"And he's opening up a neighborhood essentials which is a cannabis company that he wants to grow and he specifically credited this incentive programs to help get his business off the ground and start this. So you know. I now have anecdotal evidence that this program is is good for traders and i have a positive view of this. I also worry about the greater story around this in that there was a lot of injustice done with marijuana arrests imprisonments. All of that kind of thing like the black community just got abused and mistreated around drug arrests marijuana arrests and i personally believe and this is again my personal belief that they deserve to reap some benefits out of that especially in a city like detroit that just got ravaged by the war on drugs which objectively turned out to be a failure. We could go down a huge hole with this conversation. And i would probably agree with you on just about all of it but i totally agree. You look back at the damage that was done to individuals and communities and families related to cannabis related crimes. And you know people getting their families broken up all now to get to the point where it's all legal and now you can make money off of it is just you know you just think about the incredible injustice that took place and now we're faulting the city for giving incentive to some of those detroiters who wanna start legitimate cannabis businesses. I just don't agree with it on any level. The challenge being that okay. You're going to lock up a population. A number of them have been in jail. You've taken away opportunities and then when you legalize it you throw open the door and you hand the keys to extremely rich people right. That are mostly. If you don't have a system like this that are mostly going to be white and just the bottom line of it. I mean again. I i take offense to be licensing scheme that favors detroit residents over michiganders'. Well okay that's fine. I'm fine favoring. Detroit residents over michiganders' based on opening a business in having business in detroit like. I'm sorry this one doesn't sit well with me this This suit you know devon. I hear my earpiece going in my headphones. I think that engineer randy has things to say. Deaf all right well. Let's patch in here. How are you man. good. I hear you guys are going to be talking about the new drinking district's coming to ferndale. I feel like it would be you for sure. I am definitely looking forward to this. So why don't you unpack for us. Randy. what's going on So we have a better idea in your community. Detroit-Area Renters Are Eager To Leave. Even For Cleveland
"A piece of Detroit real estate news that made us say, holy crap. There's a penthouse loft apartment in mid-town. That's on the market for a cool one point four million dollars. It's in the Willy's overland, loft building on Willis street, right next door to the original Avalon, bakery, and coffee, shop, the free says the loft is actually two units combined into one on the building's fifth and sixth floors, the specs on this. When are three bedrooms, three and a half bathrooms nearly twenty seven hundred square feet plus another fifteen hundred for the terrace, which offers views of downtown, Detroit, and the ambassador bridge. It's got a custom built steel staircase. A two story main space with Florida ceiling windows and a galley kitchen finished in walnut. Willie's lofts is housed inside a former dealership for the Willy's overland an early four hundred Jeep that was built and headquartered in Toledo, Ohio, the conversion to residential loss was completed about a decade ago with the addition of two stories. Not included in that list. Price is a four hundred seventy five dollar monthly condo fee will link to the free story on daily Detroit dot com. From the high demand for a million dollar, plus Lofton midtown to a new study that shows people who rent in metro-detroit are looking to leave town apartment list dot com has new data. That shows that people who are renting in our region are the second most likely in the nation to search to leave the area fifty percent of searches for housing by people in metro Detroit are for places outside of the region. Demand is very uneven after all in metro Detroit, some areas, usually the walkable more urban places like greater downtown Detroit. What you can't seem to build enough places to serve the demand, and there are waiting lists. The top cities people in metro Detroit, are looking to leave to Cleveland Cincinnati and Grand Rapids. I thought it was interesting to put these two stories together spend because actually I've, I've toured those Willy's overland lofts spaces before they're absolutely beautiful. But there's been a lot that has been sitting on the market until recently, and then it just starts starts to move, but they are beautiful spaces. And then you put. That right next to some stats like this, where it's like, really positive about Detroit, but the region, there's a lot of people can leave. Yeah. Absolutely. I mean I would love to see, you know, deeper drill down into that. But I think, you know, you're right that people, you know, we're, we're seeing really hot rental markets are places like Ferndale down here in midtown in Detroit. But, you know, you'd suspect out in the suburbs, you know, rental apartment buildings and stuff like that, that, that don't have any kind of walkable amenities or any, you know, access to a nearby downtown. I think people are, you know, you know, look, younger people don't wanna live in those in those kind of areas, we keep reading about that over and over again. It's there's no secret, well, and the other thing, I think leaders and this is a stat I think they need to grab onto to really embrace this change is that forty three percent of families now rent their homes across America that isn't just like a Detroit thing that's a national change. In fact, more people are renting now than in the last fifty

