys started thirty two seconds in. I just want to remind you this is I said on stage with this guy. This was after he went on stage and blamed me for the parkland massacre. This was after this guy derelict dereliction of duty eighty five percent of his own deputies association voted no confidence in him. Because he wouldn't keep current training. And he screwed up the response to what was it the situation at the airport and then parkland, but I want you to listen to this man, just a reminder. This was this was February of last year. "The data show on news ninety six point five WDBO. I have never been more depressed about moving for them right now. I just don't see a pathway forward. Somebody's got to like get some energy to fix this. Congress present the president declared a national I think the house would for sure. I don't know what I would do. I'm open minded to a crisis. The statute is pretty clear that you have to have congressional in some people worry about the president. You said on our side. Whether you could hold all the Republicans. I don't know. Sassy Graham, and I I he's doesn't see a way forward because I think it I'm just. I get nervous when we start engined awards this emergency. There's a difference between a crisis in a national emergency. Welcome to the second hour of the program. I'm Dana lash on Twitter official Dana lash on Facebook, partly because. When you are looking at ultimately what you're establishing. If you call for a national emergency. Well. You're who you are to a limited extent allowing for a precedent to be established. And then by doing that. That could actually be exploited by. I mean what happens if Trump doesn't win in twenty twenty. And then you have this. You know, I mean, it's just I it's. It gets tough. I'm just I'm nervous about it. Because I think that what's happening at the southern border is a crisis. But does it meet the standard for national emergency? Has it gotten worse than Brock Obama called it a crisis in two thousand fourteen? Yes, does it mean, it's a national emergency? I don't want to use national emergency powers for this. Because I don't want someone saying later on down the line. My gosh gun violence is a national emergency. We're just gonna go ahead. And as a result of that through these powers, you know, do this this or this. Additionally, the president can even if he does it a court's going to intervene a courts can join and and and who knows what's going to happen. So they're all of these things that we have to consider before he just goes willy nilly into into doing it. Now, I understand his argument behind it entirely. But I'm not quite sure that we should. I don't know. I I'm just not quite sure we should have it should be a national -mergency. I've been going back and forth, actually, an Email. I have I've been watching some of my attorney friends on Twitter argue with each other Elliot when they're arguing with each other as to whether or not this is a national emergency. Then you're like, okay, nobody really ultimately knows because we're kind of an unchartered territory a little bit. I mean who knew that we would be at the point where you actually have lawmakers that literally didn't want to uphold the law. They didn't want to do take any action to uphold law border security, or or immigration or anything of that nature. I what if what if the national emergency today is border security, then tomorrow could be gun violence or tomorrow could be climate change. Or it could be something. I don't know. Maybe you know it. I just think the border thing is more article one section eight than it would be any of this other things you just described. Why would they go after what has already Protech? Acted under the constitution with the second amendment. You know what I mean? Like, it doesn't make sense. This is a job of the government. What we're talking about this wall? Yeah. Border security. This is absolutely. This is without a question. The job of the government. All those other things you mentioned are questionably the job of the government, right? So we'll see now I just got a word about the really quickly. And I want to go back to this just got word about the press conference that Governor Raimondo Santa's it was going to take place at three pm eastern, two PM central. It's now scheduled for after our radio program. Well, well, yeah. Pretty much half an hour. It's going to be a free thirty PM because his plane was developed mechanical problems. And so he's landed in fort the pressure is the pressure was in Fort Lauderdale, his he had the plane landed earlier, and so he's behind schedule as a result of that. So this is where we're going to where we're going to apparently the plane was seized in a drug raid prior prior to this. This is the Florida Sun-Sentinel reported very interesting stuff indeed so seized in in a gun rate. So very interesting. But anyway, I wanted to bring that information to you that update so. There you have it the concerns as saying the crisis versus emergency declaration. There's a good piece in the Wall Street Journal saying we need to be really cautious about this because you could open the door to future use of national emergency declarations by Democrats on issues that do not fall under