I'm sorry there you go and so tell us a little bit about Your Business and some of the things that you've done over the years to help people get houses or condos or well. You know people come down here on vacation. All the time. I'm in you know they see how nice our weather is in the winter and some of the winners they've been having up north a the percentage of them are buying every year so you know when they come down they ask. WHAT'S THE BEST LOCATION TO BE AD if they've got kids they always ask about the school all which I'm happy to tell them that the beach elementary is about the best school that I've ever seen I I actually went there as a kid and it's it's the closest thing to go into a private school? I think you know in the public sector so we steer them towards the areas they wanna be in and some of them prefer to be a little quieter so they will we steer them towards the south end of the island. Some of them Wanna be up where all the action is and some of them are voters. You know if they're boaters. They need to know where the deepwater is. growing up here. All we really had was fishing rushing boats and now you're seeing you know forty and fifty foot sport fishes in the back of the yards in the canals and you know that's another issue at some point. The town needs to look at a dredging some of these canals because as the smaller homes are making way and and the bigger homes are being and built and those people are warning bigger boats you know there's a depth issue we have the channel were fortunate enough to have a coastguard station here. In a federal channel that goes from the point all the way in and actually there's a turning basin sort of inbetween the mooring field the east and West Mooring field out out in front of Salty Sam's and that has I think a maintenance dredge about fourteen feet but you know the rest of the canals and stuff after the years of silted in and the boats do come and go and and prop wash out a bit but just a few things like that you know remember on the water beachfront and you have to explain the taxes go hand in hand with the values of the homes and in and that can make a big difference in people's decision. You know how much a year they they WANNA pay for property taxes well if they're coming from Long Island. They'll you know they'll. LP they'll be like this is awesome right yeah so are the what about the condominiums do you do you sell condominiums or is it just single family. Homes homes are well in my company. I mostly do the commercial okay and my son does the residential owns and condos and he does yes help me with some of the commercial and but we we covered all great and then people can get their mortgages right from at our market mortgage me deal directly with the wholesale lenders so as opposed to you if you went to a different person to get a mortgage from we we are able to talk directly to the underwriters we cut out the middleman okay our turn times. I'd recently closed alone in two weeks while how amazing rates because because we are dealing directly with the folks we tailor our clients to our programs you know when somebody comes in you know we have so many programs that we can cuss them what their needs are and a bank cannot do that a banking walk in a bank or whatever and you know you get what you get. This is my programs. You know we we really tried bride to custom fit every single client we have and then everybody's different yeah I mean we've bought a couple of houses. Not a ton and and tried tried to sell one myself. You know so you provide that support and walk people through the process all the way through start to finish we even go to our clothes casino. We're sitting there at the closing table with our clients. I'm still friends with on facebook. I mean you become part of their lives well. It's it's no small purchase for a lot of people so I'm sure you know it took us forever but it sounds like you guys are walking people rate through this on the beach right here you know they can send their clients right into our our office. Take a lot of them. Bring their clients into our office so so bob the question I have for you is or anybody is marguerite unreadable GonNa do to the value of the homes you did asset already asked it off well to answer that question. It's it obviously GONNA help there. There's no question about it. It's an improvement for the whole island. It's something that's been needed for years ears and we were very lucky to have somebody that had the foresight to come in here and do what's needed to be done. mini people have commented you know when you come over the bridge you know it was such a blighted area for so long and This I will definitely elevate Fort Myers beach to a much nicer community there's there's just no no question as far as you know. People said Oh well. It's going to cause all this traffic and and these sort of things it's not I mean the reality is is you could could build another fifty condominiums on this island and the traffic would be no different than it is currently even in season or you could take fifty away away and it's going to be no different. It's the daytrippers. This is what people don't understand. It's all the people that come out to the beach every day. From the Tri County area they come to Fort Myers beach and the traffic backs up. It's not from people that live here and own here or we're staying in the hotels here. You know once they're here. They're pretty much done driving around you know they just don't seem to understand that concept concept and again. It's a problem what three to four months out of the year it's not a year round issue and they say well when they build a Argh Arita Ville. All the traffic is going to be horrible well. I got news for you. It's not gonna be any worse than what we've already been putting with with the roads and I believe it'll be better better. I've always said the private sector usually can control things better than government sector type situation so you know. I'm sure they'll they'll do their best to keep the traffic flowing a little bit of inconvenience to end up with what or Myers beach community is going to have in the long run is worth everything well. If you WANNA be inconvenienced you can do what we do and you can be here by six six o'clock then you'll never have to worry about the traffic at all won't back up at all well. That's true you know us. Locals have learned you know if we WANNA go to the grocery store during season. We you get up early in the morning. We're back before nine or we go seven o'clock at night. Go and come back. You have to time everything are there times. You're going to be stark doc or yeah you gotta go somewhere and come back in the middle of the traffic. Well you know sometimes they give you time to sit there and reflect as you're coming over the bridge edge of how nice this place really is especially when everybody goes and that you're not GonNa do it again and the other thing too is people as far as there's a lot of services and and things on the beach so people. Don't you know there's a grocery store. I mean you're not it's not like your in a remote area so you can do a Lotta a lot of stuff right here on the beach you don't have to. You've got like you mentioned if that a school here you now you've got places to eat. You've got places to buy things so you can work around all of that. You'RE GONNA ask a question or are you. Just GonNa Filibuster make a statement. I feel like I'm watching a Senate hearing but anybody body the question I have a question I have is the property value of the homes and and other things down here that you live even over the last twenty years. Have you know tell us how much the property values have gone up. Gene was still alive and sitting here he I felt like he was kicking himself all the time because when he came down thirty years ago he looked at something down on down here one of the condos down here and he's you know he didn't buy it because at the time he felt like it was a lot of money but you know you look at it now. He probably worth a million dollars so that was property value going up here now. I'm rambling well you now the the values have obviously gone up as they do everywhere but the beach is kind of unique. We've seen some dramatic increases over the last you know Oh thirty year period there's been spikes and drops but I mean when my family moved here believe my dad told me they paid seventeen seventeen thousand for their lot and could have bought the bay front lot but the realtor told him now you don't Wanna live on the bay because you get flooded and you know the fish wash up there and believe it or not at that point in time the one lot off the bay was like a thousand dollars dollars more expensive than the bay front. If you now in that my house tanks and change today if you can find a lot and there's a couple of them left on the bay they they're about a million dollars just for the residential billable lot on the bay and you know that the prices have gone up ever since that Sorta the crash in Oh six seven when the market we saw some I'm almost forty fifty percent drops in value and they came back but came back at a reasonable rate right back in that it it was crazy. I sold one Bayfront home for seven hundred thousand guy turned around sold it again six months later for one point four appraising out over. We're getting appraisals end that appraising five thousand seven over over Kerry just add one five thousand over had explain to people what that means that means when you go to buy a house and you're going to get financing for a house you have to get an appraisal done and if the appraisal you can only lend on how much the appraised value comes back so now that the housing market coming back we're seeing appraisals. Come in actually higher than the asking price what the Negoti race which is awesome. It's amazing so does does that mean when people buy. They're they're getting in with already a little bit of bump and a little bit of equity in there and so how how's does the market here as far as what's inventory what's available Tibo right now. The inventory is is probably one of the lowest points in a while now is that commercial or or or President says identify asking commercial on the beach is always low because there is no more with the with the town zoning and the cop plan and all that basically whatever is own commercial now is all there will ever be on this island and it's they go back in and change it.