"Maybe you've been at it in. Ferndale called Greenspace cafe on nine myrow. Dr Joel Kahn. Good morning to you. You you make any New Year's resolutions. Or are you going to you always eating healthy? You don't want to steer clear of any cupcakes cookies or anything like that through the course of twenty nine thousand nine right? Dr. Funny, you asking good morning, Warren. Everybody out there and healthy laughed. There is a movement around the world called of all things began wary. Work by which is to save for the month of January. I'll eat and I'll push the Darius. I drive, but I do that every day sixty five, but I'm in that. And I invite people to go check that out, and there's also something called Soper actuary. What? Why? That doctor your doctor you're cutting in and out. You may want to move to another space there wherever you happen to be okay. I. There's two movements out there in January and that helped people one is called worry going vegan not eating meat in January. Why do that twelve months year? But I'd fight people that check that out in the governor Greene space to celebrate began ury. There's also something people do go sober annual area where they say baby for before say Patty's day, I'll get that under control, and I joined some of my patients who had committed to do that. So I do that kind of support team for a little group within my practice. Although you come to green space. There is a beautiful buyers. Gertrude Shakhtar that greets basis about everywhere else. Right. And you're also appearing today at this third annual wellness expo at the Royal Oak farmers market that begins at eight o'clock this morning, but I did post on our Warren Pierce show Facebook page through those like myself are wondering, okay, what is a a vegan and I posted this pyramid. And at the. Top of the pyramid. It says on the right side, eat sparingly and on the other side. It's vegetable oils, sweets and other items and then eating three to five servings a day apparently are things like legalzoom's and nuts and seeds and soy milk and tofu and then five to eight servings fruits and vegetables and at the bottom of the pyramid. The whitest area are pictures of whole wheat breads cereal. Pasta rice potato group that kind of thing what's your take on becoming a vegan. And how would you define what a vegan is. Yeah. And so actually there's something called eating plant based and eating vegan. And nobody needs to take quiz at about that permit. You're talking about like a vegan off and not only says I'll eat meat, but also get sport falls in the issue of. Animal rights, the issue of being virement might choose not to wear leather jackets. It's a really good sensitivity. We don't live on this planet alone. We've got billions of France called cows and pigs chickens. Yes. Up people care a lot a lot about that. We've got some wonderful institutions right around Detroit like Sasha, far, Manchester. Michigan that rescues farm animals a plant based diet to say, you know, what the biggest health movement worldwide from England Australia to Birkdale to Detroit to Royal Oak to Grosse Pointe is less meat less ex dairy and some people choose to eat none. So the parapet you just described is endorsed.

"Just sloppy out there thirty seven degrees. And we've got a lot of you with a lot to say. So we're going to carry this into the next half hour to keep the calls coming if you'd like one eight hundred eight five nine zero nine five seven, let's go to Marie in Ferndale. Hello mary. I how are you today? I'm good. Thank you happy. It's friday. Yes. I am too. I just have one opinion of that man that was. Could his hands on the inter-? He is an abusive bully. He had no right to touch her. And it didn't we just go through this summer with men touching women, and and little kids, and whatever it just surprises me that the judge didn't at least give him a lecture of how to maintain himself. Keep his hands off a moment. Maria about his colleagues saying, hey, Jim. Chill and next time. Just give up the Mike. Now, I can tell you that the, you know, the administration did not use that as an argument in her court case. And I think there's a reason they didn't because it's it's not a very strong argument. She put her hand in to take the microphone, she put her hand in his space, and he made contact while he was speaking with his hands, and he was trying to hold onto the Mike Batt on him. But it was really I mean, I was thinking in basketball terms, I would call that incidental contact. I don't think he intended any contact with the bottom line is both were behaving badly the president and the Kosta and hopefully both sides now have had a chance to say their piece Akasa in court, the president on his on his stump. And they'll behave better because we do as as a nation deserve better than what we saw that day. And I agree I felt terribly for that internet found herself caught in the middle of it. I thank you for your call. Marie and yeah, maybe maybe she'll sue a cost. I dunno. She'll get anything out of him. But at the leash she should get an apology. Let's go to Detroit. And Bob as we head towards the break here this afternoon. Hello, bob. Hi guy. Thanks for staying on top of this subject. It's a very important topic for our public discourse today, and our democracy. Now, a reporter's job is to ask who what where when how and why and in assemblies and press conferences, the ideas stand up speak up, then sit down be quiet, and listen, I agree. And I think listen, I don't think he asked a bad question. It was the way he framed the question that was wrong because it was a highly provocative. And I don't care what your commentary is. Jim if you if you have a problem with him using the word invasion than site somebody from a refugee groups cite any of his critics, let them be the ones that accused the president misusing the word don't you use the word, and that's what you should do. Under those circumstances. I would have quoted somebody else and say Mr President answer their criticism, please about whether you not you used that word appropriately. That would be to me a much more professional way to handle it. Would you agree? We also use the key word. Oh, please. Yes. Recently said that the best three phrases for good human relations, are please. Thank you. And I'm sorry. Couldn't agree more. Thank you for your call. Bob. Seven sixty WJR.