that umbrella. But I mean did did Dako and for crying out loud. And he might I think I definitely do think that the president has more legal footing. He definitely is on more secure ground legally than President Obama was when Obama pushed Dacca, but still I think we have to be very careful about that. And he does have illegal for I think he has the legal authority to do it. I know that that that even on the right that communities that who thinks it's right there who thinks he has the legal authority, not rather. Whether you think it's right or not. But if he think that he has the legal authority, or if you don't think he is I think that there's there's there's some differences there. But it is definitely something that. Very. To be very careful about very careful about indeed moving on. Because we got there's a lot of stuff to hit. And like I said we were the enroll. We'll talk about that coming up the press conference are going to be taking place later today in Florida. But the future of the Broward County sheriff it is he's he's apparently going to be expecting a decision on that. And there's already rumors as to who's going to who would replace him at cetera. So we'll we'll get into all of that stuff as well. But eight four four three or four four Dana. It's Friday, I do wanna open up some phone lines to and the couple of other things here, and I wanted to get into Oprah and Betamax are apparently doing a New York of that. They're trying so hard to make thing. So Oprah has Bradley Cooper and Michael Jordan. And. There. Going to be doing a Q Q and A a and New York and New York City. So the Oscar nominations are gonna be out at cetera et cetera. So Winfrey's doing this like Q and A. And then of course, what the hell's beta going to be a part of that you have all these like Hollywood celebrities, and then she's going to invite Bego. I don't know. They're trying to make and they're trying to push and make him a big thing. Hi guys with Obama. If you're a member. Yeah. Well, that's what they tried anyway tried to do. Anyway, we have more in store more to get into as we get moving on. We got headlines coming up. Carshield is a great program that.

Talking about this IVF thing I wanna follow up and finish this thought in vitro fertilization, you realize in America now, it's not just for people who have for Tillery problems. But there are people who are doing just because they want to. Design their own babies now, you're not supposed to be able to do designer babies through gene editing. You're not supposed to be able to do things like sex election through abortion, which would be horrific. But yet, we're allowing it for in vitro, fertilization, you've got five six embryos. You wanna boy? Okay. This one's a boy. Let's implant this one these girls don't implant those. But then what happens those embryos? Well, we destroy them. You mean you kill him destroy? Kill kills a strong word. Let's say destroy or just get rid of them. Oh, great in America. You can screen for things you can't in other countries through your in vitro, fertilization, you can pick an embryo that will produce a baby with blue eyes blond hair. You can get an indication which baby will likely grow up to be taller. Wow. This is really just one step away from you know, doing the genetic editing to design your baby is like the movie Gatica. Remember Gatica, Ethan Hawke and Uma Thurman, great movie, if you haven't seen it and the premise of the movie is that we're in an era in the future when you don't have babies the old fashioned way. Well, some people do still, but very feel and the people who'd have babies the old fashioned way their babies are called invalid because you know, there's just random genetics that determines what this person's going to be like, but the valid way to have a baby is that you Jeanette it to get the very best baby. You can. And if you're a valid, then you get all the best things in life. You get the best jobs. You get the best places to live. You get the best education. And you have to prove that you're a valid every so often you might have to do a blood test. You might have to do a retina scan. There's ways to prove that you're a valid because they invalid. It's constantly try to act like they're valid. But they're not. And they can't get the same things that you can get and Ethan Hawke tries to be a valid in this movie. But the point of it is it shows just what can happen. If you start going down this very dangerous road of gene editing to pick the very best baby. And the other thing is if you really look at the history of mankind. Some of the greatest human beings in the entire history of mankind. Have had severe problems. Some have been blind and death some have had physical disabilities. Some have had mental disabilities. And yet if we were gene editing, we would have gotten rid a lot of those people, wouldn't we? I mean, he's very very dangerous morally and ethically. Going down this slope of trying to play God in trying to pick our children think about your own child. Does he have laws physical maybe some mental flaws? Would you trade your child for anybody else? And you wouldn't have that child. If you get into the genetic. It's very scary to me. And we're doing it already. We're doing right now with selection of the embryos at Ivy f how long will it be before we turn into a nation that says, well, of course, we want to Jeanette. I mean, obviously, first of all you want to get rid of any potential diseases. But then why not Jeanette it to have the tallest child? You can have. I mean, why not Jeanette it for the right hair color and the right I color. What do you mean? There's no, right. I of course, there is it's the I call her I want because I'm making this baby. After all. Of course, we want to do that. And of course, we should choose. Whether it's a boy or a girl. I mean, what could possibly be the problem with that? Is that China? I mean, never happened. But don't worry. It'll be fine. There won't be any negative consequences. Eight five five four hundred savage. Get you on the program. Eight five five four hundred savage, the Florida Sun-Sentinel down in south Florida has just published an exhaustive report on the shooting at major Marjory stoneman Douglas high school, the parkland shooting they went back and looked at everything that happened minute by minute timeline of what happened and where we could have done better to prevent some of the killing seventeen people died and that school shooting. Here's what the south Florida sun sentinel found. Broward County public schools and the Broward County sheriff's office were hesitant and disorganized. As a whole. The school officials either failed to act or unclear about procedures when confronting the killer. So our local authorities three separate times school monitors failed to lock down the school and call for a code red. That's when people are supposed to hide. A watchman actually spotted the killer on campus at two nine thousand nine PM. No one called for code red until two twenty four PM. Five minutes is a lifetime. An active shooter situation five minutes. There was a school monitoring beach baseball coach. He was unarmed. But he was the first one to see the killer walked through the gates. Now this school monitoring baseball coach angel Medina had previously referred to this kid as quote crazy. Boy, he even speculated that that kid would someday shoot up the school. And yet he didn't call for the code red. Then there was David Taylor. Another school monitor. He followed cruise the killer on the first floor before turning around to twenty one PM. Now, we told him that he wanted to confront crews on the second floor of the building. But when the shots rang out he hid in the janitors. Closet. Then there's monitor Aaron Feis no record that he called the code red. A ninth grader warned him about a person with a gun. See this ninth grader walked by the killer. And the killer told him you better get outta here. Things are going to start getting messy. Then there's the fire alarm that added to the confusion. So the teachers and the students who didn't know what was going on didn't realize there was an active shooter situation, they left their classrooms instead of sheltering bathroom doors required a key to unlock. So they couldn't go in there. And one of the teachers accidentally locked his classroom door behind him. Only two teachers in the building designated what they call hard corners in their classrooms hard corners replaces to be out of sight in an active shooter situation with the door closed in locked only two teachers followed the protocol to have designated hard corners in their classrooms. Then of course, there's deputy Scott Peterson. We all know about him the only armed person on campus when the shooting started he's the school resource officer. He did not confront the shooter. Instead, of course, he stayed outside. Sheltered. For forty eight minutes. Until the other officers who arrived not to go in. Wow. Wow. Also, the report from the sun sentinel says that the Broward sheriff's office disjointed nine one one system was partially responsible for the slow response time. There were also radio and video problems. Other than that a win. Great. I mean, hey, listen things. Don't go perfectly in emergency situations. There's no doubt about that. But it's another reason you need more than one arm person on campus. And it's why I believe you should allow teachers who volunteer undergo a very strict background check undergo very rigorous training in active shooting situations to be able to carry concealed. No one knows except the principal and the police who is carrying the concealed carry weapon, and they will be instant responders when these things breakout because when minutes count, shimmy when seconds count the police are minutes away. Oh, here we go. A comedian has stepped forward into the breach to talk about another problem that happened with the parkland shooting in south Florida, you remember what happened some of the students from that school became instant spokespeople against gun rights and four gun control. And all of a sudden, they became experts on this. Well, not really, but we treated them as if they were experts Louis CK comedian. He came out. There's a little bootleg tape of something that he did a little while ago where he started talking about the idea that just because you survive, something you become an expert at it. We got a little bit of this. Let's hear Louis CK testify, congress.