Are with us from Ferndale Berkeley Birmingham in Royal Oak mayor Mike foreign What? What, was your first car that you. Own. The first car owned was a five speed Chevy? 'Send Ringo. Guess. The statute of limitations I know mayor Coulter's a? Lawyer so Yeah. We're over there in Ferndale but let, me test your your your your, Royal Oak history as, long as we're on that subject. The city incorporated is a village then is the city, I think in, nineteen twenty one why was it named Royal Oak mayor for a well in a nutshell we had some explorers here vetting out this, land that was once kind of swampy out on the horizon came a giant oak tree and. It reminded the explorers of the great Royal Oak over the big island in the Atlantic, and so that's how we. Got our name real and it was territorial governor Lewis Cass who is serving these expeditions and I think that. That tree that large oak. Tree was. Located were now the present day intersection of. Crooks, Rochester and main would be that's. Right that's exactly where we have a placard there unfortunately the the. Tree Couldn't survive. You know you know another century and but we do, have a plaque, there and we you know we're proud of our history here as well and we're proud of the fact that Royal Oak even prior, to the automobile was a major stop along the way for trains you know going back and. Forth between Detroit and Pontiac and you know we've always been sort of this transportation hub, so to speak in the. Meantime what about the costs the amount of money you spend versus what kind of do you have you figured. Out the income generated by. The million. Plus people who line Woodward avenue what that. Does, to your economy You know that's. A great, question I mean certainly it's a positive impact in you know the math is always challenging for anyone to really. Figure out, and you know there's a cost. Of having a good time and we we love to celebrate our automotive heritage. Would love, bringing in, showcasing what a great community we are here in. Royal Oak and certainly there's a cost to that but you know all good things have a cost and the. One thing we can't put a cost or price on. His public safety I know you brought. That up, before and hats off to all the agencies working along with word to our, Royal police, department and fire department you know the number, one priority is keeping people safe and and I just like a quick PSA for everyone out there you know we all have. A and, safety it's all our responsibility and just make sure you know, cruising in good times go together you know cruising and alcohol. And cruising and, reckless driving don't so, let's make the job a little easier for all the men and women? In uniform keeping a safe today and what about you mayor Andrew Harris there in, Birmingham what was your first car Actually. Warrant a Chevy trailblazer which I will say that I use to drive up and down Woodward from Birmingham to. Detroit to attend a Wednesday law school so go go. Back a few years there Well. And that's. Certainly a good transition because Chevrolet is they're? Pretty much at the end of what old Woodward when it meets new order that's been kind of their area where. They show off, the cars I. Think what was it a couple of. Years ago I, saw a Camaro maybe the first Camaro they put it, under glass to show off the the history of it that's exactly right right at. That there's a triangle yuck grassy area there as you said we're. Woodward meets old Woodward in once again this, year, that will be our. Sevi- display until, you'll see all kinds, of historic Chevy vehicles I don't know if my Chevy trailblazer is going to be there you can see old Chevy Camaro you mentioned yeah no doubt about that. And and we we talk about Birmingham Birmingham Was part, of if I'm not mistaken we're talking history here part of land that was ceded. By native American tribes to something called the United States government and. The treaty of Detroit I think it was, in, eighteen o seven you. Recall that history, mayor Harris there in, Birmingham I have read. About that history in addition to the. Other a major events we talked about earlier in the, interview today this is actually our bicentennial Birmingham the city was founded by John hunter in eighteen eighteen of course we're in twenty. Eighteen, now the city became incorporated in nineteen thirty three but this is our bicentennial celebration year you get the I. Remember talking one person years ago, but there's always going to be one or two mayor Coulter there over in Ferndale that are very unhappy with the dream cruise again it's only one, day. And I'm really impressed by your knowledge local history Well Thank. You And, sure it's, you know all the festivals that we do here in Ferndale we actually do quite a few of them pose an inconvenience to some folks to businesses. And others but we have found over the years if the attention that it brings to, our community the visitors that are bringing in then come back on another day after they discovered something in Ferndale come back on another weekend to follow up has has more than offset, that inconvenience but sure you can't put out an event. Like this all right near the festivals that we do without some amount of Your first? Berkeley for a in Royal Oak and the mayor Harrison Birmingham have that great and safe day through the course of the nine to nine and you'll try to get the car so off and there is a? Very interesting creation and I don't know. Which one of you know that the. What the the maybe the Oakland County sheriff's department and.