Robert. Talk. How you doing great? Thank you, Robert what's going on with you. Well, here Utah, listen to you all the time on podcast, and here, you always reference a lot of different resources. I just wondered if you could tell us what your top ten resources are that you use your research. So number one is the financial times or what used to be called the financial times of London. They it's still like completely a financial newspaper and does a much better job at letting me get deep on things. So I'm a have as much knowledge as possible. And that's my I read every day is the financial times and Sunday's a really mean day for me because they don't publish on Sundays. So that when is the top I read the Wall Street Journal New York Times LA times Washington Post, I get a lot of good consumer stories of the Kansas City star. A lot of great business stories out of business week. I get a lot of good technology stuff from. From some of the technology blogs too, many to even name I follow about fifteen different technology blogs. And I read the New York Post every day, which is kind of funny because it's a tabloid. He kind of paper that they write a lot of good news. You can use stories. I read USA today every day. And I read some regional papers to get stories that are likely not being written about elsewhere. You might be hit you with some of those Billy's. I read the Kansas City star, which I mentioned the Portland. I'm sorry. The Seattle post Intelligencer the Orlando Sentinel, the Florida Sun-Sentinel Houston chronicle, Dallas Morning, News and market watch. And I go through those every day I concentrate on two sections of any local paper, the local news section which will likely have a story that may help me spot an early trend particularly with scams. And then I read the local business section. Okay. So I am as dull as you might think. Would I do in the morning? Is I get up, and I do an exercise routine on I have exercise equipment in my home. And I got on the elliptical and stairmaster and I start reading actual printed newspapers. And then I moved from those usually too. I've got a treadmill desk. And then I'll start working on a laptop on the treadmill desk while I walk. Wow. That's that's great ideal. Let's give way to do it. So you actually take delivery of these paper. I take delivery the only ones I take delivery of are the financial times the Wall Street Journal and the New York Times. Okay. And that's what you lay across your Lipscomb read while you're while you're exercising. Right. And fortunately, I've never fallen off the elliptical. Although in some point that will happen from turning all the pages. I understand. Thank you out. Pretty sure I'll you do. Sure. I'm just curious. Why was that of interest to you? Because I because I would still continue to listen to your podcast because everybody to call the end is like a case study. But this would help me, you know, I'm boring as well. And I like reading and all this kind of material especially the regional newspapers. That's why I thought that was not Savita share that will absolutely just as important as you are. I guess we'll have that Robert. So at any party people wanna turn away from us in a hurry. That's right. 'cause we will take newspapers that is. So funny Marie is with us on the Clark Howard show. Hi, how are you? I'm doing. Well. How are you? Great. Thank you. How can I serve you? Well, the question of the anywhere homeowner or home is value. Now wrong to forty which is wonderful because what we always are on one fifty and we're talking about. And this is, you know, seven years old, and we're in that stage of okay, do we refi and make our home? We are very eight on how we quick everything in our home a little bit too OCD, if you think about it, but we're thinking, okay. Do we go ahead and refi to make home repairs? But I heard you talking about equity and equity lines. And so then if that. Here's how you this. How you find your way to the right answer with that? You've got your so fortunate to have twenty something percent. Equity in your home. And so that's great actually more than that. So what is your current mortgage interest rate? I believe it's like four point two or credit. It's like a twenty both of us. So we're doing our credit to and also I forgot to mention impatient. That there are a lot of new homes being built around. So we don't know what should just by any house. Well, so the answer that is part lifestyle part financial if you want to just do as you said repairs to your home, you'd never wanna do a refi to do that particularly with interest rates higher today. Repairs usually aren't going to be a substantial enough amount of money that would make sense to refi and they're actually perfect for doing the home equity line of credit. I talked about okay because it's money. You would attend to pay off and months rather than thinking year after year after year. A year to pay it off. Okay. But the question about buying a new home is if you really need to do the home, you're in is you need to make larger you're gonna start adding on rooms or anything like that. Is that part of your plan? Well, that is supposed to be you know, we're considering adopting a little girl in the future. We already have one daughter, but in a couple of years, you know, bringing extra one and I don't like kids sharing room. So that's supposed to -bility off maybe adding an extra room. But so we're not served. I was going to happen. Then like in three years or four years. I think you stay put for now. Okay. And if you end up in a situation where you do large your family, and then it makes sense to get another home. That's when you would do it. But prospectively dumped the home you're at unless you hate the home here at home. And you know, the only thing we would like just some extra just to add few little things here. And there that we. Seven years, you get wear and tear like Carpe flooring is one of the. Yeah. So that's a that's a perfect example of when you do a home equity line of credit and leave your existing mortgage as it is. And when the time comes if the time comes that you would like a different home. That's when you do that. But for right now just enjoy what you got. You're listening to the Clark Howard show.
